Stamford July 31st, 2010, 08:58 PM didn't much chance to walk round the site on Thursday, so went back again Friday. The whole site is now totally closed off with no pedestrian access through the site as there was a few weeks back. With the high fences around, there are only a few vantage points to see what's going on at the moment. Here's waht I managed to get.

TownPlanningNE August 1st, 2010, 12:42 PM Thanks for the photos; it looks like preparation is at an advanced stage, I don't think it will be long until we see construction start. Does anyone know how they plan to phase this? Are all three buildings getting built at once or in phases?

toonlad October 29th, 2010, 09:39 PM ^^ To be fair, the previous building had a basement and sub-basement level so it was a big hole to fill. Most of the infill is the exisitng building, ground up in to chunks. Was interesting to see a 5 storey building returned to the Earth... not so good to be wiping up the concrete dust off my desk on a daily basis.

Nothing much visible to report, other than drilling machine now preparing footings / piles on St Thomas Street section of the site. Alos the piles I pictured last week, must have been an old feature, rather than part of the new development, as they now appear to have been demolished.

Often wondered why that corner hasn't been developed yet. It was kept undeveloped as it was on the line of the new road from Gallowgate to Haymarket but that was discontinued when St James Boulevard opened.

That is good news and bad news. Good news for Oxfam Corner to go. Bad news that - I have no doubt whatsoever - Tsang Foods and its neighbours will be replaced by bland corporate crap. God rot them. This building will certainly go a VERY long way towards partially completing the streetscape of Percy Street.
Sadly, there will still be one gap site that spoils that completion, and we all know where that is. The 'completeness' of the streetscape is something (as I have said on here many times, not just about Percy Street) that I feel very strongly about, and the Oxfam corner is a bizarre blight on the landscape. Why has it not been developed, after all these many, many, many years?
Still, the INTO building will be a major improvement, and next time I am around that way, I will try to get the angles that demonstrate that!

The archaeological investigations at the INTO site have shown that this area, some way outside the town walls, has been occupied since at least the 12th century and possibly as early as 1020.
The 11th Century date comes as a surprise.

Wasn't there some trouble with Into not having the money or falling out with the uni or...something. The financial crisis messed it up a bit I think. Not an expert at all though here, I'm curious too.

Prior to this INTO Project Thread being set up, we covered the early part of the INTO Building story on the Newcastle University - Developments Thread, and there was some background posted there about the initial delay in construction work commencing . . .
Aye but INTO are a relatively new company. They simply can't arrange the financing for this build. The whole thing is embarassing for the uni since they bankrolled the demolition of the exisiting buildings.
Since the University currently has a surplus of space (some of the buildings fronting Haymarket are entirely empty, as are buildings on Claremont Rd), they really have no need to build anything themselves. So I would expect if the INTO financing completely falls through we might get some nice landscaping on these areas!
Do you have some inside information or something to do with this development? Otherwise how do you know the financial situation?
The 2012 completion date is from one of the latest publications from the university. So I thought that would have been changed if it's not going to get built?
I know we've been through this before but if they do have surplus space, again I'm guessing you have something to do with the university so have no reason to doubt you, then why are they spending £200m on new buildings? It just makes no sense.
Sorry should have explained. I have limited insider info as until I moved away (late 09) I worked in the university. I also still have lots of links, so hear things all the time.
In terms of the publications stating a 2012 opening, that was on the basis of funding being lined up and groundworks starting in September 09 (which was the latest plan). However this has slipped yet again. The problem is, INTO has leased the space, they are getting virtually no funding from Newcastle University for the development. Hence INTO requiring some pretty solid backing from banks and investors to start (we are looking at three buildings in total). The reality is, building three brand new buildings at Newcastle, plus the other commitments they have at other 'INTO centres' is very ambitious for a company that has been around less than 5 years in the current financial climate.
Not wanting to say too much, there was a lot of people in the university very dubious about INTOs ability to deliver all of this, and no doubt they will be thinking 'told you so' about now! But the powers that be saw all of the £££ from having all these international students running round campus, the potential for progression in to university programmes etc and went with it anyway. They then (as with Science City) made a big song and dance about it all, the investment, the building programme etc. The marketing was WAY ahead of the actual reality... as is often the case.
For now INTO is being accommodated in Kensington Terrace and utilising spare teaching capacity around the university, but its not really ideal.

elliott October 31st, 2011, 09:39 PM I'm glad that the streetscape, vistas etc are finally being repaired after the 60's and 70's. Only thing I liked about the site previously was the small avenue of trees.
Ken O'Heed November 5th, 2011, 08:42 PM Further to my post of 31 October 2011 on this topic whilst en route to SJP today (05/11/11) noted later existing brick clad building to foot of St Thomas Street was also part of this project and appears to have had replacement windows fitted.
Also the elevation to top of new block on same street had hoarding gates open enabling new brickwork to gable end to be seen - hope its a good match for that further down ( note has been previous discussion on brickwork & mortar at university buildings)

The shot of the 'chare' leading up to the Curtis Auditoreum makes me think it's a shame that the main entrance to the lecture theatre wasn't at ground level beneath the projecting lecture theatre. iirc the view will terminate in a blank wall. But I suppose that when it was built there was every change that that end of Percy Street would be replaced by the Central Motorway West.
The project is looking like a good'un (although the St Thomas St facade is less than overwhelming).

Chequer pattern cladding a novelty!

In fact the one with the red brick is a fantastic building and probably under estimated because of the Haymarket building being the front facing and primary building with a fantastic design. I would rather the 3rd building 9the one with brown bricks) had red bricks instead. Those tiles though are cheap, nasty, tacky, and unnecessary.
It's great to see the Haymarket building actually nearing completion after something like 2 years of building work.

This pre-sessional thing isn't optional either, that's the one the uni makes students take if they're not up to snuff. I wonder how much of that money the uni gets from shunting students INTO's way.

Yes, that building is the ABC Haymarket that I mentioned in my previous response to Geordie about the Essoldo. The Essoldo's 'first' name change was to ABC 1 & 2 when it became a 'stablemate' of ABC Haymarket.
The 'ABC Haymarket' too, was an excellent cinema and not a bad building either. It's demolition to make way for the University Car Park and those 'mature trees' they planted, which has now itself made way for the start of the 'INTO' building, was reported in 1987 (below). The Haymarket Pub was demolished around the same time, for the same reason . . .

Apologies, hadn't realised the site was cleared that recently. I had assumed (wrongly) that it was done in the 1970s in readiness for the West Central Motorway.

As stated in last before "nearing complete" - "metal mesh" feature now erected and now that hoardings are down it is possible to see ground floor level masonry - black and white granite

I delayed taking these pictures until the removal of site hoardings, cabins etc and the recent provision of planting so that photographs the completed scheme from all viewpoints could be taken

I like the way the University have 'harmonised' the old and new buildings on St Thomas' Street, by use of the same style metal railings.
I also like the ("looks like it has always been like that") landscaped entrance to the campus, on Percy Street.
Streetscape completion (one of my obsessions) is much improved now!

Yes, it has been a interesting project to follow on here, and a superb "photographic record" has been made of the entire planning and construction period.
I have changed the thread title suffix, to Completed.
I, personally, feel that the end result has greatly improved that part of the Newcastle University Campus, and the Percy Street area of the City Centre generally.

Were they trying to use a similar brick to the building next door so it would blend in with its surroundings?
If you look closely at the windows they have used older looking brick as in inset as perhaps a 'nod' to its neighbour but not sure this works?
Why didn't they do the whole building in this 'old' style of brick?

Agreed, if only it wasn't for that hideous Haymarket metro which really let's the area down, jiay looks so out of place, and given that most of it is empty it would have been far better as an empty area and let the monument do the talking. The building itself seems excellent from what I can tell.

THE DOORS of a £74 million living-and-learning base for international students have been thrown open for the first time. The INTO Newcastle Centre will cater for around 800 students, offering science laboratories, computer labs, a lecture theatre and social areas, as well as 537 high-quality student bedrooms nearby, enabling students to study and live on campus in the heart of the city.
Contractor Balfour Beatty began construction of the building, designed by architect FaulknerBrown, in 2010. Newcastle University teamed up with INTO – which prepares international students for undergraduate and postgraduate study - in 2007, and has since helped helping some 4,000 students progress onto mainstream courses.
The university’s pro-vice chancellor for planning and resources Tony Stevenson said the partnership with INTO was a great source of pride for the institution. “Our brand-new purpose-built building is of the highest standard and matches the quality of the teaching and learning on offer,” he said. “Our partnership means we benefit from the addition of students from all over the world on our campus, which makes our university a more vibrant place.”

The other feature that I'm not sure has quite worked is that metal screen thing on the St Thomas Street block. I can see why echoing the more purposeful-looking screen on the Percy Street building sort-of ties the new buildings together, but from some of the natural angles of view when walking up the street it does look like a random bit of metalwork pegged onto the side of the wall for no particular reason...?

I can see why echoing the more purposeful-looking screen on the Percy Street building sort-of ties the new buildings together, but from some of the natural angles of view when walking up the street it does look like a random bit of metalwork pegged onto the side of the wall for no particular reason...?
I think of it as the Fly Screen.
