Yu Neh Huat set to realise KL plan

SITIAWAN-based Yu Neh Huat Bhd's aim to make a big impact in Kuala Lumpur will soon be realised now that it has acquired a three-acre piece of prime freehold land next to Shangri-La Kuala Lumpur in Jalan Sultan Ismail.

The land was bought for RM63mil from Danaharta in an open tender.

Yu Neh Huat executive chairman Datuk Dr Yu Kuan Chon said the development plans included a Grade A office block and two blocks of serviced residences for an expected gross development value (GDV) of RM680mil. The office block will be sold en bloc to an interested party while the serviced residences will be priced at between RM650 and RM800 per sq ft.

''We will take advantage of the premium location of the land by putting up a Grade A development on the site. There is rising interest for serviced residences and an acute shortage of good quality office space in Kuala Lumpur inner city, and we are confident of getting good response to the project,'' Yu told StarBiz.

Low Yat plans 2 major projects in KL

LOW Yat Group will soon have two integrated commercial cum mixed developments in Kuala Lumpur, under its plans to make a bigger foray into the property development and investment arena.

The group’s latest development will be Rivercity, located along 3˝ mile Jalan Ipoh, featuring a five-in-one development comprising condominiums, a retail podium, offices, a hotel and serviced residences. The second development will involve the expansion of the Plaza Low Yat in Jalan Bukit Bintang.
With a total built-up of 3.6 million sq ft, Rivercity would be among the largest integrated lifestyle cum commercial developments in Kuala Lumpur that is within the reach of the mid- and mid-upper market segment.

The commercial component will occupy 2.3 million sq ft, while the residential segment will occupy 1.4 million sq ft. There will be 572 condominium units with total gross development value of RM180mil.

Phase one of the condominium precinct comprising a 28-storey block of 191 condominium units will be launched early next month. The condominium units, with built-up from 1,135 sq ft to 1,581 sq ft, have a price tag from RM220,000 to RM370,000.
The commercial precinct, which is currently under planning, will feature a 600,000 sq ft retail mall, three office towers with gross built-up area of 1.9 million sq ft, a 230-room hotel tower, a block of 200 serviced apartments and 2,000 car park bays.

KUMPULAN Low Yat (Low Yat) akan melancarkan menara kedua kondominium di projek pembangunan bersepadu Rivercity di Jalan Ipoh, Kuala Lumpur selepas menara pertama yang dilancarkan tiga bulan lalu habis dijual.



Pengarah Eksekutifnya, Low Su-Ming, berkata menara kedua itu yang menawarkan 191 unit mempunyai nilai jualan kira-kira RM60 juta.

Beliau berkata, unit berkenaan dijangka mendapat sambutan daripada pembeli tempatan dan asing, terutama dari Singapura dan Indonesia.

Katanya, dua menara itu adalah antara tiga blok kondominium di Rivercity yang akan dibangunkan di tapak seluas 1.1 hektar kira-kira lima kilometer dari pusat bandar Kuala Lumpur.

“Kami yakin pelancaran blok kedua kondominium Rivercity ini akan mendapat sambutan berdasarkan kepada lokasi dan harga yang sungguh berpatutan. Unit berkenaan dijual pada harga permulaan RM200 sekaki persegi,” katanya pada sidang media di Kuala Lumpur, semalam.

Low berkata, tiga blok kondominium yang menawarkan 572 unit kediaman itu mempunyai nilai pembangunan kasar (GDV) RM180 juta.

Setiap unit mempunyai keluasan antara 1,135 hinga 1,581 kaki persegi. Ia dijual pada harga antara RM225,000 hingga RM400,000 seunit.

“Blok terakhir kondominium Rivercity iaitu menara ketiga dijangka dilancarkan awal tahun depan,” katanya.

Low berkata, ketiga-tiga blok kondominium itu dijangka siap sepenuhnya menjelang 2007.

“Pembangunan bersepadu Rivercity membabitkan kawasan komersial seluas 180,000 meter persegi. Ia merangkumi dua menara pejabat, hotel 230 bilik dan 200 unit pangsapuri perkhidmatan serta 2,000 petak tempat letak kereta.

“Kawasan seluas 3.7 hektar itu akan dimajukan secara berperingkat dalam tempoh lapan bulan dengan nilai GDV lebih RM1 bilion,” katanya.

Low berkata, pembangunan bersepadu Rivercity itu dijangka memberi imej baru kepada Jalan Ipoh dengan ciri kehidupan lebih moden dan selesa di tengah ibu kota.

Katanya, Rivercity akan menarik kehadiran penduduk berhampiran kawasan pusat bandar terutama dari Segambut, Selayang, Taman Duta, Kenny Hills, Sri Hartamas dan Kepong.

Beliau berkata, kondominium yang dibangunkan di Rivercity itu akan dilengkapi kemudahan kawalan keselamatan berteknologi tinggi dan kamera litar tertutup (CCTV) dalam bangunan serta di tempat letak kereta.

“Kami juga menyediakan semua keperluan kediaman berciri moden seperti gimnasium, pusat perniagaan, kolam renang, kafe serta pusat penjagaan kanak-kanak yang tersedia di bawah satu bumbung,” katanya.

Rivercity located alongside Jalan Ipoh. When you see HSBC, you have to turn left. The showroom will be next to the construction side ;)

this particular spot has changed hands so many times as long as i can remember!!they might have some problems building anything because of the water treatment plant up the hill.(the land next to shangrila hotel) :weirdo:

Low Yat Plaza and BB Park set to get a makeover


PLAZA Low Yat and BB Park in Bukit Bintang are scheduled for a major renovation and facelift to give the area a new, modern edge.

The work, which will commence by mid-year at the cost of RM35mil, is expected to be completed within 18 months.

Plaza Low Yat and Low Yat City area general manager (planning, property management and operations) Patrick Honan said the renovation works would take place in phases, while businesses in the building still went on.

The renovation will focus on works to the exterior, ground floor, upper ground floor, selected areas within the plaza, and the fifth floor. The works on the fifth floor will include creating new space to meet the demand for additional retail stores.

Currently, the plaza has about 500 retailers.

“Our successful mix has been 70% IT retailers and 30% lifestyle stores.

“We are going to carry out our upgrading works based on that mix. We must maintain the essence of Plaza Low Yat, which is to provide variety and the ability to drive a bargain.

“We will ensure that Plaza Low Yat remains as the first choice IT Lifestyle Mall for all Malaysians and international visitors.

“We are going to go on with the works without distrupting the shopping experience of our customers while at the same time, our retailers can also take the chance to do renovation for their outlets,” he said.

Meanwhile, the transformation at the BB Park is to revitalise the area as a social dining and entertainment hub with additional cafes and bars.

The new BB Market will focus on Malaysian-made and designed fashion, accessories, souvenirs and snacks.

“It will also bring back cultural performances that highlight the unique Malaysian culture,” Honan said.

Plaza Low Yat opened in 1999 and houses more than 500 retailers, making it the largest IT lifestyle mall in Kuala Lumpur.

One can find a wide variety of and great deals on IT products.

The seven-floor retail block was developed by the Low Yat Group, which also built Federal Hotel next door to accommodate the dignitaries for Merdeka in 1957.


Plaza Low Yat and Low Yat City area general manager Patrick Honan said the renovation works will start in June and are expected to be completed within 12 to 18 months.

Honan said 20,000 square metres for office space, storerooms for the retailers, a bookstore, a service centre and a college will be added. More lifts and escalators will be built, and the management are also looking at installing an additional 16 closed-circuit television cameras (CCTV) in better positions in the plaza.

"The project will also focus on improving the mall's appearance.

"We will maintain the essence of Plaza Low Yat, which is 70 per cent IT retail and the rest lifestyle, such as the spa and beauty centre, and dining outlets."

Honan said the decision to renovate the mall was made after a survey was carried out earlier this year to seek feedback from the public and the retailers.

"We are also working closely with our neighbours like Bukit Bintang Park, as well as the relevant authorities to ensure smooth traffic and shopper flow in the area.

"It will be business as usual for retailers while the renovation works are ongoing. The work will be done in phases."

Asked whether the economic slowdown will affect the retailers of Plaza Low Yat, he said: "IT is a fast-growing industry and people tend to upgrade their gadgets like cameras and mobile phones, so the demand for their products will always be there.

Low Yat Group expects to rake in RM55 million in rent from its Rivercity project in Jalan Ipoh, Kuala Lumpur, within five years.

Its deputy general manager (property development), Leow Sian Hiong, said the 162,000 sq ft refurbishment project, with a rental price of between RM4 and RM8 per sq ft, was expected to be completed by year-end.

"The project, which started this year, comprises seven blocks of mixed development (block A-H) and a block for the Low Yat headquarters.

"With an investment of RM7 million, the new look will transform one of Kuala Lumpur's oldest and bustling areas into a vibrant landmark," she told a media briefing in Kuala Lumpur today.

Leow said the company targeted 90 per cent occupancy rate with a good tenant mix by the first quarter of 2010.

"We expect the current 50 per cent take-up rate to increase to 70 per cent once the supermarket in block H is occupied," she said.

She said Low Yat was expected to finalise negotiation with the supermarket tenant soon.

Leow, however, refused to name the tenant.

She said the take-up rate for the Rivercity condominiums was currently at 70 per cent.

"The condos, expected to house more than 300,000 families, are positioned to meet the needs of middle- and upper-income classes.

PROPERTY development and investment firm Low Yat Group expects to earn RM55 million in rental income from its Rivercity project over the next five years after it raises prices following a refurbishment.

Rivercity, located at Batu 3, Jalan Ipoh, in Kuala Lumpur, features eight 1- to 3-storey warehouses and shop-office blocks, built in the 1940s.

The properties are being given a RM7 million facelift, slated for completion by December, its deputy general manager for property development Leow Sian Hiong said.

After the refurbishment, Low Yat will increase rental rates to between RM4 and RM8 a sq ft from RM2 to RM4 a sq ft currently.

"We are refurbishing the properties to enhance the appeal of Jalan Ipoh and transform the area into a vibrant lifestyle hub.

"We may (further) raise rental rates after the fifth year, but it will depend on the market situation," Leow told a media briefing in Kuala Lumpur yesterday.

One of the three-storey shop-office blocks has been redeveloped into a seven-storey office building. It is home to Low Yat and Asia Pacific Land (AP Land) Bhd, which has moved out from Empire Tower in Jalan Tun Razak.

Low Yat, set up in 1947, is a substantial shareholder of AP Land, which has an integrated development worth nearly RM1 billion next to Rivercity.

Leow said the remaining seven blocks at Rivercity will comprise food and entertainment outlets, home furnishing concept stores, showrooms, beauty and wellness outlets, and electrical and electronics as well as telecommunications centres.

There will also be a 25,000 sq ft supermarket, which will boost Rivercity's current occupancy of 50 per cent to almost 90 per cent by the first quarter of next year.

Leow said Rivercity will be positioned to meet the taste and needs of the growing population of more than 300,000 families, students and business community within its 5km radius.

Meanwhile, Low Yat's development plans for next year include taking its flagship brand, Fairlane Hospitality, global.

Its real estate management firm, Fairlane Hospitality Sdn Bhd, offers hospitality services to the group's serviced residences such as Bintang Fairlane Residences in Bukit Bintang, Kuala Lumpur, and plans to expand overseas.

KUALA LUMPUR 12 Okt. - Kumpulan Low Yat, pemaju hartanah Rivercity di sini, menyasarkan nilai hartanah untuk lot-lot yang bangunkan bagi sewaan dalam projek tersebut akan mencecah RM55 juta bagi tempoh lima tahun akan datang.

Rivercity merupakan sebuah projek hartanah yang bersepadu mengandungi kediaman, lot-lot komersial, pendidikan serta pusat khidmat awam dan kemudahan pengangkutan.

Timbalan Pengurus Besar Pembangunan Hartanahnya Leow Sian Hiong berkata, projek yang dibangunkan di atas tanah berkeluasan 3.7 hektar itu disediakan bagi tujuan komersial dan dimajukan melalui beberapa pakej pembanguan.

"Kesemua lot komersial itu tidak dijual dan ia hanya dibuka untuk pajakan selain ia terhad dan khusus untuk pengusaha-pengusaha lot yang berminat kerana kita mengawal kemasukan peniaga di tapak ini," katanya selepas sesi taklimat projek itu di sini hari ini.

Menurut Sian Hiong, kesemua lot sedia ada di kawasan berhampiran yang dimiliki oleh Kumpulan Low Yat akan dinaik taraf bagi memenuhi ciri-ciri dan keperluan projek selain menyediakan pelan penempatan semula untuk beberapa buah kedai sedia ada.

Katanya, syarikatnya membelanjakan RM7 juta bagi tujuan naik taraf itu selain kesemua lot kedai dihubungkan dengan kawasan pejalan kaki berbumbung untuk keselesaan pengunjung.

Sian Hiong menambah, dengan kehadiran dua buah blok kondominium bersebelahan yang mengandungi 572 unit kediaman, projek Rivercity akan menjadi lebih berdaya saing.

"Kita menjangkakan pembangunan ini akan menarik lebih 300,00 keluarga yang tinggal bersebelahan dan berhampiran mendapat manfaat hasil dari pembangunan ini," katanya.

Selain itu, projek yang berkeluasan 162,000 kaki persegi untuk ruang sewa juga dilihat mampu menarik lebih ramai pelabur yang berminat untuk memajak ruang-ruang komersial sedia ada.

Sian Hiong berkata, lokasi projek yang berada di tengah-tengah laluan utama juga diambil kira bagi memastikan ruang perjalanan dapat dimanfaatkan oleh pengguna jalan raya.

Ujarnya, Rivercity mampu menjadi sebuah ikon terbaru di Jalan Ipoh berdasarkan kepada lokasi yang berada di antara jalan Tun Razak, Jalan Kuching, Jalan Duta, Lebuh Raya Lembah Klang - Utara, Lebuh raya Duta - Hulu Kelang dan Penchala Link.

KUALA LUMPUR: Plaza Low Yat, arguably the most popular information technology (IT) lifestyle mall here, will undergo a RM35 million facelift and expansion this year.

Honan said 20,000 square metres for office space, storerooms for the retailers, a bookstore, a service centre and a college will be added. More lifts and escalators will be built, and the management are also looking at installing an additional 16 closed-circuit television cameras (CCTV) in better positions in the plaza.

Has the renovation started???

The renovation has started. But I believe the tall structure where it is located on BBpark plot is canceled as they are renovating that area as well

AP Land Bhd, a member of Lot Yat Group, is buying land all over Jalan Imbi (shoplots).

i guess they will focus more Bukit Bintang area once their myHabitat project is done.

Low Yat Group will spend RM40 million to refurbish the Riverwalk Village project in Jalan Ipoh, into a lifestyle and entertainment hub, by the first quarter of next year.

Executive Director Low Su Ming said the Riverwalk Village was part of the Rivercity project, which began in 2008, and would offer patrons village-style shopping outlets, pushcart kiosks and the Rivercity Mall.

Strategically located, "Riverwalk Village" will also house the upmarket Carrefour Marketplace, the mall's anchor tenant, which would be sprawled over 35,000 sq ft, she added.

Speaking to the reporters after a signing ceremony between Sem Siong Sdn Bhd and Carrefour Malaysia, she said tenants would be selected according to their uniqueness.

So far, 65 per cent of the 200,000 sq ft lettable space at Riverwalk Village has been tenanted, including 35,000 sq ft by Carrefour Marketplace.

Meanwhile, Carrefour Malaysia and Singapore Marketing and Communications Director Low Ngai Yuen said the Carrefour Market Place would become the fifth high-end supermarket when it opens for business in the first quarter of next year.

She added that Carrefour Market Place shoppers can expect a wider range of international gourmet food not available at other Carrefour outlets. -- Bernama

KUALA LUMPUR: Low Yat Group's Riverwalk Mall along Jalan Ipoh, Kuala Lumpur, is targeting an 80% take-up of its 220,000 sq ft leasing space by year-end.

The mall is currently 65% tenanted after welcoming Carrefour Market — positioned as a mid to high-end supermarket — as its first anchor tenant on Thursday. This will mark the fifth such outlet for the French retailer in the country.

The new supermarket along with the mall is expected to open for business in the first quarter of 2012, said Low Su-Ming, managing director of Sem Siong Industries and executive director of the Low Yat Group after the signing ceremony between Sem Siong and Carrefour.

She said the group is very careful about its tenant mix as they want to service the needs of people across various income levels in the area which has seen the addition of more affluent residents moving into upscale developments in the area.

Riverwalk Mall is part of Riverwalk Village, a sprawling eight-block retail development fashioned from the current old warehouses and Art Deco-style buildings on the site that go back to the 1940s. The mall entails the refurbishment of a warehouse at a cost of RM40 million, said Low.

Riverwalk Village in turn is part of the freehold nine-acre Rivercity project, a mixed-development which includes three 28-storey condominium blocks that are already completed, office suites, a serviced apartment block and a hotel.

"We require a point of difference (for the mall). The strategic lots around the Riverwalk Mall will be anchored by food and beverage outlets that evoke the charm of the old buildings here," Low said.

Besides the locals from the immediate area, Carrefour Market also hopes to tap into the Bangsar, Mont'Kiara, Sri Hartamas, Taman Duta, Bukit Damansara, Ampang, Gombak and Setapak areas.

Rivercity is part of the group's efforts to rejuvenate the Jalan Ipoh area.
