You would think that that is expensive for a big country town but that older end of Toowoomba is very expensive and if this has views off the range then alot of people are going to think that it is worth every single penny. I like the style of the building, it will fit in very nicely in Toowoomba.

does anyone know where we can get a map of hieght limits for toowoomba? ive been searching for months and cant find anything, i even tryed writing email to council but with no reply :-(
I'm Particularly interested in height limits for the CBD... cause i remember vaguely that the council reduced limits when heritage building society headquarters and condamine centre were built... hopefully fake memory :-P
Joe
July 10th, 2004, 02:29 AM
Danubis I have lived in toowoomba for 11 years and i have heard of no such height limits. I will try and get my hands on a height limits map. The council are pretty lax. I went in years ago and asked for details on the condamine centre and heritage plaza and they did not know what i was talking about. A year later i met a good mate that worked on the 4th floor of the council offices, where the information is and he got me all the heights and details.
There is another building in Ruthven Street that has been approved, a 7 storey office at 32 meters. I will try and get some pics

I have thought that when Toowoomba gets skyscrapers, it would look amazing from the bottom of the range, to look up and see skyscrapers there.
Joe
July 10th, 2004, 04:21 PM
Yeah would look great. The skyscrapers would have to be pretty large thou. The city is about 4 km from the edge of the range and is in a hollow. The only chance is skyscrapers like cottesloe crest on the range, the grosvenor is hopefully the start of things to come.

was looking on skyscraperpage.com at the diagrams page for toowoomba, and thought the diagrams for the pictures look a bit misleading. although i dont question the height of cotesloe crest, in real life, it dosnt to be in that proportion when compared to heritage building
Joe
July 12th, 2004, 01:39 AM
Yeah the picture on skyscraperspage.com is a bit misleading. That picture was draw years ago and was a bit dodgy, i will have to update the picture. A couple of years ago there was a building proposed, think it was called sunset plaza, it was to be 85 meters, but i think that the conservative nature of toowoomba snuffed this one out. Rang my mate the other day and he said that there was a 50 meter height limit when heritage and condamine were built, this was reduced to 35 meters in 1990. But as far as he nows there is no height limits on the range, its just up to the public and developers.
I think that they have lifted the height limit for the city. All the suburbs have a height limit of 25 meters now and uni has a 35 meter height limit to roof. There are numerous buildings at uni that are 5 stories and new engineering building is around 30 meters. The old engineering building is 25m to roof and 70m to the top of the spire/ant.

http://www.imagestation.com/picture/sraid128/p11962acf0bc6f443c95a167eedce5947/f7de2bbc.jpg
as you can see its official height is a little deceptive because its situated on a slope...
apparently it cost 6.7 mil to construct.
Joe
July 13th, 2004, 04:15 PM
Yeah the height is quite deceptive. I only write what i have been told. My mate in the council gave me all the figures and i just have used them. I have changed the building on skyscraperpage.com. Yeah never could work out why you would by the bottom floors as on the city side there is huge dirt ridge about 8m in height and brisbane side there is gym and other facilities. 6.7 million is the figure i have. Took a lot of careful placement i think and land levels made.

i heard from my old 'rumour sources' back in woombie that because heritage has expanded so rapidly in qld over the past few years, that they're considering building another building for office space between the bus exchange thingy and the existing terminal... i imagine that they would connect it to the excisting building somehow... from memory, heritage plaza thingy is there at the moment (which is part of the heritage building structure anyway)
Joe
August 1st, 2004, 03:01 PM
bit of a tricky one to understand Danubis. The Heritage plaza extends from ruthven street ... down the mall about 80m to the city centre bus exchange . It would be unlikely that they would expand. Until recently there have been 2 shops empty. Not sure maybe office demand has increased? The condimine centre is not full either, floors 1, 5 and 8 are up for rent. The other premium office space is the AMP building in ruthven street and it has 2 floors up for rent. And they are building another office building.?

Oriolus
September 8th, 2004, 01:30 PM
Toowoomba has a Myer? When did that open. I didn't think it would be feasible - Myer refuses to open a store in Townsville (we only have Target & BigW) & Toowoomba doesn't get that many tourists does it?
On the other hand Townsville has 6 McDonalds with another one planned. Touche!! :)
Blend
September 8th, 2004, 01:41 PM
maybe myer is cautious. Didnt they have a David jones in the mall? and it shut down?
this the reason myer wont?
Danubis
September 8th, 2004, 02:09 PM
myer has been in toowoomba for ages, then they built grand central around the existing myer building then put cladding over it to match the new shopping centre... cant even tell they left the old building there
Oriolus
September 9th, 2004, 01:02 AM
^^David Jones closed its CBD store in Townsville to move to suburban Stockland in 1993, then left altogether in 1997. After them Harris Scarfe used the Stockland site, but now it's been subdivided into Rebel Sports & wait for it.... a Crazy Clarks mega warehouse! Oh the humanity!!
I think the tourists who come to Toowoomba are probably more affluent then many of those in Townsville ie backpackers & probably are mainly domestic tourists as well & more inclined to shop at Myers.

You should see New South Wales, Dubbo, Nowra, Port Macquarie etc all have Grace Bros. (Upmarket version of myer, owned by colesmyer for those who haven't heard of it.) and the majority of those cities are just inbetween 20-30 000.

Something I've heard on a very reliable grapevine (although way off topic), George Colbran & Co not only have Fairfield Waters McDonalds soon under construction, but another one again (that makes 8 Maccas in TSV!).
Mr Colbran is said to have a McDonalds Woodlands coming soon. Not many people know about it, and I don't know HOW true it is. But I'm pretty sure there will be a McDonalds popping up on the highway north of Townsville in the near future.

Wow Colbrans sure on a roll at the moment - 8 McDonalds! I wonder if he'll replace Maccas on the Mall with another CBD outlet when (if?) Flinders Mall is torn up.
To bring us back into topic a bit here's a picture of Toowoomba's Russell St, featuring a McDonalds outlet. Is that Heritage on the right?

Thanks Joe - do you live in Toowoomba? The picture is from Toowoomba.com & said to be taken in 1999. It would be nice to see some photos of Toowoomba's highrises but as noted by Danubis in the first post there seems to be a distinct lack of them on the net. Maybe someone from Brisbane with a digicam will go up & take some one day. :)

I'm starting to get abit annoyed in some way, that there is a Myer in Toowomba, And I mean, they keep refusing offers to come to Townsville. Maybe they could do something with Dimmeys plaza on the mall there when Woolworths leaves, to probably attract a Myer or Grace Bros or even a Two story Target, like they have in Brisbane.

I like how in Toowoomba they hang the street lights over the middle of the roadway - because of the trees. They do that with traffic lights also don't they?
I actually counted how many traffic lights there were in Toowoomba - there are 86 intersections with lights!!!

is the condamine centre the grey looking building? is it 8 office floors? with plantroom maybe 36m high? where did you get 46m from? is that an official height or estimated?
also the 70m spire you mention. what is it attached to? a school or church?
it doesnt look 70m either? maybe 30-40m.
Is Cottelsloe Crest exist?

2 years ago my mate worked in the city council office, gave me all the details i qoute. He asked me what heights i wanted to know and he told me ... he does not work there anymore so i have no way of accurately backing up the info, i trusted him as he had no reason to change the figures. These days you contact the city council and they give you nothing.
SS.com has cottesloe crest and the condimine centre already on there.
The spire i talk about is at the University of Southern Queensland. From my information it is 23m to roof ....26m to observation floor roof and then a 44 meter spire is attached....
The information he gave me about condamine centre was 11floors above ground and 2 below... has a 2 extra floors on one side due to lay of land
I personally would not have a clue about heights ... i cant tell from photos.

thanks joe. i reckon the spire has a total height of 44m. not 44m + 26m. it really does look only 150ft high.only looks 10storeys high?
the 4-5 storey bldg would have 3.5m floors, thus 15m high ob deck-18m then 26m spire- total-44m.?
Cottelsoe Crest would b lucky to be 49m not 69m? its just 16floors ,x3m =48m.

hi again. no worries. when i did research on churches around Australia, the Toowoomba St pats cathedral impressed me. Its a pity the enormous tower /spire was built. it would of been a landmark at 40m high!

i had a good chat to a toowoomba city planner and she told me a few things.
She said Cottelsloe Crest was built 1997-98 and has 28 units with 9ft ceilings. so she reckons 10ft/3m floor to floor, so 16x 3m =48m. not sure if it has a plantroom?
not sure who put it on ss.com as 69m?
ill amend it asap.
also is it pos for someone to take a pic of it ? i lve to see the complete elevation.
She also said about new city plan which limits highrise to 8-9 storeys.
So Cottelsoe will be tallest for a while.

Looking towards the mecure hotel. The brick building directly in front is an old church building. Maybe housing homeless people. Now is an employment agency. (4 st approx 14m) on the right there is a blue building which is the amp building ( 4st official 18m to plant room).
On the far right behind the amp building is the city hall tower (approx 23m to top of mast)

Culwulla will find out more info on the chimney. But yeah it is quite large, not sure why they needed a chimney that large. I know about 20 years ago there used to be a large bakery in that area. Have seen pictures of it at uni. Will try and get u some scans. The pics i have seen are like 60 years old at least so 60+ years ,,, maybe up to 80 or 90 . Think it would have been built when this area when ahead about 80 ot 90 years ago.
Yeah Rises from the gound, through the building which they have now built around. I reckon it could be protected.

Just got some details. I was about 14 metres of the ground
6m to roof of 1st level of carpark
3.2m 1 to 2
3.2m 2 to 3
1 m space 3 to 4
.5 m sidings ( I was using to take photos)
WALL you can see is approx 15m
(15.62m To Camera) + 1.72m (my height)
I would say it is 9 m above where the wall is so.... 24m.

A pic of the MLC building. Cant work out how high it is, i have 16m in my toowoomba list but seem higher that that. ( Take from the 3rd floor of the carpark
6m to roof of 1st level of carpark
3.2m 1 to 2
1m space 2 to 3
+1.72m to camera height... so 12m approx
It is a 4 storey office block with plant room

Danubis, the office project in the cbd is still up for tender i think. Land has been cleared but it has been that way for 6 months. Signs are all still up , but no activity. Not sure what is happening. Will try to find out more.
Again amazing pics joe! much appreciated, makes me feel homesick
where abouts have they cleared the site for tender? as in street address... just trying to get an idea where abouts they're trying to push for this sorta development, cause i would have assumed it that it would be better to creat a 'hub' around the exisiting heritage/condamine buildings, so that bell street mall can be fully utilised instead of the 'slum' feel at the moment.

Also joe, how high would you guess the new toowoomba base hospital to be? i remember when i worked there were about 8 floors in the lift! lol
its hard to work out the floor to ceiling ratio (maybe someone knows standard for hospital floor heights), cause there was a void in between each floor where gases/scavenging/cables and wires all ran through - i remeber watching a sparky fix something in one of the theatres in the void, and it looks to be about a 1.5m void. so guessing that the floor to ceiling is 3m + 1.5m void = 4.5m per floor. 4.5m x 8 floors = 36m. (also ground floor was higher then the rest cause of the foyer and the escilators but havnt factored in this calculation) Theres also a feature that goes to a higher point with the 'tmba base hospital' in lights on it which may double as plant room possibly. say another 3m. so the base hospital would be about 39m in height by my guestimates (therefore worthy of emporis.com toowoomba page), but i wouldn't be suprised if it were slightly higher... a pic of it would be great joe for working it out properly.. (if you find the time)
thanx champ.

The cleared site is between the amp building and mecure hotel. I would say 400 ruthven street. Straight across from the art gallery.
The thing that annoys me about the mall is that on the eastern side of the condimine centre there is a vacant piece of land that is just used for a car park. A canadian man bought it a while ago but i think the building he proposed was knocked back.
From memory it was a little to large for toowoomba. A 22 storey building featuring 2 levels of shopping, 6 levels of office , 13 levels of hotel and 1 level of restruaunt/nightclub/function room.. Was to be 86m i think a few names come to me ( Phoneix Tower, MaCafferties Plaza, Sunset Plaza)
As for the hospital i think that there is 8 stories and a feature on top. Possibly make it 40m.Will have to get a pic for a better idea
Foyer 5m
1 -2 ----4.5
2 -3 ----4.5
3 -4 ----4.5
4 -5 ----4.5

Cul - do you know anything about the brick chimney at the site of the old Ross River Meatworks in Townsville. It's pretty big. My info is that it was built in 1891 and was operational until 1995 when the meatworks closed down & were later demolished and the area was turned into a housing estate - Fairfield Waters - the chimney remains and was going to be incorporated into the housing estate but the developers havn't touched it - it's sitting in an empty field at the moment.

Its got an amzazing 360 view from the top floor of the new complex. if you get a side on view of the hospital you can get an idea of how massive the whole place is, cause its got another 3 buildings behind it that run all the way up to james street. 2 were to be demolished but Q health decided it was too expensive.

New motel aims to be city’s finest
29.01.2005
___________
CONSTRUCTION has started on a new Toowoomba motel which aims to be the best the Garden City has to offer.
Work started on the $5million Eastgate on the Range on Thursday with the completion date for "Toowoomba’s finest motel" set down for the second week in August — just in time for the city’s premier event, The Carnival of Flowers.
Between 40 and 50 local contractors will be employed throughout the 29-week, $3million Hutchison Builders contract.
Located at the top of the Range, Eastgate features 39 rooms, from standard motel rooms and units to two- and three-bedroom self-contained bungalows. Set on 8001sqm, it is also the site of Queensland’s first motel, Shannon’s Range Motel, and has frontages to the Range Highway, Burnage Street and Tourist Road.
The old Range Motel was demolished some years ago and part of the land sold off for a restaurant.
Former Toowoomba restaurant and motel owner, Bill Klaassen (pictured) heads the development company with partners Graham Newnham (real estate principal) and Brian Hodgen (architect).

Unique project to bring old church back to life
10.02.2005
http://img.photobucket.com/albums/v499/danubiis/PAGE1_09christ.jpg
AN HISTORIC Toowoomba church is set to be brought back to life as part of a unique inner-city development.
The proposed $13 million Margaret Street project would create the city’s first combined high-rise residential, commercial and retail development.
Building contractor and project manager FK Gardner & Sons plan to restore the former Church of Christ chapel and construct an outdoor bar and restaurant as well as a nine-storey residential and office space building.
"It is a first," FK Gardner & Sons managing director Gary Gardner said. "It’s bringing an old building back to life, providing a use for it."
Formerly the Trades Hall building, the century-old Romanesquestyle chapel at one stage faced the prospect of demolition when it could not be sold.
Mr Gardner said the company intended to restore the church, including its historic ceiling, with part of it to be a foyer into the multi-storey building. Part could also be a display area for local wineyards and producers to showcase their wares.
A development application has been lodged with the Toowoomba City Council and Mr Gardner said the company hoped to start construction in September. Construction would take around 12 months.
The nine-storey complex to be built behind the church comprises two floors of office space and seven floors of units and overlooks the retail section on Margaret Street.
Business Development Manager Heather Gardner said the development would have character, incorporating the historic church, with luxury units to have views across Queens Park.
"The feedback has been very positive. A lot of people like the flexibility of having office space in a residential development," she said.
Mr Gardner was confident about demand for quality office space and also believed the unit market in Toowoomba was picking up.
The Church of Christ building at 133 Margaret Street was built more than a century ago by the Congregational Church.
Considered an unusual example of a Romanesque revival-style church, with belltower and turrets, it is on the Heritage Council’s register of the national estate.
FK Gardner & Sons, originally based at Brookstead, has been in Toowoomba for 15 years.
The company is currently building a new medical centre in Toowoomba as well as a three-storey office block in Kitchener street.

Great news. This is bigger than the render suggests
It comprised one floor of retail with a mezzanine level, one floor of commercial space, eight luxurious penthouses, 10 sub-penthouses and three floors of serviced apartments.
In all, the building would include 61 apartments as well as a conference room, gym, lap pool and barbecue facilities.
It must be pretty long heh?

$30 million development to inject life into inner city
16.02.2005
A $30 MILLION development of a type not seen before in Toowoomba is set to change the city’s skyline and inject life into the central business district.
Work will begin in July on an eightstorey complex opposite City Hall in Ruthven Street comprising not only retail, high-rise residential and commercial levels, but also prestigious serviced apartments.
A consortium including local developer Roger Telford and Prime Property Investment managing director Sid Knell has acquired a vacant block and an adjoining site in Ruthven Street to build "Trilogy Apartments".
News of the approved project comes just days after building contractor and project manager FK Gardner & Sons unveiled plans for a $13 million high-rise residential, retail and commercial development in Margaret Street.
Market analysts point to growing demand for high-rise apartment living, including in the CBD, which would boost inner city cafes, restaurants and retailers.
Urban Development Institute of Australia, Toowoomba president Ron Barclay said such developments were good for the city, good for retail and good for restaurants in the CBD.
"It’s a sign of the city growing up," he said.
Prime Property Investment business development manager James Latta said the Trilogy Apartments project was unique for Toowoomba.
"(It has) four different varieties of space in one building," he said.
Trilogy Apartments, which would be built across the two blocks on Ruthven Street, would have three levels of sub-basement parking, with 130 car spaces.
It comprised one floor of retail with a mezzanine level, one floor of commercial space, eight luxurious penthouses, 10 sub-penthouses and three floors of serviced apartments.
In all, the building would include 61 apartments as well as a conference room, gym, lap pool and barbecue facilities.
Mr Latta said the Toowoomba City Council had approved plans for the development, with the building scheduled to be completed around August/September, 2006.
Prices for the apartments would range from just below $300,000 for two bed room apartments and around $550,000 for the penthouses, he said.
Marcus Eames, of LJ Hooker Commercial in Toowoomba, said innercity residential developments presented lifestyle options for a growing city.
"It is definitely a good thing for the CBD and Toowoomba," he said.

Do you think this is seperate to that other rumoured 8 story office building thats was planned? or is the rumoured project?
Joe
February 16th, 2005, 10:18 AM
No unfortunately not ... it is on the same block of land as the 8 storey commercial building so .... unless they can find another block in the city does not look good. There is only one spare block in the city. It had a proposal about 5 years ago of a 20 storey monster (for toowoomba) but there were aboriginal land claims as it joins the Atsic building?. Sunset Plaza i think was what it was called.
Not sure why they called it Trilogy Towers. Updated diagram of Toowoomba City.

Theatre precinct reinforces city’s cultural foundations
04.03.2005
The Chronicle (http://www.thechronicle.com.au/storydisplay.cfm?storyid=3626323&thesection=localnews&thesubsection=&thesecondsubsection=)
MOTHER Nature let rip with a massive rumble of thunder at the precise moment the Empire Theatre Centenary Conference Precinct was officially opened yesterday.
It could perhaps be taken as a roar of approval for a project that has been dogged with controversy since first mooted in the 1990s — and certainly how Empire Theatres Foundation chairman Peter Swannell would like to see it.
"It was a controversial decision in the 1990s to restore the theatre, and I think now to all who love the performing arts, it was a superb decision," he said, wiping the sweat from his brow.
(It may have fittingly — been only a theatrical gesture: it later transpired that Toowoomba City Council will fund the air-conditioning of the theatre church.)
"The precinct will also win that support by offering the people of Toowoomba the whole experience," Professor Swannell said.
One of those initially opposed to redevelopment of the Empire Theatre was Toowoomba Mayor Dianne Thorley, who was more than happy yesterday to eat her words.
"I guess I’ve had my epiphany on the road to Damascus," Cr Thorley said.
"I didn’t support it, but now I’m an advocate for the Empire Theatre.
"Paris people didn’t want the Eiffel Tower, Sydney didn’t want the Opera House or the Harbour Bridge, and Toowoomba didn’t want the Empire Theatre.
"Now we love the Empire Theatre — and the obelisks!"
More than 120 people attended yesterday’s opening, held in the fully restored 1877 gothic church adjacent to the theatre.
The magnificent original stained-glass windows threw brilliant shards of light across the guests, who were entertained by an ensemble of young instrumentalists from Harristown State High School.
The theme of the morning — "Expanding Possibilities" — was based on the aim of making the precinct the very hub of Toowoomba events and cultural life.

City house prices do better than Brisbane
03.03.2005
The Chronicle (http://www.thechronicle.com.au/storydisplay.cfm?storyid=3626161&thesection=localnews&thesubsection=&thesecondsubsection=)
TOOWOOMBA house prices continued to outperform the Brisbane market in the December quarter, jumping a solid 4.6%.
However, the market may slow temporarily in the current quarter after the Reserve Bank of Australia yesterday moved to head off any pick-up in inflation by lifting interest rates by 0.25 of a percentage point.
Toowoomba’s median house price rose to $226,000 in the December quarter from $216,000 in the previous quarter.
The Real Estate Institute of Queensland Ltd (REIQ) figures were based on quarterly sales of 620. In comparison, the median Brisbane house price rose 0.6% in the quarter to $352,000.
Within Toowoomba, Rockville led the gains with a 19.4% rise in the median price of a house in the December quarter to $191,000, based on 25 sales.
Toowoomba couple Barry and Sandra Sharpe were happy with the price they recently received for their Centenary Heights home, sold by Terry Parker of Raine & Horne.
"Back when there was the boom we might have got a little bit more, but we are happy with the price," Mrs Sharpe said.
She said interest was a little slow before Christmas but after that more people had been looking.

Complex sells for $36 million
23.03.2005
TOOWOOMBA’s Gardentown Shopping Centre has been bought for more than $36 million by a Perth-based property trust.
Aspen Group yesterday said it had exchanged contracts to acquire Gardentown Brand Direct Shopping Plus for $36.6 million plus acquisition costs.
The stock market-listed Aspen described Gardentown as an impressive retail centre in the heart of Toowoomba.
Aspen Group managing director Angelo Del Borrello confirmed Gardentown, formerly Village Fair, had been acquired from private Perth-based investment company Riseley Investments.
He told The Chronicle the acquisition was the first for Aspen in Toowoomba and only the second in Queensland.
"The centre has gone through a repositioning in the market and it is appealing to us,’’ he said.
Aspen said Gardentown provided 12,434 square metres of lettable area which was complemented with 750 car bays. The major tenant was a Super IGA Supermarket with a remaining lease term of 14 years.

Dorothy Row says the nine-storey development would dominate the skyline. Picture: BEV LACEY
Resident concerned about memorials’ tranquillity
24.03.2005
AFTER going decades with just a handful of buildings taller than three storeys, Toowoomba has had a spate of applications or approvals for multi-storey residential buildings.
The latest is for Argyle on Kitchener, a dual-tower, eight- and nine-storey residential development with ground-floor cafe/restaurant, proposed for the corner of Kitchener and Phillip streets, opposite East Creek Park.
Submissions on the development closed last week, with Toowoomba City Council expected to vote on the application in six to eight weeks.
Argyle on Kitchener, however, has angered Phillip Street
resident Dorothy Row, who said tall buildings would block the residents’ morning sun and East Creek Park’s afternoon sun.
"Huge buildings dominating the landscape will diminish the beauty and tranquillity of East Creek Park and the memorials," she said.
ERM Projects director Andrew St Baker said ERM would release more details as the application progressed.
ERM’s application reports Argyle on Kitchener will "provide a catalyst for urban renewal and revitalisation of the city’s centre" as has occurred in other cities such as Brisbane.
"The park-oriented development utilises high-quality design and finish unlike anything else in the city at present. " Each level has a large balcony area and one tower has a splitlevel penthouse.
A traffic impact study accompanying the application said the 29 apartments would generate about 21 vehicle trips in peak hours having "negligible impact on the operation of the intersection and the road network".
Mrs Row said 29 units would add to already-horrendous peak-hour traffic problems and would reduce visibility for motorists.
And she criticised notification boards which she said gave little hint of the project’s size.
"They only listed "multiple units and food outlet’," she said.
"The residents thought that’s five or six units, but I got a funny feeling and collected the relevant documents and they were an inch thick."

Toowoomba is located (700m above sea level)125 kms west of Brisbane and is Queensland's largest inland city. The city offers the best of both worlds, a relaxed lifestyle and easy access to the coastline.
Toowoomba enjoys a prosperity which is strong but stable. Although somewhat exposed to the highs and lows of the rural sector, Toowoomba has a substantial manufacturing and supply industry, a major education sector as well as a highly competitive retail industry. The historic city has 42 registered buildings with the National Trust and has now a growing modern skyline.

hey joe, do you know the details of that commercial building that was proposed in the bell street mall but rejected cause it was too tall in the mid 90's... so that cull can add it to 'never built' in the emporis database :-) the word 'sun' is in my head for some reason...

THE streetscape of the northern fringe of Toowoomba’s central business district appears likely to alter dramatically with a multi-million-dollar, prime site up for sale.
Energy company Energex has put the high-profile 9905-square metre development site at 3 Neil Street on the market after making little use of it over the past seven years.
Marketing agents Damian Tutt and Robert Dunne, from Savills, said surrounding development comprised retail, commercial and hospitality industries.
"This property is the most significant development site to hit the market in Toowoomba this year," Mr Tutt said.
Zoning allowed for extensive uses including retail, residential, commercial or mixed-use development.
Mr Tutt said expressions of interest in the site would close on June 3.
Already Savills had received significant enquiries from possible buyers.
The property is at the northwestern corner of Neil Street and Chalk Drive, some 600 metres from the intersection of Ruthven and Margaret streets.
Energex said the sale would not impact on its operations.
A spokesman said the land had been surplus to needs since it was acquired along with other Allgas assets in 1998.
Energex had made only minimal use of the site since that time.
The spokesman said Energex’s active Toowoomba depot was in Taylor Street.
Mr Tutt said the site offered strong exposure with high traffic flows, with Chalk Drive a major arterial road, and good access to the CBD.

Cancer trips soon a thing of the past
14.05.2005
IT WAS a breast lump the size of a grain of salt that sent Cheryl Warby on a journey through surgery and chemotherapy, then countless daily trips to Brisbane for radiotherapy treatment.
But with the announcement that Queensland’s first inland government-funded radiation oncology unit will be established at St Andrew’s Toowoomba Hospital, Ms Warby says she’s pleased thousands of patients will be spared the arduous trek.
The $8.6 million facility, made possible through federal funds, is expected to be completed and running by March 2007, two years after it was first expected to be opened, and will treat up to 900 patients each year.
"St Andrew’s will be the centre for cancer care on the Darling Downs," hospital CEO Ray Fairweather said.
The unit will support patients from the Downs as well as from Ipswich, the Burnett, Lockyer, south-west Queensland and regions of northern New South Wales.
Ms Warby, who completed seven weeks of radiotherapy at Brisbane’s Mater Hospital this week, said receiving treatment in "your own back yard" would ease the emotional and physical strain on cancer patients.
"I think it is wonderful that people will be able to complete their treatment and be in their home town," she said.

Wouldn't Sunset Plaza have been great for Toowoomba!! Would have been 2m taller than Holiday Inn in Townsville and hence the tallest building outside "metro Brisbane" if you like. It was an office tower right? Any renders?

CITY FACES TOWERING ISSUES
07.06.2005
By Susan Searle susans@thechronicle.com.au
A $30 million, eight-storey commercial/residential development, opposite City Hall, faces almost certain approval by Toowoomba City Council today.
The plan is for shop and office space, 150-seat cafe and restaurant, 35 serviced four-star motel apartments, 28 multiple dwellings, manager’s unit and basement parking.
The complex has a swimming pool, spa, sauna and gymnasium as well as conference facilities.
Already 33 units have reportedly been sold off the Trilogy Apartments plan in the two weeks since its release.
The prospectus reveals prices started at $290,000 with a September 2006 envisaged completion date.
The vacant 2413sqm of land, and vacant commercial building, has a 30-metre frontage to Ruthven Street and 30-metre frontage on Annand Street, and is south of the Quality Burke and Wills Motel.
Council’s senior planning officer, Paula Newman, will air concerns that the proposal does not completely satisfy the city’s planning scheme codes, but conditions can be imposed to meet compliance.
Ms Newman recommends approval subject to streetscape appearance, accessibility to car parking spaces, solar access and private open space for multiple dwelling units.
Councillors will vote today.

Tower builder stays upbeat
08.06.2005
By Susan Searle susans@thechronicle.com.au
A BRISBANE developer remains confident he can meet most councillors’ concerns and still secure approval for his two-tower, 10-storey development, Argyle on Kitchener.
Andrew St Baker, of ERM Projects Pty Ltd, toyed with reconfigurations en route back to Brisbane after yesterday’s Committee of Council meeting.
"There is no way we can deliver this level of quality and amenity (on a par with any capital city) on this signature site without the proposed apartment and height yield," he said.
Councillors’ concerns included height, given the town plan’s eight-storey preference for that area, as well as site cover and landscaping.
They heard architects’ impressions featuring mature trees could not be fulfilled since trees would not survive in the restricted on-street area.
An excited Planning Committee chair Michele Alroe was confident the issues could be resolved.
"This is the sort of development we want to see," she said.
Lyle Shelton, Graham Barron and Keith Beer agreed Toowoomba had "come of age as a city". Mr St Baker will seek a deferral of the proposed preliminary approval so modified plans reducing the site cover and increasing the landscaping at ground level can be prepared.

What are the height limits in Toowoomba? The above suggests they vary but what's the maximum. Anyone have a map?

All praise $13 million project
29.06.2005
EVEN the lone opponent to a $13 million development, which includes the restoration of the old Church Of Christ church, last night agreed it was a good outcome.
The F.K. Gardner & Sons plan has the church in the foreground and a nine-storey residential, commercial and retail develop- ment at the rear.
Cr Sue Englart had resisted plans to penetrate the eastern wall of the building to allow access to a planned restaurant.
Last night Toowoomba City Council unanimously supported the revised plans for the project which incorporated an extra 15 car parks.

Height still a sticking point in multi-storey units plan
19.07.2005
By Susan Searle susans@thechronicle.com.au AN AMENDED plan for multi-storey unit development Argyle on Kitchener, to be considered by Toowoomba City Council today, will satisfy most concerns.
However, Brisbane developers ERM Projects will persist in seeking to exceed the eight-storey height stipulated.
An application for two 10storey towers, on two allotments on the corner of Kitchener and Phillip streets, was considered by council last month.
Concerns about the height, site cover and landscaping were raised and the project was withdrawn before to the ordinary council meeting.
The revised plans provide for one tower, once of nine storeys, to be of eight storeys with a mezzanine level; and the other tower, once of 10 storeys, to be of nine storeys plus a mezzanine and rooftop facilities.
The site cover is now 44% after initially being 72%.
Building setbacks along Kitchener and Phillip streets have been increased to allow for more landscaping.
The initial plan offered 29 three-and four-bedroom units. This has been reduced to 27 three-bedroom units.
Council officers today will tell councillors that apart from the proposed height of the two buildings, the amended proposal generally satisfies the requirements of the planning scheme.
"Approval is recommended subject to a condition that the height of the buildings is no greater than eight storeys," the officers’ report states.
