Aww. I had hoped it'll face taft. Still a good addition there though. But i hope that the building will be built a reasonable distance from the LRT, to allow more natural light to brighten up that area.

It is actually better for the amenities to face Donada instead of Taft. I wouldn't want to be swimming facing the LRT and near taft's smog.
By the way, I just reserved a unit here. Per their latest availability sheets, 1bedroom units is already SOLD OUT. Few Studio units remaining. Yung 1Bedroom and Studio units kasi are only up to the 17th floor. 18th floors and UP are already for 2-3 bedrooms. So i would assume malaki talaga ang demand for studio and 1bedroom due to limited supply.
They officially started selling only last Monday, Aug15. Pero prior to that, they already received a number of reservations. FIrst bldg is about 50% sold out, and they haven't even had brochures yet.

The company, which is looking to double its business in five years, justifies its development approach on the characteristic of the market as more of the end-user than an investor, according to DMCI Homes president Alfredo R. Austria.
The company in a recent briefing said that they are in "increasing pressure from sellers" to develop smaller studio and one-bedroom units "which are faster to sell", yet Austria said the company remains focused in its strategy of developing two to three bedroom units to "build a community of families" in its projects.
The attractiveness of smaller units is due to its affordability, costing a littler over P1 million and not being subject to value added tax.
"(But) marami pa ring market for the P2.5 million to P3.5 million," according to Austria, citing the price range for their products.
Cherrie Lyn Cruz, DMCI Homes marketing manager, said their projects are primarily available to families with a combined monthly income of P80,000 to P100,000.
Am happy this project is geared towards families. No wonder karamihan sa mga units are 2-3 bedrooms. I hope on the 2nd Bldg, DMCI will follow the same principle in their unit allotment - (more 2-3 bedrooms than studio units) and not be pressured/tempted by the brisk sales of the studio units.
My unit, at only about 65K/sqm, is already a great deal considering its resort style amenities and versus other similar projects. I'm paying around 9K lang for 43 months, then if bank financing once turnover, around 13K lang.. parang nagrerent ka lang. =D Very affordable at its present price level.

The unit my agent quoted me originally is at the 17th floor (i told her kasi i want the highest possible studio unit that is facing manila bay). Pero when i tendered my check, puro lower floors lang naiwang studio unit na facing manila bay so i have no choice na. hehe. Well ok na rin kahit mababa, at least i have a better view of the amenities (pool).

Yeah as long as they are below 2.5M it's VAT exempt.. By the way, all DMCI prices listed are already VAT inclusive if applicable.
In La Verti a studio is around 1.8M (24 sqm) and a 2 bedroom (48 sqm) is around 3.6M. So technically you are getting more value out of the 2 Bedroom unit which is 3.2M without VAT.

Yeah. At first I wanted a 1 Bedroom with balcony, when they were gone I kept waiting for one to re-open until those without balconies sold out as well. Then all those studios fronting Manila Bay were gone. Got tired of waiting so just got the studios instead, facing makati. No sense in waiting, prices increase next week.

Yeah and people in the area can afford the rental rates. This should also be perfect for balikbayan and foreigner rental. If the building is standing right now, a studio can be rented out at least 20k/mo. How much more 4 years from now.. Will a studio here be valued at 3M by then? I recall units at Royal Palm, started out at 2.3M and are now 3.2M.. this was 2 years ago.
Perfect for families who are looking for halfway homes from work and school.

It depends on the number of months before turnover so 10% for full CASH discount + 10% for spot discount (30 more more months) + the standard 2% PDC discount so around 22% in total

Yeah, we don't want to speculate but there's a possibility that this will be completed earlier. In such cases, the buyer can advance the remaining minimum downpayment to move in or just wait until march 2014.

When my agent first presented the project, all the 1bedroom units were already sold and this is the weekend before the project was even lauched. Do you intend to be an end user of this or just an investor?

I still don't know if I will be using it or let it rented out. But nonetheless, I'm still excited to see how this project will turn-out.
The last time I heard, they already sold more than half of the building within less than a month from its launch date. Looks like the 40-level building will be sold out before the third month ends. The second building is scheduled to be out early next year. But due to the influx of sales, the pressure will be much higher for DMCI Homes to release the second building earlier than scheduled.
This is the first time for DMCI Homes to get this much demand. Very well done. :)

The land and building would be owned by the condominium corp of which each owner is a stockholder. Strictly speaking, condominium is just a form of ownership.

We just had 2 studios reopened last Thursday but were taken right away. Maybe next week some other hot units may reopen. Who knows, a few 1 Bedroom units would pop out.

will they also construct a showroom at the site? para naman the buyers can see more tangible materials of the project plan, and hindi lang yung sa website/online materials. Also, i hope they come up with better brochures/pamphlets on La Verti. So far, i've seen only leaflets which are not at all appealing.
Sales i would assume would skyrocket more once they come up with more sales materials on the project.

I have my checks already, but my papers are still being processed (due to influx of admin work in DMCI according to my agent) so i still could not have my checks tendered. I wanted to just give them the PDCs even without the papers just so I can get the 2% discount but my agent would not accept it yet.

You will be given an extra 15 day grace period so no worries with the PDC discount

Not really. I've had my fair share of headaches with DMCI as well as with other developers. The thing going for DMCI though is the timely delivery of the project.
As for your deadline... earliest reservation was August 16, 2010. Your official deadline should be September 22, 2010. You have a grace period of 15 days after or October 7, 2010 (final, if you go beyond this you lose the 2% PDC discount). If some reservations won't push through, units will reopen after October 7 (for those hoping for 1BR and studios)

MANILA, Philippines - As Metro Manila and other urban centers become more congested, the only way to go is to build up. At the same time, as the lack of available land space grows, developers now face the dilemma of providing sustainable living spaces to the young urban family in search of eco-friendly living areas.
The question is: How can “green living,” specifically natural air and light flow, be incorporated into the design of condo units in an era where cramped and overcrowded living spaces are the norm?
Taking on the task of continually providing the young urban family with options to alleviate the deteriorating standards of in-city condo living, design engineers of DMCI Homes have long been toying with the idea of implementing a building design that works with the basic but often overlooked concept of the duality of seasons in the Philippine tropics. The northeast monsoon, which occurs generally during the first half of the year, brings cool and dry winds (amihan) from Siberia and China, while the southeast monsoon brings moisture-laden winds (habagat) from the West Pacific Ocean and South China Sea during the second half.

DMCI high rise buildings have patios every 5 floors, so you always see a garden when you look down. Lumiventte technology being employed is patented by DMCI.

From the looks of it, the corridors is not from DMCI. I haven't seen a building of DMCI that has an atrium of more than 5 levels. The atrium on the picture's too high! :lol:

It's going to take some time until the new model units will be put up. A sales office would be established first. I would expect this to be available next year. In the meantime, we can view existing model units that we have in other DMCI projects

The area is dimly lit at night but of course with the entry of the project, things could turn around. Looks like a good project overall but dont have too high of an expectation just yet. We have to wait and see what the Koreans will do with this.

Not really. We do rent out units in the area, studios... unfurnished 13k to 15k which is inclusive of assoc dues and these condos aren't even at par with what we we expect with la verti. Our furnished units rent out up to 20k. If La Verti were available now, yes it would be 20k up furnished

DMCI condos have atriums and open spaces plus Sky Gardens and Patios to let air in. Amenities are also topnotch. Sarap ibenta, majority of our clients dont complain on the turnovers.

In case 2 or more interested buyers arrive at the same time at opening day, there will be drawing of lots. Only those with complete forms, and registered with reservation fee will be able to participate. Make sure that your registration hasn't expired (30 day validity). Make sure your reservation form is filled out completely.
If the unit is meant for you, you will get it, otherwise, hindi talaga para sa iyo yan. Something better will come up. Good Luck!

80% sold in less than 5months is really a feat especially many of its units are in 2-3BR and not on studio type compared to other condo projects!
MAXMONASH -- i think renting out a parking lot will also be a good investment. As you would know, target market of the project are families/end-users, not really the students.. most units are in 2-3 bedroom sizes. Hence, it is highly probable that these 2-3 BR unitowners/families will also own at least one car... so i guess there would really be a demand for parking slots here.
i myself is so frustrated that i wasn't able to get the 500K parking slot, i thought if there'll be any increase, around 20K-30K lang.. am shocked that it rose agad to 600k! But i still bought one kasi 600K yata is still Okay i guess. i've heard of other condo projects' Parking Slots being sold now at P700K-P750K..

I would go for the 28sqm with Balcony... Somehow having a Balcony opens up the space.

brokerods January 20th, 2011, 09:40 AM There were a lot of buyers today. More than a hundred. We were lucky enough to get the first slot. Problem was a lot of units were closed even before the launch. Really unfair! Madami nakapila tapos closed na ibang units!

It's marketing. Usually later buildings are much more expensive. You buy early.. you get cheaper units, you buy late you get much more expensive units.

I picked up a 1 br with a balcony because I wanted the flexibility of renting it out to students in the area who will more likely be smokers. My other unit is a non-smoking rental but the tenants are able to smoke outside the unit because of the balcony.

Nope.. The Sept 2015 turover date is for the South Tower which they just recently launched. The North Tower is still scheduled for turnover in March 2014.

Hindi malayo ang La Verti from DLSU, CSB and St. Scho.
Isang jeep lang or walking distance pa nga eh. Delikado lang mag lakad dun sa part na yun kasi kokonti ang tao and mabilis ang mga sasakyan. La Verti is almost mid na ng Vito Cruz and Buendia(Gil Puyat), pero mas malapit sya sa Buendia ng konti.
Maybe hindi sya ideal pa rent sa mga students kasi mas maraming condos surrounding dlsu area na pag pipilian lalo na sa vito cruz na mas malapit sa mga school compared to La Verti.
But still, maganda pa rin ang location ng La Verti considering na malapit sya sa lrt station, makati and mga sakayan going to south and north. :)

The vast space for its amenities is not something available on current condo developments in Taft Avenue. Its still walking distance to Buendia LRT station.... Im from La SAlle and I reckon the walk from La Verti to Buendia LRT is comparable to walking from DLSU Gokongwei Bldg to Vito Cruz Station.....
Im looking at furnishing my Studio Unit here and renting it out as soon.

I dont know if they are squatters but theyre very old and dilapidated houses. But that could change with the coming of a big project like La Verti. Life could pick up there once it gets going and soon that place could start to teem with activity. Seeing how strong La Verti's sales is said to be, other developers might just join in the fun and buy the nearby lots. Life is really a risk and a gamble. Youll never know.

one good possible renters of this project are families with students studying in the nearby schools. For instance, five years ago, my younger brother started studying in Lasalle. Instead of renting just a studio room for my brother, my parents decided to rent a bigger unit instead so that we can also join him there during weekdays since our offices are just nearby (makati). My brother now graduated from lasalle but we are still continuing our rent since i do not want anymore to be going home to our family house down south everyday. If La Verti would have been there, we would have stayed in this project because it is more family oriented. I am not comfortable living in a condo that is occupied mostly by students (maingay, magulo, etc). signs of old age perhaps?:nuts:
There are also people/students who want to live close to their schools - but not really too close to the point that your neighbors are your classmates/schoolmates that everytime you have to go outside you unit - you have to be at your best or otherwise some people from school might see you.. i am not sure if you get what i mean..?
With its location, not only can it cater to students (unlike the other taft-vitocruz projects) but also to young professionals. makati is just nearby - so the project would also attract families with parents both working who wants a place near to stay over (but cost is not as high as makati).
Even for students, i think some of them wouldn't mind being a short jeepney ride away from school - if you'll be going home naman to a resort style home instead of the usual dormitory-boxed type condos that are walking distance.
And take note, this is the only project so far in this area that has the resort style concept so it really has a unique selling point versus the other condo projects in the taft-VC.
So it's no surprise that this is dmci's fast selling so project so far (or so i heard from the agents).

yung iba mga 20sqm lang ung size ng unit tapos sobrang mahal. i think cityland manila residences lang ung isa pang project na medyo ok yung price relative to the size of the unit.
pero syempre la verti offers much better amenities.

Yup madilim nga dun pag gabi and sa part na yun ng taft kokonti talaga ang tao kasi hindi pa commercialize yung part na yun ng taft. Puro old house and mga lumang establishments na vacant ang mga nandun.
Maybe 5 years from now ok na din dun :)

if you got the budget, that is much better. actually you'll have better choices when getting the 2BR units, what i heard is that the 1BR and the studio units were almost sold out na so baka masyado ng mahal yung mga natira or pangit na ung location.
If you'll be using the unit for your own, its better to get the 2BR pero i think ok din naman sya kung ipaparent out. :)

Thanks for the advice. In fact I have invested in a 2 BR in Flair Towers, another project by DMCI Homes. I am still considering this. I also have my mind on St Regis Residences and Sonata Private Residences. There are so many good projects but not much funds to satisfy this desire.

But what about the road access going to the condo? Taft Ave. is their back entry while Donada (?) Street is. Not sure about the latter but Taft is definitely flood-prone. Can anyone confirm this?

It would seem that they are building first the entire podium (up to 7th floor) of both the North and South Towers.. Afterwhich, they will then focus in building up the North Tower. As such, halos magkasunod nalang turnover ng north and south towers, only a year perhaps. Similar to what they did with Grand Towers (DMCI being Moldex's contractor) of which construction was faaaassssst!

Hi! For mid units, you have exhaust fan at the kitchen leading out to the corridor. End units have exhaust pipe provision for rangehood.

Yes it seems different from the presentation and the turnover finishes you see in the contract. Sa presentation meron, sa contract, wala. Matanong nga kung paano yun. I'll let you know

To give you an update on La Verti's sales, as of July 31, North Tower is 82% sold while South Tower is 81%.
Both towers' studio and 1-BR units are almost sold out. Other unit types have a good number of sales as well, but not as much as the two smaller units.

Also, i hope dmci could work out something in terms of garbage disposal. Many of the highrise condo projects now (including that of Dmci such as La Verti) doesn't have garbage chutes.. I really do not know why the recent move of doing away with chutes among all high rise condo projects.. Thus, nagiging problem ang garbage disposal since unitowners will just leave their garbages sa fire exit or doorsteps. i really hope dmci could do something about this since this is currently one major concern that i have...
Btw, cherrytickles, i was able to get a parking slot early this year - at P600K na! It used to be just P500K when they first opened the 2nd floor slots - kaso nagdalawang isip pa ako nun and nagkaubusan agad.. it took them months to open the rest of the parking slots - and lo and behold - P600K na! Now, i think nasa P640K na, am not sure.. so cherry, better get ur slot na...! =D

Normally developers don't create sample units for special units; corner units are special, same with deluxe, w/ maids room, etc.
1br ranges from 28.0 – 56.0.

you bought a unit without even seeing the floor plan and knowing where it is located?? ikaw na ang compulsive buyer ng condo na parang namimili lang sa grocery.. hehehe..
anyway, sana nga ur unit is facing buendia para u'll have a good view of the South, Buendia Ave - u'll also get to have some good view of the Makati Skyline all the way to Manila Bay/MOA area.. only possible obstruction would be the Atrium Hotel Bldg - although medyo malayo na itong bldg na ito and di naman ganun ka-kaitasan..

Bale the balcony is facing south with a good view of Makati, Paranaque, Pasay, Baclaran and farther is Cavite and Manila Bay (southwest) area.

i think the LRT would be around 3rd-5th floor of the building. Also, ive seen the latest construction and i've noticed that the building has high ceiling at the 1st floor for the lobby, so your unit being at the 11th would not be a problem, especially since you mentioned your unit is supposedly facing the manila bay (amenity area).

I checked the DMCI website, d pic was dated july 19, 2011 . They are moving fast then kung nasa 5th podium na sila :) the faster the better :)

If your washing machine is beside your kitchen sink, you can have a portable temporary solution. You can temporarily attached your washing machine water intake host to the kitchen faucet and clipped the washing machine drain host to the kitchen sink. If your washing machine is not beside your kitchen sink, you can buy extendable host attachments for both the water intake and drain, or you can even place your washing machine on rollers so you can push it beside the kitchen sink whenever you plan to use it.
For a more permanent solution, have a plumber split your water supply pipe under your sink and run the split to your washing machine intake. and split the drain under the sink and run the split to your washing machine drain host.

Kayang gawin ng tubero iyan, kaya lang kapag babakbak ka na ng dingding, kailangan mo ng permission sa Property Management company. Maingay kapag bumabakbak sa dingding, kaya medyo bisto rin at mahirap itago. he he he. Puwede rin sa labas ng pader yung split pipe, kaya lang pangit tingnan.
I don't think there will be any objection by Property Management to your plans. Installing a washing machine is a necessity.

If I were a betting man, your chances of approval is 99.99% :) As I said earlier, installing a washing machine is a necessity, and I've seen pictures in this SSC forum from other unit condo owners in other projects who installed washing machines in their washrooms. I'm sure your Developer and Property Management recognize the need for condo dwellers to have this done.
