OptomistOne August 27th, 2010, 01:33 AM Preliminary site works underway.
Only a bit more excavation, some demolition and the in ground works to do. Construction of the 2 car parking decks and 4 levels of apartments will then start.
Project scheduled for completion by August 2011.

OptomistOne August 31st, 2010, 05:36 AM ^^ :)! Except when you look at the plans, the car parks are almost at ground level and slightly above - so as far as I am concerned it's 6 levels overall and will certainly add a big chunk of density to this part of Hobart.

OptomistOne October 14th, 2010, 04:30 AM Not a lot of visible progress since the last photo update.
Looks like most of the work has been going on in the deep pit abutting the Brooker Highway, although the large square holes the workers are filling with concrete in this shot are probably foundation piers. Will be quite a few more weeks yet before this thing starts coming out of the ground.

An inside view of one of the buildings still on site which I am pretty sure will be getting demolished in the very near future. Currently used for the construction workers cars, by the look of it.

Thanks Ordex. If you walk up Campbell Street a bit there is a row of houses and a laneway between them which runs down and overlooks the site. Quite narrow but it gives you a bit of a perspective.
If you could get into the Hobart TAFE carpark, the entrance is off Bathurst Street, that would be a good view from the opposite side over the site too. I might try that one day.

i'd be interested to know what exactly they are doing over in that back corner where you can see part of a concrete 'box'...
OptomistOne October 22nd, 2010, 01:22 AM Man I am good (and modest :)). I predicted these buildings would be coming down soon and here is one photo from the Mercury taken yesterday (21/10) showing the first stage demolition.

Good to see things moving forward quickly now. Doubt if we will see a tower crane on this site but time will tell, I suppose.

a tower crane on this site would mean 4 in hobart at the one time - it was staggering to think a year or two ago we would even see four projects on the go at once - let alone ones needing tower cranes!!!

I know...it would be awesome, but I suspect the one at Hadleys will be coming down soon. So we might have to put up with up just 3 until the Menzies Centre Stage 2 building gets underway.:)

Spectran are crushing them up and will no doubt use the aggregate to fill in that section down by the Brooker Highway. Given the state of construction so far, the new building might be up to street level by Christmas.

OptomistOne December 1st, 2010, 06:38 AM Quite a patchy job this one. A bit of work has been done constructing various concrete columns but they are quite randomly spaced over the site.
Difficult to see exactly how this build will progress but it looks like they are concentrating on the area closest to the retaining wall abutting the Brooker Highway. I expect there will be a large slab poured right across this section before Christmas so they will be set up to start above ground work early in the New Year.

OptomistOne January 25th, 2011, 06:24 AM A new render from the Common Ground website - looks like the final design has changed a bit. Looks better imho. Overall size does not look to have changed though which is good. Will make an impact from the Brooker Highway once it is finished.

OptomistOne March 17th, 2011, 12:13 AM It seems that construction is starting to move along a little more quickly now. The lift and fire stair shafts are clearly in place. Gives a better impression of the scale of the building - admittedly not a scraper but high enough to make an impact density wise in the Hobart context.

OptomistOne July 7th, 2011, 01:00 AM The slab for Level One looks finished and the "oh so predictable" Hobart concrete panels for the walls are being installled. If all goes to plan, the development should be finished and occupied by the homeless and low income groups by this Christmas or shortly after.

OptomistOne October 30th, 2011, 11:48 PM Bit of activity over the weekend. The crane pictured below by Ordex on the Harringtons Street SKF Offices project has now been relocated to this site!
Good to see local builders 'recycling' their cranes....will try and get a photo of the relocated crane soon.

This one is topped out now and apart from some more construction work on a ground floor extension to the right of the building and some roof work on the main building, the internal fit out is well underway. Another 40 odd apartments for low income and the homeless in Hobart to be ready soon. :)

OptomistOne April 17th, 2012, 02:21 AM Topped out and the final work underway. Should be finished by the beginning of June...most of Hobarts recent in-fill affordable and public housing projects are now either finished or close to. But there is more in the pipe line including a massive one for UTAS but that is not scheduled for a year or so. It is still looking at inner city sites apparently.

A word of warning: In Adelaide there has been a lot of bad publicity about some recently built student housing complexes becoming high rise 'ghettos'. Apparently some of these one bedroom units were housing 5 or 6 students, mainly from overseas. Some of these units are extremely small, even for one occupant, let alone 5!

Cheers pearcey. I suspect a lot of that Adelaide housing would be run by private landlords. UTAS Accommodation Services are pretty hot on avoiding any form of overcrowding, so I reckon if these are all UTAS properties, they will be well run. Still, it will be a real boost to the cbd when the first ones get built! :)
