RLC making Ortigas as their turf in terms of properties development of mall, hotels and residential condominiums.

From the price per square you could see the difference..Pearl is approximately P 66K per sq while Sapphire is P 92K per square, Its just that RLC is tapping market which is supposedly for Cityland and units are bare.

Other may opt to get sapphire in a different objective and so with the The pearl, from what I have heard, sale in Pearl in doing good so far.

Shazzam August 23rd, 2010, 10:08 AM I'm seriously curious how they're going to treat the creek that passes thru all of the lot's road access along Pearl Drive and Goldloop. It's a major one in Ortigas Center. Hope they exercise a lot of caution when construction time comes.
IMHO, this maybe a major factor why the project is packaged cheaper than the one in Sapphire Street.

Remember that location is a primary importance in buying a condo, and having an art deco architecture is not too bad after all, at least you could forgive RLC for this. but the location and the price, not too bad!

Also, how much would it cost to fix up the place if ever to make a 24 sqm studio unit livable? Hope someone can enlighten me. Thanks.

Inn response to your questions...Walls will be painted with 1 coat of white, T&B will NOT have tiles, faucet & sink but there will be ready provisions for those finishes meaning the holes and piping will be ready for installations, Floor have no tiles but will be delivered in cement finish only, there will also NO kitchen sinks & cabinets but provisions will also be provided for your flexibility..T&B will have partitions BTW..
To finish the unit, I think 100K or less will more or less be enough.

MANILA, Philippines—Gokongwei-led Robinsons Land Corp. has launched a new 1,170-unit high-rise condominium building targeting young professionals who prefer to live near the Ortigas business district.
Called The Pearl Place, the building will rise on a 3,000-square-meter lot along Pearl Drive beside the University of Asia and the Pacific. It is a few minutes away from the Philippine Stock Exchange, other learning institutions, three major malls, hotels, hospitals and the St. Francis Church.
“The Pearl Place appeals mostly to young career professionals and businessmen who prefer to be independent and to have their own space. Starting families will also find this exclusive community suitable to build their homes,” said Robinsons Communities vice president for sales and marketing Rouen Raz.
He said the new project’s target clientele were people who prefer condo living because of its affordability, accessibility, and its various amenities.
The two towers will have 1,502 residential condominium units priced at about P66,000 per square meter.
Of the total, 1,176 units will be 24 square meter studio units. There will also be 226 one-bedroom units and 100 two-bedroom units for sale.
Expected to be completed in 2014, the project will be turned over to buyers as bare units so as to give them the maximum option for customization and the freedom to personalize their own units.
The ground floor will have 800 sqm of space allotted for commercial leasing with tenants ranging from small restaurants and fast-food chains, convenience stores and laundry shops. Parking spaces will also be available for residents of The Pearl Place.

To make a 24 sqm livable, if the walls are not painted, probably around 150 to 200k for the paints, flooring and ceiling works plus some kitchen cabinets

Walls will be painted with 1 coat..
zandro888 October 19th, 2010, 02:09 AM 1 coat paint on walls is good because you may have the final coats at your choice of paint. Whats important is that you don't need to treat and put plaster on raw walls. But a wall with finished paint is much much better.

That area is literally on top of the hill and at the highest peak in all of Metro Manila, so no chance of flooding even if you clog the drain the water will find it's way down to Pasig river thru gravity.
The creek is also 40 to 50 ft. below surface.

It actually looks like "east of galleria" priced cheaper than cityland with the location just as superb.
Robinsons hasn't really delivered a building with iconic aspirations. So this falls to that category. Seeing the scale model - i thought it was pretty.

Yes, location is really good. I have a condo unit at the green building at the back. Quite easy to lease out at a decent rental price. Di nababakante, paminsan may waiting list pa. Congrats on your purchase :)

after the discount I got it for 68,500 per sq meter at 24 units per floor (only!). i got the one of the "primer" units facing pearl drive. yung pinakamadaling maubos.
im paying a little over 9K per month for 48 months. easy on the pocket.
todjikid November 14th, 2010, 06:17 AM well Mplace ortigas (from SM) might be a little cheaper but its located a bit on the outskirts while this is a short walk to san miguel dr where most corporate centers are located and at 56units per floor with only 4 elevators, it made the Pearl look a bit high end...hehehe (24 units with 3 elevators.

yep its bare. i checked out how a bare unit would look like for Robinsons Land since I have seen the bare unit for Victoria Towers..This one at least has smooth finishes and coated walls (if i am not mistaken) in Robinsons Escalades Cubao. Anyway the agent showed me a bare and a finished unit in cubao since its close to what the pearl will have.
but bevepi can give you more details...
wala pa ngang showroom ang the Pearl eh. Its still a long way to go...

True. There are a few renters that are afraid of heights, but there are also some who prefer higher floors because there's less traffic noise and view is better. Higher floors are more expensive though... So usually, ang kinukuha ko sa gitna :)

okay! salamat sa mga opinion ninyo. di ko na nga bibitawan. mas matimbang kasi sa akin yung peace & quiet ng floor kesa mga hassle kapag may kalamidad, paminsan-minsan lang naman ang lindol, baha o sunog e. ganda ng iyo, todjikid.. view from pearl drive.
may observation lang ako, minsan masansang yung amoy ng creek. may plano ba RLC dito? araw-araw kong nilalakad kasi ang pearl drive papuntang MRT & back.
pero in fairness, hindi siya umapaw talaga noong ondoy. i was there Sept 27/28 2009. walang baha rin.

And generally high floors are much more desired not just because of lesser noise but also because of spectacular views. While it is true that there could be renters that are afraid of heights, such prospective renters wouldn't be looking for ads in high rise developments at the first place so no worries there.
I personally have made it a point to seek the highest floor possible when buying and even renting a unit (i.e. in hotels I always request high floors). I myself own a 32nd floor unit in Millenia and currently live in the 26th floor in a high rise in Vancouver and are really loving the feel of living high up in the sky! :cool:

Great to hear that..Tess is one of my tenured agents, but kasabay ko siyang agent when i started with RLC end eventually promoted.. trained ko yan hehe

You are lucky RLC does not spend enormous amount of money for unnecessary marketing gimmicks, dagdag gastos lang yan na ipapasa rin sa mga buyers. Their track record speaks for itself, they know they can sell without resorting to bait & switch tactics, eye catching renderings, and senseless showbiz endorsement.
Trust a developer that deliver their projects ahead of construction, in this business TIME is MONEY, a month's work the developer spends more than a million pesos for labor cost if you base it on P400/pax for 200 workers at 20 working days in a month, labor pa lang yan ha at hindi pa kasama ang machineries (cranes, heavy equipment,tools) , electricity, proffesional fees, office, etc.
So imagine mo na lang kung gaano kalaking pera ang kinikita ng developer na hindi kailangan gumastos ng malaki sa marketing pero nakakatipid sa gastos kapag hindi delayed sa schedule. They can afford to give bonuses, they dont have to scrimp on deliverables and amenities at high quality ang mga materials.

Exactly my concern on the earlier stage when this project was launched. The creek pases practically the whole stretch of its side along Pearl Drive and Gold Loop. Will they cover the creek with concrete pavement? Their scale-model I saw does not give an idea.... as if it does not exist.

sabi ng acct mgr sa grand show room, "lumiit" daw yung bldg. kaya nagkaroon ng re-layout. damay ang akin. yung 24sqm ko na 8x3 naging 23sqm na parang 5something x 4something. base sa drawing, nagaccomodate sila ng maraming 1br tapos insiningit na lang ang 2 studio sa palapag ko. bumaba nga yung halaga ng TCP sa amendment, kaso nawalan ako ng gana pumirma. bad trip ako e. parang gusto ko na umatras tuloy.

not sure lang with the sales group, but construction dates indicate that podium and tower a is scheduled until june 2013. consider design revisions by the early months. we have to coordinate with consultants too.
and tower B shall begin by may 2012. :)

Window design openings is never an issue for RLC to begin with, dinidesenyo yan ng mga architects and engineers base sa national building code at balance of light and ventilation. Nagiging isyu lang yan ng mga forumers sa SSC na mahilig tumingin sa rendering na hindi alam ang window-to-floor area or window-to-wall ratio.
IRR of PD 1096 (National Building Code of the Phils.)
SECTION 808. Window Openings
1. Rooms intended for any use, not provided with artificial ventilation system, shall be provided with a window orwindows with a total free area of openings equal to atleast 10% of the floor area of the room, provided thatsuch opening shall be not less than 1.00 sq. meter.
However, toilet and bath rooms, laundry rooms andsimilar rooms shall be provided with window orwindows with an area not less than 1/20 of the floorarea of such rooms, provided that such opening shallnot be less than 240 sq. millimeters. Such window orwindows shall open directly to a court, yard, publicstreet or alley, or open watercourse.
2. Required windows may open into a roofed porchwhere the porch:
a. Abuts a court, yard, public street or alley, or openwater course and other public open spaces;
b. Has a ceiling height of not less than 2.70 meters;
c. Has one of the longer sides at least 65% openand unobstructed.
3. Eaves, canopies, awnings (or media aqua) over
required windows shall not be less than 750millimeters from the side and rear property lines.
4. There shall absolutely be no openingson/at/within/through all types of abutments (such asfirewalls) erected along property lines except forpermitted vent wells. This Rule strictly applies to allnew and existing developments.
5. In locating window openings, it should be borne inmind that in cases of extreme emergencies windowsmust serve as emergency egress to vacate thepremises or access for rescue operations. Suchwindows shall meet the following requirements:
a. They can be opened from the inside without theuse of any tools;
b. The minimum clear opening shall have a width notless than 820 millimeters and a height of 1 meter;
c. The bottom of the opening should not be morethan 820 millimeters from the floor;
d. Where storm shutters, screens or iron grilles areused, these shall be provided with quick openingmechanism so that they can be readily openedfrom the inside for emergency egress and shall beso designed that when opened they will not dropto the ground;

MANILA, Philippines—A glass tower is many times a power structure and a symbol of the wealth and prominence of the building’s owners in the business community. Sadly, some of these towers with floor to ceiling glazing are gas-guzzling behemoths that eat up into corporate profits.
“Iced tea buildings” is what architect Ken Yeang calls these energy-consuming buildings.
Why? Iced tea is made by boiling water to make tea. More energy is then used to make ice to cool the tea. Similarly, glass buildings absorb solar heat through floor to ceiling windows. Then we counteract the heat with heavy air conditioning to make the space thermally comfortable for building occupants.
Glass windows have been so much a part of built structures because they allow daylight in. They provide protection from the elements. However, they are a source of unwanted heat especially in hot, humid places like the Philippines. Eliminating or reducing unwanted heat build up through air conditioning is increasingly very expensive.
Strength categories
There are three different strength categories of architectural glass.
Annealed glass is the most common. It is not heat-treated and is not subject to distortion. It breaks into sharp dangerous fragments.
Heat-strengthened glass is twice as strong and resistant as annealed glass but has some distortion.
Fully tempered glass is four times the strength of annealed glass and is resistant to glass breakage.
Types of glass
Laminated glass is made up of two or more layers of glass bound together with a plastic interlayer. It helps prevent breakage of dangerous glass fragments. It is ideal for glazing in skylights.
Coated glass is covered with reflective or low-emissivity (low-E) coatings. The coating improves the thermal performance of the glass by reflecting visible light and infrared radiation.
It is therefore important that the coated side of the glass is placed on the exterior of the building to reflect heat away from the building envelope.
Tinted glass is another popular type of glass. It is a uniformly colored glass that promotes visible light and infrared radiation. Depending on the building orientation, this type of glass may absorb more heat that is released inside the building.
Insulated glass or double paned windows is made up of two or more layers of glass that enclose a sealed air space with argon gas. This type reduces heat gain and loss and has good acoustical properties.
In spite of advancements in glazing, about one-third of the sun’s heat manages to enter, and this affects the size of the air-conditioning equipment needed in a building.
Window to wall ratio
Some experts say that it is important to minimize the size of the window in relation to the wall area. Window to wall ratio is said to be optimum at 30-40 percent. Depending on the thermal performance of the glass windows, the ratio may be adjusted.
Designing glass windows requires a careful balance of thermal comfort, energy efficiency and daylighting. Successful projects have shown that this balance is well achieved in high performance buildings.
With the ever-escalating energy costs, architects and engineers need to design more energy-efficient glass windows.
Green building initiative
We now have the Philippine Green Building Initiative (PGBI), a green building rating body with a rating system and criteria for designing green buildings.
The PGBI is an objective not-for-profit organization made up of eight professional organizations led by the United Architects of the Philippines, the Philippine Society of Ventilating, Air Conditioning, Refrigerating Engineers Inc., Institute of Integrated Electrical Engineers of the Philippines Inc. and the American Society of Heating, Refrigerating, Air-Conditioning Engineers.
Singapore’s local green building rating body is called Green Mark. Malaysia, Indonesia and Thailand are also putting up their local rating systems with criteria suited to the local climate.

It says - NO CR/LS, meaning No Certificate of Registration and No License to Sell. The best way is to check this with the developer and get the reasons.

Ah.... more likely for selling without the required License to Sell. It's an ordinary thing among developers who do pre-selling. It's more of an exception when a developer secures such License before they sell Units.

The status of development will determine how much a developer needs to spend for the required License to Sell from HLRB. A developer is required to post a Performance Bond to cover the cost to complete the project. All other fees carry the same rates at any stage of development.
The process itself is quite reasonable, and the people at HLRB (I can speak of people on the main office) are one of the few reasonable people in gov't that a developer deal with during the course of any project development. It's a matter of knowing and familiarizing oneself of the whole process.
A few years ago, HLRB even started to allow developers to secure a "Temporary License to Sell" (check each print ads you see on the newspapers - if you see TLTS, this is it) for those who wishes to advertise and sell even without the License to Sell yet, for as long as they have accomplished the minimum preset requirements. But still, many developers violate the requirement. For this, HLRB regularly maintains a list and this can be viewed, I think, on their website.

Units C & L in the 36th to 40th floors have been removed from the building design as well as Units E & T in the 7th to 35th floors. this is the reason why some buyers who previously bought these units have received amendatory agreements transferring them to other units.

sticks&stones December 16th, 2011, 10:45 AM yes, fewer units na per floor. management decided to do this so that the two towers (A & B) will be farther apart. This really benefited the end units in both towers. Robinsons sacrificed their profits by reducing the saleable area of the two towers just to improve the building design and the overall experience of the would-be unit owners. :banana:

Nagcheck-in kami kahapon sa 9th floor 2BR 64sqm suite with balcony Summit Ridge sa Tagaytay. Simple pero nagandahan ako sa interior design ng RLC. Malinis at practical ang konsepto. Hanga ako. Siguro kahit paano may hawig sa Sonata ang Summit Ridge, I mean layout/design-wise. Lamang lang nito kasi ang lakas ng sariwang hangin at napakapresko. Di na kailangan mag aircon. Ganda pa ng view of Taal! Nai-imagine ko tuloy nasa loob na ako ng unit ko habang nasa Summit Ridge.

I think that area across the creek is already outside the lot so they may not have the authority to cut down trees there. It's a good thing anyway, if that is the case, because I'd like to see those trees preserved.
