New medical complex near Ekamai BTS

First lifestyle and health retail space

Bangkok Medical Complex, the country's first lifestyle and medical retail space, targeting leading doctors and specialists, is expected to open in August near the Ekamai BTS station.

The one-billion-baht complex is being built by Bangkok Mediplex, a joint venture involving the property developer Nusasiri Group Co and the Sahawat family, the major shareholders of the SET-listed Vanachai Group (VNG), the largest panel and particle board maker in the region.

''The complex is specially designed not only as a place where top doctors and specialists can gather to operate their own practices, but also as a retail centre for medical equipment, food and snacks and an organic supermarket,'' said Niwat Kittichaiwong, Bangkok Mediplex's executive director.

The Bangkok Medical Complex, covering 12,000 square metres, will occupy the first four storeys of the Nusasiri Grand Condo Ekamai located on Sukhumvit 42, with a corridor linking it to the BTS station.

Space for freehold sale and rental is up to 7,000 square metres, 65% of which will be for medical retail and 35% for other retail operations such as banks, cafes and spas, while the rest is for public use.

Of the one-billion-baht investment, 70% is being used for construction cost, decoration and related facilities including IT infrastructure.

Nusasiri Group holds 35% of the shares in the firm and the remaining 65% is held by the Sahawat Group including Mr Niwat.

In the early stages of pre-sales, rental rates have been set between 800 and 1,300 baht per square metre, with freehold selling prices from 140,000 to 165,000 baht per square metre.

The complex is designed for 60 rooms and 15-20 specialist centres for plastic surgery, dentistry, skin and laser treatment, cardiology, dialysis, gastroenterology and other medical specialties.

According to Mr Niwat, 30% of the complex's space had already been booked. The company has set aside 20 million baht to market the complex to prospective tenants.

Mr Niwat said the complex was unlikely to compete directly with adjacent hospitals, as the specialised centres would not treat serious cases, adding that the complex's medical services were also likely to be relatively cheaper than hospital fees.

''Bangkok is now a medical hub in this region and demand among Thai people for exceptional medical treatment in a modern, high-tech and convenient environment is rising,'' he said.

Mr Niwat has long been interested in the health-care business, which led him to forge a joint venture with the Sahawat family to set up The Bodhi, which operates wellness centres at Erawan Bangkok and Asok, and the Holistic Medical Center at All Seasons Place and Asok.

''I am confident about the Bangkok Medical Complex, as this kind of business model is generally recognised abroad, such as the Camden Medical Centre in Singapore,'' he said.

Not for another 6 months.

Is the last picture posted the latest one? When was it taken? Two weeks ago I passed by this condo, I saw it was painted mostly white already on the building exterior. I heard that they were trying to close this project by August 2007 including the plaza area so 6 months from now to finish is not too far off. But from the way it is going, I think they might try to finish two condo towers first. Any idea?
Chad, are you one of the unit owners or the project staff? I saw you posted a lot of good pictures of the condo since the start of the project.

Yes, I took that picture yesterday (April 17) and the reason why it's not almost all painted as you said is because you probably saw the eastern facade of the building, which is almost fully painted, whereas its western facade still has a long way to go, as you see in my picture.
