Say goodbye to Clubland
http://www.thestar.com/news/gta/article/848252--say-goodbye-to-clubland?bn=1
...A sign reading “Development Proposal” sits in the front window of 117 Peter St. — the corner of Peter and Richmond Sts.
The proposal, currently being fine-tuned and set to go in front of Community Council on Tuesday, will turn the
warehouse into a condo that would house office space on the main floor. A small public plaza would sit out front.
City Councillor Adam Vaughan said the project will rehabilitate the north and south side of Richmond.
It also represents another nail in the coffin for clubland as we know it.
And it is another telltale sign of a downtown neighbourhood reinventing itself...
bizkit August 17th, 2010, 02:21 AM 3 clubs gone...building condos in entertainment district is bad idea.
Leviathan August 17th, 2010, 02:23 AM RIP Cantina Charlie's/whatever its called now
Leviathan August 17th, 2010, 02:25 AM The clubbing district won't just die. It will move somewhere else. People like to party!
Taller, Better August 17th, 2010, 04:47 AM What's up with the Circa space?
monkeyronin August 17th, 2010, 05:01 AM I don't care that some garbage club bit the dust, but I definitely do NOT want to see our beautiful old warehouses swept away for condos.
What's up with the Circa space?
I've heard rumours that Pacha (club franchise from Ibiza) was interested in opening a club in that space, but otherwise, who knows.
The clubbing district won't just die. It will move somewhere else. People like to party!
Or it will just disperse, ideally. As is, the "club district" is a nightmare clusterfuck of trashy clubs & suburbanites.
Taller, Better August 17th, 2010, 05:09 AM Would be a shame to lose the space and equipment and have it turned into a supermarket.
InTheBeach August 18th, 2010, 04:09 AM Or it will just disperse, ideally. As is, the "club district" is a nightmare clusterfuck of trashy clubs & suburbanites.
I truly can not recall the last time i went to the "club district". Used to be wonderful. Not so much now...for the reasons you have mentioned.
The trend will never change though: People in town will do something cool that gets some attention, and then marketers will capitalize on it. In the process, the cool factor gets alienated, and moves to a new location, and it will take the general population another 20 years to figure out that they are still licking boots.
Mollywood August 18th, 2010, 09:44 PM I thought there was a moratorium on opening new clubs and bars in Toronto? I know you can open restaurant/bars but not real clubs. (dance clubs or bars without a kitchen) I remember new clubs were restricted only to The Entertainment district but then they put a moratorium on new clubs there too. So how does one open a new bar or dance club? (Isn't that the nature of the club and bar scene?) Have those bylaws changed? How can you have a city with great nightlife, if you can't open new bars? A restaurant bar is not the same thing as a real bar or dance club. I'm not a fan of restaurant bars like O'Grady's, I hate sitting in one spot. It just takes the fun out of things. It can't be good for tourism either.
Does anybody know what the situation is?
Fastwalking August 18th, 2010, 11:16 PM It can only improve this area. Pretty good place to live if you like the night life.

sammo August 19th, 2010, 12:38 AM seems like only yesteryear (~25yrs) that toronto has established a significant nite club district -for the indulgence of it's restless youth.
now it's being steadily dismantled -by prudes & high brow socialist elites like A.Vaughan.
And where will all the apprentice "pimps'n hos" go? personally, i have no use for the area or it's nightly denizens but there's something odious about this heavy-handed evolution.
Fastwalking August 19th, 2010, 02:26 AM but there's something odious about this heavy-handed evolution.
If you ever talk to a New Yorker, they will often say the one thing that they love or hate about their city is the way it always changes. Neighbourhoods change, it's part of the life of any city. What is truly interesting is to see what the changes bring and where things like night club hotspots will develop in the future.
Nothing stays the same.

We're loosing this!?!?!?!?!?!? ****! Toronto will have nothing left of it's history in 20-30 years. It will be all GONE if we keep allowing this stuff to happen. Look at the piece of garbage sitting beside it.. bulldoze that modernist shit down for god's sake.
AndrewJM3D August 19th, 2010, 04:52 AM I miss Fezz, best patio around. And I hope the city forces them to keep the facade.
urbandreamer August 29th, 2010, 05:48 AM 32s by Core Architects: looks great! Coming soon as www.tableaucondos.com by Urban Capital.

32 storey bldg coming soon to Richmond St West & Peter St, "Tableau Condominiums" by Urban Capital Property Group: www.urbancapital.ca
Taller, Better August 29th, 2010, 06:03 PM Link not working.
Likely they will keep the façade. It is no Palazzo Vendramin, but the façade is worth keeping.
urbandreamer August 29th, 2010, 06:43 PM Yes, the website has been registered but isn't working yet. Maybe they're keeping the facade? Probably. The tower portion looks great--offset cubes sort of like that other Core project, Studio on Richmond.
Apparently there's a small rendering in the latest Condo Guide. Will have to pick it up today.
AndrewJM3D August 29th, 2010, 09:07 PM It's hard to tell from the small render, but it does seem like the facade will be part of the west side of the podium.
current August 29th, 2010, 09:46 PM According to the report they will be keeping the facade:
http://www.toronto.ca/legdocs/mmis/2010/te/bgrd/backgroundfile-26912.pdf
From page 9:
Heritage
In response to comments from staff, the applicant has proposed to explore incorporating the façade of the site’s existing building at 117 Peter Street into the proposal. The existing building is not included in the City’s Inventory of Heritage Properties but is of a style that adds to the overall heritage character of the Warehouse District.
The revised plans presented at the community meeting show a preliminary concept for incorporating the façade...

He's saying it's 36s.
It's the Wallman design that was originally gonna be X2. Looks good here, and makes sense given their current ad campaign. "I have slender legs. A steely exterior, stretch high into the sky and am drawn to art's dark side....Who am I?" Tableau....a good looking table and a good idea of how to save heritage buildings while adding density!
Elkhanan1 October 6th, 2010, 10:28 AM Not a good idea of how to save heritage buildings if it's just token façadism, which is what it appears to be here.

Great. The building's definitely worth keeping and I'm liking how they incorporated it.

AndrewJM3D October 9th, 2010, 10:39 PM Very impressive podium.
Coral Builder October 9th, 2010, 11:13 PM I quite like that. Impressive lines and a cool overhang for the entrance.

I was on board with you until I saw the hi-res render in the new condo guide. I like how they've created a floating frame around the old facade.

Innsertnamehere October 13th, 2010, 11:39 PM i love how all the cars in the second last render are luxury cars.
urbandreamer October 14th, 2010, 01:09 AM And I like the idea that TAS Design Build's 318 Richmond St site by Teeple is going ahead, as suggested in that rendering....
AndrewJM3D October 14th, 2010, 05:37 AM I noticed that as well. as for the cars it must be all the Bay Street Bankers heading home.
Sid_toronto October 14th, 2010, 10:12 AM that podium is more impressive than most office tower podiums we've got here.
MattToronto October 14th, 2010, 06:56 PM This would really clean up that corner nicely.
sammo October 14th, 2010, 07:23 PM ...nice change of scale too.

dleung October 15th, 2010, 09:27 AM That's some transfer floor holding everything up =) Love the amount of public space as well. The heritage treatment is... interesting at least.
sammo October 15th, 2010, 04:45 PM That's some transfer floor holding everything up.
very true. good observation.
really legitimately empahasizes the 'tableau' idea -esp. from this view.
i wonder if this slightly unusual (structural) gymnastic was the real intention. kudos if so. it surely incurs a premium.
altho, need i remind: we should always be wary of the latent 'Kut-Korner-Troll' officiously 'refining' our most promising proposals!
MattToronto October 15th, 2010, 07:47 PM That's some transfer floor holding everything up
What exactly does a transfer floor entail?

Umm...seems like some Anglo-Canadians need to brush up on their French, including those who wrote the press release for this building. With 'tableau,' are you meaning to say 'table' (French pronunciation)? 'Tableau' is a vertical support board; 'table' is horizontal.
Taller, Better October 15th, 2010, 08:00 PM Probably it is used in the sense of the podium acting as a "table".
Elkhanan1 October 15th, 2010, 08:06 PM Then perhaps they should have called it 'La Table' instead of 'Tableau.' I'm telling you these condo names are getting ridiculous.
Taller, Better October 15th, 2010, 08:47 PM They are getting very tiresome, but at least they are not promising an ocean nearby!! :D
sammo October 15th, 2010, 09:35 PM Tableau (plural: tableaux (UK) or tableaus (US); from the French diminutive of "table", sometimes meaning "picture")
Wikipedia.
not saying you're wrong Elk, but this is what i glean(ed) from the name.
i immediately assumed this after seeing evn just the first street level renders because the base looked like a multi-legged coffee table. However, if you're more right than me, (the name actually connotes a scenic pic, etc.) then i think i may need to retract the (undue) praise regarding the 'idea'.
Coral Builder October 16th, 2010, 02:03 AM I like the podium, and the facade, as well as the transfer floor being a table, though I agree with Elk, this is Canada and here Tableau means a painting or drawing which hangs on your wall. Why you would call a building that is beyond my intellectual prowess. The thing that dissappoints me is the roof. You would think that with the traffic situation in Toronto, more condos would be opting for helipads then lame mechanical boxes protruding from flat, uninspired rooftops. It takes the whole thing down for me when the top isn't finished right.
Elkhanan1 October 16th, 2010, 10:17 AM not saying you're wrong Elk, but this is what i glean(ed) from the name.

Initially, I associated the name 'Tableau' with 'canvas' or 'mural' in line with the creative energy of Peter/Richmond area until the strange translation to 'table' began to appear in press releases and media coverage. Based on the quoted Wikipedia definition, it may be that 'tableau' has an meaning in English independent of/mis-translated from the French word, i.e. a diminutive table. The French 'tableau' definitely is not a table. Let's call it a draw.
