700000 nis is very cheap,obvious compare to Gush dan.
4 apartments in Gush dan is minimum 1,200,000 shekels.

Prices rose sharply in the last 3-4 years, by at least 50%. The situation will probably change in a few years because it's impossible to maintain those ridiculous prices.

Isnt this a global phenomena? I mean.....price rise is regular. I never seen a huge price drop anywhere except for the US which crashed. Other than that, you will always find buyers internationally sometime with housing markets....

These prices are insane. It doesn't make sense to me how the average family in Israel has a household income of $15,000-$40,000 a year and is able to pay for $300,000+ apartments (which is the norm in the Gush Dan).

From what I know...and what i heard..no one does...
That Area north of Tel Aviv where house prices are expensive..only a few own houses there. Many people rent it out...

Somehow the Economic grids make sense. They dont buy..prices go down..and someone goes home happy...

but anyway........i still dont know who can afford the Israeli life...everything around you is expensive..everything costs.... its just nuts to me.

Buying an apartment is all about getting in to the market and moving up at the right time. There are all sorts of entry price levels. A first time home buyer doesn't have to start with a $300,000 apartment.

Anyone who bought an apartment 10 years ago is in a position to move up to a newer and larger apartment now. Let's say a family bought an apartment in the year 2000 for $150,000 and borrowed 80% and had a mortgage of $120,000. With $30,000 equity in the year 2000. Today that apartment could easily be worth $300,000 + today. If they only paid interest they now have have now have $180,000 + in equity ($300,000- $120,000).

Now let's say they want to buy a $400,000 new apartment they put down the $180,000 from the sale of their current apartment and get a mortgage for $220,000. The interest rate now is around 3% in Israel. Thats $6,600 a year in interest payments. That is equal to $550 a month in interest on their loan. If we add paying back some of the principal, Arnona, Vad Habyit and utilities we will have a payment of around $1000 a month.

If there are two income earners who together earn $60,000 a year the $1000 a month equals 20% of their income. The new apartment has to go up only $12000 dollars a year for them to break even on their housing expense. That is only a rise of 3%. All future rises in the value will be compounded. At 3% the value will double in 24 years. At 6% it would take 12 years.

Keep in mind that there are lot's of Hi Tech workers earning $60,000 as a single salary. That's about 18,000 shekels a month.

It's about rezoning the lands from agricultural to residential.
There is a very long distance from this to the actual construction.
