Hi guys,

Jus joined the forum today. Was searching for pics of the Burj Dubai and accidentally came across this site. n boy am i glad abt that.

Firstly, must thank evryone on the wonderful pics they have been posting not to mention concrete info, really awesome. I hopefully will try to contribute as much as i can.

Well, i am a Doc and am moving back to Dubai this septemeber for good. I jus finshed my Undergrad i.e. MBBS and am gonna pursue in Surgery. Anyhoo....enuf abt me.

I basically wanted ur opinions on the property boom in Dubai. My dad jus purchased a place in The Residences Burj Dubai. I didnt mind his choice as it is a nice place but what do u guys think abt it? Do u think it is a gud place to stay or wud u suggest sumthin better? I am personally not too fond of staying on the Palms as i really want to stay in Downtown or Central Dubai rather than far off like in the Palms or so.

So could u guys please post ur opinions as to which would be the best place to own an apartment/villa in Dubai. Price shud be defnitely less than 3Million.

Well welcome to this Sub Forum and SSC, docc

there are heaps of places in Dubai if you are willing to spend that much
but major factor is when do you want to occupy as so much is UC or about to start. So if you want to be a part of the Landmark project you may ahve to wait up to 3 eyars before you can move in. But then you have to invest now ( in some cases unit go and go back on sales (( if it allowed )) long before development starts)

Thanx for the prompt reply. Well i am sorry i shud have mentioned in wot time frame i require to move in. Well, regarding that i really dont have any issues if i do have to wait for 2-3 years as even in The Residences they have told us that possession would be around in 2006. So even if the project happens to be U/C then it is not an issue. Either ways for all these projects to shape up to perfection,it will take around till 2007 at the most.

So thats the deal i guess,

Dubais boom nowdays is really amazing, and deeply interesting, especally Burj Dubai and The Palms. Its fantastic that such a small country (in size and population) is able to do such things that the construction boom, which many other nations can only dream about. Dubai should be really, really proud of thir work so far, and especally in the future.

I can only dream of such construction-boom here in Norway nowdays...

well congrats for the place u have at the residences :) and yes your dads choice is great , the area might be desert now , but i`m telling you , that place will be the most metropolis,modern,state-of-the-are,fantastic square kiloeter on the face of the earth

you will be a stones throw away from the biggest mall in the world , the biggest arabian bazaar and about half an hour to the CBD , but ofcourse by 2008 where you will live will be Dubais new downtown

and yes the residences are u/c and actually more than half way there :)

One thing that does scare me as i have said is some of this projects don t seem to planned communities or if they are I don't know about it
For Example JBR seems work as it has retail and hotel are connections parking and features of a well ( be it over dense overnight ) city. But The rest of the Marina seems to haphazard in some ways with so many towers going up each with own developer and concept. So thats one i would avoid right but then I don't have all the info. The same for J Lake Towers project as to much too fast.

And while it is close to Media city and Internet city where there are like 7 or 8 office towers it may not be enough to support these residential towers right away. There is already large work force there but will it be enough ? Also these projects may attract higher percentage of short term leases (can they do that here ) and holiday makers, is that a factor for people. As Do you really want to join what will be some of the worst traffic in the world if all these 100000 people have to drive down the one road ?

While every know what goes up must come down and Dubai will have to slow down or at this rate by 2037 every person on earth will have to living in Dubai to occupy all The residential towers. ( Made up sta but gives The impression) So maybe in like 6-15 years some time there may be over supply (but only for a short period). But again that is just a concern for people who are trying to rent unit to pay of the mortgage. But even if this happens The market will adjust after a few years and Dubai can enter The next cycle.

So yes the ones i prefer are the Burj Dubai, DIFC,or towers in established areas. as these are massive planned cities that to me have more appeal and would able to support them selves

Of course some of these issues are not major factor as you are looking to buy to occupy which changes the risk and makes this a much longer term plan and some thing you must be happy living. Occupancy and rental rent troubles that may come in to the market are not an issue.

But this is very conventional thinking

Trances, why did you move from Sydney to live in Dubai. Sydney is such a nice city. I went there last summer. It is probably the only city I would live in outside of the U.S. The set up of the city reminds me of San Francisco.

Moved cause i have lived there all my life and I will go back there i believe as it a place that I would feel happy to have a family, enjoy the surroundings and set my self up. But I am not at that stage of my life. right now I want to see the world gain experience widen my influences and do all i can. Dubai well honestly because it was easy. Family already working here. Few more reasons but get in to that another time.
Sydney is great lay out it has problems as any city does. I have not abandoned it just taken a hiatus to see the world

Thanx again for the warm welcome. Feels gud to be in a forum where u can get allllll the best possible info about Dubai sitting in any corner of the world. Cheers to that.

@Dubai_Boy....That is exactly what my Dad said when i asked him about The Residences. Apparently people are preferring it to even the Palm Islands for some reason....no idea why though. I would personally prefer living in the Palm cos of the peace n serenity and not to mention having a beach outside ur house....hehe. One question though....pardon the ignorance but wot is CBD????

I guess then The Residences it is for us then. Any idea when the whole project would be complete? I mean atleast the towers cos from the forums here i gathered that the Dubai Mall and Burj Dubai would both be complete somewhere by 2007/2008. I guess only time will tell.

Hi :)

well the residences will be complete late 2006 , You can see them clearly from the highway , atleast 15 for all of them at this point

CBD = Central Business Destrict

like the city center !
yes it would be hard to beat your own beach but that a private villa or the like very differnent from a unit in high rise other end of the spetrum in living !
