Does anyone think this is a worthwhile investment, may it be the condo or houses? The plan of the township sounds promising, plus it's next to Country Heights. Thinking of buying a unit, but not sure of the developer's rep.

Desa Park City I tot is near Sri Damansara area? How can it be near Country Heights which is in Kajang? :?

Anyway the developer is kinda big and its showroom is very impressive. The concept and the houses are also very nice :okay:

But I personally wouldn't buy a unit there because I despise that area cause of the traffic! :D But that's just me haha.......

Yeah, agree with the traffic. But was just thinking of it as an investment. It should technically appreciate in value pretty well, no?

I dunno....I am sure it would appreciate in price and if you're using it as an invesment I would think it is a good move. But I wouldn't wanna stay there ..........the traffic is unbearable be it weekdays or weekends....somemore on both ends - Selayang/Kepong corridor and Bandar Utama/PJ corridor. Then there is this problem that the place are toll-ridden (most of the exits are tolled-ways) like LDP and Penchala Link. ;)

But I am amazed at the construction there man.....so many! I think PJ North is currently Malaysia's largest growth corridor with lotsa commercial and residential developments - just like Subang & Sunway during the 90s! :okay:

The govt is building many roads there already.....so it is high-time to extend a metro line there. None of our metro systems come close to that area (the closest being Putraline's Taman Bahagia & Kelana Jaya stations and that is pathetic! :rant:

That area is fast becoming like USJ.......45 minutes to get out to Federal Highway in the morning :dizzy:....hope the govt do something bout it! ( hint...hint!......a metro line? :D ) ;)

If that is approved, both LRT lines will be reunited at some point in PJ... The two systems will form a loop with Starline extended through Bukit Jalil, then towards Puchong before going alongside the LDP and joining Putraline at Kelana Jaya station... Further extensions to Starline will be new lines in Cheras...

As for Putraline, a new line will be built from the Lembah Subang Depot that will go on towards Shah Alam with stops in Subang Jaya... The PJ side of Putraline will also be stretched towards TTDI, Bandar Utama, and PJ North... That should include the Desa ParkCity as well...

Yup.....that's the 'perfect' system BUT MP Lee's suggestion is only for the loop and had nothing on the extension to PJ North. The Cheras extension (branched out from Maluri Station) are mentioned in the KL Structure Plan 2020 so I guess it would be built soon......I duwan to wait till 2015 or something like that hehehehe :D

Desa ParkCity shaping up well

DESA ParkCity in northwest Kuala Lumpur is fast shaping up into one of the best master-planned communities in the city. Its first residential precinct will be completed next month.

Buyers of 171 units of the Safa double-storey terraces will be the first to move into their homes by next month, to be followed by buyers of the 165 Nadia homes, located next to Safa, who will be handed their keys by June next year.

To complement the development, more new products, including commercial properties, will be launched over the next five years for completion in 2012.

A site visit to Desa ParkCity revealed that the developer, Perdana ParkCity Sdn Bhd, has provided the space to create the Klang Valley's first ?Community of Short Distances? and the most ?walkable? community township.

Built for those who appreciate quality communal living, Perdana ParkCity chief executive officer Lee Liam Chye said all the amenities, including schools, shops, parks and club house within the sprawling central park, would be located within a 15-minute walk from the residential precincts.

The main community features in Desa ParkCity are aimed at promoting a sense of belonging and create cohesiveness within the community while maintaining their own residential identity.

Some of the key features are the distinctive identity of each neighbourhood, a 43-acre central park, membership to the RM30mil residents' clubhouse, walkable neighbourhood with 9ft-wide pedestrian sidewalks and distinct landscaping and safe streetscapes.

To promote higher interaction and walking among the community, the company has set aside quite substantial land to green the development, including a 43-acre central park and other smaller pocket parks of 1.5 to two acres in each of the 23 neighbourhoods. Tree-lined pedestrian sidewalks will border the streets.

Project director Lam Kee Cheong said earthworks for the central park and lake would commence next year for completion early 2006.

Other community features include a 28-acre education reserve for schools and colleges. The residents' clubhouse located within the central park will be ready in early 2007.

The RM3bil Desa ParkCity features 23 close-knit neighbourhoods with most of the precincts comprising strata-titled properties. Of the precincts launched so far, only Safa and Southlake Terraces are individually titled homes in non-gated communities, while the rest are gated enclaves.

To ensure security for the residents in the non-gated communities, single entry and exit points are set up to limit the access of non-residents.

The 473-acre development will feature 7,000 mixed residential units comprising park homes, courtyard terraces, semi-detached houses, bungalows, condominiums and apartments. So far, more than 1,000 homes have been launched and are at different stages of development.

Being individually-titled neighbourhoods, the landscaping for Safa and Southlake Terraces precincts are dictated by City Hall and will be integrated with the full extent of the creative landscape planned by Perdana ParkCity. The upkeep of the landscaping will be carried out by City Hall.

Lee said since the maiden launch of the Nadia gated homes in June 2002, more than RM500mil in sales had been achieved to-date. The 291 Southlake Terraces were the latest to be launched in June and have so far recorded a take-up rate of 76%.

In the bungalow precinct, a 150-acre hillside bungalow enclave will be launched in June next year. Under an earlier launch, more than 60% of the 96 bungalow lots under parcels B and D, priced from RM110 to RM130 per sq ft, have been sold. Bungalows will start to dot the landscape when construction in the bungalow precinct begins next year.

Slated for launch in 2005 are 66 detached homes, 30 semi-detached houses, 200 park homes and courtyard terraces, 215 terraced homes and 354 condominiums.

Construction for the RM300mil project on 11.3 acres will begin next year for completion in 2007. One of the unique features of The Quaritz is the enclave of 100 four-storey shop offices, priced from RM1.8mil to RM2.2mil each.

Lee said the shop offices were the first of its kind work-and-live suites where the second and third floors were ingeniously integrated as one to produce double volume and fluid spaces that could easily accommodate very different businesses and adaptable living quarters in great style.

These versatile shop offices are suitable for those who need to work at odd hours and the flexibility of having live-in quarters.

Asian Pac’s niche lifestyle promise

First Nadia, then Safa and now LeVenue I. These are the first components of the mixed development called Desa Park City in Kepong, Kuala Lumpur.

The first two are offered by Perdana ParkCity Sdn Bhd, the original developer of Desa Park City, while the third is being undertaken by Asian Pac Holdings Bhd (APHB) on a 24-acre plot within the township it purchased at RM60 million in 2003.

APHB is planning to develop 232 units of three-storey terrace houses and semi-detached units on this land, and plans to launch the first of its two phases, LeVenue I, sometime this year.

Residents of both LeVenue I and II will have access to the club facilities, parks and other amenities offered by Perdana Park City in Desa Park City - therefore, APHB only needs to provide a small playground and good landscaping that fits in with the general development theme of the area.

This will enable APHB to concentrate on the design and layout of the units, which will be larger than normal, with plenty of cross ventilation and other features such as courtyards and fishponds available inside the units.

The elements of feng shui are also considered and, according to an executive of the company, no unit will face either west or a junction.

The second phase, LeVenue II, will comprise 50 units of three-storey terrace houses and 70 semi-detached units, with the pricing of the terraces expected to be 10 per cent higher than that of

LeVenue I.

To give potential buyers an idea of what to expect in both the LeVenue phases, APHB is preparing four show units at the site of the RM230 million gross development value project, which marks the company’s entry into the high-end landed residential market.

Built on the theme “Bringing the outdoors indoors”, the project will boast a density of 10 units per acre and promises buyers, whether local or foreign, a niche, modern lifestyle.

APHB’s other projects include the 80-acre mixed development Kepong Entrepreneurs’ Park and Sutera Bukit Tunku - a RM64.4 million development consisting of 24 luxury condos.

In the pipeline are a RM130 million waterfront development spanning 24 acres near Sutera Harbour in Kota Kinabalu, Sabah, as well as a mixed development spanning 475 acres near Westport in Pulau Indah, Selangor.

These projects are expected to contribute RM1 billion in sales for APHB in the coming financial year, compared with sales totalling RM300 million recorded in the last financial year. - FF

Perdana Park City sees 75% sales of Amelia Garden Homes in (Posteed just 10 days

KUALA LUMPUR: Some 75% of Perdana ParkCity Sdn Bhd's Amelia Garden Homes were sold within 10 days of the project's launch on Sept 17.

All 61 terrace houses with linear parks and private gardens for sale that day were bought by Desa ParkCity residents, chief executive officer Lee Liam Chye said.

“We wanted to give the buyers the first bite of the cherry, and sold all 61 units in just two days,” he told StarBiz.

To be completed in August 2009, the township will be built on 14.1 acres of the 435-acre Desa ParkCity, located between Bandar Menjalara and Country Heights Damansara.

Amelia Garden Homes will comprise 110 two-storey houses and 26 three-storey houses, priced from RM800,000 to RM1mil.

Lee said Kuala Lumpur had very few residential areas that were suitable for expatriates, who were a bit more demanding. “They want more alternatives in terms of accommodation,” Lee said.

“With park homes, you have houses with amenities, security and a lot of space.

“Also, a lot of people who come here say it feels like a different world altogether. They like the First World standards and the infrastructure and the design of the neighbourhood. It's a township that is very liveable for the expatriate,” he added.

The township is also targeted at upgraders from Kepong as well as those in living in a five to eight-kilometre radius, particularly Bandar Utama and Bandar Menjalara.

PERDANA ParkCity Sdn Bhd will launch RM600 million worth of properties a year at its Desa ParkCity township in Bukit Menjalara, Kuala Lumpur, to complete the project by 2015.

Group chief executive officer Lee Liam Chye said it is planning the launch of 5,000 homes over the next six years, mostly condominiums in 12 neighbourhoods, worth more than RM3.5 billion.

The Samling Group's subsidiary is optimistic of the market.

"Since the launch of the first neighbourhood in 2005, the price of properties have more than doubled, surpassing the value of terraced houses in Bangsar, Bandar Utama and Taman Tun Dr Ismail," he told Business Times during a visit to the project.

"The terraced houses here are worth more than RM1 million each currently. Despite the depressed market last year people were making around 65 per cent profit selling their properties in the secondary market," Lee said.

Desa ParkCity aims to offer a lively, safe and vibrant community. Each neighbourhood has its own concept, is gated and fully landscaped.

Once completed, Desa ParkCity will have 7,278 residences in 25 neighbourhoods with a population of 35,000 people.

The completed township will include a 18ha mixed-use commercial belt, a 17ha central park, a RM60 million clubhouse, local and international schools, a neighbourhood mall and a private hospital operated by Sime Darby Bhd.

"Most of our buyers are repeat customers and they believe in our product value. I am very critical about bad designs and carelessness. We owe our customers a duty to make sure we give them the best so they speak good about us," Lee said.

On the new products this year, the company will launch 338 units of condominiums for some RM260 million or more than RM450,000 each in June.

It will launch "Casaman" in July. According to Lee, Casaman will be the last batch of terraced houses at Desa ParkCity, featuring 147 units of 2 and 3 storey terraced houses, worth RM300 million.

The intermediate 2 storey and 3 storey houses are each priced from RM1.5 million and RM2 million. - By Sharen Kaur

I am seeing a few drawbacks..

The price is on the high side and Northshore is not fully taken yet after a few years in the market.

Looking at where it's location, it's very near to 2 water tanks and a future public school. It is also very near to NKVE, not sure the noise trucks travelling can be heard at mid-night. Future condos development (think many will be built) will also add the density and could worsen the traffics condition.

The car park & facilities are far from the condo, isn't it tiring espcially when you are back from your weekends shopping.

Overwhelming response to latest condominium project at Desa ParkCity

KUALA LUMPUR: Almost 90% of the non-bumiputera units at the latest condominium project in Desa ParkCity, one of the hottest real estate in Kuala Lumpur now, have been snapped up at an average RM600 psf over the weekend. Perdana ParkCity Sdn Bhd, developer of Desa ParkCity had held a priority launch for The Westside One condominium on June 5.

Perdana ParkCity's group CEO Lee Liam Chye told theedgeproperty.com that it initially planned to open about half of the 338 units in the project for the priority launch but decided to open up all the units following the overwhelming response.

"We had about 2,100 registrants prior to the launch. So far, almost 90% non-bumiputera units have been taken-up," Lee said, adding that about 16% of the homebuyers were repeat Desa ParkCity buyers. Limited early bird discounts of 3% were offered during the launch, while 2% discounts were given to repeat buyers.

The units in the 40-storey tower have built-ups from 969 sq ft to 2,066 sq ft. The project on a 4.23-acre freehold tract is expected to complete by June 2013.

The strong response for The Westside One condominium has come on the heels of a spike in prices of landed homes in the township lately. According to a report on theedgeproperty.com on May 31, the 2-storey terraced Adiva Parkhomes here which were sold for RM550,000 in 2003 has recently been sold at RM1.1 million on the secondary market while 3-storey units sold for RM650,000 during launch were recently transacted at RM1.6 million.

Its gated and guarded Zenia and Amelia developments within the township, both launched in 2005, have also recorded significant increases recently. The 2-storey terraced Zenia Parkhomes were launched from RM615,000 to RM650,000 and transacted this year at RM1.4 million, while the 3-storey homes which were originally sold from RM800,000 to RM900,000 were recently transacted at between RM1.6 million and RM1.9 million.

The 473-acre Desa ParkCity township is located 13km west of Kuala Lumpur and is currently about 50% completed. Next to be launched within Desa ParkCity are signature terraced hillhomes called Casaman. The gated and guarded project comprising 147 units of 2 and 3-storey strata-titled units with built-ups from 3,100 sq ft to 4,300 sq ft will be on a 21.1-acre freehold tract.

The priority launch for Casaman is on June 26. Indicative prices for Casaman are from RM1.7 million for the 2-storey units and between RM2.1 million and RM2.9 million for the 3-storey units.

Desa ParkCity's Casaman sold out in five hours

KUALA LUMPUR: All 147 units of terraced homes within Desa ParkCity in Kuala Lumpur, known as Casaman, were sold out within five hours on Saturday, June 26. Over 650 registrants turned up for the balloting, which started at 8.30am, some even as early as 5am.

Casaman, with a gross development value of about RM360 million, comprises 108 units of 3-storey terraced homes and 39 units of 2-storey terraced homes. The 2-storey homes, with a built-up of 3,100 sq ft were tagged from RM1.75 million while 3-storey homes with built up options of 3,900, 4,300 and 5,400 sq ft were priced at RM2.14 million.

Perdana ParkCity’s sales & marketing director Susan Tan told theedgeproperty.com that Casaman units are located on elevated ground: “It appears like a detached home eventhough it is a actually a link home. The size and proportion of the internal spaces, however, are comparable to that of semi-detached and even some bungalow houses.” Features such as internal courtyards and double volume ceilings are incorporated into the interiors to maximise natural lighting and ventilation.

"While the average selling price of Casaman is about RM650 psf, it is impossible to project the upside of the property as prices in the secondary market in Desa ParkCity have always over-exceeded our own expectations. We believe the registrants who showed up for the priority sales have done their homework and is confident of a comfortable upside," Tan added.

She said the prices were benchmarked against the prevailing secondary market prices of terraced homes in Desa ParkCity such as Amelia terrace homes. It is interesting to note that secondary market transactions for 2-storey Amelia terraced homes recently are RM1.4 million while 3-storey homes are transacting at RM1.9 million. 2-storey Zenia homes, on the other hand, are transacting at RM1.3 million and 3-storey at RM1.9 million.

"About 40% of our Casaman buyers are repeat buyers. We did anticipate good response as many of the registrants were offering to purchase the units when they received the invitation letters. In order to alleviate the stress of having to queue for hours or days, we decided to plan an elaborate and transparent balloting system instead. However, i must admit that the response was simply overwhelming," she said. Prior to the priority sales launch on June 26, there were over 4,000 registrants for Casaman.

The Casaman neighbourhood, she says, is gated and guarded with facilities such as an infinity and wading pool, children’s playground, an exclusive clubhouse only for Casaman residents complete with facilities such as a gumnasium, multi-purpose room, surau and open areas for barbeque. Apart from that, Casaman residents will also receive free membership at the existing ParkCity Club and SportsCentre, currently being enjoyed by other residents within Desa ParkCity.

"We believe that the market for landed properties is still strong, due to the scarcity of landed projects especially in good locations. Our purchasers recognise Desa ParkCity as a thriving township which will have in place all facilities and amenities which other townships are not providing," Tan said.

Desa ParkCity is currently 50% completed. An international school and a private hospital are under construction and due for completion in 2011 and 2013, respectively.

A limited early bird discounts of 3% were offered during the launch, while 2% discounts were given to repeat buyers.

The developer had a priority launch on June 5 and sold over 90% non-bumputera units of condominium The Westside One, also within Desa ParkCity.

Desa ParkCity to start work on new hospital

KUALA LUMPUR: Desa Parkcity developer, Perdana ParkCity Sdn Bhd, will soon begin work on the Sime Darby Medical Centre Parkcity, and it is scheduled for completion in 2012, said Perdana ParkCity group CEO Lee Liam Chye.

The construction, which sits on a 5.03-acre site, is estimated to cost RM143 million, and includes a nine-storey hospital with 300 beds and a six-storey parking lot with 708 parking bays. The floor area for eacg building is 348,330 sq ft and 213,080 sq ft respectively.

The nine-storey hospital includes a three-storey podium consisting of full service outpatients clinics and advanced diagnostic services with a six-storey ward tower.

"We are building the hospital on a design, built and lease concept, according to the specification of Sime Darby Healthcare. The leasehold agreement is for a period of 15 years. The construction cost for the hospital alone is RM117 million and the parking lot is RM25 million," Lee told reporters after the ground-breaking ceremony of Sime Darby Medical Centre ParkCity.

The event was also attended by Sime Darby Healthcare group director, Datuk Tunku Putra Badlishah Tunku Annuar and the director-general of KL City Hall, Datuk Salleh Yusup.

Lee added that the car park is provided by ParkCity and would be operated by ParkCity as it is not part of the agreement. He said that the hospital is expected to be operational in the first quarter of 2013 with Sime Darby Healthcare as the operator.

Lee said that as the developer, ParkCity is also looking at making the proposed hospital a green certified building and will "strive for a GBI (green building index) certification".

The design of the building includes an indoor garden and a centre court featuring water features and greenery.

Lee also said that Perdana ParkCity is exploring the viability of providing rented accommodation "in the form of hotels and/or service apartments" for friends and families of the local and overseas patients at the Sime Darby Medical Centre ParkCity.

Meanwhile, Tunku Putra Badlishah Tunku Annuar said that the new hospital would be the fourth hospital under the Sime Darby brand.

The other three are Sime Darby Megah Specialist Centre, which was launched in August 2009; the Sime Darby Ara Damansara Medical Centre, which was recently acquired and scheduled to open next year; and the Sime Darby Subang Jaya Medical Centre.

"Our hope is that by 2013 our revenue in the healthcare division would double from what have now as there would be four operating hospitals. Currently only two are in operation, namely the Subang Jaya and Megah hospital. With the Ara Damansara and ParkCity (hospitals) in operation, the revenue will double," Tunku Putra Badlishah said.

He added that the revenue target is a reasonable one for the Malaysian conglomerate healthcare division, and that it would continue to evaluate opportunities for expansion purposes.

On the partnership with ParkCity, Tunku Putra Badlishah said that it was a "win-win situation" as Sime Darby Healthcare can focus on the management and operational aspects of the hospital and would not have to deal with constructing it.

The new hospital site is located next to the proposed international school in Desa ParkCity and in close proximity to the Selayang-Kepong Highway as well as the LDP and NKVE.

Meanwhile, Salleh said that considering the forecast of the residential population in Desa ParkCity would reach 35,000 by 2020, the private medical facility would definitely be welcomed by the residents.

He added that the new hospital is also able to cater to the needs of nearby residential neighborhoods Kepong, Bandar Sri Damansara, Damansara Perdana, Mutiara Damansara, Kota Damansara and Bandar Utama.

I heard many of my friends also said the same but as James said its overrated and too pricey for investment. May I know what other two of your top fav places to live in Malaysia? :) I'm also looking for a property to buy similar to Desa Parkcity with the lush greenery landscape for my retirement one day. Maybe just a little bungalow so me and my wife don't have to use stair-lift to go upstair, and no to high rise as I might stuck in the house in case the lift broke down . :lol:

Ah ok, thanks. No, I'm Malaysian, living abroad but my wife is a foreigner and she prefers Klang Valley. Penang is ok but too crowded for us, we prefer KV as got some relatives and friends. :)

thing is they dont realize nowadays we had too many low profile buyers come in come out. they could hv turned off some big spenders who just dropped by with an Asadi slipper with millions of dollars in their bank acc. no kiddin because some like my friend is making hundred of thousands each month doin business in small town dengkil can actually afford a private jet if he wanted too,.. even though he probably never heard of Hermes or D&G.

also watch out those rubber tappers working in the plantation because many jobless msians from singapore/middle east end up buying decent 6-10 acres plantation plots n turn to rubber tapper with monthly net income >rm10,000. if you heard now, its too late to start.

i still think Desa ParkCity is investable because the commercial component is not really factored in yet.... and cheaper than many new projects like those in Cheras, TTDI, Bandar Sunway, etc in terms of psf price.
