The Dubai International Financial Centre (DIFC) and Nexus Capital SA are to jointly develop a $260 million mixed use real estate complex called The Hexagon. According to DIFC, the joint venture project is aimed at attracting foreign direct investment into the DIFC.

The 1.4 million square foot complex will feature smart offices, residential spaces, a five star boutique hotel, a rooftop garden and a private business club. Another feature will be an educational campus that will be targeted at business schools and executive education providers.

In terms of design, the complex will feature four hexagonal buildings, whose main tower will be more than 50 stories high.

“HH Sheikh Mohammed’s vision for the DIFC is to create a truly world class financial centre to rival those of London, New York and Hong Kong. The Hexagon epitomises this vision,” said Naser Nabulsi, CEO of DIFC.

“The Hexagon will pass the advantages of the DIFC jurisdiction onto our future tenants and investors,” added Damien Tappy, chairman of Nexus Capital SA.

"These advantages include: 100% foreign ownership, 0% tax, freehold of properties, a world class framework of financial and commercial laws and the freedom to repatriate capital and profits. The Hexagon will truly be a pivotal project in this landmark and visionary new financial district.”

Not to forget, the new terminal at Dubai airport is going to be the 10th wonder of the world (after Burj Dubai and the Palm Island near Jumeira Beach Hotel).

Do you think the climate will change in the UAE , especially Dubai with all these projects going up , almost all of them have luch gardens and such !! we might get a week of rain per year instaed of 3 days of rain :);)

there will definitely be a change of climate. but at the moment you can see this everywhere in the world. here in germany we had temperatures of up to 40 degrees last summer (2003). this winter was also very warm and it didn't rain this spring at all, but this summer it's only raining although it should be around 25 degrees as it was back in the day. :weird:

concerning dubai: i think a bit of rain wouldn't be a catastrophe. a much bigger menace is the smog i think. if you look out of a window of a highrise building and have a view over downtown and sheikh zayed road, there's sometimes only dust and smog.

for example: if you look from old hyatt regency towards sheikh zayed road, you sometimes can't see emirates towers!

Are there going to be enough people to fill all these towers or doesn't that matter?

can't say yet, if these apartments especially at jumeirah lake towers sell well. but in the end i think they will be filled!

i myself wouldn't buy an apartment in one of these towers yet, because you are just buying dust and sand. the same about palm islands and the world. people are amazed and deeply impressed by these renderings of villas published on these websites, but first they just bought water, then some sand!!!

i would never buy an unbuilt property. nobody can give you a garranty! those people who want to buy and can afford it, ok, have fun.

and i've heard that when you buy such a property it still is not your own or you don't have full ownership. so this whole unbuilt property selling is not so secure. you don't know what you will get for your money.

this is the only thing i don't like about dubai. they are building up properties so fast, but forget about laws and giving safety to purchasers.

i hope you understand what i mean, as it is not easy to explain this in my second language english! :)

It has been declared since the begining that it will be a hotel managged by Le Meridien and the name comes from a Hotel in London.

as it makes it a little difficult to browse through posted messages and find the towers mixed with the people comments
it will also make it quicker for other people to come here and check it on the first page
and the numbering will also stay in sequence with the towers in all are posted on the fisrt page

^True. Dubai-lover why dont you edit the first post and in all the towers. And when someone wants to add a new tower, he just has to post a rendering, and maybe a # beside its name to distinguish it as being a new addition and not just a comment, and then the first post will be edited again to add the new tower with the correct number.

we are the dubai guys. we live in and love dubai. since all of you were trying to find out all the towers underconstruction/that are to be built what about the metropolitan towers at the beach resort hotel at dubai marina i think one of them is 20 stories and the other is 17. i dont have a rendering but im sure some one can get it.

I knew about the Metropolitan Towers along time but since there was never any news about them and also I was just too lazy, I never mentioned them.

@THE DUBAI GUYS, to post a picture you'll have to get its URL by right-clicking the pic then clicking Properties. If the pic is not online (on your HD or something) you will have to upload it on one of the image hosting websites or some webspace and then you'll have to do the finding URL trick again. When you get the URL you'll find an "Insert Image" icon in the "Go Advanced" or "Reply to Topic" page. When you click that icon it'll prompt you to write the URL of the image you want to add, write the URL and then press enter. In the reply TextBox you'll find the image's URL now wrapped between two tags and you're ready to go!

Here is the picture you mentioned. I really like the architecture of these towers, btw. Its a pity they're really short.

damac has unveiled a new tower at jlt, but no special info yet. just this short text on ameinfo.com:

Dubai-based Damac Properties announced plans to build a Dhs150 mn property at Jumeirah Lake Towers. The luxury residential tower will include restaurants and a shopping boulevard. Damac appointed Al Hamed Develoment and Construction to build the property.

In properties sections of Gulf News I so advertisement for a building never mentioned before, at least I never heard of it. It was called just "Dream" and they advertisind Marina or Jebel Ali view apartments (???)

From what I remember from the rendering: It had 2 level heights: the main tower some 30 storey maybe and a part attached to it half the weight. It was not a glass building.

Hmmm... well, there is of course Le Rêve (http://www.skyscrapercity.com/showthread.php?t=108946)... and "rêve" is French for "dream". My conclusion? These are one and the same.

I could be totally off base, however.

OH MY GOD ! yet another semi supertall being developed in the Dubai marina Area :)

Not long ago , i used to consider a 25-30 story tower quite tall :) now i hardly notice anything under the 40 story mark

i think i can safely say that 'Dubai is experiencing a construction Boom'.

Now there are unlimited number of 40 story towers
then many on the 50 Floors range and now 1 or two that break the 60 floor mark.
What we need is just a couple of 80 floor so there is nice range

there are a few 70 and 80 story towers under development. I saw 2 in a proposal for a leading achitectual firm and they were good looking buildings

yes i know I saw a few on the ventures media but no details as of yet
be nice to have a few around the 350 meters mark to pad out the list of talls so its not like such as range
as right now there are only 4 over 300meters and 2 of those are because of spire !

70 and 80? wow. these mid-rise at 150m are nice, but i'm still waiting for something big except burj dubai, a 350 or 400m tower would be great down at marina.

@SA BOY: if you can dig out the renderings of those 70-80 storey towers and post a link to them or something it would be really appreciated. I love looking at these mega-proposals.

There are plenty of Arabian countries with superior nature and wild life , the greenary will take you breath away , but none of them come close to what you experience in Dubai and the UAE as a whole when it comes down to security and excellent infrastructure + Job oppurtunities

Now dubai is allowing non-UAE citizens to own property and houses here , arab people with money went mad and they are either building their future home where they plan to stay for the rest of their lives or as a holiday place they can stay at , both way , dubai is making lots of money and the Population is rising

Not to mention the Germans , british and other asian people who are too going mad buying property here

well, the construction boom is so huge, as some people and companies invest money here! the whole thing is some kind of resell-market! people buy it and resell it. it's at least said to be like that, but as i have described in the jumeirah islands thread, most of this talk is just "hot air"! many people think they can make a lot of money with that, but with such - you can't call it a construction boom - a mega giga construction boom you always have to be careful that the market doesn't get supersaturated!!! the market has reached such massive dimensions, that a supersaturation seems to be likely!
although i hope it won't happen there always is a risk! (terrorism, because of which many people shit in their pants (especially germany!)) but dubai can convince me that it can handle it!!! ;)

as my family will move to dubai (my dad already there since december) we had to get some info on properties and you realize very fast that everything is a big show!!!

i'm not so sure about that. park place will be 234m and this one is 300m. park place also consists of three towers, i've read. but as park place rendering is crap and there's no sign on construction site yet, it's hard to tell! but i believe not!

i only hope that park place and this tower get built!

I worked on park place and believe me its 234m high, It is also under construction with the piling underway. There are 92 piles 1500mm wide going down to a depth of 40meters, so they are huge. The current render of Park place on ss.com is correct and it does consist of 3 "towers" Alpha. beta and gamma joined together and at 3 different heights. It will be the best looking tower in Dubai when its finnished, its a stunning design.
This proposal was the Atkins bid for the tower and will never be built as it was the loosing bid in the design competiotion.

Anyone has any idea about Lattic tower??? Its supposed to be more than 250 m tall!

Latic tower is part of the DIFC complex and i heard it is in design. At 60 stories for a mixed use means it should be at least 240m

Dubai : The Reef Real Estate Investment Co has launch-ed the 34-storey residential Madina Tower in the Jumeirah Lakes area.

To be completed in 2006, it will offer one, two and three bedroom apartments.

Residents, non-residents and companies can buy apartments on a freehold basis, which entitles them to a residence visa. Leading banks and financial institutions will be extending home loans of up to 70 per cent.

Amenities in the Madina Tower include The Library Cafe, the Theatre Room with a 50-inch home theatre system for private screenings, presentations and special viewings and the Business IT Lounge which offers access to several computer stations and fully equipped Board Room for organising meetings.

In the floor above is the health club. The health club will have a central opening looking down into the terrace and swimming pool below, surrounded by saunas and spa activities, while the gym and exercise areas are located more onto the outside perimeter for maximum view of the city.

"Our objective behind the building of Madina Tower is to deliver to the market of free hold a distinctive product without any speculation for commercial purposes and to serve the unit owners in a personalised manner," said Shaikh Ahmad Mohammad Zayed Saqer Al Nahyan, managing director.

"We have KEO International Consultants as our architects, Samuel Creation as our Interior designers and Coral International for operating and managing the Health Club and Spa.

"Finally, we have achiev-ed the best design available in the market, with all the disclosed information about the finishing materials, with the highest quality and standard to serve people who look for prestige and tranquility."

Madina Tower will be marketed by property consultant Sherwoods.

"As a property consultancy, Sherwoods endeavour to select projects that offer both value and quality, our clients have come to expect this from us over the years.

"We are looking forward to the launch of Madina Tower on September 26 as we are already seeing interest from our clients that we have described the project too," said Mark Evans, sales manager at Sherwoods.

This building is one of the victims of the "quick progress". This is samdwhiched between the Riviera Tower and another one facing the marina, it has absolutely no view.

thought that too, but it's description seems to be different from these! but maybe this is the same thing they did with the al rostamani tower, which is now called marina number one! :weird:

one thing is for sure: it's not al sahab! al sahab is two towers, this is one tower and low-rises. so it could only be the al majara towers, which are also developed by emaar!

hope it's not the same and something new!!!!

did some short research:
al sahab is 44 and 24 floors
al majara towers is 5 towers: 32, 28, 15, 12, 12

marina quays is said to be a 3-tower complex.

what makes me a bit doubtful is that there hasn't been any info yet. today there appeared some info about when sale will start! :weird:

another difference is that quays are like waterhomes. have a look at the pic. they are built above water, while majara towers are normal towers!

Dubai-Lover, I wasnt implying that they were the same project, it's quite obvious it's a different project because of the emphasis on the new "built on water" concept which is not a feature in the Al Sahab nor Al Majara, I was just pointing out that Emaar's towers are starting to look so similar and "standard" as Trances has mentioned, and the Golf Towers support that point further. Despite the fact they all look the same, they dont look as tacky as other towers, I like them.

aahh, little misunderstanding!!!

yes, emaar towers are not the best in world-class design and they all have a bit of a similar style! they seem to be very inconspicuous to me!

i guess these are the al majara towers, but not sure! the one in the middle i suppose as al majara main tower, so the towers around it are the other 4 of this complex!

Also whats driving this monstrous building program. Surely economics would scream overupply.
