one of the tallest residential buildings in Dubai.

The Al Fattan development is in the heart of Dubai’s prestigious Marina Development and will be completed by 2005. Dubai’s Marina Complex has been designed as a city of the future with apartment towers, hotels, shopping centres and recreational facilities.

Each tower will have around 188 apartments.
Mivan will help construct a second giant 245m-high in same project !

What a shame :( i though if they had more floors than the emirates towers they could reach the 400 meter mark :( but i guess we will just have to go with the 245 meter figure !

I was dissappointed at first when i learnt these towers were going to be under the 300 meter mark :\ but i guess they are tall enough !

But does this mean all the tower at JBR are going to be under 230 meters ? coz in the billboard the al fattan towers look a lot higher than any buildings going up in the JBR area

245 is not bad and as they are exactly in the center of the jumeirah beach residence development they will add some premium density. anyway, the 36 beach residence towers will make the whole marina look very dense

somehow, some people say they don't fit into this beach residence complex. i think it's a nice contrast to split the complex

From Michiel picture you can't figure out, but the towers are at different construction stage. One of the towers has at least 5 more constructed floors that the other one.

A week ago I was on Hilton Jumeirah Beach and the construction noice from them was clearly audible, somehow disturbing I may add.

i've saved all project & tower websites as favorites, so it takes me 5 minutes to check them all! :)
also have a dsl flatrate, so i'm online when pc is on (when i'm at home). ssc.com always opened then :lol: doing other stuff simultaneously

and i'm enjoying my freetime that i'll have this year only because of obligatory civilian service. also enjoying the fact i have no duties this year, i just have to register at a business school for march 2006.
i may be offline for a couple of months next year, when i'm in the usa, visiting a friend

well until now they tower above everything else in the marina
there are just those supertalls like le reve, marina crown, al marsa, number one in the outer marina across the bridge
these will dominate until a 250+ tower will be released

Dennis , i dont know if you noticed it too , but have you ever seen this short building on the outskirts of the dubai mrina as you are heading to dubai from AD , its got this grotisc colourful colour to it :/ i really hope its just plastic protecting the glass

only about ten stories to go on the taller one, I counted almost 40 stories, Im really starting to like these two. The renderings were very misleading, they showed very thin buildings with wierd facades when in fact they're quite 'fat' and are moslty glass. Thanx Dubai_Lover, great update.

Nice update, the facade is looking good. I was shocked how close the building site was near the Oasis hotel. Still it was a lot more expensive than the Fairmont where we were staying.

Oasis Beach Hotel is actually a 4 Star Hotel, but beach hotels are becoming very expensive now, due to lack of Hotels.

You told me the Fairmont rate back then, I don't remember how much it was, but I remember that it was a very good one.

245 was written in a constrcution week article about deka formwork and they said the formwork went up to 230 with a total height of 245

Actually most of the new towers will have their own postal boxes and they advertise it. The lack of them in residental buildings now is mostly becouse of people being temporary in the country and their habit to change apartments often, but with the freehold properties introduced now, there is no reason why Emirates Post shouldn't start the mail delivery services.

If that happen, would the stamp price increase? I doubt it will remain 50 Fils as it is today.

According to an ad from a real estate company, on Gulf News's Properties section; only one tower is up for sale. The apartments on the other one, or "phase one" as they call it, will be for LEASING only, but the prices and the conditions aren't released yet. :uh:

But actually it is not renting but leasing, there is a certain difference between those but i don't want to explain as i am not sure about it and don't think it is totally right...

This is how i understand it...
A lease is usualy a long term rent, [in the case of property, say perhaps 20 or 99 years, for cars, maybe 3 years] Generaly the whole lease is paid at once as if it were being bought.

renting is usualy renewed anualy or monthly and is paid in regular instalments.

BTW they have started work on the roof ornament of the first tower, which was topped up a couple of weeks ago. Have you noticed the iron structure being erected there?

I think that thing on the top is the bit right under the greyish/white top of the tower. That's a nice render and this is a great addition to the skyline. Last time I was in Dubai, this was a whole in the ground or probably even just a fence.

this is the steel structure that i told u about, that will cool the fattan towers for the next 9 months - 1 year , i took this picture before we finished loading the cooling units, so if u pass by and see it, thank me for a good job.

Fattan towers have the best location probably in DM and they will also provide one of the best facilities to residents, so that kinda price must be expected

well it is the same as with marina heights, not all flat sold, but prices increased 12 % in january.
don't know, maybe they expect their apts to be sold anyway when the tower nears completion.

and they actually have a criteria on their customers, not everyone can just buy there. . . this is according to one of the managers for this project.

You are using Photobucked and you're posting very big images. Actually I'm surprised how you haven't reached the bandwidth limit of your account.

Remember when I had that problem 1 1/2 months before and my pictures were not showing? Now I'm resizing my pictures to not bigger then 800 x 600 and using 2 photobucked accounts.

And how right you are. That's one good thing about the JBR. Their ugliness makes the Al Fattan towers look even more awsome, which they deserve of course :).

Nice! I love how they turned out...way better than the rendering. They also improve the seaside skyline of Dubai Marina which is largely dominated by the quite dull JBR Towers.

Can't wait until this goes up in the Top 100. Will rate it a 9.5.

I only give 10 to a select few towers, ones that break boundaries and that are brilliant pieces of architecture too. Empire state and chrysler got a 10. Burj Dubai will most likely get a 10 from me when done.
