Hotel Marina in Connaught Place has been rechristened Radisson Marina recently. Maybe, it's been upgraded as well.

It opened a year back....man i am in love with this hotel ..its nearby my place ..beautiful beautiful architecture, beautiful sculptures..super beautiful theme...wow...It is ranked 26th best hotel in the world by Travel & Living..and many others...

Nice thread ... about time the hotels became a topic of discussion.

I've stayed in about 12 of the 5* listed in the first post ... but that has been over the years, so it is not fair to compare as there have been several renovations while others are brand new ...

in my limited experience, I favor the old fashioned ones in Lutyen's Delhi ... Claridges is good (I was married there) but my all time favorite is the Imperial ... among the newer ones, LaMeridien was ok, Maurya was excellent, Taj near Khan Market was good, Hyatt was sort of boring ... by the way, where is Oberoi Intercon in that list? ... and is Maurya no longer a Sheraton?

the more recent ones like Radisson, Claridges in Suraj Kund, Vasant Jaypee etc are 100% boring ... carpets and chandeliers with ZERO character and no life ...

Talking bang for buck, I prefer the Marina in CP ... well located, excellent food and cheap ... in North Delhi, Oberoi Maidens remains my fav good deal ...

However, if on a budget, I recommend my all time favorite ... Hotel 55 in CP ... man, you gonna love it ... not quite 3 star but not Paharganj either ... and a staff that understands what service means ... :)

by the way, ITDC hotels seem to be missing from the list ... there is one behind Ashok, I forget its name ... the best place in Delhi to get a massage and sauna ... reasonably priced and the staff are excellent ...

Maurya is not a Sheraton anymore. though the management is still under Starwood hotels (their website still mentions it)

sorry sidney dude,

no pictures ... I don't carry a camera ... I have taken pictures with my phone and then never managed to get them off the camera into a computer ... on my last visit I took pictures of Lucknow and Mizoram because SSC seems light on those ... they are still in my phone ...

just visit the websites of the hotels ... they have plenty of pictures ...

by the way, I am not impressed with this 5* tamasha ... only corporate types, babus on the take, rich tourists and clueless monied Indians can stay there ...

what DIlli needs is another 100 options like Hotel 55 where one can stay for about Rs 1,500 (actually dont know the tariff today, but you get the idea) and be assured of basic things like clean sheets, hot water and room service ...

baki sab is pointless sosha-giri ...

^^isn't Delhi already the show off capital of the world?? :lol:
when 5 stars are doing brisk business than why would anyone invest in the no frills category. the investment undoubtedly is very high but the returns are high as well compared to the low cost ones. though personally I would want to stay in a hotel like Hotel 55 for not only the afford-ability factor but as you said the sho sha giri puts me off completely.

Nothing to beat Imperial. Its the best. I dont' know if Aman is better, but they are of different genre altogether.

Guys I have created article on wiki for complete list.. The agreement underlines the expansion plans of the Canadian-based group in India’s fast-growing but severely underdeveloped hospitality sector. A Four Seasons hotel is scheduled to open this year in Bombay, the commercial capital.

The DLF-backed venture will create a 230-room, five-star hotel at the golf club in Gurgaon, a booming satellite city to Delhi.

Top-end international hoteliers including Shangri-La, Marriott, InterContinental and Hilton, already have a presence in India but the market is dominated by local operators Indian Hotels, owner of the Taj brand, and EIH, which runs the Oberoi chain.

Foreign investors have in the past been deterred by expensive and complex land deals but recent moves by the Government, including tax breaks and duty-free imports, are providing more incentive to partner with local developers.

DLF Hotels in November announced a joint venture with Hilton for up to 75 business hotels and serviced apartments. The Indian group aims to own up to 30,000 rooms over the next decade; it currently has about 6,000 under development.

Still, India’s hotel sector is failing to keep up with demand, resulting in often exorbitant rates in the bigger cities. There are an estimated 110,000 rooms across all categories in India – about as many as in the metropolitan area of New York alone, according to a recent study by Knight Frank. China has ten times the number and the US 40 times.

Analysts estimate there will be a shortfall of up to 125,000 rooms over the next five years but only three quarters of that need will be met by projects currently under way. Much more investment is needed to upgrade an inadequate infrastructure, particularly in the budget to mid-range.

More than 300 million people traverse the country every year, most of them on business, and this number is rising by up to 15 per cent a year. There are also an increasing number of foreign travellers, who in the peak season are often shocked to be paying $350 a night for a standard room. It has been known for desperate businessmen standing at the night desk of a top hotel in the IT hub Bangalore to bid upwards of $800 to win the last available room.

Wyndham Hotel Group of the US yesterday said it would open up to 40 budget hotels over the next three years, under a joint venture with Gammon India, a local construction company. It is the latest in a recent slew of announcements. Whitbread, owner of Premier Travel Inn, said in June that it would invest £150 million over the next decade in 80 budget hotels across India.

Those are nice hotels in the top range and can command upto $200 or higher for standard rooms. Business people outside India are shocked to be charged such high prices for 5 star standard rooms esp in peak season.

Although more hotels are due to open & are planned this doesn't help with the desperate room shortage for CWG & generally. The more hotels in all the categories the better this & will create many opportunites for employment.

Wasn't it the media in the first place which created hype about shortage of hotel rooms? Now they are crying that there are excess rooms. Also the constant negative coverage by the media may have helped scare away a lot of people.


Hotel rooms that could not be had for love or money may be available at slashed rates this winter. Delhi hotels, which ordinarily hike room rents by 10%-15% with the onset of the peak season, may be forced into distress sales this October with the estimates of 1 lakh tourists arriving to see the Commonwealth Games turning out to be nothing but hype.

Guys, I have no idea which one of the three structures is named what, but the sign board on the Hari Nagar Sports Complex road said the above mentioned. The images might look a bit funny coz i have removed the fugly poles and wires to an extent :P

I am shocked though, as to how they came up with these in about an year. The District Park land adjacent to DDU Hospital and MTNL office had been lying vacant for years. There is still considerable filth around and I have no idea why they came up with this over here, but who cares, the structures are beautiful, at least in the eye-sore ridden West Delhi. lol! Hope you like 'em...

NEW DELHI: The capital is all set to get India's most expensive five-star deluxe hotel when the Leela opens here on October 1. The records started to get set about two years back when the group acquired a three-acre plot in the prime diplomatic area of Chanakyapuri for about Rs 700 crore.

Now, the hotel with 260 rooms and suites has been constructed at an approximate cost of Rs 900 crore, taking the per unit cost to Rs 6 crore (with land cost) or Rs 3.5 crore (without land). :banana:

This is way above the average per unit cost range of Rs 75 lakh to Rs 1.8 crore for a five-star deluxe property, according to the Federation of Hotel and Restaurant Association of India (FHRAI).:banana:

The Leela Delhi's per unit cost is also higher than the federation's average of Rs 2.25 crore per unit for a five-star villa in India. 'The cost of Rs 1,600 crore for 260 rooms and suites is the highest for a five-star deluxe property in India and possibly in the world as well at close to Rs 6 crore per unit.:banana::cheers: We could have gone in for 450 to 475 units in this property with an average room size of 28-32sqm that would have taken the per unit cost down. But we opted for larger rooms starting at 52sqm," said Vivek Nair, Leela Group V-P and MD.

In terms of sheer expense, according to the FHRAI, the upcoming property has jumped to the top of the list that reads like Oberoi, Taj, Maurya, Imperial and the Hyatt. Financial experts question the viability of such an expensive project as they point out that the hotel would require to be full almost at all times at very high tariff of over Rs 22,000 per night to get a 12% return on the investment of Rs 1,600 crore. But Nair is confident of the property getting cash break even in three years.

'Our tariff would be 10-15% higher than the competition. The peak travel season (November-March) saw the top two hotels in Delhi having average room rates of Rs 24,000 in 2006-2008, a figure that went down to Rs 22,000 the in last two years due to the slowdown. Our Gurgaon property has seen over 90% occupancy in the lean season at healthy rates. The Delhi property would be supported by the robust cash flows of other properties like Mumbai and Bangalore for three years after which it will realize its potential once operations stabilize," Nair said.

Among the services being planned are a personalized butler for each room who will be at the beck and call of guests and would even do unpacking and packing for them. The hotel will have video on demand. While the management is yet to decide if they will go in for a pay TV concept, there will be no adult movies like the ones guests pay to watch abroad.

the recently opened westin hotel in gurgaon.

There is still lot of construction which is going on here. Traffic is also messy here. This was not at all a good location for a hotel though it was an excellent location for an office complex.

The people visiting those office complexes from out of town will need a place to stay.
Judging by the glowing reviews this hotel has been recieving on trip advisor and the likes it appears that those people that actually have to come to gurgaon for business and stay in hotels like this think this is an excellent location.

Besides is there a prime business location in India without traffic or lots construction?

In India? I am talking about places very close to this hotel itself. There are many hotels within 2 km of radius of this one which are located in cleaner and quieter locations, such as Marriott, Radisson, Park Plaza, Lemon Tree, Peppermint etc.

Just looked at an image of room in the Peppermint hotel. I can tell you this, there is NO way that they're going to capture the same demograpic as the westin with that cheap vinyl fake wood floor.

Hotel Ramada too will be open soon ..it's at the back side of Fortis MedCity...also There's one tall tower coming up near HUDA Metro station....have been told that it's a Hotel too!!!

HUDA has now become serious to improve the landscaping and streetscaping in Gurgaon....that too is a good news...

Hehe.. You are right. I read about this post my previous comment on the thread. On Marriott website it doesn't feature yet. On google maps no development is seen. However, I think you guys are right that the construction is in full swing. Though I still wonder, is Jasola appropriate for a Luxury JW Marriott? I am sure enough of research would have been done before getting in here.

I am happy overall, shall check out the place by myself in Jan when I arrive in Delhi.

I am talking about the location, not the type of hotel. BTW I also mentioned Radisson and Marriott. All the hotels I mentioned are in calmer locations, yet close to the major hotspots.

Humnnn....JW Marriot you are talking about is getting done at JASOLA, New Delhi and not Gurgaon....its under construction at the moment...

Ok, so as soon as I reached Delhi, I headed to Jasola to check out the JW. And, all I can see is, disappointment. There are banners all over that reads JW Marriott and Emaar MGF. The banners look old and dirty. And the site... they have just completed the excavation. Reading on internet I found that they wanted to open before CWG2010... I dont see it getting ready or opening until at least 2012, as, there was not even a single person at site working.

JW at Airport will open before that for sure.

NEW DELHI: Scarcity of hotel rooms in the National Capital Region (NCR) could soon be a thing of the past and help lower tariffs. Over the next five years, the world's largest hoteliers are setting up 75 new properties in Delhi, Gurgaon, Noida, Ghaziabad and Faridabad that will increase the capacity by 2.6 times.

Hospitality consultancy firm, HVS, has estimated that around 20,000 rooms would be added to the existing capacity of 12,000. Once the room availability is ramped up to 32,000, five-star tariff of up to Rs 25,000 a night during peak season will fall by almost half, say industry insiders and ensure foreigners no longer flock to Bangkok, Singapore or Hong Kong as they are cheaper holiday destinations than the Capital.

Among the brands that will add to the glitter of the NCR are Four Seasons, Hilton, Marriott, Hyatt, Intercontinental, Accor, Lemon Tree, Dusit Thani and Starwood.

No wonder, the biggest names in the global hotel industry are looking to set up more facilities in Delhi than in other parts of NCR. Delhi will account for 41% of the new capacity, followed by Noida-Greater Noida Expressway and Gurgaon by 2015-16. Ghaziabad and Faridabad, which are yet to acquire a glamour tag, will account for barely 1% of the new hotels.

Kaushik Vardharajan, MD of HVS, says high cost of land in Delhi has made NCR areas like Noida-Greater Noida Expressway and Gurgaon an attractive option for hoteliers. Also big ticket development like the Formula-1 track in Greater Noida will attract big spending visitors.

"We are tracking 75 new hotels in the NCR, and almost 60% of them are in these two NCR towns because of the growth there," he said.

Leela Group VP Vivek Nair recalls having bought a three-acre plot in Delhi's upmarket Chanakyapuri for Rs 700 crore and then spent another Rs 900 crore to build his 260-room property - the most expensive hotel in India ever at Rs 6 crore per room - recently. "Cost of land is a big issue now for new development. We are requesting the government to change its policy of asking successful bidders to pay upfront. Delhi has a shortage of rooms, and once the NCR adds 20,000-odd rooms, the tariff will fall and stabilize," Nair said.

In Delhi, the biggest hotel hub will be near the IGI Airport, where 5,000 rooms in 11 properties - from ultra- luxury to budget -- are coming up in the first phase of development of its hospitality district. Delhi International Airport Pvt Ltd (DIAL) has earmarked 90 acres for this purpose, and the first phase covers 45 acres. More hotels will come up as the airport gets bigger in coming years.

Hilton, the world's second largest hotel group, is developing hotels in Delhi and the NCR by opening new properties and taking over existing ones. "Now, we operate four hotels in Delhi and more will open at Mayur Vihar and Gurgaon. Delhi-NCR has witnessed uninterrupted growth due to the development of economies of Gurgaon and Noida, and sustained investment in infrastructure," Hilton Worldwide-India VP Rajesh Punjabi said.

Matthew Cooper, GM of Marriott (Gurgaon), said, "There is a complete under supply of hotels in India, including Delhi. Two years ago, hotel tariff here was Rs 18,000-Rs 22,000 a night, which is not sustainable. Increase in hotel rooms will rationalize tariffs." The Marriott is investing in five properties in the NCR over the next three years.

Gurgaon, with its mega office complexes and proximity to the airport, has already attracted big players like Leela and Oberoi-Trident. Greater Noida's upcoming GP track and rapid development in the area has made the Expressway an ideal destination for hoteliers. Clearly, the NCR is fast becoming a force to reckon with.

I think Delhi has a lot more tourist attraction than Bangkok or Singapore combined !! and good and cheap Hotels which would also advertise themselves would go a long way in increasing Tourism !!!

In SIngapore for example the Hotels like Sands take a lead in making the brand image and attracting tourists !!

lebua Hotels & Resorts, an international luxury hotel chain with properties in Bangkok and New Zealand, now plans to enter the Indian market. lebua plans to open three to four properties in major cities across India, beginning with Delhi, set to open by the end of the year.

The 400-room property will be located in Dwarka in West Delhi. Food and beverage offerings will include a high-end, authentic Indian restaurant with a renowned Indian Michelin-starred chef. Signature lebua restaurants from the Bangkok flagship, Mezzaluna, Sirocco and Breeze, will open in the hotel following the soft launch in December.

Deepak Ohri, Chief Executive Officer, lebua Hotels & Resorts said, "Beginning with the opening of our flagship location in Bangkok, lebua has helped shape the luxury accommodation and dining scene in Southeast Asia, and we plan to bring the same to India, beginning with Delhi."

The MGM Grand and Skylofts New Delhi will be part of a dynamic multiple-hotel development in the national capital of Delhi, with convenient access to the business city of Gurgaon, posh South Delhi, the diplomatic enclave, the Central Business District and the new commercial and hospitality district near the New Delhi International Airport. In partnership with Silver Resort Hotel India Pvt Ltd, a company promoted by Blue Coast Hotels Ltd, MGM Hospitality will provide design assistance and operate the luxury hotel facility under the legendary brand of MGM Grand. The new hotel will feature approximately 480 MGM Grand guest rooms, along with a number of exclusive Skylofts brand suites and serviced apartments.

“This announcement is of particular significance as it marks our company's entry into the burgeoning India marketplace,” said Mr Gamal Aziz, President and CEO of MGM Hospitality, in the press release. Groundbreaking on the project is scheduled for March 2011. MGM Grand New Delhi is anticipated to welcome its first guests in early 2014.

Civil Lines was the hub of European-style hotels in the city until New Delhi came into being in 1911. Established in 1903, the most famous among them was the Maidens Hotel — a stately hotel known for its magnificent colonial architecture and sweeping greens.

Then there were the Swiss Hotel and Hotel Cecil. The latter was owned by the famous Hotz family which owned Wildflower Hall and Cecil Hotel in Shimla.

But Maidens was where the rich, the famous and the royalty stayed till 1930s. The hotel also hosted Edwin Lutyens, the chief architect of New Delhi, during his early visits to Delhi after he was commissioned to design the new imperial Capital. And not many might know that the Maidens was a red-coloured building in its early days.

Though not as grand as Maidens, the Cecil, managed by Robert Hotz, was an exclusive hotel with hundred rooms and a swimming pool. Today, St Xavier’s School stands where it once used to be.

“Cecil was known for its homely environment. It had large apartment-like suites, which made it a favourite of many European families that visited India those days. Many foreign journalists had permanent suits in Cecil as well as in Swiss Hotel. But Indian businessmen and families who visited Delhi often stayed in hotels situated in the walled city,” said DN Chaudhuri, 78, author of ‘Delhi: Lights, Shades, Shadows’.

All the three hotels in Civil Lines were quite popular among elite British women who would often come here for idle gossip in afternoons and would return in the evening with their husbands for dinner and dance.

By 1936, New Delhi got its first major hotel — The Imperial, by far the most luxurious one in the city. It was Viceroy Lord Willingdon who suggested to Ranjit Singh—one of the major contractors of New Delhi—that he should build a hotel, something that had been a part of Lutyens’ original plan.

Designed by R Blomfield, one of Lutyens’ associates, The Imperial, spanning eight acres on Queensway (now called Janpath) had a unique blend of Victorian, old colonial as well as art deco style. It was inaugurated by Lord Willingdon in 1936 at a grand ball in the presence of 15,000 guests. The hotel got its name from Lady Willingdon, who took personal interest in deciding on the interiors of the hotel.

“She personally decided things like carpets, cutlery, chandeliers, which were imported from Europe,” said Vijay Wanchoo, senior vice president and general manager of the hotel. In fact, it was Lady Willingdon who conferred the lion insignia upon the hotel.

“It was the city’s first hotel built in the style of downtown hotels in America. It was the tallest building in New Delhi those days and quite different from the Maidens, which looked more like a housing complex from outside. Till the 1940s, the Imperial used to have offices on the ground floor to make up for the lack of occupancy. Not many people travelled to New Delhi then as there were no businesses or industries here,” said General Narindar Singh, 85, who has been visiting the hotel since 1940s.

No expenses were spared to make The Imperial New Delhi’s most luxurious hotel. Pink marble was imported from Italy; silver crockery and cutlery came from London, chandeliers from Europe, chefs from France and Italy.

In the 1930s and 1940s, the hotel’s pillared verandas, plush dining rooms, tea lounges, royal ballrooms and large green lawns saw many elite, exclusive social gatherings. “The room rate was about R29. The hotel was known for its western food. There used to be weekly dances in the Ball Room. It was the place where anglicised elite like civil servants, army men and Indian princes socialised,” said Singh. One could listen to the strains of Blue Danube during lunch, or an orchestra from London would invite everyone to the floor to end their evening after the candlelit dinner.

In fact, Pandit Nehru, Mahatma Gandhi, Muhammad Ali Jinnah and Lord Mountbatten also held meetings at The Imperial to discuss the Partition.

Apart from The Imperial, Hotel Marina in Connaught Place was another addition to the hospitality industry of New Delhi. The hotel was built by the Japanwala family (called so because of their business relations with Japan) in 1934 and thereafter managed by an Italian family till the early 1940s.

The hotel first opened with 46 rooms which could accommodate 52 guests. During World War II, the Italian family went back and the management of the hotel was taken over by the families of businessmen Sardari Lal and Girdhari Lal from Delhi. “The hotel had 26 garages for guests’ cars and 52 servant quarters for their servants. It had a restaurant and a large ballroom,” says Shashank Bhagat, managing partner of the hotel.

In 1934, Hotel India also opened in Connaught Circus with 12 rooms, a restaurant and a bar. Started by LC Nirula and M Nirula, it later expanded into the famous Nirula’s chain of restaurants across the country.

In 1945, Hotel Ambassador was built. Designed by British architect Walter Sykes George, who worked with both New Delhi’s chief architects Lutyens and Herbert Baker, the hotel was a favourite among travellers from across the world. It had a night club called Jewel Box where “men had to wear tuxedos and women had to be dressed in tailcoats to enter the night club. We had racks to keep the hats and umbrellas of our customers,” said Rajendra Kumar, the hotel’s director.

Initially, the property was all set to open with Wyndham branding. In fact, the Wyndham branding was displayed a few months ago on the hotel’s façade. But in the latest move, the developer of the property, Starex Developers, decided on the lebua Hotels & Resorts brand for its management. Speaking about the plan, Deepak Ohri, CEO of the group said, “lebua Hotels & Resorts is known for its luxury and opulence. Now, after Thailand and New Zealand, India will be our new market as we see a huge potential here. Our focus will be on people going to upscale malls, baby boomers, etc., who are a captive audience for our kind of model. The hotel in itself will be able to address their needs.”

Hotel brands have little say in the design of a hotel unless they're building it themselves. In this case, Eros Group built the hotel and signed Hilton up to use it.

Kempinski Hotels has signed a management agreement to open the Kempinski Ambience Hotel Delhi in the second quarter of 2012.

The five-star hotel will be set within an office and conference complex, about a 45-minute drive from Indira Gandhi International Airport in Delhi, in the historic neighbourhood of East Delhi, Shahdara.

It will feature 480 rooms and suites, four restaurants and a bar, and conference and banqueting facilities, including a Grand Ballroom accommodating up to 5,000 people.

The property will also offer extensive spa and fitness centre with a sauna and hammam and two swimming pools.

The hotel group said that the opening of the Kempinski Ambience Hotel Delhi does not affect the 25-year marketing and sales relationship between Kempinski Hotels and Leela Palaces, Hotels & Resorts.

In 2011, the parties agreed that it was in the interests of both groups, to optimise the relationship, by aiming for a progressive and controlled phase-out over the next few years.


There are very few details available for this on internet, and may be only one hit of the hotel image as well. Anyone crossing Kadkaduma / Shahadra CBD could probably click some pictures.

Anant Raj group is coming up with Service Apartment / 5 star hotel in Manesar in one of their IT Parks. This was supposed to be run by Hilton. Already under construction and also quoted on their website. Howevrer, doesn't mention Hilton, instead says "To be operated by a Renowned Professional Hotel Chain"

Hospitality industry finds its golden goose in Noida

NOIDA: The hospitality industry has found its golden goose in Noida and Greater Noida. This statement is validated by just few simple figures - from existing 300 rooms of upscale and midscale type, by the year 2015 Noida and Greater Noida will have 4,268 rooms as stated in a recent report by Cushman & Wakefield a real estate adviser for the hospitality industry.

"The hospitality industry in Noida is generating close to Rs 5 to 6 lakh in Noida just through room rents," said Sonica Malhotra, director Radisson MBD group. "Noida predominantly gets 88 percent of its corporate clients in the hotels and guesthouses while the tourist population in the city is miniscule," she added. Radisson MBD Hotel, Noida is the first five-star deluxe business hotel in Noida situated at Sector 18.

With tremendous pull of opportunity, India is a destination for hotel chains looking for growth. The World Travel and Tourism Council, India, data says, India ranks 18th in business travel and will be among the top 5 in this decade. Sources estimate, demand is going to exceed supply by at least 100% over the next 2 years. Of course, global and Asia Pacific sporting events add to the hotel industry.

The hotel industry in India is going through an interesting phase. Noida has become one of the destination for hotel chains looking for growth. The thriving economy and increased business opportunities in India have acted as a boon for Indian hotel industry during the past one year.

The newest entrant in Greater Noida is Jaypee Greens Golf and Spa Resort. It opened its doors for domestic as well as international travelers recently. Marriot Hotels that is coming up with three major properties in Noida and Greater Noida sees a great opportunity in the place. Navjit Ahluwalia, Senior Vice President, Hotel Development, India and Subcontinent, Marriott International said, "We are opening a number of hotels in Noida as we believe that it is an important city in India. There are a number of companies based out of Noida that generate hotel demand and we see that trend-increasing manifold in the future."

With one midscale and two upscale properties, one of which is a proposed service apartment, the company sees a huge potential market that can be tapped. "The emerging areas of Greater Noida and all the infrastructure work that is planned and under development in the area also bode well for increased hotel demand in the future. We are therefore quite optimistic about demand for our different products in the Noida-Greater Noida area," added Ahluwalia.

Calling hospitality sector in Noida the need of the hour, Jean-Michel Casse, Senior Vice-President, Operations, Accor India said, "Noida is fast emerging as a favoured destination for IT/ITeS industry and also manufacturing/SME outfits, due to its close proximity to Delhi and its brilliant infrastructure.

With the newly announced slew of projects, like the -Taj expressway, Formula 1 circuit, Corridors for dedicated SPEZ on Taj expressway, biomedical city; has further accelerated the growth and attractiveness of Noida and Greater Noida as a preferred destination for investment."

In addition, strong demographics parameters establish Noida as one of the top cities in India with highest net disposable income, further accentuates the attractiveness of this market, which is in line with ACCOR strategy to invest in key Indian market, added Mr Casse. Accor plans to revolutionize the low cost quality hotel sector in India by introducing Formule 1 as a budget hotel.

"We expect Formule 1 to be primarily dominated by business traveler who is looking for outstanding value combined with international quality and service standards. Also, SMEs, executives working with IT/ITeS, Manufacturing, Pharma companies will be major contributor to the clientele set," explained Mr Casse.

However Noida and Greater Noida is not just for the big players in terms of hospitality Harish Sharma, owner of Style O' Style, a Bread and Breakfast service operating in Greater Noida since 2004 said, "The bread and breakfast business is actually doing well in Noida and Greater Noida. The corporate clients prefer putting up their staff at these services as they are economical for the company who pays on behalf of the employees."

Explaining the dynamics of the growth of hospitality industry in Noida and Greater Noida, Akshay Kulkarni executive director South Asia hospitality services Cushman & Wakefield said, "The reason for growth of hotels in Noida and Greater Noida are multiple. As a region in NCR it is the most under supplied region as the initial growth mostly happened in New Delhi and then the growth moved to Gurgaon. Now that Gurgaon is more or less completed its development cycle or will complete its development cycle, the next obvious region to be developed is Noida."
With the growth of commercial activity in Noida center sectors are getting developed, Sector 18, then 32 now 62 also has commercial activity taking place. The Taj Expressway connectivity to Greater Noida, will boost the entire stretch will get developed fairly well. Moreover, with that connectivity and with some activity in terms of tourism, commercial activity in terms of office space accommodation or hotels will be the next best outcome," said Mr Kulkarni.


As per comparing the competitive hospitality market of Delhi and Noida Mr Kulkarni said, "Noida will not eat into Delhi market, it is going to be accommodation of enhanced demand rather than stealing from the other. As far as Noida hotels are concerned that are getting developed on the expressway will get accommodation or occupancy by tapping into the Agra market. Agra will cater and remain a large incentives and meeting markets and gradually the tourism market will shift to Noida and Greater Noida. Though the larger chunk will remain to be the commercial market."

Talking about penetrating in Noida and Greater Noida market Ms Malhotra said, "Noida property has become highly expensive while in comparison the business index in Greater Noida is not that high. It is the pragmatic policies of UP government that is making things for investors possible."

However, warning about the massive investment of hospitality sector in Noida and Greater Ms Malhotra warns investors towards the herd mentality. "Oversupply is bound to happen in sometime and then the feasibility will drop so to keep up the competition hotels will have to dip the room rents by 20 percent. So a room that would cost Rs 5,500 for a day would later cost Rs 4,400. So, this in turn would mean a loss."

The real thing to look out for is Agra. Now that the expressway to Agra is almost over, Agra can easily be a hotel hub-five star/mid-star/budget of all kinds. Build a world-class convention centre and promote MICE tourism as well. :)

HKS Hill Glazier Studio has been commissioned to design a five-star, 250-key Hilton hotel in Noida, one of New Delhi’s four satellite cities.

The 29-story tower is set on a stone-clad podium. The conference center facility includes a 9,500-square-foot ballroom, a junior ballroom, Hilton meeting facilities, event lawn and a fully equipped business center. A resort-style pool–located on a sixth-floor, elevated deck–will provide guests with panoramic views of the city. A luxury spa is located adjacent to the pool area.

A specialty restaurant, situated on the 20th floor, segues to an open-air dining terrace. An additional specialty restaurant is located on the second level.

According to Luis Zapiain, RA, principal and senior designer with HKS’s London office, the project’s design focuses on providing a human scale. “Trees and planting create a hospitable condition at the ground level, reflecting the ambition of its context while creating a luxurious and sophisticated experience."

The creation of a green landscape that can be experienced by foot brings the best of Noida onto the site and provides a tranquil buffer between the fervor of the street and the calm of the lobby.

"The C-shaped plan podium level – which is the second floor – allows for the creation of key routes of arrival through shaded gardens and for the public spaces to always benefit from natural light and views back into gardens and the courtyard,” he continued.

Hilton Hotels Corporation announced plans to develop 10 hotel projects in India, including Hilton Hotel Noida. The project is slated for completion in 2014.

Could this be St. Regis scheduled to open in 2016. St. Regis is luxury, and so is this Supernova. And by the time Supertech completed the 80 storey high building, it would be 2016 :P

HKS Hill Glazier Studio has been commissioned to design a five-star, 250-key Hilton hotel in Noida, one of New Delhi’s four satellite cities.

The 29-story tower is set on a stone-clad podium. The conference center facility includes a 9,500-square-foot ballroom, a junior ballroom, Hilton meeting facilities, event lawn and a fully equipped business center. A resort-style pool–located on a sixth-floor, elevated deck–will provide guests with panoramic views of the city. A luxury spa is located adjacent to the pool area.

A specialty restaurant, situated on the 20th floor, segues to an open-air dining terrace. An additional specialty restaurant is located on the second level.

According to Luis Zapiain, RA, principal and senior designer with HKS’s London office, the project’s design focuses on providing a human scale. “Trees and planting create a hospitable condition at the ground level, reflecting the ambition of its context while creating a luxurious and sophisticated experience."

The creation of a green landscape that can be experienced by foot brings the best of Noida onto the site and provides a tranquil buffer between the fervor of the street and the calm of the lobby.

"The C-shaped plan podium level – which is the second floor – allows for the creation of key routes of arrival through shaded gardens and for the public spaces to always benefit from natural light and views back into gardens and the courtyard,” he continued.

Hilton Hotels Corporation announced plans to develop 10 hotel projects in India, including Hilton Hotel Noida. The project is slated for completion in 2014.

Where is this located and who is the developer? As per my knowledge, Logix was building hiltons in there city center project.

At Aerocity following will open this year:
Ibis (Ready, already hired staff)
Lemon Tree (By year end. Started management recruitment)
JW Marriott (By year end. Starting recruitment in april. Facade is ready, windows are up, stone cladding is in process. Windows up means interiors will start soon)
Accor (It could be Pullman or Novotel, not both, I think so. Probability of this being a Novotel is much higher. The Facade is ready, window work should be starting soon. Guess this would open early next year)
Pride - If I am correct with the location, Pride or Red Fox, the facade is ready and they should open early next year.
Hyatt Andaz has just started the construction. Will Open only in end of 2013. 2014 would be more likely.
MGM Grand, I did not notice any construction as yet, guess this would be the last one.

Retail cum conferenc space for Bharti would also start construction and would be ready by 2014 only

Bharti is constructing the office space called worldmark and as per their website is progressing quite well and shd be ready next year.
The conference / convention center was owned by DB realty. Have they broken the ground on that yet?

No idea about Hilton's location.

Yes, Worldmark should be ready by next year end..however by the time it gets fully operational, it is quite possible to reach 2014. No idea if DB has started the work.

Seems I need a proper field trip to Aerocity, instead of just crossing it over. Haha!

Luxury hotels like Clarkston, Somap looking to start up at Noida Expressway after Formula One success

Noida-Greater Noida Expressway will soon gain the distinction of hosting a slew of luxury hotel projects, apart from the innumerable residential, institutional and IT-ITeS projects already in place.

The success of Formula 1 event, held for the first time in India in Greater Noida, has brought attention to Noida-Greater Noida Expressway , which is set to gain a chain of top-end hotels. Recently , Starwood, a US-based hotel chain, which was looking for a site for its ultra-luxury brand, St Regis, has ended its search in Noida

If things go according to plan, Noida-Greater Noida Expressway will see St Regis property with 200 rooms by 2015. The hotel is also planning to set shop in Mumbai and Goa. There are 27 St Regis Hotels around the world. The 28th St Regis Hotels will be in Noida (on the expressway).

The demand and need for such luxury hotels is good mainly because of the movement of people on this stretch. Now that the 165kmlong Yamuna Expressway, connecting Delhi to Agra, is all set to be inaugurated this month, the area will undergo a sea change as the tempo of commercial and residential development is bound to shoot up.

Keeping this in mind, Noida Authority allotted land for 14 5-star hotels along the expressway in Sectors 96, 97, 98, 105 and 124. On the direction of the Supreme Court, Noida Authority has charged Rs 70,000 per sq metre against the earlier allotment price of Rs 700 per sq metre. Already, six out of the 14 developers have deposited the amount and taken possession of their plots.

Some of the names here are Clarkston Hotels Pvt Ltd (a joint venture of Supertech and Gaursons Ltd ), East Coast Star Hotel Pvt Ltd, Somap Hotels Pvt Ltd, Minor Hotels Pvt Ltd, Metravend Management Ltd and Saamag Royal Hospitality Pvt Ltd. Clarkston Hotels has been given land in Sector 98 on Noida Expressway.

According to a report, out of the 1,02,438 branded hotel rooms planned to come up in India by 2015-16 , around 15.5% are for luxury-super luxury chains and 29.5% in other upscale bands. The reason that these hotels are looking at Noida-Greater Noida Expressway as a perfect destination is because of the low availability of land in New Delhi and permission for mixed land use in projects on the expressway.

Rakesh Yadav, the managing director of Antriksh Group, says: "The coming of luxury hotels in Noida is obviously a good sign for the city's real estate . It is all owing to improving infrastructure and proximity to New Delhi. A report says that in the next couple of years, some of the top-end hotel chains like Starwood, Jumeirah, Mandarin Oriental, Lebua and MGM may mark their presence here."

Apart from St Regis in Noida, ITC has a stake of around 26% in a luxury 275-room hotel being developed by Logix Group in Sector 105, Noida. ITC will be investing Rs 100 crore in the project, which is a part of 7 acre commercial and retail development named Riviera.

Shakti Nath, the chairman and managing director of Logix Group, says: "The movement is more to do with the availability of land on the stretch and the scope that the place holds for such ventures. The availability of large tracts of land on the Noida Expressway is a big factor in the development of 5-star and luxury hotels in the area."

Gurgaon developer to invest Rs 800 crore

April 7, 2012: Gurgaon-based developer Orris Infrastructure has said it will invest Rs 700 crore in its upcoming township. As a part of its expansion, the company will also be setting up schools, besides setting up hotels through a tie-up with Holiday Inn. “We are creating commercial, residential and retail spaces. As a part of this, we will be setting up 10 schools in the K-12 space and one university,” Mr Amit Gupta, Managing Director, Orris Infrastructure said. He said the company has tied up with Vasant Valley School. Orris will construct the school, and Vasant Valley will be managing it. The first such school will come up in Gurgaon. The company said it is also setting up two business hotels in Gurgaon and Greater Noida

A new DoubleTree by Hilton hotel has opened in India.

Located in Gurgaon, Delhi National Capital Region (NCR), the DoubleTree by Hilton Gurgaon-New Delhi NCR is located on the Golf Course Road within easy access of the business and commercial establishments in the dynamic business centre of Gurgaon, and 18 km from Indira Gandhi International Airport (DEL).

It was about the opportunity in Greater Noida. There are a lot of businesses out here which are unsupported from hotel business perspective; whether you look at Formula 1 track, the expo centre, European brands like Moser Baer.

What are your future India plans?

We will have four Formule 1 hotels by the end of this year and 10 overall by Christmas next year.

With F1 track here, do you think the name also is a plus point?

That was also an opportunity. It made sense. Greater Noida as a destination is really coming up with new age products. Formule 1 is a new product here, so we thought, where does it make sense? It makes sense where market is accepting new age products.

Would you compare Gr Noida and Gurgaon?

They are different markets. Greater Noida has more factories, it has more SMEs, has less Fortune 500s. Gurgaon has a bit of new money thing and supply there at the moment is getting saturated. Budget hotel struggle in an oversupplied market as the customer wants everything and the price point gets squeezed. Out here, we can act and deliver as we should as a brand without any fear of cost.

It doesn't mean that I don't want to be in the heart of Delhi, close to airport. We are building Ibis and Pullman in Gurgaon, which did make sense. But Formule 1 didn't make sense there. Because, the competition would be too heavy, the market would be heavy, and then it's a different animal. In the future, when the supply gets absorbed, there may be an opportunity there.
Everybody is talking about the luxury wave in India right now. Do you think, budget is still the way to go in India, at least for a decade?

No. I think India is a big market and everything is available. We have opened a luxury hotel Sofitel in Mumbai with huge investment there. It is again a question of price point at that location. It would be great to have a Formule 1 on Marine Drive, but I wouldn't be able to afford the land to justify the cost because that location could only be luxury.

Some locations demand by real estate pricing that it will be a certain kind of market. I believe every market has an opportunity. It just comes down to right product, right place and right time.

How different is Formule 1 hotels in India as compared to ones in Europe?

They are absolutely identical. We are like McDonalds of hotel industry. It is similar to the brand everywhere and it delivers what the brand promises.

How do you see the equation between demand and supply in NCR region when it comes to hospitality sector?

The equation between the demand and supply do not match. It never will. It's a constantly evolving process. As the market matures, business matures.

More business come and along comes more demand. It never stops and there is no doubt that there is a huge scope for hospitality sector.

What is the Formule 1 brand?

Formule 1 is Accor Group's low-budget hotel brand that is renowned to provide comfort at the best price and will promote the concept of standard rooms. The brand is all about clean and comfortable rooms at an affordable cost. The brand offers cost conscious travelers all the essential comforts in key locations.

NEW DELHI: Several key hotel assets are up for grabs across India, as their owners look to encash them to retire rising debt or generate working capital. In recent times, companies like DB Group, DLF, Eros, Leela and Royal Orchid Hotels, among others, have put their hotels in various parts of the country on the block.
Though the company denied it, DB Hospitality is in the process of selling its under-construction hotel, the Park Hyatt on Marine Lines in Mumbai, and also the new Grand Hyatt in Goa, says a Mumbai-based property consultant, who did not want to be named. A consultant in Delhi said he is in touch with builder Eros to sell its Mayur Vihar property that houses a Hilton hotel, which is expected later his year.
India's largest real estate player DLF has been trying to sell its portfolio of luxury hotels under the Aman Resorts brand, which has a total of 23 hotels. The sale is expected to fetch the company between 2,000-2,500 crore, which will help it reduce its debt of over 23,000 crore.
"A lot of companies are going the asset light way to restructure their debt," says Siddharth Thaker, managing partner at Prognosis Global Consulting.
Many of these companies had taken a huge debt while expanding business a few years ago. With the markets slowing down, their debt has mounted but these properties have either not been completed or have not performed well. Some of these companies are now looking at selling their hotels and then taking them back on management contract.
Luxury hotel firm Leela, which has a debt of over 4,000 crore, has now put its new Chennai property on the block. Last year, it had sold its hotel in Kovalam for 500 crore to NRI businessman Ravi Pillai and had done a long-term management deal with the new owner.
"We have thought about selling the Chennai property but the plan is currently on hold as we are waiting for clarity on infrastructure status for hospitality and subsequent restructuring of our debt," says Vivek Nair, managing director of Hotel Leelaventure.
Hospitality firm Royal Orchid Hotels too is going the same way. It recently sold its hotel in Ahmedabad to an investment firm SAMHI Hotels for 67 crore to reduce its debt that will now come down to 225 crore. It will also be offloading some of its other hotels, including the one in Hyderabad. The company is now undergoing a restructuring after which it will focus on managing hotels for third party rather than owning them.
According to property consultants, there have been talks by Delhi-based hotel company Eros Group to sell two of their hotels in Mayur Vihar in Delhi - a Hilton and a Doubletree by Hilton - but no decision has been made yet. The person said the company's hotel in Nehru Place, which has also been branded as Eros Hotel - Managed by Hilton is being renovated as per an agreement with Hilton. Once the renovation is done, the property will be branded as a Hilton.
Both DB Hospitality and Eros Group denied a move to sell their hotel assets.
"For most real estate companies, the hospitality segment is non-core. Many had got into it during the peak in 2007 but could not sustain the capital-intensive business," says Sanjay Dutt, chief executive officer-business at property consultancy Jones Lang LaSalle.
While the payback period in commercial and residential real estate is between 18 and 36 months, hotel assets usually require at least five to seven years to break even.
DLF, which had set up a joint venture with Hilton in 2006 and had planned to build 75 hotels, recently bought its partners 26% share for 120 crore, as part of its non-core divestment strategy.
DLF is now in the process of selling the four hotel plots that were part of the JV in Kolkata, Chennai, Trivandrum and Mysore.

Delhi-NCR to house 14 times more hotel rooms by 2015

WITH THE entry of big hospitality brands and many other potential projects in planning, Delhi-NCR is fast emerging as one of the largest hotel market in the country.

By year 2015, Noida and Greater Noida will have 4,268 rooms from existing 300 rooms of upscale and midscale hotel type, says Cushman & Wakefield, a real estate adviser for the hospitality industry.

Noida, the industrial development area next to New Delhi, is fifth in the development site sellers’ list in Asia.

It is estimated that Noida and Greater Noida will have three budget and three mid-scale hotels by year 2014 and nine upscale hotels and three luxury hotels by year 2015.

ACCOR Group, the largest international operator of hotels in Asia Pacific, has introduced its low-budget hotel chain, Formule 1 in Greater Noida.

“We have plans to open four Formule 1 Hotels by the end of this year and another six by end of next year,” said Philip Logan, Vice-President, Formule 1.

According to the report by HVS Global Hospitality Services, Mumbai and Delhi-NCR have the maximum number of supply available of the 12 markets analysed, followed with a wide margin by Bengaluru.

Another entrant in Greater Noida is Jaypee’s Greens Golf and Spa Resort. It opened its doors for domestic as well as international travellers recently. The super-luxury designer resort offers 170 elegant rooms (152 deluxe room and 18 suites) with the six senses spa.

Marriot Hotels is also coming up with three major properties in Noida and Greater Noida.

As per global hospitality consulting and services firm, HVS NCR witnessed a growth of 15 percent in supply in 2010-11. Going forth, HVS is tracking over 90 hospitality development projects with an estimated 18,608 rooms.

However Manav Thadani, Chairperson, HVS-India feels that the truth about Noida is that most of the annoucements for hotel developments are coming from real estate companies, which are interested to see an upside in valuations for their real estate business but may not necessarily build many of these hotels.

“The real estate developers are tying up with hotel operators who are getting fooled or perhaps greedy to get another hotel in their development pipeline which allows them to get their quota of hotels and collect their bonus targets,” he said.

“Currently everyone benefits so no ones questioning anything. We do believe that 8-10 hotels will get built in the next five years but no where close to what consultants are talking about,” he added.

A report by HVS shows that other growth areas in Delhi-NCR is the DAIL Aero city (15 hotels under planning and development), Gurgaon. Dwarka, West and East Delhi continue to see active hospitality-focused developments.

Hyatt in pact for Ludhiana, Gurgaon projects

Mumbai, April 27: Hyatt Hotels Corporation has entered into agreements with Piccadily Hotels Private Ltd for two new Hyatt Regency hotels in Gurgaon and Ludhiana.

Both the new hotels are expected to open later this year. The addition of these two hotel agreements brings the total number of Hyatt-branded hotels under development in India to 55.

Hyatt Regency Gurgaon will feature 452 guestrooms. The hotel will also offer more than 42,700 sq.ft. area of meeting space, including a 24,000 sq ft area of ballroom. Hyatt Regency Ludhiana will offer 167 guestrooms and suites. Additional amenities will include a three-meal restaurant, a specialty restaurant and bar, a fitness center, spa, and a swimming pool.

With 55 hotels under development in India, Hyatt plans to offer its full portfolio of brands in the rapidly growing market. In the pipeline are five Park Hyatt hotels under development, two Andaz hotels, four Grand Hyatt hotels, one Hyatt hotel, 19 Hyatt Regency hotels, 23 Hyatt Place hotels, and a Hyatt house hotel that is under development.
