HIGH-end property developer Bandar Raya Developments Bhd (BRD) is talking to several parties to acquire up to 200ha in the Klang Valley, chairman Datuk Mohamed Moiz J.M. Ali Moiz said.
The new landbank will be used to develop mid- to high-end properties.
?We are definitely looking for more landbank of between 120ha and 200ha in the Klang Valley. We are discussing with a number of parties,? Mohamed Moiz told reporters after the firm?s annual general meeting in Kuala Lumpur yesterday.
BRD currently has a landbank of 283ha. The group is well-known for its high-end property development projects in Bangsar, but it is now moving more into the Kuala Lumpur city centre.
One of its main projects downtown is the high-end residential- cum-commercial development on 0.8ha in Jalan Binjai, near Hotel Nikko, which will have a gross development value (GDV) of RM400 million over the next two years, Mohamed Moiz said.
BRD plans to launch the project in the last quarter of this year, along with another residential project near Mont Kiara that has a GDV of RM120 million for its first phase.
In addition, the group?s RM1 billion Capital Square mixed development in Kuala Lumpur is expected to be launched this August.
Elsewhere, it plans to launch shophouses in Permas Jaya, Johor, in the next few months.
The company will also start work on a joint property development project in Lahore, Pakistan, by the final quarter of this year, Mohamed Moiz said.
BRD chief executive officer Datuk Jagan Sabapathy said that the group is expecting equal contributions from its property and manufacturing arms this year.
For next year, however, the property division is expected to contribute 60 per cent towards the group?s profit.
Its manufacturing subsidiary Mieco Chipboard Bhd will have a higher production capacity of 940,000 cu m a year, from 300,000 cu m currently, upon completion of its new plant in Kuala Lipis, Pahang.
The RM300 million facility is expected to be ready by December and to be operational by January next year.

Not really. Sometimes emotions and sentimental values runs deep. I do personally know people who own expensive land near KLCC whom we're offered millions but were turned down. Sometimes it is just not money that talks .....there are many reasons behind every decision made ;)

The CapSquare project is a mix of commercial, retail and residential properties anchored by a 300m retail boulevard. The concept was developed in collaboration with renowned retail consultant Sudhakar Thakurdesai, who had worked on projects like the Raffles City Shopping Centre in Singapore, Orlando Marriot World Trade Centre in Florida, and Darling Harbour in Sydney.
Another upmarket project to be launched this year is a condominium block in Jalan Binjai, Kuala Lumpur, where the concept and design is being handled by Lord Norman Foster, a famous British architect. :cheers:

I think those blue-glass "lines" at the middle of both towers have to be glass elevators...
I passed by the construction site earlier this week and the towers have started to rise out from the hole... I also saw that the elevator cores are exposed ones... Should be for the glass elevators, then?

KLCC (Holdings) Bhd (KLCCH) through its wholly-owned subsidiary, Layar Intan Sdn Bhd, has unveiled The Binjai, the country's most expensive residential development, which is likely to be priced above RM1,000 per sq ft.
The development is being billed as the most distinctive residential development in Malaysia, said KLCCH director/group chief executive officer Datuk Ishak Imam Abas.
The price of the units depends on how much the buyer is willing to pay, Ishak told a media conference in Kuala Lumpur yesterday.
When asked if it would be RM1,000 per sq ft, Ishak said that would be more on the cheap side'' and the price on per sq ft basis is likely to be higher than that.''
According to Jones Lang Wootton senior vice-president Rohan Padmanathan, land from the areas around KLCC was recently transacted at RM800 per sq ft.
He added that this was incomparable with the KLCC address.
Although the price of The Binjai is steep, it is arguably the first time any property in Malaysia will be sold in excess of RM1,000 per sq ft, there appears to be no shortage of potential buyers.
The Binjai has attracted more than 400 enquiries from interested buyers, both locally and abroad. Looking at the list of prospective buyers, it is really the Who's Who of Kuala Lumpur. The problem we are most likely to encounter is of prospective buyers not being able to get a unit, said Ishak.
Invitations will be sent out to prospective buyers from next month. We expect the units to be sold out in 4 to 5 months.''
The Binjai boasts having the exclusive address of Kuala Lumpur City Centre (KLCC), and is modelled after other elite areas such as the Hyde Park in London and Central Park in New York.
Apart from that, buyers of an apartment at The Binjai will have an unobstructed view of the Petronas Twin Towers and the park, and easy accessibility to the city.
The Binjai is based on a two-tower concept. There will be one block of 44 floors and another 45-storey block with a combined total of 171 condominium units ranging from 2,300 to 3,700 sq ft in built-up areas. There will be 14 penthouses, with the biggest being around 10,000 sq ft in size. Each apartment comes equipped with its own private lift lobby.

In describing Foster's design, BRDB chairman Datuk Mohamed Moiz likened it to a highrise Rubiks cube with a unique ?twisting fa硤e? so that occupants can command the best views of the city?.
Comprising three towers of 51 storeys, they will be linked midway at the 26th to 28th floors by skybridges.
It is at these levels that we will introduce the project's facilities such as a gym and restaurants, said Moiz, adding that presently, there is nothing like it in the world.

MALAYSIA'S most expensive condominium is rising in the shadow of the Petronas Twin Towers. But money alone can't buy you an unit.
Visits to The Binjai's showroom are strictly by appointment and for those who have registered.
'This is our dilemma and every developer's dream,' said Ms Adelaine Foo-Lei, a spokesman for project developer KLCC Holdings.
'How do we choose the purchasers for the 170 units? We don't want people who will display their laundry on the balcony or those who karaoke all night.'
Some 400 of the who's who in the region, from Malaysian royalty to Australian businessmen to Singapore tycoons, are said to be in the queue.
The developer is tight-lipped about who's in the queue to buy the units, but this much is known: The biggest and most expensive unit on sale has been taken up by the country's second-richest man - media and gaming tycoon Tan Sri Ananda Krishnan.
The 15,053 sq ft double-storey penthouse, which has a 60 sq m swimming pool on the roof, comes with a hefty price tag of RM10 million (S$4.38 million).
Prices start at around RM2.3 million for the smallest unit, which has an area of 2,300 sq ft.
Costing between RM1,000 and RM1,200 per sq ft, units in the two-tower condominium easily outprice similar luxury residential high-rises being built or planned nearby, property consultants say. The Binjai's main selling point is an unblocked view of the Petronas Twin Towers, while the 20ha Kuala Lumpur City Centre (KLCC) park - the biggest park in the city centre - is right next door.
'The highest asking price in the other nearby condominiums is around RM700 per sq ft. There's a premium to be paid for being on the park itself, and for the view,' said Madam Lim Lay Ying, managing director at Research Inc (Asia) property consultancy.
'We are not just selling bricks and mortar. It is a lifestyle that you are buying,' said Ms Foo-Lei. 'We are not trying to be snobbish. You have all the amenities here, from fine dining to shopping, the Philharmonic Orchestra, and there is a park next door. There is everything for the family.'
The 44- and 45-storey blocks are located along Jalan Binjai and are the only residential units that will be part of the 40ha KLCC project.
'To me, it is cheap compared to similar projects in other cities in the world. It is also the only condominium linked to the park,' said Mr Ho Chin Soon, director of Ho Chin Soon Research, a consultancy which maps out real-estate values for developers.
To keep its aura of exclusivity, the public is unlikely to read much about The Binjai project, although it is slated for completion next year. KLCC Holdings will not be taking up any newspaper or TV advertisements to market the project, said Ms Foo-Lei.
Want to get your hands on the project's brochure? Forget it. The brochure - thick like an expensive coffee-table book - is 'only given to potential purchasers', she added. After some persuasion, KLCC Holdings opened the door recently for The Sunday Times to tour the showroom. The office looks like an art gallery.
The maid's room is air-conditioned and has an attached bathroom. It also has ready connection to the Astro satellite TV.
The owner enters his home via private lifts that open only at his floor, and is greeted by a magnificent view of the Twin Towers and the greenery of the KLCC Park.
A grand piano in the living room, an antique bed in the master bedroom and a jacuzzi in the main bathroom complete the experience of understated opulence.
Industry experts expect all units to be snapped up.
'The prices are stiff, but having an address like that is important to some people. They want to tell others that they have arrived,' said real estate agent Ajit Singh. 'This is like living in Hyde Park in London or New York's Central Park.'

WHEN Datuk Mohamed Moiz J M Ali Moiz bought 32.8% of Bandar Raya Developments Bhd (BRDB) in 2002, he set out his vision for the 40-year old property company.
At that time, five years after the 1997 Asian crisis, property companies were not going through a swinging time. They still are not but to a lesser extent. But Moiz was challenged.
Here is a great name, listed since the late 1960s with a large following. He wanted to stamp his mark on BRDB, and turn it around.
“I wanted to take the company to another level. We had a strong team. And I had crystalised my ideas with my team and family members. I come from a family with involvement in the property and timber businesses spanning three to four generations,” he says.
The main board company went through a rebranding exercise attended by captains of industries and bankers.
It was at this function also, held in Seri Carcosa Negara, that a whiff of The Troika was introduced. More of this later.

“The rebranding involved the launching of our new logo, but it was also part and parcel of my aim to reinvent, re-energise and reinvigorate the team.”
BRDB’s reputation grew with its work in Bangsar, which is today a popular location, both in the secondary and primary market. It is also developing the 1,400-acre Bandar Baru Permas Jaya in Johor.
It launched Bangsar Hill in 2002, a gated and guarded development comprising detached double-storey houses priced at RM4mil and above. It was among the first gated and guarded concept for landed properties.
“Bangsar Hill started the rebranding process,” he says.
Then came Palmyra and Inara, both condominium projects in Bangsar, and CapSquare in Jalan Munshi Abdullah, Kuala Lumpur with a gross development value (GDV) of more than RM1bil. CapSquare comprises both commercial, residential and office development; and now The Troika, in Jalan Binjai, Kuala Lumpur in the KLCC with a GDV of about RM500mil. This will be launched in the middle of this year.
The Troika will be special, Moiz says. It will be the most luxurious, high-browed project ever carried out by BRDB at an average price of RM950 per square feet. The Binjai, by KLCC Holdings Bhd, averages about RM1,200 per sq ft.
The Troika is designed by world famous British architect Sir Norman Foster, who is known for his artistic landmarks. He is credited with having designed the Hongkong & Shanghai Bank HQ in Hong Kong and is hired to remould Beijing for the 2008 Olympics. His other credentials include the Reichstag building which houses the German Parliament in Berlin. Moiz hence calls The Troika a designer home.
“The authorities are planning to make KL a world class city. The Twin Towers help but you also need activities, cultural and lifestyle. We want to be part of this urban growth.”
The company bought the three pieces of freehold land of 90,285 sq ft (about 2 acres) from Univein Sdn Bhd for RM48.75mil at the end of 2003 for about RM540 per sq ft. (Univein bought the land in late 1995 for RM28.8mil).
Moiz wants to make a statement with The Troika – the definitive art of city living. It is Foster and Partner’s first residential development in Asia. Comprising three blocks of 37, 43 and 50 storeys, it will be the tallest residential project in Malaysia.
The building resembles a spiralling screw, or a couple of Rubric’s cubes stacked together. This twisting shape allows master bedrooms and living areas to have a view of the surroundings. The buildings around The Troika are The Corinthian, Hotel Suitestay and, across the road, Darby Park.

There is a couple of public parking area near it but chances are that these are earmarked for future developments.
It sits on commercial land, which means utilities will be more expensive. Rates will be cheaper were it on residential land.
This mixed development comprises172 apartment units and 57 small office home office (soho) suites. The commercial part comprises retail, restaurants and boutique offices.
Soho units range from 960sq ft to 1,800sq ft, while standard units are from 2,000sq ft to 3,200sq ft. The six units of penthouses are from 5,400sq ft to 19,000sq ft.
Soho units get one parking bay while the standard units two.
Moiz’s move into city living has elicited some comments. “High-end luxurious city living is different from landed properties. BRDB is known for landed housing. How strong are they with management? And we are not talking one city centre development, but two – CapSquare and The Troika,” says a property consultant.
Says Moiz: “Anyone can say what they want. I have crystalised by vision with my team and my family. When people opt for the city, they are looking for an address, the convenience of living in the city yet not feeling as though they are in a concrete jungle, great views, great designs and security. We have the whole package.
“(The)Troika and BRDB’s rebranding are not separate exercises of their own, but part and parcel of BRDB’s new direction.
“Bangsar Shopping Centre (BSC) and CapSquare add that commercial dimension to the company. So it is not just residential.”
It has some 10 acres to go with BSC. That project comprises offices, 220 units of apartments and refurbishment of BSC. It aims to launch the apartments end of this year.
“The developments at BSC will create a commercial village, we will be redoing the road system. It will be a different CapSquare, but the concept will be there.”

The CapSquare development was put on hold after the 1997 financial crisis. It was taken out of cold storage last year. On the uncertainties posed by the global economy, rising oil prices and other macro factors, Moiz says ,”This is something all developers have to live with.”
“Whether it is Troika or the BSC development, the market sets a price. I am not interested in just amassing land. I do not want to burden my balance sheet. I want to buy land that offers short- and medium-term opportunities, with short turnaround time.
“In terms of margins, it must be acceptable to my shareholders, my company’s bottomline and the investing community at large.
“Our concern is not sales. We do not come in and get a piece of land and build, not in this KLCC location.
“In the same way, when we came into BRDB, it was not about brick and mortar and timber. I want to cater to people’s dreams and desire. They know the lifestyle they want and a lot of this is possible if developers go the extra mile.
“You may buy something today, but will it be outdated 5 and 10 years from today? High-end residence is no longer about what you feel when you go into your unit. You must have the wow! nice! feeling the minute you walked into the premises, not the unit. It is not a dollar and sense issue.
“I am here to stay. This is not a hit-and-run venture for me. I am happy to pass the extra meat back to the home buyers. It has to be at a price that will give the investor a sense of security going forward. Half of my buyers are repeat buyers. A lot of people believe in us,” he says.

The 'existing Fairlane Hotel' is actually Coronade Hotel. Fairlen is the old old name. There is a name change before this as well and the hotel had been renamed 3 times :D

Colliers International will be holding an exhibition for The Troika, a development located in Kuala Lumpur in the Jalan Binjai area, at the Mandarin Oriental Hotel on Saturday 18th and Sunday 19th June from 11am to 7pm,
The Troika has been designed by the world-renowned design company, Foster & Partners, who were responsible for the design of HSBC headquarters in Hong Kong as well as Hong Kong’s International Airport.

Home owners who appreciate the finesse and quality of branded living will soon have an opportunity to own a home befitting their Cartier and Armani lifestyles in one of the most sought-after locations in the Klang Valley.
At an asking price of RM920psf The Troika - a three-tower luxury super condominium that will take shape on Jalan Binjai in Kuala Lumpur’s Golden Triangle - will be the highest officially priced residential offering in the city.
The development offers the cream of Malaysian society the rare opportunity of owning property designed by the internationally renowned architect Lord Norman Foster.
Developer Bandar Raya Developments Bhd (BRDB) said that even at this landmark price, The Troika will represent the most attractive prospect the world-over to own a unit in a development carrying the Norman Foster brand.
According to BRDB’s group general manager Rohan Cavaliero, by comparison a unit at a Norman Foster-built apartment in the United Kingdom would fetch a price close to £1,000psf (RM7,000psf).
“While foreign buyers might be unfamiliar with the Malaysian property market, they know the product. They are aware of the prominence of the location and they are familiar with the quality associated with Foster,” he said.
Cavaliero pointed out that more important than just setting a new benchmark in pricing, The Troika will also set new standards in quality, design and the type of service that will be offered in a residential development.
The Troika’s three towers of 37, 43 and 49 storeys will house a total of 172 units. Standard units will come in built-up sizes starting from 2,045sq ft, while the eight penthouses on offer will range between 5,394sq ft and 9,053sq ft.
Among standard features the units will boast are fully fitted bathrooms and designer kitchens, imported marble flooring, hot water systems, centralised vacuum systems, Low-E window glass panels that block UV rays and an inverter control air conditioning - an intelligent system that automatically maintains temperature throughout the unit.
Security features will include card access control at all main entry points, CCTV cameras at main access points and automatic boom-gate control for car-parking.
“A highlight of The Troika is that the entire structure is designed in such a way that every unit will enjoy the best possible view of the KLCC park,” said Cavaliero.
The price tag of RM920psf, he added, would also include a RM30,000 contribution to the sinking fund.
Buyers who do not want the designer kitchen feature for their units can opt to receive a RM100,000 refund.
In addition to the residential component, The Troika will also comprise four levels of retail and office space totaling 80,000sq ft that will surround the three towers in a structure referred to as the “necklace”.
Also on offer are 57 units of single operator small offices (SoHos) with sizes ranging between 959sq ft and 1,826sq ft (priced from RM1,015psf), which come in either one- or two-bedroom designs.
The rationale for including SoHo units in the development, said Cavaliero, is because BRDB recognised a sizeable demand for this niche market. The developer also feels The Troika’s advantageous position in the heart of the city will provide an attractive setting for home offices.
“A notable point of our SoHos is that while we will provide the necessary infrastructure, we do not dictate how buyers should use the space, as they have the flexibility and choice to use their units as they see fit,” he said. He believes these will be particularly attractive to foreign businessmen.
“They will be saved the hassle of renting separate office and living quarters, and they will no doubt appreciate being located within KL’s commercial hub.”
According to Cavaliero, the SoHos will boast “condo finish” and come with fully-fitted bathrooms and kitchens, a flexible layout and broadband access.
“Buyers of the SoHos will have separate entrances but enjoy access to all the facilities and services The Troika will have to offer.”
These include swimming pools, a jacuzzi, sauna, gym, games and aerobics rooms, multi-purpose hall as well as laundry and house-keeping services. Residents will also be able to lounge at a unique 25,000sq ft sky lobby located on the 23rd floor of blocks A and B, which will be connected to all three towers via skybridges.
Cavaliero said BRDB is overjoyed with the reaction the project has so far generated from locals and foreigners alike.
“The tremendous interest and response we’ve received is gratifying because it shows that despite setting an unprecedented price benchmark, buyers see the value behind this development,” he said.
“Without doubt, The Troika is the pride of BRDB and we will do everything possible to make sure it is the very best residential product this city has to offer.”
The project, with a gross development value of RM500 million is slated for completion by 2009.

A new entrant into the property sector is making its presence felt in Kuala Lumpur with the launch of a 12½-storey high-end low-density condominium, the Taragon Yap Kwan Seng (TYKS), on 18,000sq ft of freehold land in Jalan Yap Kwan Seng and close to its intersection with Jalan Tun Razak.
When completed, the project - developed by Taragon YKS Sdn Bhd and managed by Bluestone Capital Sdn Bhd - will add its name to a desirable list of upmarket condos in the prime KL City Centre area that includes The Binjai, The Troika and Park Seven.
The project, on the fringe of the KLCC area, comprises 32 standard units, four sub-penthouses and four penthouses. Prices for the standard units in built-up sizes of 1,767sq ft to 1,895sq ft range between RM676,000 and RM790,000 - or an average of RM400psf.
Prices of the sub-penthouses and penthouses, which come in sizes of 2,241sq ft to 3,210sq ft, start from RM431psf onwards.
“On a per square feet basis, the pricing of our units is probably the lowest in the area. We are able to do this because we acquired the land at a good price. We are confident all the units will be taken up quickly and so we have no intention of embarking on high profile marketing strategies,” Bluestone Capital’s managing director K.H. Sim said
As a comparison, similar sized units in the neighbourhood are tagged at between RM600psf and RM800psf.
This puts the TYKS condos at least 30 per cent cheaper - a bargain for property that is readily accessible to the amenities, facilities and entertainment centres in a prime area of the Federal Capital.
Another selling point for TYKS is that there are only four units per floor, making them all corner units. The development comes with a full range of facilities that include swimming and wading pools, sauna, gymnasium, multipurpose hall and barbeque area - all of which will be located on the first floor.
The standard units, which will occupy the second to ninth floors, will have four bedrooms and three bathrooms while the sub-penthouses on the 10th and 11th floors and the penthouses on the 11th and 12th floors will have five bedrooms and four bathrooms.
The project also comes with 55 car-parking bays that are located in the basement, ground and mezzanine floors.
Launched late last month, the development has so far recorded sale of 40 per cent of the units. It is expected to be completed by September 2008.

According to BRDB’s group general manager Rohan Cavaliero, by comparison a unit at a Norman Foster-built apartment in the United Kingdom would fetch a price close to £1,000psf (RM7,000psf).
“While foreign buyers might be unfamiliar with the Malaysian property market, they know the product. They are aware of the prominence of the location and they are familiar with the quality associated with Foster,” he said.
Cavaliero pointed out that more important than just setting a new benchmark in pricing, The Troika will also set new standards in quality, design and the type of service that will be offered in a residential development.
The Troika’s three towers of 37, 43 and 49 storeys will house a total of 172 units. Standard units will come in built-up sizes starting from 2,045sq ft, while the eight penthouses on offer will range between 5,394sq ft and 9,053sq ft.
Among standard features the units will boast are fully fitted bathrooms and designer kitchens, imported marble flooring, hot water systems, centralised vacuum systems, Low-E window glass panels that block UV rays and an inverter control air conditioning - an intelligent system that automatically maintains temperature throughout the unit.
Security features will include card access control at all main entry points, CCTV cameras at main access points and automatic boom-gate control for car-parking.
“A highlight of The Troika is that the entire structure is designed in such a way that every unit will enjoy the best possible view of the KLCC park,” said Cavaliero.
The price tag of RM920psf, he added, would also include a RM30,000 contribution to the sinking fund.
Buyers who do not want the designer kitchen feature for their units can opt to receive a RM100,000 refund.
In addition to the residential component, The Troika will also comprise four levels of retail and office space totaling 80,000sq ft that will surround the three towers in a structure referred to as the “necklace”.
Also on offer are 57 units of single operator small offices (SoHos) with sizes ranging between 959sq ft and 1,826sq ft (priced from RM1,015psf), which come in either one- or two-bedroom designs.
The rationale for including SoHo units in the development, said Cavaliero, is because BRDB recognised a sizeable demand for this niche market. The developer also feels The Troika’s advantageous position in the heart of the city will provide an attractive setting for home offices.
“A notable point of our SoHos is that while we will provide the necessary infrastructure, we do not dictate how buyers should use the space, as they have the flexibility and choice to use their units as they see fit,” he said. He believes these will be particularly attractive to foreign businessmen.
“They will be saved the hassle of renting separate office and living quarters, and they will no doubt appreciate being located within KL’s commercial hub.”
According to Cavaliero, the SoHos will boast “condo finish” and come with fully-fitted bathrooms and kitchens, a flexible layout and broadband access.
“Buyers of the SoHos will have separate entrances but enjoy access to all the facilities and services The Troika will have to offer.”
These include swimming pools, a jacuzzi, sauna, gym, games and aerobics rooms, multi-purpose hall as well as laundry and house-keeping services. Residents will also be able to lounge at a unique 25,000sq ft sky lobby located on the 23rd floor of blocks A and B, which will be connected to all three towers via skybridges.
Cavaliero said BRDB is overjoyed with the reaction the project has so far generated from locals and foreigners alike.
“The tremendous interest and response we’ve received is gratifying because it shows that despite setting an unprecedented price benchmark, buyers see the value behind this development,” he said.
“Without doubt, The Troika is the pride of BRDB and we will do everything possible to make sure it is the very best residential product this city has to offer.”

Hi seed emm wishful thinking perhaps he he!but i think its worth pondering because not all the development in the area seem to be using klcc as a marketing tool butnot all have the dream view infact the binjai some of the will have dua as their view but the again beside the view these potential buyer are really more concern withe glamorous address i think ha ha.personally i think the town planners will have to put a stop to all this!there are simply too many of the high end apts in the area! :)

FIFTY per cent of Bandar Raya Developments Bhd (BRDB)'s luxury super condominium project in the heart of Kuala Lumpur - the Troika - has been taken up since its soft launch six months ago.
BRDB chief executive officer Datuk Jagan Sabapathy said of the buyers, 55 per cent are locals while the rest foreigners.
"We have a mix of foreign buyers - Americans, Japanese, British, Austrians, Swiss and Australians," he said, adding that the company is now wooing high net-worth individuals from China, Singapore and West Asia.
Speaking to reporters after the opening of the show unit in Kuala Lumpur yesterday, Jagan said the company expects the residential units to be fully sold in two years.
Slated for completion in mid-2009, the residential units of the Troika have a gross development value of RM550 million while the retail units RM100 million.
The Troika, located in Jalan Binjai, is a stone throw's away from the Petronas Twin Towers. It comprises three towers of varying heights emerging from a four-storey circular podium that will house office and retail space.
The residential units will have eight penthouses, 164 apartments and 57 small office home office units.
Jagan said designed by Foster and partners, the Troika is a global product and to international buyers "are relatively cheap, an investment that is value for money".
He said BRDB expects reasonable returns from this high-end project of about 25 per cent between now and the next three years.
He added that BRDB has a total landbank of about 280ha which will keep the group busy for the next 10 years.

BRDB posted a net loss of RM66.8mil for the financial year ended Dec 31, 2005, compared with a net profit of RM37.3mil a year ago.
Chief executive officer Datuk Jagan Sabapathy said the company's performance would be stronger this year due to The Troika in the Kuala Lumpur City Centre area, and a residential project in Bangsar.
'We expect a turnaround and are very confident of our projects. We are looking at 25% contribution to revenue each, totalling RM1.3bil, from the gross development value of the two projects,” Jagan said after launching The Troika yesterday.
'The projects are expected to start contributing this year,” he added.
The Troika, which is scheduled for completion in 2009, comprises eight penthouses, 164 apartment units and 57 small-office-home office lots. About 50% of the project has been sold since its soft launch in September 2005.
“Around 45% of the sold properties were bought by foreigners from Japan, Australia, Hong Kong, India, China and Australia,” Jagan said.
BRDB expects all the units to be taken up in two years.
The average price is RM930 per sq ft. However, prices for some units can go up to RM1,000 per sq ft, depending on the size and location.
Jagan said BRDB had also promoted its properties in China, the Middle East, India, Pakistan, Hong Kong and Singapore.
The company has 700 acres of land bank in the country, mostly in the Klang Valley, which will keep it busy for the next decade.
BRDB would start to sell its ongoing project in Pakistan by the second half of this year, Jagan said.
'The project comprises 400 acres of mixed development. We will get a 30% profit before land cost as it is a joint-venture project,” Jagan added.

IF there was a building in Kuala Lumpur that could complement Caesar Pelli's majestic Petronas Twin Towers, it could well be the proposed Troika condominium designed by the world-renowned Foster and Partners.
Just like the Twin Towers’ gigantic sky bridge, The Troika will have not one, but two double volume glass encased sky bridges linking the three towers at level 24 to create a unique sky lobby with sprawling views of the KLCC area.
Although the tallest of Troika's three towers stands at 50 storeys (way below the Twin Towers’ 88 floors), its spectacular glass facade supported by shear walls will be an imposing sight day or night.
If the three towers of 38, 44 and 50 storeys were all lighted up, they would be a sight to behold; but this will depend largely on whether the plush apartments are well occupied and residents do not pull their curtains over the many large glass panels in their units.
Therein lies the attraction: an iconic home in one of the best addresses but at quite an affordable price for foreigners – an average of RM2mil to RM3mil (a fraction of the price of some high-end condos in London or even Singapore).
This may be a princely sum for locals, but for Malaysians who have entered the hall of fame and fortune, it is still a property worthy of their stature.
Such is the cutting edge of The Troika. The 2.13-acre freehold project at Jalan Binjai will stand literally and figuratively above the rest of the pack of condominiums around KLCC.
To guarantee the best views possible for each apartment, Foster and Partners introduced the concept of a twisting building where floor plans rotate as the building rises to enjoy the beauty of the capital's most stunning views, such as the KLCC Park and the Petronas Twin Towers.
Bandar Raya Developments Bhd (BRDB) recently unveiled the much-anticipated Troika show unit to the media who packed the small show office at the project's site. Also present were Troika's architect Roland Schnizer, associate of Foster and Partners. The firm is an international studio for architecture, planning and design founded by Lord Norman Foster. Its works include the bomb-shaped Swiss Re headquarters and The Gherkin in London, and it is currently designing the world's largest airport in Beijing.
The Troika, with a gross development value of RM650mil, comprises 164 luxury apartments, eight penthouses and 57 SOHOs (small office/home office). There will also be a four-storey circular podium, called The Necklace, that will house office and retail space.
The apartment sizes range from 2,045 to 3,336 sq ft while the penthouses' range from 5,443 to 21,688 sq ft! The average price per unit is about RM930 per sq ft but prices for some units go up to and beyond RM1,000 sq ft.
There will only be two units per floor. The security system includes card access, intercom and CCTV at all main access points.

He also used words like “truly global product”, “great location”, and “raising the bar”. ”It is also in a quieter end of the KLCC, unlike the other end where there is a fair bit of congestion,” he added.
Jagan also told the media that about 50% of the units had been sold, of which 55% were to local buyers and the rest were foreigners.
What do I think of the show unit? Frankly, I was not impressed. It's like living in a glasshouse and the layout seems a bit dull. A “giant” can probably walk through the floor to ceiling height door.
I also do not quite like The Troika's so-called “novel master bathroom”, it's a piece de resistance or highlight of its interior design. The stand-alone tub is placed against the floor-to-ceiling glass wall that, according to a media brief, can be covered in the form of a lowered screen.
Well, imagine standing naked in full view of the KLCC and with the world at your feet!

Well......I went to the showunit 2 times last week ( more story on that later :D ) and they said that the middle part which is called the Skylobby would be connecting all the 3 towers of the Troika together with 2 skybridges and it is double height for both floors. It would contain fine dining restaurants and probably high-class lounges or something ;)

Yes.....it is a bit tinted according to the sales person. HOwever tinted also....should the interior be lighted during the evenings, people from the outside would still be able to see :D

Yes you're rite.And since it's a bathtub situated beside the window,ppl are supposed to soak their body in and not stand up and shower and be an exhibitionist. I assume there should be another shower area farther away from the window.

Hehe....the shower area is right next to the bathtub actually. Both the tub and rain shower are in the same area encased with a tempered glass shower screen. So, when you stand and shower, the bathtub gets wet at the same time. So, ya, the standing shower area is still next to the window. Ppl can definitely look in. :)

I dont know. Didnt asked him further. Haven't seen him for so long. Out of nowhere called us for drink. He arrived from Paris that morning, n left to Tokyo the same day as he mostly working in Tokyo.
Next time his in town I will check with him again lor.
