Construction of Projects in Angeles City and Pampanga!

Since there are only a few Capampangan forumers, I decided to create one general projects and construction thread.

This is directly across Casino Filipino. Trust me, Angeles is in a mid-rise construction frenzy right now. Kaso medyo scattered eh. Lalo na sa Malabanias and Balibago, talagang kabi kabilaan ang construction. I just wish the local gov't do something about the traffic situation.

Grand living at Grandview Tower
http://www.sunstar.com.ph/pampanga/grand-living-grandview-tower

ANGELES CITY- Luxurious living at an affordable price is now here at Grandview Tower, the first ever 7-storey five-star condominium and hotel located in the heart of Don Juico Avenue, Balibago in Angeles City.

Soon to open in December of this year with 138 rooms and world class amenities which include outdoor fine dining, casual dining, business center, 24-Hour travel agency, coffee shop, convenience store, massage center, boutiques, roof deck putting green, swimming pool, fitness center, sauna room, wifi internet and satellite cable TV.

During Saturday’s launching of Grandview Tower’s model units, Philippine Land Group (PLG) president and CEO Maurice Van M. said that it’s all systems go for the completion of the much awaited project.

"We are so excited about Pampanga, particularly Angeles City and Mabalacat because we believe that real growth will happen here in the next few years. Throughout Asia this will be the growth area. We are very proud of that and we want to contribute to this development. This is the hub of Asia," Van M. said.

"Our aim is to provide a vibrant condo-hotel which is not only authentic and diverse but will instill a sense of pride and sophistication to unit owners, a feeling of passion and elegance every time you come home to Grandview,” Van M. added.

He said that PLG also aim to show more Filipino furniture in their housing projects in order to give owners a sneak preview of local furniture so they can experience a piece of Pampanga.

Van M. lauded Architects Andy Gulapa and Owen Macalino for conceptualizing the project from the very beginning and for working 48 hours for the past two days to ensure the completion of the model units.

August 8, 2007 saw the ground breaking of the Grandview Tower Condotel project in this city which commenced construction in June 2008. It is now nearing completion.

PLG was conceptualized and organized July 1, 2006. Their first project in Pampanga was a joint venture with another developer to complete the Grandview Heights 1 Subdivision composing of 123 housing units. On February 23, 2007 PLG initiated the development of Grandview Heights 2 Subdivision with 211 housing units as well as a commercial area.

PLG is now working hard to commence construction on their third subdivision located in Camachilles, Mabalacat, having 574 housing units plus a large commercial area.

PLG is dedicated and keen on delivering a total housing program with innovative designs that conform to the buyer's needs and capability.

The backbone of the company is staffed with personnel that boast more than 80 years of combined experience in the real-state industry. PLG aims to break new ground with such innovative projects like the currently rising Grandview Tower in Angeles City.

Philippine Land group will strive for more innovative and prestigious developments in the Philippines.

PLG Vice President Arnel DG Torres encouraged foreign and local would-be buyers to invest now, saying that their investments is self liquidating and is a good investment considering that in the tourism industry more and more condo-hotels are in demand.

“Your investment can pay for itself within a few years. Owning your own hotel room with a steady income is easy. First visit our showroom located at Grandview Tower, Don Juico Avenue, Clark View, Angeles City. Second, our trained sales executive will guide you in selecting your unit, and third, just complete the initial paperwork and pay the reservation fee of P50,000 and your done,” Torres said. Texas Instruments facility in Clark awarded LEED gold certification
http://ph.news.yahoo.com/mb/20100611/tbs-texas-instruments-facility-in-clark-ae83b27.html

CLARK FREEPORT, Philippines -- Texas Instruments (TI), Inc., announced that the US Green Building Council (USGBC) has awarded its new assembly/test facility here a Leadership in Energy and Environmental Design (LEED) Gold certification, the first gold-certified facility in the Philippines.

"The LEED Gold certification is a validation of TI's commitment to environmental stewardship and to the health of the communities where it operates," Bing Viera, managing director of TI's operations in the Philippines, said. "The Clark facility was designed from the ground up to maximize manufacturing capabilities and minimize environmental impact."

The newly constructed 780,000-square foot facility is located on the former Clark airbase in Pampanga.

TI has had a manufacturing presence in the Philippines for more than 30 years. It earned a LEED-NC silver certification on its Phase V expansion project in Baguio City last year. It was the Philippine's first LEED certified building.

TI began using USGBC LEED rating systems to guide improvements for construction and sustainability in the early 2000s when the company constructed the world's first LEED gold-certified semiconductor manufacturing facility, RFAB, in Richardson, Texas.

TI Clark site's sustainable design and construction features include:

-- A highly reflective roof to reduce heat gain. It is the first TI site to install a section of vegetative roofing. The 11,000 square foot roof area is covered with living plants to help reduce heat gain and slow water runoff.

-- Natural day lighting is used where possible, and efficient lights with sensors and controls take care of the balance of the lighting needs. TI utilizes a desiccant wheel air handling unit to provide dehumidified fresh air. Traditional chilled water cooling removes some moisture and cools the air while the desiccant wheel absorbs the remaining moisture.

-- More than 20 percent of the materials in the building were made from recycled content and 40 percent of all construction materials were locally produced.

-- Low-emitting materials such as paints, adhesives, sealants, and carpeting were used to minimize off-gassing and provide for better indoor air quality.

-- More than 96 percent of the construction waste was diverted from the landfill through reuse or recycling. A truck load of waste crating material was donated to the Philippines National Apiary Project, which turned the wood into working beehives for honey production. Construction waste was also donated to neighboring organizations, including a school, church, and local indigenous community group. (AMR)

Pangilinan to pour billions in Pampanga projects

CLARK FREEPORT — Manuel V. Pangilinan, chair of telecommunications giant Philippine Long Distance Telephone Co. (PLDT), plans to invest billions of pesos in tourism and transportation-related projects in Pampanga.

Vice Governor Joseller Guiao disclosed this last week during the 30th general membership meeting and induction of new members of the Pampanga Chamber of Commerce and Industry (PamCham) at the Holiday Inn here.

“Very recently, President Macapagal-Arroyo, Governor (Lilia) Pineda and myself were with MVP (Pangilinan’s acronym) and he revealed that he plans to build a tourist destination—a water theme park like the one in Camarines Sur—along the Subic-Clark-Tarlac Expressway exit in Floridablanca where both foreign and local tourists can indulge in swimming, wakeboarding, boating and other activities,” Guiao said.

Guiao said Pangilinan was also designing a dedicated railway system that would link the Diosdado Macapagal International Airport and Metro Manila.

He said the railway system may be put up at the middle portion of the 84-km North Luzon Expressway (NLEx), which is being operated and managed by the Manila North Tollways Corp. (MNTC).

MNTC is controlled by Pangilinan’s Metro Pacific Investment Corp.

In their meeting, Guiao said Pangilinan had made known his intention to bag the construction and management contract for a new DMIA terminal in partnership with San Miguel Corp. president Ramon Ang.

Guiao said the high speed railway system would complement the terminal project at the airport here.

Earlier, the MNTC bagged the contract to maintain and operate the 94-kilometer long Subic-Clark-Tarlac Expressway. It also operates the 8-km Subic Tipo Road that connects SCTEx to the Subic Bay Freeport.

Pampanga should be the next boomtown after Laguna. What with an international airport there and its proximity to Metro Manila. Not to mention a strong congresswoman there who could hopefully and possibly spearhead some major developments and infrastructure in that area. But somehow it seems that the South of Manila (Laguna, Batangas, Cavite) is more progressive than the North (Bulacan, Pampanga).

Buying Tips for Condo and House Hunters
There are a lot of problems with some condominium and housing subdivision projects at the moment (this includes some well known brand names). Paying for a unit in a condominium building that has yet to rise is, no doubt, a great risk - and a costly one, should construction plans not push through. There are so many ways that putting up a building can go wrong - purchasing a lot without an authentic title, conflicts with neighboring properties, etc.

Laying your money in real estate isn't as solid as it seems nowadays, so I recommend that you protect your interests by:

Checking out the Housing and Land Use Regulatory Board (HLURB) website before making any financial commitments or signing any documents in relation to buying a condominium or subdivision project.

HLURB home page:

http://hlurb.gov.ph/home/

HLURB buyer’s rights and guide (under the services tab):

http://hlurb.gov.ph/services/buyers/

HLURB questions and answers forum (usefull to ask questions and see previous questions and answers):

http://hlurb.gov.ph/forum/forumdisplay.php?fid=3

Legal Services Group
You can also phone the Legal Services Group and talk to their attorneys. I have found the Legal Services Group to be very helpful; they speak very clear and good English and have a thorough understanding of the law in relation to real estate issues. They are also aware of the many problems and scams that the different developers are using:

E-mail: lsg@hlurb.gov.ph
Tel. No. (632) 920-8749 / 924-3370

Finally
If you are seriously interested in buying, then seek the advice of an independent attorney to check all documents and do a Certificate of Title search at City Hall to make sure no affidavits of pending action and/or liens are attached to the title.

New Clark projects to generate thousands of jobs

by Carlo Lorenzo J. Datu

CITY OF SAN FERNANDO, Pampanga, May 26 (PIA) -- An estimated 7,000 jobs are expected to be generated by the two new projects inside the Clark Freeport Zone.
Department of Labor and Employment regional director Leopoldo De Jesus revealed that up to 5,000 careers will be up for grabs once Japanese owned-Yokohama Tire Philippines Incorporated’s 28.2-hectare expansion plant begins its operations.
A portion of the expansion plant will be first operated in 2013 and shall be fully utilized by 2014.
Upon completion, it is expected to significantly boost production capacity. By 2017, tires manufactured by Yokohama Philippines will increase to approximately 17 million tires a year or 50,000 tires per day compared to the current production of seven million tires a year or 21,000 tires per day.
Meanwhile, De Jesus also disclosed that Korean-led Donggwang Clark Corporation will need approximately 2,000 workers for its $200 million leisure community project.
The 304-hectare project consists of a 36-hole golf course, clubhouse, condominium with 330 rooms, water park, spa, gymnasium, eco-tourism park, business center, an international school, golf academy, hotel with 300 rooms, casino, 500 villa units, and a shopping village.
Under phase one, the proponent is expected to complete within 30 months the construction of the golf course, club house, 100 villa units, and the international school – which will be operated by the Brent School.
Phase two will be the construction of condominium, the water park and the additional 300 villa units.
The third phase will be the construction of the hotel, eco-tourism park, casino, shopping village, additional 100 villa units, and other amenities to entice the arrival of more local and foreign tourists in Clark. The project is expected to be completed by 2016.
De Jesus added, these foreign projects prove that Central Luzon is a conducive investment destination. (WLB/CLJD-PIA 3)

Alveo Land launches Pampanga condo project
Philippine Daily Inquirer
11:37 pm | Wednesday, June 29th, 2011

Alveo Land Corp., the Ayalas’ mid-income residential property arm, has debuted into condominium development in Pampanga with the launch of a P1.7-billion mid-rise residential project near the group’s Marquee shopping mall complex.
The venture into mid-rise residential tower development in Pampanga is a bet on the rise of a new central business district in that area and in line with what the Ayala Land group deems as the “growth corridor of the North”—comprising Angeles City, Subic and Bataan.
Under the first phase of the new condominium project called Marquee Residences, Alveo is selling 199 units in two towers that are targeted for turnover to buyers by the third quarter of 2014. The first tower will have eight stories and the second tower 13. The second phase of the project, which will also have two towers, will be launched next year.
Alveo expects to sell all 199 units within the year, Alveo chief operating officer Robert Lao said in a briefing Wednesday. Capital outlay for the first phase is expected to hit P800 million, but including the next phase, capital spending could reach P1.7 billion, Lao said.
“Angeles City, given its location, serves as the gateway to the north—making it the first accessible cosmopolitan district from Metro Manila that offers an impressive mix of urban conveniences, recreational options and leisure amenities,” said Aries Gonzales, division manager at Alveo Land.
Units at Marquee Residences are priced at P87,000 a square meter. This means that a 53-sqm one-bedroom unit will be sold for P4 million to P5 million. A 73-sqm two-bedroom unit will fetch P6 million to P7 million while a three-bedroom unit with an area of 105 sqm is priced at P8.5 million and P10 million.
Despite the general preference for single-detached houses with sprawling backyards in Pampanga, demand for the new residential project looked promising. In the first day of launch, Gonzales said 63 percent of tower one was taken up.—Doris C. Dumlao

The province of Pampanga is famous for a lot of things: those huge and beaming lanterns at the Giant Lantern Festival or Lubenas during Christmas; the International Hot Air Balloon Fiesta in summer and the its culinary brilliance among others. Now, Alveo Land gives everyone a chance to experience all these things and live the Kapampangan way at its best with its latest residential offering -— the Marquee Residences.

Living in the hustle and bustle pace of the metro gets too tedious at times but still its bright lights and night life are among those things that are hard to live without. So for those who want to enjoy the serenity of life in the province and yet do not want lo leave the city life behind, then Marquee Residences should perfectly fit their lifestyle.

Situated at the center of urban living in Pampanga which is Angeles City, Marquee Residences is at the heart of the fun and excitement in the province. Marquee Residences is easily accessible from Metro Manila through the North Luzon expressway via the Angeles exit.

Dubbed to be one of Northern Luzon’s premier business, industry, aviation and entertainment centers, Angeles City is just a short 10-minute drive from Clark.

"Angeles City, given its location, serves as gateway to the north, making it the first accessible cosmopolitan district from Metro Manila that offers an impressive mix of urban conveniences, recreational options and leisure amenities," said Aries Gonzales, division manager for project development of Alveo Land.

Marquee Residences is the latest addition in the Marquee community which is already a flourishing area in Pampanga. Primed to be the region’s premiere lifestyle destination, the Marquee community is composed of a 35-hectare residential community called the Marquee Place and a three-floor commercial establishment known as the Marquee Mall. Together, these three are to form an iconic spot in the North.

"Following the success of our previous residential development, Alveo Land once again offers a new suburban concept, which is another first for the brand—Marquee Residences," Gonzales said.

With an estimated land area of 6,605 square meters, Marquee Residences will be a two-tower condominium complex and the first mid-rise development of Alveo Land in Pampanga.

It will be located directly across the Marquee Mall to cater various shopping, dining and other lifestyle needs and near other recreational spots like the Fontana Leisure Parks and Casino, Casino Filipino, Paradise Ranch, Mimosa Leisure Estate, and Clark Special Economic Zone to name a few.

Educational institutions will also not be a problem as nearby universities like UP Clark, Angeles University Foundation, Holy Family Academy, Holy Angel University, and Westfields International School, among others, are very accessible.

Relaxing and enjoying is also within grasp as Marquee Residences offers modern-designed recreational facilities like a 25-meter lap pool, kiddie pool, kid’s play area, garden deck, multi-purpose lawn and meditation area—a perfect complement while savoring the most delectable and mouth-watering delights the Kapampangans have to offer.

The condominium offers a gym and a game room as well.

"True to its thrust of providing innovative living solutions, Alveo Land’s Marquee residences is envisioned to highlight the brand’s understanding the needs of their residents," Gonzales said. "Given this, the mid-rise development is designed to complement the modern lifestyle and cosmopolitan ideals of the vibrant urbanites of Angeles City."

Other amenities include an audio-visual room, function room, and a Wi-Fi zone, ensuring convenience and prestigious living in an integrated community.

Marquee Residences also provides lush gardens and wide-open spaces that allow residents to stroll around or enjoy outdoor activities with family.

"Northern entrepreneurs and residents continuously redefine their city in their own terms," says Gonzales. "And being surrounded by a community that complements Angeles City’s potential as a business and leisure hub, Marquee Residences is truly envisioned to become a signature address of Pampanga."

Alveo Land is the middle income residential unit of Ayala Land Inc.
