FAR East Organization said yesterday it sold 32 units at Strata - a freehold apartment development near Novena MRT Station - at the weekend.
Strata: priced on average at $820 psf
The project is priced on average at $820 per square foot and comprises mostly small units, somewhat like the property giant's Icon at Tanjong Pagar, a 99-year leasehold project, which was released at $650 psf on average in May and sold like hotcakes.
At Ipoh Lane in the Katong area, rival City Developments has soft-launched the 51-unit Emery Point, priced on average at $680 psf, sources say.
As for Far East's Strata in Essex Road, the project comprises 100 units in all, of which 40 were released at the weekend.
Including sales at other projects, Far East sold 57 units at the weekend - up from 38 units the previous weekend.
Strata was originally named Icon but the name was changed as Far East decided to use Icon for the Tanjong Pagar project instead.
The units released at Strata at the weekend were a mix of one- and two-bedroom apartments and two-bedroom lofts from the second to 17th storeys of the 32-storey development.
Prices start from $436,000 for a 506 sq ft one-bedroom unit, $674,000 for a 840 sq ft two-bedroom apartment, and $793,000 for a 1,066 sq ft two-bedroom loft.
yet another stick thin condominium in the novena area. they all seem to rise at the same time dont they. how unentertaining. i'd like it if not for the little bits of colour here and there esp the blue green bits. however, i think it's more deserving of the title 'Icon' than the condominium at Tanjong Pagar... although not very impressive, it still beats that chunk of white plasticine...
RafflesCity September 27th, 2003, 08:35 PM Some of those stick-thin condominiums at Novena/Newton look elegant at night, with only the top outlined in neon and with some delicate spires.
The Lincoln Modern is also quite lushly lit up.

As for Pinnacle16, I find that it looks quite sleek and has a nice quiet location on a hill, yet is within walking distance from Novena MRT. The penthouse has its own private rooftop jacuzzi if I'm not wrong.

ok the living room is on the first floor and the master bedroom is on the 2nd floor. From the master bedroom you can look down into the living room, so the airspace above the living room is double height

Every time i crossed that bridge i would peer into that empty plot of land and wonder what they were doing with it, because there used to be a row of shophouses there that they demolished and i was wondering why they weren't doing anything with the land at all.. And that was about 5 years ago....

But its possible, some developers can hold on to empty plots of land and only decide to build when they feel the market is right. Opposite this site next to United Square are also some blocks of old lowrises that look like they might be slated for demolition next time.
I wont be surprised, 2 blocks just got demolished to build the 36-storey Newton Suites :yes:

Did you buy a unit at the Strata? Yes, Strata's TOP is 2006.
As you can see from the pictorial progress updates, it has reached the top floors. Work is probably going on for its facade, interior, facilities and carpark.

Lion Tower comprises of few units and huge land area which is now used for Car Parks ... and with the current enbloc craze ... wont be surprise owners are now soliciting ... so if it is not this quarter, next quarter, it may be just this year or next year ...
This is one of the reasons why I couldnt bring myself to open the chequebook for Strata ...
One the bright side of things ... there has been many attempts by apts in the vicinity to go enbloc without much success, apparently, major developers feel that the area is not "prime" enough for their prime landbanking exercise ...

FEO has two separate teams, one is the award winning one ... if Strata kanna that team ... then heng lor ... shldnt be much problem .. QC would be excellent ...
But if u suay suay kanna the normal team ... then better check more carefully ...
How u know which team u kanna ... just walk in and if u see so many defects already ... then ... kanna Team B liao lor ...
Just my opinion ... based on TOP experiences from friends, etc for award winning and non award winning FEO condos ...

But if the QC sucks ... then the end product can only be as good as the QC ... dont forget ...main sub-con will only produce work to meet your lowest acceptable standard ... I have seen apts where developer tell main con that the inter-tile distance can be X ... when actually many other apts will only accept 50% of X ...
But I think Strata should be good ... since there is so much hype ...

Lets say 7 project managers (or teams) : 5 belong to the high standard ones ... QC stringent and buildings are award winning, 2 belong to the "just get it done and - quickly!~" type ... standard is like just pass ..
Hope this clarifies ... me dont know the internal of FEO ... just observing as an outsider ... and noted that some of their projects got high standards ... some ... lower until cannot understand why ...

RafflesCity March 30th, 2007, 02:51 AM The 8 storey building is relatively recent..but who knows? Pity it though cos its north-south facing is severely sandwiched.
More likely to be enblocked could be the old apartments on the right of Strata.
