Mr_kiwi_fruit November 16th, 2011, 08:36 PM Office block has green credentials
Manson TCLM has almost finished its new Auckland office block at 162 Victoria St West, opposite Telecom Place. Last September, the site was scrutinised during the Carmen Thomas murder inquiry. This week, Culum Manson said the building was due for completion in January. "No tenants are committed yet but announcements are close," he said. The Property Council has invited members to tour the building on November 29, calling it a new-generation office building in the Victoria Precinct close to Victoria Park, the Viaduct area and the new Wynyard Quarter.
"It offers the latest in building services, including energy-efficient 4 Greenstar rating, ample cycle parks and showers and its own on-site cafe. An atrium void extends from the entry foyer/ground level up through all four upper office levels. "Suspended walk bridges serve each level from the lifts, providing architectural interest and convenient access to the floors," the council said. The four-level building has two basement levels.

Mansons TCLM Ltd has secured the first office tenant for its development at 162 Victoria St West, across the road from the 4-building complex it developed for Telecom Ltd. The family development company - Mansons TCLM is owned by Ted Manson & sons Culum, Luke & Mac – finished the building early this year and signed Sierra Coffee up first, for half the ground floor. Its second tenant, for the 1720m² second floor, is Paymark Ltd, the electronic payments company owned by the big 4 banks – ASB, ANZ, BNZ & Westpac – which signed up for a 10-year lease this week. Its network processes more than 75% of all electronic transactions in New Zealand. Paymark will move from the ASB Bank building on the corner of Albert & Wellesley Sts, which the Auckland Council is considering buying as a replacement for its asbestos-riddled headquarters on Aotea Square.
CBRE leasing agent Lindsay Jackson, who signed the deal, said the rent was “probably trend-setting”, but that was only part of the equation: “The deal works out very attractively for a long-term location. For a lot of these bigger corporates, it’s not about the dollars they spend on the accommodation, it’s what it can do for them.” 162 Victoria has 3 levels with a net lettable area of 1720m² and is topped by a 1200m² office floor with a large rear deck that has views across the western fringe of the cbd. It’s been built to the boundaries, with an atrium up the middle, and has been designed for a 4-star green-star rating. It’s the second large signing on spec developments by Mansons TCLM, which signed its first major lease in the Napier Plaza development, beside the motorway in Freemans Bay, in May. That lease on 3000m² of the building’s 7500m² of office space is to international engineering company GHD Ltd, which will also take naming rights to a building which faces oncoming motorway traffic climbing from the Auckland Harbour Bridge towards Spaghetti Junction.

I guess it hasn't been seen in a while. I guess building owners are no longer as concerned about maximising rental space and more concerned with increasing the quality of the building.

There are other benefits too e.g. by having more natural light in the building you cut down on artificial lighting costs
