meron atang wires JP. pero parang nasa gitna ng kalsada. sa bridge na pala yan. sarap siguro mag-emote dun once they start lighting up the building outlines again. :D thanks pala. that's a common view na, kaya kakasawa. konting variety na lang ang nagagawa natin. unless someone gives us the permission to climb up to the helipad of makati city hall. :D

Yep, even during the super typhoon Milenyo, when most of Metro manila had no electricity, Rockwell Center was lighted and not flooded.

Based on a news article, there is already preliminary works on the proposed bridge over Pasig river connecting Estrella in Rockwell with Noah's Ark in Mandaluyong.

^^Matagal nang ginagawa ang estrella pantaleon bridge na yan. It had a groundbreaking ceremony in july 2004 and should been finish in 4 months. Its been 4 years already. :gaah:

cool! dami talagang projects sa Dubai. my fave of which is ...errr, forgot the name, i guess a hotel which will have it's floors underwater. only the top will be visible. sobrang...awesome! i wonder how will they ever build that. but after Burj Dubai, I now think Dubai has the means to turn all engineering marvel into reality. tuwa nating mga Pinoy, kasi may work tayo! :banana: now back to Rockwell. ;)

true. it is not aimed to be as big as bgc but it's still a great alternative to those who prefer living in a small "city".

i would just say that fort could leave the decorations it put up for all of 2009 and no one would say that they forgot to remove the xmas decorations.

^^ Sana, palitan nila ang powerplant mall ng isang iconic na tower, 100-storey, (hotel/office/apartment) at multi-level shopping mall sa baba. tapos, gawa sila ng ferry station sa tapat nila, medyo lakihan na nila, para accesible sa lahat. makipag-usap din sila sa city government baka pwede rin nilang lagyan ng mga restaurants yung gilid ng ilog, hindi naman ata mabaho ang parte na iyan ng pasig river.

makipag tie-up sana ang rockwell sa colgate-palmolive para idevelop yang kinatatayuan ng factory nila, at lipat na lang sila sa labas ng metro. sayang kasi, katabi lang ng rockwell, at malaki ang potential na mapaganda ito. :)

The Colgate-Palmolive, Johnson&Johnson, plus the Royal Oil Factory compounds are all riped for high-end development. But these companies, of course, are waiting for the right offer to sell their properties to developers like Rockwell Land, Ayala Land, Megaworld, Ashmore, Century Properties, SM Land, etc.

The said properties have a great potential for high-end developments similar to Rockwell Center.

They also perfect for the AIM location. Hmmm . . .

Lopez Inc. on the verge of a break-up
THE powerful Lopez family is heading for a precipitous emotional cliff that could lead to the break-up of its diverse corporate empire.

Yesterday’s statement from the son of Manuel “Manolo” Lopez disputing the disclosure of family patriarch Oscar Lopez about the former’s alleged impending retirement as chief executive of the Manila Electric Co. gave a rare glimpse into the depth of the disagreement in the clan, not seen since the time of brothers Fernando and Eugenio Sr. in the sixties.

According to the grapevine, Manolo was still hurting from the Osca-side decision to whittle down the Lopez shareholdings within Meralco that the younger brother did not even bother to greet Oscar on his birthday last April 19.

Earlier, Manolo called up Benpres publicist Boo Chanco asking that he retract his claim in his Philippine Star column that Manolo, now grumbling within media’s earshot, had been consulted every step of the way on the Meralco sale.

Failing to extract the retraction, the Manolo side then leaked to the Philippine Daily Inquirer a countervailing story that Manolo visited his father’s grave and wept, bewailing the alleged betrayal he had suffered from his elder brother.

Given that the burst of public exchanges now involve even the nephews, the growing chatter is that the family’s private holding company Lopez Inc. is headed for a break-up, most likely after the May 26 Meralco shareholders’ meeting.

How the feared break-up would cascade to Benpres, ABS-CBN and other listed Lopez energy companies should be a rare buffet fare to predatory funds.

I love Power Plant, but it really is quite accident prone. I was there in September when the ground floor (near McDonald's) was flooded, and apparently, this happened again only recently. Then there was that fire. Good thing I decided to go to Greenbelt instead. They seriously need to fix her up.

LOPEZ-LED holding company Benpres Holdings Corp. will proceed with the sale of its stake in property arm Rockwell Land Corp. this year to pare down debts. "We are entertaining private placements from two interested parties. We hope to close it within the year," Benpres Holdings President Angel S. Ong said in an interview following a stockholders’ meeting.

The holding company wanted to divest its 24.5% stake in Rockwell Land, the book value of which stood at P1.7 billion, two years ago through an initial public offering (IPO). But Mr. Ong said an IPO is not realistic right now. Aside from Benpres, other Rockwell Land owners are Manila Electric Co. (Meralco) with 51% and another Lopez holding firm, First Philippine Holdings Corp., with 24.5%.

"If ever we close the deal, we will use the proceeds to buy back our debts," he said. The property developer’s 2008 profits grew by over a quarter to P603.19 million from P475.96 million in 2007. Meanwhile, revenues reached P3.51 billion, up from P3.47 billion in 2007. Aside from Rockwell, Benpres Holdings might consider selling Bayan Telecommunications, Inc. at a "right price."

The Lopezes plan to sell a 24.5% stake in property developer Rockwell Land Corp. this year to reduce debt. As of last month, Benpres Holdings’ total debt stood at $330 million, down from $360 million in December 2008. Benpres Holdings is in a major debt restructuring and has been selling some of its major assets to trim down its obligations.

Last year, the company sold its 18% stake in The Medical City to an affiliate of private equity manager Lombard Asia for P600 million. On top of this, it also sold its 48% stake in First Philippine Infrastructure, Inc. to Pangilinan-led Metro Pacific Investments Corp. for P6 billion last year. Mr. Ong told stockholders yesterday that the planned asset sale is in line with a debt restructuring proposal to creditors.

The Lopezes accumulated debt for investments in Bayan Telecommunications and Maynilad Water Services, Inc. The conglomerate returned the Maynilad Water concession to the government in 2005 amid mounting liabilities and difficulties in securing water rate increases.

"Debt restructuring with our creditors is continuing and in the absence of a definitive restructuring agreement, Benpres continues to make semiannual goodwill interest payments on its outstanding debts," Mr. Ong said. To date, the holding firm has bought back $80 million in debts at a 40% discount, and structured $3.5 million worth of obligations. Benpres Holdings wants to secure agreements with creditors to extend repayments by another 12.5 years.

"We continue to see value in maintaining a controlling interests in our core subsidiaries ABS-CBN Broadcasting Corp. and First Holdings which are excelling in their industries," Mr. Ong said. Following the debt restructuring announcement, shares in Benpres Holdings rallied by 4.71% or P0.10 to P2.22 along with other Lopez stocks. "Debt restructuring is a good sign. It has always been a perennial problem of Benpres — how to meet their funding — and whenever they get a fresh term, investors view this positively," Jun B. Calaycay of Accord Capital Equities Corp. said.

Benpres posted a net loss of P176 million from January to March, compared to a net income of P60 million in the first quarter of 2008 because of a 60% drop in contributions from First Holdings and foreign exchange losses. — Kristine Jane R. Liu

dept restructuring is really a good sign. a little debt can be good for a company's earnings. on the other hand, a high debt-to-equity ratio translates into higher risk for shareholders since creditors are always first in line for compensation should the company go bankrupt.

Rockwell span, Mindanao underpass, Tandang Sora flyover done by year-end

A bridge across Pasig River linking the cities of Makati and Mandaluyong at Rockwell Center, an underpass and flyover on the C-5 Road extension in Quezon City will be finished this December, a key official said.

Engineer Edilberto Tayao, director of Public Works Department for Metro Manila, said the timetable was on target for the P204-million Pantaleon-Estrella Bridge, the P400-million underpass on Mindanao Avenue along with the P520-million Tandang Sora-Luzon Avenue flyover.

“The bridge will be parallel to the Guadalupe Bridge,” he said, tracing the route connecting Rockwell to Barangka at the former site of Noah’s Ark Sugar Refinery.

As planned, the three-span truss bridge with its approaches would be almost a kilometer long when completed.

Tayao said the projects would give motorists and other road-users more options in avoiding gridlock-prone sections of the metropolis.

According to him, the Ciriaco Construction Corp. has started the 700-meter long Mindanao underpass joining C-5’s Segment 8.1, a 2.7-kilometer stretch to the North Luzon Expressway in Valenzuela City.

“The purpose of this underpass is for motorists not to disturb the flow of traffic at the intersection of Mindanao Avenue and Quirino Highway,” said Tayao, noting that the choice of infrastructure is based on given specifications.

“The decision depends on the terrain where the project is applicable. Our evaluation showed that the underpass was economical. The underpass has a 500-meter length but if you go for a flyover it would be 700 lineal meters because of the terrain.”

Undersecretary Romeo Momo, in charge of Northern Luzon operations, said the Tandang Sora-Luzon flyover was 500 lineal meters including approaches with four lanes at two lanes per direction. It would have access to Commonwealth Avenue and C-5 and vice versa, allowing motorists to avoid the U-turn slots.

Both underpass and overpass form a key section of the C-5 extension linking the South and North Luzon tollways.

It's great that they're finally adding another bridge across Pasig River, but I think we need one more prolly near the Sta. Ana racetrack area.

They looked cramped because they occupy a small area. But if you look at the proximity of buildings with each other, they're not very much different from a typical Makati high/medium rise building block. The low rise structures outside their boundaries added to the constricted impression of the area.

I dont get it. Why are bridges in the metro all look so fugly cept maybe (just maybe jones, ayala and quezon bridges but they were built loong time ago). I was browsing thru the other bridges found in different parts of the country sobrang ganda naman. We have the bamban bridge in tarlac one of the longest free span daw in the world. We have the iconic san juanico bridge, the marcelo fernan bridge in cebu. Another bridge in cagayan at 83 meters height ginagawang bungee jumping site and several other very modern cable stay bridges elsewhere and yet sa metro manila napaka primitive and design.

The Department of Foreign Affairs (DFA) said the stamps are a joint effort of the Singapore Postal Office and the Philippine Postal Corporation (Philpost).

"The bridge theme for the commemorative stamps was chosen because the bridges connects both countries symbolically, and is a popular theme among stamp collectors," the DFA said in an article on its website (www.dfa.gov.ph).

It said the Singapore Postal Office and Philpost launched the four limited-edition postal stamps in Singapore this month.

According to the DFA, the Singapore Philatelic Museum worked closely with Philpost in implementing the project, which took almost a year to complete.

One of the two Philippine bridges featured in the stamps is the Bamban Bridge in Pampanga, which links Mabalacat to Tarlac.

While the Mt. Pinatubo eruption in 1991 destroyed it, Bamban Bridge was rebuilt in 1998 and is one of the longest bridges in the world.

The second bridge featured is the Marcelo Fernan Bridge in Cebu City, which connects Cebu and Mactan Islands.

Opened in 1991, the bridge is named after the late Chief Justice and Senator Marcelo Fernan.

Two other stamps featuring Singapore bridges complete the commemorative issue, including the Henderson Waves Bridge and the Cavenagh Bridge.

we have next to no postal service which is why the government is talking to a Japanese company to reintroduce one...most pinoys do not even know where their nearest drop box is...most pinoys do not even know the cost of a local stamp.....except for the makati post office in buendia i cannot think of another place except in belair and dasmarinas village to buy stamps...

i have been sending christmas cards for over 10 years..we never even have annual new editions...its a perfect way to show our parols...its the same dumb small stamp with butterflies....when i was small i was a philatelist. today most pinoys think thats a ragnarok or dota computer game. almost all bankcard and utility bills come by courier because they need to meet deadlines...


actually i had to find our local post office for BGC since i needed to collect a registered letter..our P.O. is at taguig .need to cross C5 at heritage memorial and follow it about 8km away...its a dilapidated place but the people there try their best. the nearest drop box for BGC is at Forbes park Rustan or the post office along Lawton Road between Fifth Avenue Place and Upper McKinley...but BGC mail does not come from here.

It's very nice to hear that. Is it safe to assume then that Metropolitan will also be flood-free? Or was it the drainage system within Rockwell that saved the day?

If you have noticed, the road from Bel-Air gate along Burgos that leads you to Rockwell Center is sloped going down as you approach Rockwell. Then from Rockwell to JP Rizal, the level goes down further. It looks to me like Rockwell was designed to be flood free by increasing its elevation compared with its surroundings.

^^ Yes, Rockwell has been tested talaga na flood free. Even during the super typhoon Milenyo in November 2006....the area was not affected including BGC. SAbi nga ng friend ko, yung driver nya who stays just across Rockwell (near Colgate) was not affected, too. I assume Metropolitan or Metroclub ba yun was spared.

i was at rockwell last sunday (day after ondoy hit) and it was business as usual. i was told that jp rizal (outside rockwell) was flooded to quote "lampas tao" but the alternative routes were all passable.

I checked the elevation of Rockwell against that of JP Rizal. Indeed, the street can be flooded to beyond 5 feet but not even ankle deep in Rockwell. This is a well-planned development. :okay:

OT: This is true. I know for a fact that such photography is prohibited due to the paranoia of property owners/managers that a heist can be planned using the photographs taken. For security reasons, they prohibit it all together. Kaya point and shoot lang.

Yes, you are right. Rockwell atmosphere has a feel of exclusivity even outside the perimeters of the residential towers. While I was taking those photos, there's this another guy with a bulky DSLR. Obviously not living in Rockwell. If you are jogging around, the guards will assume you are a Rockweller.

Airports don't care now if you take pictures (if they did, I wouldn't be writing trip reports now, right?). The LRT also began relaxing their restrictions on photography, although the MRT is now becoming inconsistent (a guard at Cubao told me only MRTC employees can take photos).

Obviously not living in Rockwell. If you are jogging around, the guards will assume you are a Rockweller.

Rockwell is nice inside but once you step outside of the area, it's a totally different world. My friend and I walked from our hotel at A.Venue to Rockwell and the area need some cleaning up and perhaps add sidewalks for people to walk on instead of walking on the streets. NO this is not a put down but our experience on our last visit.

if you are coming of a.venue, the best way to get to rockwell by foot is via kalayaan avenue, where the road is wider. actually kalayaan avenue shares lanes with mercedes street (poblacion side). there is a pedestrian lane in the center of these two streets. less hassle if you take this route from makati avenue. if you're taking gen. luna street (inner street in poblacion), definitely it will not be a good (e.g. relaxing) experience. i hate to say this: gen. luna has become so narrow, especially the portion between p. burgos and makati avenue; what's compounding the sorry state of that street (gen. luna) are the cars parked on both sides of the road, PLUS, residents have transformed it into their 'extended living room' or drying area for their chlothes - they practically stay on the road, especially in the evening when they seat, chat, eat etc. on the street, as if they own it without regard for motorists or passersby. how i wish dick gordon or bayani fernando were the mayor of makati. most of poblacion, makati is sick all because of binay, who tolerates such annoying habits of his constituents.

it's about time that the binays (jejomar plus his son) were kicked out of makati city hall!

It was actually a short but dusty walk, jeepnies and all sorts were passing us by all the way to Rockwell. It was not a scary walk but it was not a pleasant walk either.

i think you took the jp rizal route, a national road, by the pasig river. that road, too, has become so narrow. the best time of the day to enjoy your walk around poblacion, makati, is during the early mornings (at around, say, 6:30 am) or just before dusk at 5:00 pm. i did it, and enjoyed the place because it was hassle-free.

Na-try ko ng mag-jogging nuon dyan(around 6AM) mula pagbaba ng Makati-Mandaluyong bridge(kanto ng J.P.Rizal at Makati Avenue) hanggang sa Rockwell. Lapit lang.
Ideal ito sa mga joggers kung galing ng Tivoli Garden sa Hulo Mandaluyong papuntang Kalayaan Avenue via Rockwell. Tapos almusal ka sa fastfood(McDonalds/Jollibee) dyan sa kanto ng Sen.Gil Puyat Avenue at Makati Avenue.

ROCKWELL Land Corp., the high-end property developer of the Lopez Group, is joining other real estate firms in exploring the Real Estate Investment Trust (REIT) Act as an alternative source of funding.

The REIT Act, which will provide a regulatory and tax incentive framework for developers to raise cash by publicly listing their income generating assets, lapsed into law on December 17.

In an interview last week, First Philippine Holdings Corp. (FPHC) president Elpidio Ibañez said Rockwell Land is studying the transfer of some of its assets into REITs to raise funds instead of tapping the debt and equity markets.

“We are studying the REIT Law,” said Ibañez. “We can raise funding by putting the mall [or income producing] properties to get investors…and use that funding for new developments.”

FPHC now owns 49 percent of Rockwell Land after recently acquiring the 24.5-percent stake owned by Benpres Holdings Corp., another listed Lopez firm, for P1.5 billion. The balance is held by power distributor Manila Electric Co.

Ibañez said some of the assets that can be listed for REITs are Rockwell Land’s Power Plant mall and office buildings within the 15.5 hectare Rockwell Center in Makati City.

Some of the big-name developers that have expressed interest in the REIT Law are the SM Group, Ayala Land Inc. and Robinsons Land Corp.

Shares of REITs are to be listed on and traded at the Philippine Stock Exchange. Individual investors may invest in these firms, allowing companies to raise funds from the REITs. To encourage REITs, the law provides certain tax incentives.

To continue enjoying these incentives, the REIT must maintain its status as a listed company and annually give out at least 90 percent of its distributable income to shareholders.

Meanwhile, Ibañez said Rockwell Land also remains open to proceeding with its initial public offering, though this will depend on the debt market, which remains “cheap and available.”

He added that any fundraising moves will be used for future projects. This, as the firm’s current projects—namely The Grove on C-5 Road in Pasig City and Edades Tower in Makati City—can be funded from operations.

The company likewise remains bullish this year on the back of strong sales from The Grove. The 5.5-hectare project, estimated to cost between P10 billion and P12 billion, will have a total of six residential towers offering 2,000 units alongside a retail component.

In an earlier interview, Rockwell Land president Nestor Padilla said the first two towers are already 50-percent sold and will be fully taken up by the first half of this year.

Turnover of units for first two towers is expected by 2012. Units range from studio rooms costing about P3 million to larger three-bedroom units for up to P12 million.

Rockwell Land was started in 1995 to redevelop a former power plant site into a new living environment which is now the Rockwell Center. The area has since been turned into a mixed-use community.

MANILA, Philippines - Lopez-owned Rockwell Land Corporation is currently exploring new market segments, particularly the upper-middle class segment and five-storey type of developments, as well as new areas to develop outside of Rockwell Center in Makati.

In an interview with The STAR, Rockwell president Nestor Padilla revealed that while they would not abandon the upper-end segment for which they have been identified with for years, the upper-middle segment, or those developments that are priced at between P5 to P10 million per condominium unit, appears to be a promising next step.

Now that there are very few spaces at the Rockwell area that remain undeveloped, Padilla said that the company is now in the process of identifying where to go to next. The remaining undeveloped piece of land, originally meant to be the site for a hotel, beside the Power Plant Mall, will probably be devoted for the expansion of the mall, he added.

“Maybe we will just expand the mall and put up another residential condominium at the Rockwell Center. After that, there will be nothing left to develop there,” Padilla said.

Rockwell’s top executive expects the company to do very well this year. “In 2009, we did well. In the first quarter of this year, our sales were very strong. And as long as the election happens, I think we will have a good year,” he said.

Padilla also expects more and more people to invest in real estate. “Right now, there is very little choice. What do they do with their money? The stockmarket is for the brave ones. So they are back to more traditional investments, like real estate,” he pointed out.

As part of the company’s move to diversify into new markets and new locations Rockwell embarked on its first land acquisition outside the Rockwell Center. It also entered into a joint venture agreement with Meralco for an office development inside the latter’s compound in Pasig.

In June 2007, Rockwell acquired a 5.4-hectare prime property along C-5 in Pasig City from General Milling Corp. The project, called The Grove by Rockwell, was launched in Oct. 2008 to broaden the strong brand that Rockwell has been known in the industry. This will be Rockwell’s foray into the broader upper middle-income market.

The project will have six residential towers, two of which are scheduled to be delivered by 2012.

Padilla said that aside from plans to expand The Grove by acquiring an adjacent property, Rockwell Land also wants to look at smaller, packet developments (one-hectare property) where five-storey type of residential condominiums could be built.

“By nature, people would rather stay close to the ground. While a final decision has not been made on whether or not we will go into mid-rise developments catering to the upper-middle class and priced at somewhere between P5 to P10 million, we would want to stay within Metro Manila, particularly Ortigas, Makati and Fort Bonifacio,” he explained.

During the interview, Padilla noted that buyers would always prefer convenience, such as that everything is around them, “Everything is revolving around the malls. Just look at the developers that are building around these malls. And look at the buyers. They are very young. We are tempted to go into that market,” he said.

Rockwell Land was formed in 1995 with the primary task of transforming the old thermal plant property of the Lopez group into a high-end commercial business strict. It is 51 percent-owned by the Manila Electric Company (Meralco) and 49 percent by First Philippine Holdings Corporation (FPHC).

Rockwell Center, the company’s flagship project, sits on a 15.5-hectare site in Makati City. Considered as the country’s first self-contained, mixed-use community, the Center consists of seven (one under construction) high-rise upscale residential towers, three office buildings, a lifestyle shopping mall, a city club, and a leading business graduate school.

“It was the first self-contained mix use type of development. There were those who doubted if the concept will work. Even access to the property was a problem. We had to spend for the ramp from EDSA,” he said.

Edades Tower and Garden Villas will be the latest addition to the growing community in Rockwell Center. The 50-storey residential tower will rise across the Power Plant Mall and Amorsolo Square.

Edades will have six floors dedicated to serviced apartments. Likewise, the project features typical flats, lofts, and z-lofts – offering two different views of the cityscape from one’s unit, which Rockwell introduced to the local market in Number One Rockwell.

Following the 1997 Asian financial crisis, Rockwell was one of the first real estate developers to brave the start of the property up-cycle. In 2001, it introduced The Manansala — the first residential project on the east side of the Rockwell Center. It was launched to address the market requirement for smaller units.

This project was the first local residential development to be marketed in the then unexplored US Filipino investor market.

In Jan. 2004, following the success of The Manansala, another residential tower was launched at the east side of Rockwell Center – The Joya Lofts and Towers. The company again introduced a new innovative concept with the loft design. The spacious loft units, featuring 20-foot ceilings and ground floor retail shops, are its main attractions.

In March 2008, Rockwell Land signed a joint venture agreement with Meralco to develop office buildings on a 1.3-hectare site in its compound in the Ortigas which has as a “campus-like” environment with substantial open spaces to provide a more inviting atmosphere for the locators. The project is called the Rockwell Business Center (RBC) and Towers 1 and 2 were completed in August 2009. The buildings have a total leasable area of 47,132 square meters.

that should be where the 6 lane Makati CBD by-pass should be located which would remove the need to have colour coding in Makati Mister Next Mayor.....and which would increase the quality of air in Buendia and Ayala Avenue....Ayala Avenue buildings create a canyon effect which is great but the air pollution just sits there.

It's an office building to be occupied by SC Johnson. Their former office is along Estrella St beside the Colgate-Palmolive property. All demolished.

that's rockwell prerogative, after all they are in real estate business and it is their property. if there is a demand for office or retail spaces, or more luxury residential units in their property, then by all means rockwell have to supply such demand. rockwell will never be short of great names of filipino artists to name their towers, anyway.
