SM Development Corp. (SMDC), the property development arm of SM Investments Corp. (SMIC), is spending P2 billion this year, which would fund three new residential projects in Alabang and Quezon City. SMDC president and chief operating officer Rogelio Cabunag said the new projects are Lindenwood Residences in Susana Heights, Berkeley Residences on Katipunan Avenue and Grass Residences in North Edsa, Quezon City.
Lindenwood is a residential subdivision patterned after American residential housing development. Launched last week, Lindenwood is a 2-hectare development with 390 lots.
Prices of the Lindenwod lots range from P3.5 million to P7 million. “Construction for Lindenwood already started and our clients can start building their homes in the first quarter of 2008,” said Cabunag.
SMDC is also launching the 30-story Berkeley condominium along Katipunan Avenue to cater to students, academic professionals and families with school children. Sizes of Berkely units range from 19 to 80 square meters.
The Grass Residences, another condominium project adjacent to SM City North Edsa, is a three-tower project that SMDC has packaged as one of the most convenient and accessible properties for the mobile professional.
Unit at Berkeley and Grass would cost between P1 million and P3 million. “SMDC is now in a better position to assume a more assertive stance in the real property sector,” Cabunag said.
“Our milestones in 2006 have given us plenty of opportunities to boost our resources and strategies in building more residential projects near the SM Supermalls.”
Listed on the Philippine Stock Exchange, SMDC is 48.5-percent owned by SMIC, the holding company controlled by the country’s wealthiest man Henry Sy Sr. Last year, its net income grew 51 percent to P984 million from P652 million in 2005 on the back of higher revenues, which amounted to P1.4 billion.
The sales upswing was attributed to the increase in demand for its residential properties, namely, Chateau Elysee and Mezza Residences.

SM Investments Corp. Chief Financial Officer Jose T. Sio recalls how people reacted negatively when mall tycoon Henry Sy set up SM City North EDSA in Quezon City back in 1985.
"Dati, ang sabi nila malulugi si Mr. Sy dahil walang tao (They said then that Mr. Sy would lose money because there would be no people). But he saw the potential. It is the culture of Filipinos to shop," Mr. Sio told BusinessWorld.
Over 20 years later and having proven the supermall concept, SM City North EDSA is again getting a makeover, after just having been expanded with the opening of a new building, The Block, last year.
The latest renovation, SM officials said, will cost the company some P2-3 billion. Part of the reason, the officials admitted, is increased competition, with Ayala Land, Inc.’s (ALI) Triangle North of Manila (TriNoMa), located just a stone’s throw away, scheduled to open this quarter.
ALI, in its 2006 annual report, claimed "TriNoMa will be the pride of Quezon City ... TriNoMa alone will increase ALI’s total shopping center gross leasable area by 26% when it opens in the second quarter." TriNoMa already has an edge, being located right next to the last stop of the Metrorail Transit on EDSA, which assures it of first crack at commuter traffic. SM City, in contrast, has to make do with passengers alighting from its bus stop a kilometer down the road.
But officials of SM Prime Holdings, Inc., the country’s largest shopping mall developer and operator, said they remain bullish on SM City’s prospects, which described as the company’s busiest mall. Average daily foot traffic was pegged at 315,000, or 15% of the tally for all SM malls.
SM Prime Executive Vice-President Jeffrey C. Lim said TriNoMa "should complement our mall and should increase foot traffic in the area. That will be beneficial to both malls. Thus, we are not projecting our revenues to be significantly affected." "Over the past 20 years since SM North Edsa was opened, we have continuously expanded and redeveloped/renovated the mall ... We are fully committed to the development of SM North Edsa as this is one of our busiest and most successfull malls," he added.
Fellow Executive Vice-President Henry T. Sy, Jr. said SM Prime will likely spend at least P2 billion to P3 billion for the renovation of The Annex. "Competition is good; it will make people aspire for better malls and some improvement. We will make The Annex bigger. Business is business," he said.
SM Prime began the redevelopment of The Annex building this year, although the design and details are still being finalized. Meanwhile, a three-tower high-rise condominium called the Grass Residences will also be developed in the area by SM Development Corp. "We remained bullish about the prospects in the area as evidenced by the continuous expansion and development of the residential component by SM Development," Mr. Lim said.
"SM North Edsa is right in the middle of one of the most densely populated cities in Metro Manila and a gateway to traffic from North Metro Manila and Northern Luzon. However, there are no plans for office buildings at this time." SM Investments Vice-President for investor relations Corazon P. Guidote, meanwhile, said "[the elder] Mr. Sy’s vision has unfolded. The vision was done in the ’80s. Now, we see already high density in the area."
SM North EDSA is currently the second largest SM mall, with a gross floor area of 351,824 square meters and a leasable area of 185,799 square meters. Ruling the roost is the SM Mall of Asia in Pasay City, which has a gross floor area of 386,224 square meters and a leasable area of 142,146 square meters. In third, meanwhile, is the SM Megamall in Mandaluyong City which has a gross floor area of 331,679 square meters and a leasable area of 184,411 square meters.
All three have been described as being linked by the metropolis’ main thouroughfare, Epifanio de los Santos Avenue.

MIDDLE-income residential developer SM Development Corp. said its net income grew 716 percent for the first quarter of the year to P661 million versus P81 million in the similar period last year.
At the sidelines of the company’s annual stockholders meeting Tuesday, company president Rogelio Cabunag told reporters the substantial growth was supported by improvements in its equities portfolio and real estate sales. “While we are a smaller company compared with the other real estate firms, we are optimistic that we can sustain growth.”
Cabunag said their company, a listed property firm majority-controlled by the SM Group, intends to raise P3.5 billion in fresh capital this year to fund future developments and acquire additional land. The required capital could be raised either through the public sale of additional shares or new borrowings. “We have to fill up our pipeline as we accelerate the sale of our existing projects.”
The company is spending around P2 billion this year, bulk of which would fund three new residential projects in Alabang and Quezon City—Lindenwood Residences in Susana Heights, Alabang; Berkeley Residences in Katipunan Avenue, and Grass Residences in North Edsa, both in Quezon City.
Lindenwood homes are designed in the mold of American houses. It is a 2-hectare property divided into 390 lots selling for P3.5 million to P7 million. “Construction in Lindenwood already started and our clients can start building their homes in the first quarter of 2008.”
The Berkeley is a 30-story condominium designed for students, academics, and families with school children with units ranging from 19 to 80 square meters in studio-type, one-bedroom, two-bedroom, and penthouse configurations.

j.r. April 30th, 2007, 04:20 PM IMHO the Grass Residences has a better location than Mezza. If I haven't committed yet to another project, I would have opted for Grass for the same reasons I liked Portovita in Cubao: proximity to the malls and EDSA, affordable budget (for me), and noDP scheme. :)

Anyway 5 billion for a project with 3 or even 5 30 story buildings is way too much, maybe it's for the whole 5 hectares and includes some other unannounced projects.

This was previously known as the Northpointe Residences, a four tower midrise condo project.
Maybe the P5B does include other projects, 5 hectares seem to big for that kind of development alone, I wonder if they really do have other "suprises" for that big lot.

SM Development Corp., the condominium builder of the mall tycoon Henry Sy Sr., may take new debt or sell shares to raise P5 billion this year to fund projects and acquire lands, company president Rogelio Cabuñag said.
“It’s part of our plan, to raise new funds this year. But it depends, we have enough liquid assets,” Cabuñag said. “We will study the market and see if it’s favorable.”
In the second half of the year, SM Development will proceed with a project called Mezza Residences, a residential and commercial condominium being done in joint venture with the SM group’s Banco de Oro Universal Bank.
Mezza Residences will have four 38-story towers connected by a retail podium. It is selling a total of 2,420 units and is expected to be completed in three years. Total estimated cost to complete the project is P2.36 billion.
SM Development has earmarked almost P7 billion in three major residential projects over the next three years.
These are the [B]P5.4-billion Grass Residences, a seven-tower condominium cluster on the northern portion of the EDSA highway that will offer 5,390 units; the P1.4-billion Berkeley Residences, a 35-story condominium along Katipunan Avenue in Quezon City; and the P261-million Lindenwood Residences, a 22-hectare subdivision near suburban Alabang town.
Lindenwood is a partnership with the Madrigal family, the landowner of the project. It will offer 390 lots averaging 350 square meters each and priced at P3.5-P7.0 million.

Can the market absorb that many units? :nuts: Anyway, if the project is P5.4B according to the article then divide that into 5,390 units... you'll get approx P1mln/per unit which means nearly puro studio ito at kaya siguro ng market.

it's very interesting how will sm units be like. based on mezza's current per sqm price of almost 80K, its quite expensive na rin.

thomasian June 30th, 2007, 03:09 PM I had the site development plan superimposed on the actual site. You'll notice that Tower 1 is actually not the back end of the property but is located just almost halfway of the property. There's still space for future towers and probably a retail podium.

bustero July 2nd, 2007, 03:05 AM location can be considered very good. Nexus of 2 lrt lines with 2 of the largest malls inthe country! 5000 units chicken. This area at that pricing can take much much more. Similar sa Citylang ang pricing but their project locations are different and the market is still capable if they're just looking at 1m pesos. Di pang ofw iyan pang local na workers.

bustero October 2nd, 2007, 09:21 AM Long run should be ok. At min 5k a month or 60k a year which is very conservative , you should get a yield over 5%. No great but I think the location in the long run will make it worthwhile.

Ang tagal pa pala, excited pa naman na ako to get my unit na, huhu. I was told initially that its scheduled 2010 Q3.
thomasian October 16th, 2007, 09:44 AM Tower 1 units facing EDSA is in danger of having blocked views, we don't know what they're planning to build on the part of the lot I labeled "space for future development" (refer to the diagram above). It's better to ask them what will be built there so you can decide whether to get an EDSA facing unit of Tower 1 or not.

bwakananggam October 18th, 2007, 09:23 AM At first, I wanted the Edsa view because the morning sun is on that side but I've realized that I don't wanna wake up looking like I'm in the middle of the busy polluted highway so I opted to get the other side na lang. I'm on a mid part of a lower floor so I get to have a good view of the pool, clubhouse and the garden. Its true na baka puro bubong lang ang makita ko on that side if I get a higher floor pa so I hope I made the right decision in choosing my unit.

PUBLICLY LISTED SM Development Corp. expects to start construction of its newest project, Grass Residences by December, a top official of the company said.
Carlos V. Chikiamco, vice-president and project director of Grass Residences, said the project, a three-tower condominium, would rise on a 3.6-hectare lot adjacent to SM City North EDSA.
Grass Residences, which has a development outlay of P6 billion excluding land cost, will have a maximum of 39 storeys purely for residential purposes.
"The first tower will house 2,000 units, but for the other two [towers] we still have to determine [the number of units]," Mr. Chikiamco said.
Contractors for the project were already trimmed down to four, he said.
"We bid it (the project) out and we’re evaluating four bidders. We’d probably award it before the end of November," said Mr. Chikiamco.
Catering to the young professionals and startup families, Grass Residences will have units that are 21 to 70 square meters. Units will be priced from P920,000 to P5 million.
"The construction of the first tower will take 30 months, while the others will follow upon sales take up," Mr. Chikiamco added.
Mr. Chikiamco also said the project’s license to sell would be released by the first week of November.
Mr. Chikiamco said a direct walkway to SM North EDSA would be constructed for homeowners’ convenience. "We have a bridgeway to SM North EDSA. Then just cross the street you’re in TriNoma, that’s why it’s a good location. Our strength there is we got a lot more open space, [that’s why] it’s called Grass [Residences] to emphasize that there’s a big lawn that people can enjoy," he said.
Amenities of Grass Residences include spaces with multiple swimming pools, basketball court and gyms.
SM Development, the homebuilding development arm of the SM Group of Companies, is strategically expanding by converting lots near the SM malls into residential projects.
It is currently developing Mezza Residences, a four-tower project in Sta. Mesa, and has recently launched 30-storey Berkeley Residences along Katipunan Avenue. It also recently launched Lindenwood Residences, its first residential project, in Susana Heights, Muntinlupa.
The firm earlier reported a third- quarter net income of P791.824 million from P591.049 million in
the same period last year. The 33.97% growth, it said, was brought about by the increase in revenues to P1.992 billion from P871.971 million as a result of higher real estate sales at P1.290 billion for the period.
Operating expense, however, was directly proportional to the increase in sales, causing it to surge fivefold to P1.099 billion from P278.373 million in a bid to aggressively campaign all residential products locally and internationally.

The remaining lot will become the amenities, gardens, and 2 parking buildings. They still don't have the license to sell. Groundbreaking is said to be in the 1st quarter of 2008. They have a model unit still under construction on the 3rd floor of SM North Edsa.

In an interview, Project Director Ronaldo S. Araneta said the P6-billion, three-tower Grass Residences near SM City North EDSA will have 5,300 units that will be sold for P75,000 per square meter. A one-bedroom unit will have an area of 22 to 36 square meters, while the size of a three-bedroom unit will range from 66 to 69 square meters.
The buildings will have 40 stories and will rise on a 3.6-hectare lot adjacent to the mall.
Mr. Araneta said only a quarter of the land will be allotted for the buildings. The rest will be used for parks and playgrounds, landscapes featuring swimming pools, a resort clubhouse, cabañas and a pavilion.
The condominiums, he added, would be linked to SM North EDSA.
Since it started preselling in December, the first tower of Grass Residences is almost three-quarters sold, Mr. Araneta said.
About 80% of the buyers are professionals who have just started a family. The rest are Filipinos working abroad.
The first tower is expected to be turned over in March 2011 and has 1,870 units, while the second and third towers are expected to be turned over by 2012 and 2013, respectively.
"Grass Residences is the single biggest condominium complex development in the country," Mr. Araneta said.

The interior daw na for turnover does not include the actual tiles and bathroom fixtures as shown. White tiles lang daw and simple fixtures (found on the model 2-bedroom unit) are included. They did tell me however that the sliding door/partition daw for the bedroom is included.

after reading the posts...im glad i did because i think this condo would be too crowded...1 floor has a lo of studio units...i can imagine the waiting time for the elevator...plus...i dont like the idea of changing a lot of stuff...from 33 floors...to 38...now its 42 levels high...from northpointe to grass...cant they make up their minds..2010 to 2011....

MANILA, Philippines - SM Development Corp. (SMDC), the property unit of investment holding firm SM Investments Corp., posted a net profit of P56 million last year, down from P1.3 billion in 2007, on huge mark-to-market losses.
“The decline was mainly due to unrealized mark-to-market losses from equity investments that held SMDC’s portfolio from its previous business as an asset management company,” SMDC said in a statement.
However, the company said income from real estate operations jumped 116 percent from P513 million to P1.1 billion while gross profit on real estate sales doubled to P1.7 billion.
Realized revenues from real estate operations amounted to P3.1 billion, 56 percent higher than the previous level, brought about by the strong sales uptake of the Grass and Berkeley Residences, coupled with the higher completion rates of Mezza Residences and the completion of cluster six of Chateau Elysee.
For the whole of 2008, SMDC pre-sold a total of 2,622 residential units valued at P5.1 billion.
“We are pleased by the continued growth in our core business of residential development. Notwithstanding the challenging operating environment we are in, we foresee our residential business to be highly competitive in the market. We will therefore vigorously pursue our pre-selling activities, and at the same time keenly monitor cost efficiencies. We are also committed to deliver the best quality of homes to our customers at the shortest possible turnaround time,” said Roger R. Cabuñag, president of SMDC.
SMDC has five ongoing projects. Chateau Elysee, a six-cluster mid-rise condominium project in Parañaque City, is now in its fifth cluster; Mezza Residences across SM City Sta. Mesa is 95-percent complete with two of its towers due for turnover to homebuyers this March.
Berkeley in Katipunan Road across Miriam College is 22-percent complete, and Grass Residences beside SM North EDSA is 24-percent complete with its first phase. Lindenwood Residences, a residential subdivision in Muntinlupa City, is 99-percent complete.

The 3BR units has been converted to 1BR units starting from 25th-38th floor! In the floor plan that I posted below, all 3BRs are facing amenities and has AM sun orientation. Price starts at 1.8M (21.85sqm). Units here can also be combined as 2BR. Imagine, a NVAT 2BR that has AM sun orientation plus it's facing amenities. A best deal indeed!

As I've said before in my posts on previous pages of this thread, notice that they didn't use the whole 5 hectare space for the project as they kept roughly a third of it "unallocated" on their site development plan.

With SM kasi, it's more affordable if higher floor. Yes, it's opposite with the general rule with high-rise buildings. If you choose 20th floor and below, you enjoy less elevator waiting time and better, clearer view of the amenities (if unit is facing amenities). If upper floor naman, you have a skyline view, and fresh air plus the best deal with a high floor unit. Your choice.

(SMDC), a property firm owned by the family of retail tycoon Henry Sy, said its net earnings for the first half hit a record P1 billion, a 100-fold increase from the P10.3 million net profit the previous year-period, on the back of dramatically higher sales.
In a disclosure to the Philippine Stock Exchange, SMDC said consolidated revenues grew 85 percent to P2.6 billion while its real estate income reached P776 million or more than doubled the year earlier figure.
SMDC said revenues from real estate operations stood at P2.3 billion, up 31 percent from P1.8 billion. Residential units sold went up 32 percent to 1,771 valued at P4.1 billion.
“We are very pleased with the performance of SMDC for the first six months of 2009. While we came from a low-income base last year due to our equity positions that were affected by the financial meltdown, the dramatic increase in net income was also achieved by exerting greater effort in sustaining the growth in residential real estate operations. We expect a robust growth for the rest of the year as we are preparing to launch more projects,” said SMDC president Roger R. Cabuñag.
He said SMDC expects to sustain its strong performance for the remainder of the year as it launches new projects, namely Princeton Residences, Sun Residences (near Welcome Rotonda in Quezon City); Mars Residences along Jupiter St. in Makati City; Jazz Residences in Mandaluyong City; Tree Residences along Felix Avenue in Cainta, Rizal; and Wind Residences in Tagaytay City.
Princeton Residences, a 37-story condominium building located along Gilmore St., Quezon City, is estimated to cost P1.5 billion. Construction will start this year and is slated for completion in 2012. A total of 1,088 units will be offered to the public.
Tree Residences, on the other hand, will involve the development of eight 12-storey mid-rise buildings, costing around P2 billion. The project, offering a total of 2,420 units, will rise on a 5.4-hectare property on Imelda Ave. in Cainta, Rizal and is targeted for completion in 2012.
Wind Residences, meanwhile, is expected to cost P4.3 billion and will make available a total of 2,300 units. Completion of the project is set for 2015.
Ongoing projects include Chateau Elysee, Berkeley Residences in Katipunan Road across Miriam College and Grass Residences beside SM North EDSA.
Chateau Elysee is a six-cluster, mid-rise condominium project in Parañaque City which is now on its fifth cluster and is 58 percent complete, while Berkeley Residences is 40 percent complete.
Grass Residences, on the other hand, is 39 percent complete with Tower 1.
SMDC has set aside P7.2 billion for its capital expenditures this year or 40 percent higher than the allotted budget in 2008. Around 80 percent of the total budget will be sourced from internally-generated cash while the remaining 20 percent will come from borrowings.

There will be further road widening in Nueva Ecija St. SM bought right of ways here. It will be also the main entry road for Grass, since Misamis St for sure will be masikip especially during SM NoE Sale. Not sure if these roads will be one-way, though.

Maybe someone among our SSC co-forumer could share some idea about CBRE style of asset/property management.

Once pa lang nag-price increase ang T3. For a 1BR with balcony, around 70-80k ang price difference from the old price. For a 2BR, it was 150k.
Yes, you are right. The 20% DP is payable in 36mos. The 80% balance, thru bank financing. This is the best payment term for T3.

Sila din nagmamanage ng SM Mezza. hmm..nasa 3 months pa lang naman kami sa place and wala naman ako mairereklamo. Yung janitorial at security services nila thru agency. Then sa lobby namin they have doorman, receptionist and another security guy. May staff sla assigned sa elevator aside from general maintenance na for plumbing and electrical. Pag may reklamo mabilis naman sila kumilos, at i like their security system. Mahigpit pero tama lang kasi pag ask mo sla about ex. kids or parents ko, may sagot talaga sila. May lifeguard sla assigned in 2 shifts at well maintained naman ang pool ng Mezza. Yung sa office side ng CBRE naman, accomodating din sila.

Af-wan (you're welcome) Aziza. I think thats the best move that SMDC did, providing property management assistance particularly sa 1st year ng building. It is important kasi may system agad then bahala na later ma form na homeowners to continue such. Plus free pa yung insurance (1 year), so next year pa kami kuha ng own insurance namin. And until now di pa daw nababawasan 6mos hoa fees we paid - meaning free all services/amenities we are gettting since June :banana:. Di pa naman kasi tapos all amenities (gym, playground, etc.) so fair enough lang. Lahat kasi ng nakadalaw na friends/relatives ko sa amin, all praises. Lets see later :lol:

Hi vanlei. Sorry for the late update. Nag-evacuate kc kami in prep for Typhoon Pepeng. I called the clubhouse and my manager in SMDC to inquire about the situation nung Typhoon Ondoy. Sabi nila, nde naman daw binaha kc mataas daw ang area. I know you wont be satisfied with that feedback so I went to the site myself. I have to see for myself, anyway.
I went today and asked around from the residents dun sa labas, kung binaha ba ang side streets. Accdg dun sa napagtanungan ko na ale from a sari-sari store just in front of Grass' gate, nde daw talaga sila binaha. Mataas daw ang lugar.

If she forged your signature, chances are, she must have stolen your checkbook as well. Otherwise, the checks she allegedly issued bearing your forged signature belonged to other person's account.

i dont know whose account is that basta naisulat nila name ko at forges my signature and submitted it sa smdc. kasi when i went home once and paid my reservation kinulang checks ko. eh pabalik nadin ulit ako sa country of work ko. kako balik naman ako ulit in 6mos lang eh i issued naman parang 15 out of 24 checks lang. ayun siguro sa kaswapangan na makuha agad income nila she did that without advising me! worst, nung nagsubmit na ako ng remaining tseke, di nila pull out checks nila, so may time na nagkasabay na tseke. tapos i was questioned by smdc na may bad checks ako. crazy kasi nakakaltasan naman ako sa real checks ko. :ohno: kawawa naman mabiktima niyan. ito naman smdc nasabihan ko how poor naman ng QC nila. obviously magkaiba signature ko sa real checks ko sa other checks submitted. then di ba sila taka at nagiba ng bank. they have all my contact details. kako kalaking company eh naloloko ng ganun lang. i bought a property sa stateland din - much smaller company pero may system. :drunk::crazy2::weird::soapbox:

Baka naman they are banned from selling from SM na pero they still sell them through another person. Kasi it happened na before when there was this group of people who wanted to be accredited with us. when we did a background check (kaduda-duda talaga sila), it turnded out na they were banned from selling na, not just with SMDC pero with other developers din.

Obviously malayo sa pirma ko sa real checks I submitted sa smdc at nakakapagtaka di man nila nacheck how that happened? A new bank, checks and different signature? Maiintindihan ko naman sila if after sila sa money/commission but they could have tap me and say na magsubmit muna sila ng ibang checks in my behalf pero pag andyan na mga kulang kong checks then they can witdraw those. Very simple! :bash: Pero inabot ng pagka ganid sa pera. At itong babaeng ito she did not even contact me to apologize! Only smdc is dealing with me. I got a short email from their president but so trivial. Anyway, I wrote to Sheila already and no replies. Mukhang I smell something. I will raise it to higher management if wala ako ng makuhang reply sa level niya.

i asked a friend (off the record of course) from SMDC if they know about that broker, turns out, kilala nila yung broker group na yun and alam nila na banned sila. Shiela is accomodating din naman. if ever you dont get replies from her, and medyo nainip ka, maybe you can also call the head of the broker's network, baka din kasi busy si shiela kasi dalawang project hawak nya ngayon.
