RIYADH: Major energy saving technologies will be incorporated into the design of the new headquarters of the Saudi Stock Exchange, Tadawul.

Japanese architects will design a sustainable, smart office environment in the development project in the new financial heart of Riyadh. The project, valued at over SR1 billion, will be designed by the Japanese architect and world leader in sustainable design, Nikken Sekkei.

"This is a very forward-looking decision taken by Tadawul. The new stock exchange at the heart of the King Abdullah Financial District in Riyadh, will be a state-of-the-art building of the future," said Mitsuo Nakamura, chairman of Japan-based engineering consulting firm Nikken Sekkei which has secured the design and engineering consultancy contract for the new headquarters.

In conjunction with Tadawul, Nikken Sekkei has also undertaken to invite up to 10 Saudi nationals to work as short-term interns at their head office in Tokyo.

The King Abdullah Financial District is a multi-year project geared to consolidate the Kingdom's position as the Middle East's financial capital.

The district will be headquarters for the Capital Market Authority as well as Tadawul and for financial institutions and other service providers. Listed companies on Tadawul are worth about $319 billion, almost as much as the rest of the Arabian Gulf markets combined.

Nikken Sekkei, recognized as one of the world's largest architectural and engineering practices with in excess of 2,300 professional staff, won the design and engineering contract in a competition with 6 international companies out of 32 prequalified firms.

"Our sustainable design was chosen because it balanced construction value, sustainability and iconic design. In our design we strived to reflect the identity of Tadawul and incorporate several major energy saving technologies, complying with the latest Leadership in Energy and Environmental Design standards (LEED), the green building rating system, developed by the US Green Building Council (USGBC)," said Nakamura.

Nikken Sekkei revealed that the building's features would showcase a "sunlight scooper" introducing natural sunlight, photovoltaic panels to reduce energy consumption, solar shading to help reduce cooling, mirror ducts introducing natural light to basement levels and deep inside the building and dry mist cooling of exterior space. It will also include a cool pond to store cooled air at night to reduce the day time cooling load , high efficiency chillers and thermal storage and a cool trench to pre-cool fresh air with geothermal energy at lower levels

"We hope to improve cross-cultural values as well as long-term relationships," commented Fadi Jabri, general manager of Nikken Sekkei's Dubai office. "Nikken Sekkei has a long history of involvement with Saudi Arabia, including the design of the Islamic Development Bank in Jeddah in 1993."

There are also some unofficial claims that this will be 480m tower. One guy claims on his blog that one of the engineers of the team designing the tower told him about the height:

Althought there is still no deisgn unveiled, considering the good style of KAFD where the tower will be build, we can be quite sure it will have some great design.

in this project ,there gonna be more than 60 towers and they just show us 11 out of 60
and until now ,no buddy knows what is the tallest tower is gonna be there
because there r so many companies competing for having the tallest tower in this project
and now we just know that the tallest tower is gonna be tadawul tower
so maybe soon there gonna be taller than this one ;)

CMA is short for Central Market Authority which is different from Tadawul (the national stock exchange).

You clearly misunderstood my point. Western people are far more wealthy than arabian people. Ofcourse, there multibillionare oil sheiks, but they aren't enough to keep the exclusive brand-stores opened and to keep the restaurants filled. So they can build whatever they want, even pretty things, but if there's no one to fill all those buildings, you'll end up with a ghost town.
I don't think Arabians don't deserve their cities to look nice, I never said only western cities or cities with westerners deserve to look nice. I want all people on this planet to live in nice cities. I just said it wouldn't be possible for Riyadh, however that's just my opinion.

What you can also ask yourself is: do you really want your city to look like Dubai? I certainly won't. Dubai would be nice to stay as a tourist, and I certainly admire their ambition. However, it's just some huge towers and a lot of villas in the middle of the desert. That may seem nice at first sight, but I think it won't be very pleasant to live in.
Besides, the problem I above mentioned, the fact there isn't a wealthy middle class makes all the malls, the office towers and the condo-towers stay empty. I'm not sure if Dubai will ever get off the ground, but as it seems right now, it's heading towards the ghost town-scenario. They are still building a lot of towers and other things, but also a lot more towers and other buildings are on hold or have been cancelled. If it weren't for Abu Dhabi, Dubai would already have been bankrupt.

Anyway, comparations between Dubai & Riyadh are not very opportune.

Riyadh is now one of the fastest growing cities in the world (expected +10 million in 2025), and most of its growth is due to local population (people migrating from small province towns to the capital, and natural birthrate).

Comparing a 2 million sq.m. country with +50 million people in a few decades (Saudi Arabia) with a city-state with no natural resources like Dubai is as unfortunate as comparing China with Singapore.

You can like one or the other, but they are completely different things to begin with.

Well, I wasn't talking about businessmans. It's your land, your oil and your money so obviously the most businessmans there are arabic ones. But with just a "vision" and money you can't build cities, great towers, and other projects. For now the reality is that arabs allways have to hire foreign engineers, manegers and workers. Thats just all about "doing anything without westerners". Not intended to offend anybody though, thats just fact ;) Saudis builds now many universitates, and thats good thing. Probably after decade or something you won't need foreign intelligence, but for now its simply not the case yet.

in the past ; riyadh city was really need foreign people to benefit from their experiences ,and we still need their experiences "i admit that " :) , but i think we could depend on ourself now, but that will take a while , so thats what happen now ,we use foreign experts and develop education here till we could stand up by ourself :) , when i told u westerns r intelligent and brilliant , because they have preceded us in "science and technology" ,that doesn't mean they physically or mentally different form other people , and u were right when u said " money can't build cities " and i totally agree with that :) and i think i haven't mentioned or hinted about that, just to know that and don't get me wrong :) , so riyadh is still working hard,until it can to be a global city someday :)

Riyadh is actually voted to better quality of life then 40% of american cities, whats with the attacks!! You cant base your view of a cities by a few pictures you've seen on the internet, and all i said is that Tulsa is one of the ugliest cities in the united states

The 385m-tall Capital Market Authority (CMA) Tower in the King Abdullah Financial District (KAFD) in Riyadh has reached the halfway mark.

The occasion was celebrated by CMA chairman Dr. Abdul Rahman Tuweijri visiting the tower site, which will be the centrepiece of KAFD's Financial Plaza.

"It is a focal point and a landmark," said Sweett Group regional director Ramzi Nawfal. The consultant is the project and commercial manager for the development.

As well as destined to become the tallest commercial tower in the Middle East upon its completion, the CMA Tower will also be one of the tallest comemrcial towers in the world.

KAFD currently comprises about 50 towers over a 500ha commercial hub. It will also be the new headquarters of the Tadawul, Saudi Arabia's stock exchange.

Those photos show the CMA Tower. There is an existing thread about that. This was the thread for the Tadawul Tower, which was an even taller proposal which isn't under construction, I think.

The design mobilizes numerous state-of-the-art technologies to assure sustainability in the desert environment.

These are two separate projects, CMA Tower has reached half way mark last month while this one is yet to start I think, will confirm this soon...

Tadawul Tower
In the high-rise commercial segment, Schindler has been chosen to supply mobility solutions for Tadawul Tower, a prestigious project in the King Abdullah Financial District of the Saudi capital city of Riyadh. This 41-story, 208-meter skyscraper will be the new home of the Saudi Stock Exchange, or Tadawul. The installation will feature 26 elevators, including 19 Schindler 7000 elevators with speeds of up to six meters per second, as well as eight escalators.
Enabling Sustainable Architecture
Visitors to the new Tadawul Headquarters will profit from Schindler’s latest innovation in transit management, PORT Technology. Schindler’s PORT capabilities will provide the building with substantial energy saving, access control and transit management benefits.
The Tadawul Tower development is designed by the Japanese architectural firm Nikken Sekkei – the world leader in sustainable design. The architects sought to incorporate several energy-saving technologies in their planning in order to be compliant with the latest LEED standards as well as the green building rating system developed by the U.S. Green Building Council.
Innovative features include a "sunlight scooper" introducing natural sunlight, photovoltaic panels to reduce energy consumption, solar shading to help reduce cooling, mirror ducts introducing natural light to basement levels and deep inside the building, and dry mist cooling of exterior space.
