Why is it that Miami is growing sooooo fast, what is sooooo special about the city. Location (Near South America) but Tampa is on the Gulf, Orlando is smack centered in central Florida and Tallahassee is the Capitol. Don't get me wrong I am going to school in Downtown and I am moving to Arts District in a week, I love Miami, but whats up with it ?

All of Florida's cities are experiencing growth, and since Miami is the largest metro is sort of makes sense that the largest urban growth is occuring there.

It's just more visible because of the condo tower construction. Orlando is growing incredibly fast, but it's all 15-20-30 miles away from downtown.

People like Florida, both for its weather and it's favorable tax/home ownership laws.

That was quite a storm yesterday. It felt like Independence Day, I live on the beach and what a site. My friends from California were in my apartment when it happened and they could not believe the amount of lightning, BTW one bolt struck the top of the ICON. No damage done :)

Remember Miami Is Running Out Of Land For Suburbs and alot of people are tired of the long commute home so condos near business districts are the new trend and people have jumped on board with the idea...

I agree, I lived in Pembroke Pines since 1996 rented our house out & moved back to our condo in Dec. 15mins south of p.pines temporary. Now working near Brickell and hating to commute, 45mins each way, we purchased in downtown Loft2. I miss the house but since I am not into gardening nor having get togethers where I need space, I decided to downsize & be closer to work and I can't wait for the 10min drive!

Luckily for Miami, land is limited so the growth will occur internally. It will be interesting to see how development occurs when virtually everything is gone, do you think they will start demolishing the more suburban things around downtown?

yes, There's already starting to be a lot of infill in the suburban development areas close to downtown and towards the east in general.

Fortunately these are mostly 1920s - 1940's type subrubs with commercial avenues relatively small lots etc. Places like Coral Gables, Little Havana, Coconut Grove are already incredibly dense. With a little more transportation improvement and midrise infill where required, we would not have to bulldoze a whole lot to make this neighborhoods more "northern" like. I hate to see things get bulldozed. I think we can accomplish this growth without too much.

I wouldn't mind to see strip malls and things of that such bulldozed for more urban things.

Miami Needs To Start Investing on MassTransportation...

If Buses Ran Every Ten Minutes Down Major Artereys and Connected to the MetroRail.

Also If These Buses Had Working AirConditioning... Im Sure Alot More People Would Ride...

I Lived out in Miami Lakes For a While Took Ludlam MAX Bus To Okechobee Rail and The Train To Downtown Miami And then The Metromover To The College. It Cost Me 15 Dollars A Week No Student Pass Or Discount...


If i Drove My Car it Would Be 15 Dollars Just for Parking Alone. Plus The 30 Dollars it cost to fill my tank not to mention id have to fill it twice that week to get to downtown...

so was it worth the bus ride? yep sure was...

if we look streets like coral way and calle ocho (sw 8th street) are now seeing alot of midrise development starting at around 150s so soon alot will change around these areas. although i think most of the changes are coming for the midtown area around the performing arts center and closer to 36th street.

GOOD POINT BRICKELL :) , We Need Better Transportation ALL Around Miami-Dade County, AND NOW is the Time to start. :cheers:

ur gonna live in the loft 2 and ur gonna drive to brickell? r u kidding me, r u that dependent on ur car, cut the ambicical man, u can live witout it,take the metro man... and ur gonna live downtown so ull have alotta stuff within walkin or metro distance... and u said "we" so im assuming u have a significant other, u 2 only need one car... but 2 each their own, miamis still clinging to suburbanism, even the people that r moiving into the middle of downtown, lol
