The Central District of International City is now sold out, two years ahead of the projects expected completion date. The Nakheel development is located in the centre of International City and spreads over 21 ha of land. Once complete the district will be the centre of International City’s commercial activity but will also house residential and leisure amenities.
The district’s 34 plots have been sold to independent investors. The new owners have the flexibility to develop their own projects on the plots, under Nakheel’s guidelines. Although The Central District will primarily serves as the business hub of International City developers will also be able construct residential towers.
All of the 11-storey towers in will house retail outlets on the ground floor and each tower will have basement parking for 130 vehicles. The key feature of the district will be the 30 to 40-storey tower that will house corporate offices with a shopping mall at its base.
Sultan Ahmed bin Sulayem, executive chairman, Nakheel, said: “We have positioned International City as the one of new centres for trading and commercial activities in Dubai. The 1.2 km long dragon-shaped structure is in the final stages of construction and will assemble the largest and most varied collection of Chinese products and services under one roof.
The unique retail, commercial and residential project will create a novel type of retail in the heart of New Dubai. The project development within the International City is being supported and implemented by Nakheel and the Chinamex Middle East Investment and Trade Promotion Centre.
'The development of International City is driven by emerging trends in business and lifestyles of various countries represented in the Residential District,' said Sultan Ahmed bin Sulayem, Executive Chairman, Nakheel. 'However, the dynamism and innovation displayed by China has prompted us to create a dedicated area to Chinese traders and investors could carry out commercial activities and open their wares to new markets, in a setting that would recreate bring alive the Chinese ambience through themed interiors.'
Dragon Mart will be housed inside the biggest dragon-shaped building in the world, spread over an area of 150,000 square metres, extending to a length of 1.2 km, with the dragon-head measuring 220 metres in length and 210 metres in width and 18 metres in height. The body of the dragon will be 980 meters long, 110 metres wide and 6.4 metres high. Dragon Mart will be a two-storey structure with the exterior made up of aluminium plates to give the look of the scales of a dragon.
'Dragon Mart will assemble over 4,000 qualified Chinese manufacturers and enterprises, including joint venture companies and foreign companies operating from China, all pre-qualified and selected by concerned authorities, in order to ensure high quality and consistent standards,' added bin Sulayem. 'When completed, Dragon Mart will provide a unique business and lifestyle experience to visitors from all over the world.'
Dragon Mart will house showrooms, shopping area, restaurants and warehouses. The Mart will be divided into 20 commercial areas, 13 service areas, an office area and a business centre. There will be many negotiation rooms and three conference rooms within the commercial areas.
Adjoining the Dragon Mart will be a complex of 25 residential buildings in a Chinese themed elevation, located about 300 meters away from the mart, offering 1,868 quality apartments and retail space on the ground floor level, completing the picture of an elegant mixed used development. The first areas of International City to be opened are the Dragon Mart and the Chinese residential districts, while the rest of the residential districts, commercial areas and tourist attractions will follow at different stages throughout 2005.

Upon completion, and when officially certified, Al Warsan Lake will be the second man-made wetland in the Middle East region, densely populated with a variety of birds species.
Describing the formation of Al Warsan Lake, Sultan Bin Sulayem, Chairman of Nakheel said that the creation of the lake was essential in order to preserve any wildlife living there and by conserving it, it would continue to attract and grow in specie variety. This conservation programme has immediately grown in stature to be one of Nakheel's most challenging ongoing projects.
'A few years ago, a large mining exercise was conducted at what is now the location of the lake, leaving behind a sizeable quarry in its wake, which extended over an area of 30 hectares with an average depth of 3-4 meters. Officials at Dubai Municipality proceeded to fill this quarry with water, and this water body was discovered when construction began at International City,' he explained.
Upon discovering the water body, and its vast aviary population, Nakheel commissioned MWH whom in turned solicited the capacities of the Emirates Bird Records Committee to do a detailed Ornithological Survey of the lake.
According to the report, a total of 185 bird species have been discovered at Al Warsan lake, which equals 45 per cent of the total number of species sighted in the UAE. Of these, seven species of birds breed at the lake including Purple Gallinule, which breeds no where else in Arabia and the Red Knobbed Coot which breeds no where else in Asia, Sulayem elaborated.
'We are currently in preparation of the necessary documents to be presented to the Ramsar Convention – the world's premier wetland conservation organisation – to include and promote International City's, Al Warsan lake as a global landmark. As we await their official confirmation, we are already engaged in conserving and growing this rare natural gift to the best of our abilities: We have a consortium of specialised companies led by Dar Al Taqniya, a private technology cooperative of scientists and engineers dedicated to providing quality engineering support and technical services in the fields of water and water management and environment conservation. Every detail has been thought through from protective surrounding fences to the use of noiseless boats on the lake.'
'Plans are also in place to offer residents and visitors the rare opportunity of seeing and studying birds in their natural habitat, without disturbing them. We will offer virtual access and limit physical access in and around the conserved areas,' Sulayem stated, adding that Nakheel not only invests greatly in ecosystem management and sustainability, but also ensures that conservation is incorporated into corporate culture where possible.

Dubai: Nakheel has announced plans to expand Dubai Design Centre (DDC), the hub for traders and retailers that offers a range of home furnishing and construction solutions at its International City.
The expansion at the DDC will now take the total area of the development to 13 million square feet with a net prime retail space of 5.7 million square feet, the rest of which is being used to create additional amenities for customers, tenants and patrons from the GCC and the Middle East.
Sultan Ahmad Bin Sulayem, executive chairman, Nakheel, said: "Dubai Design Centre answers the region's call for an integrated market space that is exclusively dedicated to offering every conceivable solution in home furnishing.
"The development is the first and only port of call for real estate and property developers in the UAE, the rest of the GCC and the Middle East region who are looking for world class furnishing accessories and building materials."
The DDC is located in Al Warsan. The 4.2 kilometre frontage of the project lies adjacent to the Emirates Road.
"The Dubai Design Centre is strategically located in the International City development, lying in close proximity to many of the signature property developments taking shape in the New Dubai area," said Bin Sulayem.
The DDC is spread across several zones offering showroom space for products that are clubbed together according to category.
These areas are lined up in the elongated 'U' shape of the development with each Zone providing customers choices in furniture, beddings, lounges, tables, general homeware, garden décor, carpets, fabrics, artwork, electrical and white goods, home entertainment products, lighting and fittings, electrical appliances, air conditioning and hot water, etc.
In addition, the centre features office blocks providing 80,000 square metres of prime office space and a business centre, offering integrated conferencing and business related solutions to the tenants of the project.
The centre will also host a three and a four star hotel, two food courts, as well as an entertainment section.
"The DDC in coming years will be nodal point for the construction and real estates development activity in the region, with global industry leaders already showing interest in the project as their hub to service the GCC and the Middle East region," Bin Sulayem added.
A 10,000 square metre retail plot is planned to be added to the centre. Due to extensive length of the project, the 20-metre wide internal corridors will have a number of moving walkways.
An external shuttle service is planned within the project to double up as a mass transit system. A public car parking facility intended for approximately 18,000 cars will occupy the entire lower level of the development.

The 1.2 km long dragon shaped structure is a permanent exhibition space comprising showrooms and business facilities including: post offices, meeting and negotiation rooms, full commercial and general services and will assemble the most exhaustive collection of Chinese products under one roof.
The development, which is being jointly promoted by Nakheel and Chinamex Middle East Investment and Trade Promotion Centre, is spread over an area of 150,000 square meters in addition to 30,000 square meters of warehouses. It will host Chinese businesses or businesses associated with products and services from China, including joint venture companies and companies operating from China through the Chinamex Middle East Investment and Trade Promotion Centre.
Sultan Ahmad Bin Sulayem, Chairman, Nakheel, said, 'The international market cannot ignore the 'China Effect', where the products and services from mainland China compete with that of the other countries, price-wise and quality-wise on a global scale. The Dragon Mart is Nakheel's acknowledgment of China's influence in international trade and commerce and will create a space for traders and entrepreneurs from the mainland to offer their services to the lucrative Middle East markets.'
The Mart is divided into several commercial areas, which will host a wide variety of Chinese products and commodities, including, textile and garments, food and groceries, household and electric appliances, interior decoration, home furnishing, arts and craft, chemical products, sports and leisure accessories, electronics and lifestyle products. The development will also host food courts with Chinese restaurants and other tourism interests for visitors to sample Chinese heritage and culture.
The work on the Dragon Mart is proceeding, paving the way for the development to be opened for business as early as the end of 2004. The epi-structure of the project is finished with the work on the interiors being almost complete. A sculpture representing Chinamex logo designed exclusively by Chinamex will form the centrepiece of the fountain facing the main entrance of the Mart. The interior of the Dragon Mart body will host vast exhibition spaces divided into six zones, each of which is further divided into four exhibition areas. Between every two consecutive show areas there is an open space, covered by a large tent around 17 meters high, with a total of 11 tents spread across the entire structure to represent the spine of the dragon. The body of the dragon measures around 980 meters long and 110 metres wide and around 6.4 metres high. The two-storeyed Dragonhead measures around 220 metres in length and 210 metres in width and 18 metres in height will have a full-fledged Chinese Garden on the ground level.
'The Dragon Mart has demonstrated Nakheel's ability to understand and dissect emerging market and business trends, and to offer the right infrastructure solutions for business activity and excellence,' said bin Sulayem. 'The Dragon Mart on completion will be the centre of business activity in the Middle East for Chinese businesses. Dubai-based MiNC Property Enterprises has purchased two buildings in the International City development, and will market a third, giving the company a stock of 235 apartments worth around USD23m. DUBAI - The Lake District inside Nakheel’s 800- hectare International City project in the Al Warsan area of Dubai is currently under development to protect more than 186 species of birds, including some of the rarest in the Arabian and Asian regions that have chosen Al Warsan Lake as their nesting grounds.
Nakheel is investing a lot of resources in developing the Al Warsan Lake, making it the first lake in the AGCC countries to be designed and developed to protect the wildlife. This conservation effort by Nakheel is part of their strategy to protect the valuable wildlife in the Middle East region.
According to a report by the Emirates Bird Records Committee, the total number of bird species that have been discovered at Al Warsan Lake equals 45 per cent of the total species of birds sighted in the UAE.
A team of leading wetland specialists, including Nakheel’s in-house environmental experts have been formed into a project consortium commissioned to prepare a Lake Enhancement, Preservation and Management Plan that focuses on creating a sustainable wildlife sanctuary located in the heart of an urban development.
Along with Al Warsan Lake, the Lake District will host several multi storeyed residential buildings built in Indonesian and Thai themed elevations. When taking into account rental return percentage you have to deduct the service charge which is normally paid by the landlord!!
These units have been mis-sold to overseas "investors". Its location next to the sewage works should give you a clue. :bash:

No,,, it is next to an Aluminium and Desalination plant. (Dubai Marina is even closer) Dubai is very small, everything is next to something, be it a Concrete Factory, Power Station, Cooling Plant or Manufacturing Zone. These are called ground realities. The things they don't show you in the brochure but we cannot do without. We live, therefore they exist.

Don't forget this is one of the cheapest projects, and when you buy property you get a free residence visa, so it will be a very interesting option for many people who want to come to live in the UAE, works out well for you (the owner) in the end, so DIC should remain popular for this very reason.

Zoheb_Akhtar March 14th, 2005, 04:41 PM OK, Can someone explain to me how the residence visa works, please. I've been told that I will be entitled to get one, with the completion of the 40% deposit. However, not been told how. Can sum1 tell me the step by step process. Basically what is the criteria and what do I need to do, as I am in the UK. Is there a certain age limit? As I am 20 and certain countries/states do not view anybody under the age of 21 to be an adult (don't ask me who, cos I don't remember but remember reading somewhere). Also what are the financial costs? Is there any point (advantage), as I am a British Citizen and don't expect to stay for more than a period of 30 days at one time?

The residence permit expires if you don't use it to enter and exit for a max of 6 months

Just open the pages of any property paper or magazine in Dubai and you will see numerous advertisements for International City, but what's it all about?
Basically it's a self-contained community, covering an area of 800 hectares which is equal to eight million square metres or 1,976 acres. This is a massive and unique project in the true tradition of Nakheel who are the developers. It is located in Al Warsan, which is 12 km from Dubai International Airport, and borders the Dubai/Hatta Road, Emirates Road and the Academic Road.
International City consists of several districts as follows. The Residential District of International City is one of its kind in that the buildings will be based on the architecture and themes of several countries. There are the large neighbourhoods of Russia, Italy, Spain, England, and France; the medium neighbourhoods of Morocco, Persia, Greece and China; and the lakeside neighbourhoods of Indonesia and Thailand.
Each country is split into between one and five clusters, Italy being the smallest with only one cluster and China the largest with five clusters. Each cluster comprises numerous buildings of between three to five floors. Each building is composed of studios, and one-bedroom apartments with some buildings have retail space on the ground floor as well. The original price per square foot from Nakheel was Dh225. Buildings have changed hands at up to Dh350 per square foot since then. The most sought after areas being England and China, in which there was frantic activity at the beginning of the year.
Companies and private investors have bought the buildings and are now selling off the individual units to the public. Studios which are 480 square feet are selling for Dh225,000 to Dh300,000 and the one-bedroom apartments which are 720 square feet are selling for Dh325,000 to Dh400,000.
Retail units are available from Dh700 per square foot. There are a total of 21,000 units which will be home to over 60,000 people. As the units are small, most of the residents are likely to be single professionals or couples. However, the Lake District Thailand and Indonesia has two- and three-bedroom duplex apartments with enchanting views of the lake and would therefore appeal more to families.
The Residential District is designed in such a way that it is possible to walk to the outer limits of International City from within any cluster, in just four minutes. There is a replica of the Forbidden City which is bordered by China and Persia. The whole of the Residential District, which is 300 hectares or three million square metres, will have beautifully landscaped gardens, fountains and recreational areas to provide a serene atmosphere to the region. There will also be an abundance of retail outlets, amphitheatres and restaurants together with schools, post offices, and hospitals etc. providing residents with all the necessary amenities to make their lives enjoyable and comfortable.
Another district of International city is the Central Business District, otherwise known as CBD or just Central District. As its name implies, it is located at the centre of International City's, Residential District. It is spread over 21 hectares and will be the nerve centre for International City's commercial activity. It consists of 34 plots which have been sold to independent developers. They are allowed to build towers of 11 storeys in any design with mixed usage of residential and office units, incorporating retail outlets on the ground floor. There is basement parking for up to 130 cars with each tower. The original price was Dh45 per sq ft but have recently been selling for as much as Dh100 per square foot. An impressive 30-40 floor feature tower will also be built in the centre of the central district covering some 50,000 square metres housing corporate offices and will have a mall at its base.
Dubai Gate borders International City on three sides and will be a state of the art hub for companies wishing to exhibit their products to a truly international audience either on a permanent or temporary basis. To accommodate both exhibitors and visitors, two quality hotels will be built on the site, each comprising 300 to 400 rooms.
Adjacent to China and running alongside the Dubai/Hatta road is the Dragon Mart which is spread across 50 hectares. This is a very large trade mall in which some 3,000 Chinese companies are able to display their products. It is in the shape of a 1.4 km-long dragon. The main entrance is through the dragon's head. It has parking for 2,000 cars and houses showrooms, shopping areas and restaurants. This has now been completed and is open to the public.
The whole project is due for completion in early 2007 by which time Dubai is expecting around 10 million visitors a year. I believe this will be a great place to live and do business, and with its close proximity to Dubailand it should be fun as well. it looks like a bazar with no charme, no details, no architecture, no nothing!

then i decided to drive through international city itself and was even more disappointed!
the renders and everything looks great, but in reality these houses suck design-wise! :puke:

one building is almost completed, a 12 storey building, couldn't figure out which one it is.

what i also didn't find appealing was that, although the dragon mart has been completed last december, many pavements and walkways have not been finished.
if you have been to ibn battuta, you have recognized the same, there are unfinished pavements and bricks all over the place. construction workers are gone and nobody completed the pavements!
when you walk around there in the dark, it's dangerous, you might break your ankle!

if you have been to ibn battuta, you have recognized the same, there are unfinished pavements and bricks all over the place. construction workers are gone and nobody completed the pavements!
when you walk around there in the dark, it's dangerous, you might break your ankle!

This project in my opinion is great, it speaks for a good vision and good planning.
There needs to be a mixture of all types of development.
Before, I never understood why the focus was mainly on high end homes!
Trust me although a lot of people make good money in Dubai, that certainly does not represent the majority, a lot of people get paid between Dh1,500 to Dh7,000.... This category was neglected completely.
I'm glad that now everyone will be considered across the board.
And in my opinion the project such as the International City will have people actually living in it, these places will be occupied and used, not like the majority of the high end projects that are mostly empty, or are bought up be speculaters, or just some Germans or Brits that will use them just for a few months in the winter time on vacation.
Dubai needs more reasonable and economical housing as the need is huge.
Everyone would love to have this perfect city full of high end housing with beautifull waterfalls and spas....
But we have to seperate fantasy from reality....

however i share v. kapoor's frustration - i too would like to see the progression of Internation City - the problem lies squarely with nakheels's inability to inform their buyers with updates - the least they could do is publish some construction pics on their website and inform owners of anticipated completion of their respective sectors.
any enquiries made to nakheel requesting updates are quickly lost within their inept admin system - they do not seem to have any co-ordinated after sales division.
both JBR and emaar (and many of the far smaller marina developers) perform a far better job in this regard and i reckon we should all demand better communication from nakheel - they are not shy when chasing payments from clients - one day overdue and they start charging interest on overdue amounts.

Actually according to Ragga they're not that bad. That jumeirah islands thingy scared everyone but as Ragga said, in a development that size you can't expect there to be 0 problems. He was happy anyway. International city seems to be pretty far away from most people though so that's why there haven't been updates probably

i have checked all of the dubai property purchasing lists as my cousin works in nakheel, and the dubai government, they have also checked all of their 7423 owners of international city, and your name and details are none existant, so WHO ARE YOU TO SAY THAT INTERNATIONAL CITY IS A BAD/ OR CHEAP INVESTMENT?? you have not bought (or can't afford to buy!!) so please do not make any comments as you are just a sad lonely person, just trying to make freinds :weirdo:

still, it looks way better than nakheel's new gardens development next to ibn battuta
power lines are running through people's balconies and as most of them are 10 storeys high they all enjoy beautiful views over the power plant and dubal aluminium factory
somebody should have thought about the power lines earlier
nakheel is just building its projects around it

There also some old construction photos for some of the towers at Dubai Marina on the GoWealthy Site, I must say that GoWealthy is one of the best real estate agents in Dubai, i bought my Palm apt through them in 2004.
