Ermmm.... unless my calendar is inaccurate, you have only 19 days from now till the start of Hungry Ghosts month. Even if they give you key now.... don't think you can renovate and move-in within 19 days...??


my answer is (d)!!! so they better die die have to give me the keys before August!!! if not.......

Remember when you've gotten the keys, to get someone to assess your unit, most importantly, take pictures of defects. It's crucial to submit the defects list within the time frame given in the agreement and allow the developer to take actions within 14 days. In another project, a friend submitted her defects and apparently the developer says that they have to indent the tiles and it'll take 3 mths to come. 3 mths came and gone, before you know it, it was 1 year later and nothing was done and she couldn't sue them either cos it's past 1 yr... Remember to have everything they say in black and white to record them in case you may have to sue them later.
My lawyer's advice is, if the developer does not do anything within the 14 days, get quotations from contractor on the defects. Do not start the repair work with your own contractor in case developer disputes over the quotes and refuse to pay you later. Give them maybe 10 mths and really if nothing was done, seek your lawyer's advice...that's why documentation is very important. I'm just sharing what I know, I hope all of you will get your unit in good condition.

I mean, people in Europe, US, Australia etc etc etc don't even know about hungry ghosts, and happily buy and move into houses during that time, and I see no evidence that they die like flies as a consequence....

my answer to that is hopefully tat they will give me keys before Jul 24 ( the start of the month), then i can "move in" before that..then after tat can renovate..

this year there are two ghost months, jul24 to aug 23, aug 23 to sept 23. But those fengshui masters said tht the critical period is first month, second month is still not tat bad..

if all fails, consult ur fengshui master on wat date is auspcisous for u birth date/time, for all u knw, whether tis ghost month or not, doesn matter :)

Thank you for your comments. While I respect the different religious beliefs, I will not allow it to cause myself inconvenience. Once I decide to do something I will carry it through.

Many people also confuse Taoism and Buddhism. As written in the local papers few days ago, a senior Buddhist representative said that the 7th lunar month is actually a GOOD month, as in history, many followers attained enlightenment in this period!

Actually my last 2 home moves in the past 10 years were in or around the 7th month too! During the same period, my life has only got better and I'm more at peace than ever.

It doesn't matter which month you move in. Just do the right things in life and there will be nothing to worry or fear. :)

You're most welcome! The part about my friend's project is that the developer got their contractor to solve the defects, according to her it's hard to get the contractor (sometimes it's foreign workers!) to write in black and white... They will say shipment delayed etc... so it can get tricky to sue!
The good thing about P16 as I've observed is, there are quite a no. of you here at the forum, your unity should come useful when it comes to your rights! :cheers:

The good thing about P16 as I've observed is, there are quite a no. of you here at the forum, your unity should come useful when it comes to your rights! :cheers:

hello shinjan..y dont u call? as for me, i tried calling their marketing officer at least 10 times since end mar..the answer she gave me is BCA delay, not their fault blah blah..she didnt even want to disclose wc part of BCA hasnt given the approval..and the last time i sms her, she hasnt replied me..tis been 3 weeks..

i guess, the more different pple call them, the better it it..let them knw tat we are a bunch of active, vocal house owners, yea! :scouserd:

Last time Mill Point, I call for 5 months ... outcome still the same ...

Just stay cool and get ready to closely evaluate the unit ... get the names of those building inspectors ready and just try to be the first few to submit the defects' list ...

After submission ... thats where the game starts ... save your energy till that point in time ...

For now ... sit back ... and start shopping for your furniture, lightings, etc ... but DONT commit any near term delivery date ...

Hope this history will give u all some perspective ...

I tend to agree with DKSG.

While I am not in the building industry and know next to nothing, it would be logical that SB is not delaying TOP 'intentionally'. Each day of delay is $$$ lost to SB, they have to incur costs like workers' salary, guard's salary, maintenance & upkeep of premises, finance charges (assuming they borrowed to fund this project), etc. Conservatively estimated, it can be over a thousand dollars per day.

We can only wait and hope the problems are not too serious and TOP happens soon. I've stopped communicating with SB for over a month.

On another note, I've received a mail on InspectFirst, a company that specialises in helping homeowners conduct unbiased TOP inspections and provide reports. Anyone engaged similar services before? Was it good and worthwhile?

Thanks for the info. They quoted me about <0.1% of my unit purchase price. I think it's reasonable for peace of mind.

i collected a few days back liao... quite happy with the condition... i saw on the white board that there are few units collecting keys tmw too... Congrats and happy inspecting...

Actually to be fair to soilbuild, I would say that they have been fairly prompt in the rectification of the defects. I submitted my defects list last week and I can see that they the works are progressing pretty well. The project manager and the foreman are also readily available to listen to any of complains.

Hopefully they will continue with the good work!

Apparently you can fax it to them too. For those who want the number for the management office, it's:

Had lights and curtains put up today. The so-called smart-home lighting is quite fun to play with although I'm not sure if the remote's all that useful. Does anybody know if there's anyway to program the thing?

Having a Yahoo/Google Groups allows you to have multiple threads. It's like having an entire subsection of a forum so that multiple topics can be discussed at the same time, without having to dig through every post to find the answer you were looking for.

Just to try it out, I created a Google Groups account. It seems to be similar to the Yahoo Groups accounts that I have used in the past to keep in touch with various groups of people, except that it is a bit more organized.

If you guys would like to try it out, you can go to http://groups.google.com.sg/group/pinnacle16 and have a look. You will be required to register/join before you can post though.

The LAN connection...I think you need to subscribe to Maxonline or some other service provider to get broadband...then you can use the LAN throughout your apartment!

I engaged an inspection service which furnished the 8-page report. Each page represents an area (living, toilet, electrical, plumbing, etc).

There was an estimated 50+ defects. Most were cosmetic, alignment, finish or quality issues. However there were a few serious defects in my place: An electrical system fault, leaky plumbing, missing window screws, etc.

You would have known this much earlier if you had furnished me your contact info as previously requested. The P16 neighbours are now communicating via email as this forum is not the most appropriate for discussing 'domestic' issues.

Wow, how much did u pay for the inspection service? I found more defects than you! Haha...Mostly minor...but yes, I also had the leaky plumbing problem. The drainage was not sealed properly inside...most people would not have checked there...but I had some "expert" help...FOC. :)

Hi Malau

I was away in BKK 4-6 Aug.

My bath tub drain out pipe was leaking, so I thought it's good for everyone to check too. You'll need to open the 'loose' access tile to check. A powerful torchlight is recommended. Fill your bath at least 1/2 way, then open the drain out. Watch the drain pipe closely.


What leaky plumbing problem. Maybe I should go double check on that. I haven't really bothered much with the minor defects, only the more obvious ones. I figure minor dings are bound to happen sooner or later anyway.

Dear All,

Its been awhile since i have come back. Happy to see all of you already collected your keys- Congrats...and am arranging soon to collect mine too.

This evening, while dining in town, I took the route to P16 on the way home(braddell). I am very surprise and astonished to find 2 indian Securities of P16 and couple of outsiders(3-4 indians as well) DRINKING BEERS, SMOKING with Self made table by the side of the security room. Are they having some parties or what?? What would people think of when they pass by the property to see, couple of people with the security staffs drinking and smoking and chatting?? (i do not know if its loud) as i was driving along the way and found this!!!!

Gosh for the moment, what will happen when the security becomes slack have some hanky panky with the outsiders?? Whats the point of having them round?? What if you are walking towards home..and bump unto these people who are drunk? Guess what time i have bump unto this incident..Its Barely 11.30PM?? Maybe they must be thinking since its a new properties..who cares right?? But I seems to realise that there are already 3 cars parked there .

Hope this never happen again but i guess we have to feedback to the SB(i wonder if they really cares) or the management people?

I think the few guys you saw are probably the site workers. They are around now as many units have defects to rectify. Most of us who have collected keys will know them by sight (and a few by name).

While it is perfectly fine for them to have a few beers/smoke after work, :scouserd: they should find a better place to do it rather than at the guard post. Maybe they're helping to keep the night security guard awake!

I have spoken to the security gurads and they seem alright. The other guys are some of the site workers. Perhaps they are just keeping the security guard company, it can be quie boring I guess.

I think because it's a small place, they have only like 2 guards who do 24hr shifts so it's quite shack for them.

I'm sure the security company has some regulation regarding drinking at work, perhaps only the other guys were drinking, or it was a change of shift and the on-duty guard wasn't drinking.

On another topic, the idohome forum seems to be down...

It is definitely nearer to MRT when compared to Pavillion 11 and Montebleu

Yeah, it's true.

asciano has mentioned under P11 thread that Renci hosp's new site is along Tan Tock Seng link. If you r planning to get a unit at P16, make sure it won't be blocked by the new Renci hosp.

This project enjoys the same sheltered path from MRT which was built for Ministry of Home Affairs. Nearly bought a unit there myself. This place fetches good rental yield so it can't that far from MRT unless u are comparing with PI etc.
According to a owner friend, SB did rectify all the defects pretty quick.

If a hospital is being built there then will values fall.. I've often read that chinese people dont like living near hospitals... Superstition or feng shui I think..

Yes, you should be more concerned about the blocking issue. I've been there a couple of times, it's pretty peaceful cos we're talking about small roads here.
As for fengshui, yes...generally they're not for it...but if you're really particular, you need to get the fengshui master to see the environment with your b.d. etc. It's very personal when u talk about fengshui and I'm sure they can suggest ways to help.
How many mountains we have in Sg to meet the perfect requirement of a 'mountain as support and the sea-facing' (translated fm chinese) view they want in fengshui? :lol:

I'm interested in the Centrio at Shan/Irrawaddy road but I hear the SB is asking about $1000 psf for this project. Is it worth that much considering that

1. Across the road at Jln Rama or Jln Rajah is only about 600+ psf
2. This is a district 12 project
3. Its only 15 storey high, no view at all except looking at Ren Chi, Pinnacle or Phoenix park
4. This is not a full condo facilities project

How much should I offer them for psf?
