Emergence of a Greater Kuala Lumpur

Sydney and Melbourne, London have one thing in common – areas away from the city center but are still within the 40km to 50km radius adopt the “Greater” prefix to the city’s name. This largely stems from their geographical coverage, which are indeed greater and far wider than the heart of the city but still enjoy the amenities, conveniences and luxury of being part of the metropolis.

Is it possible then for Kuala Lumpur to claim the “Greater” label in the coming future?

“Under the National Physical Plan (NPP), the KL Conurbation stretches from Kuala Selangor to Port Dickson, and the fringes of Klang Valley are now experiencing an emerging trend,” share Eddie Tan and Ivan Tan, Managing Director and Editor-in-Chief of Property Matters Sdn Bhd respectively, publisher of Home Finder.

The evidences of an emerging market are blooming in the Kuala Lumpur Conurbation which underscores a great possibility of KL carrying a ‘Greater’ prefix in the coming years. Earmarked as a growth corridor and dubbed the National Growth Conurbation, the KL Conurbation’s heart of Klang Valley alone commands 30% of the country’s total property transactions in the year 2007, a huge share compared to other conurbations.

Quoting Dato’ Ir Soam Heng Choon, Managing Director of IJM Land Bhd, development in Klang Valley has reached its peak and this has caused many property developers to shift their plans out of Kuala Lumpur and further into Selangor. Ivan cites SP Setia as one of many developers who have already planted their projects in Selangor.

Rapid population growth in the Kuala Lumpur Conurbation is also another factor that contributes to the journey towards the ‘Greater’ destination. On average, Kuala Lumpur itself achieved a growth rate of 1.4% per annum while the Kuala Lumpur Conurbation as a whole excluding Kuala Lumpur grew about 5.6% per annum. With property prices reaching sky high, these two factors are reason enough to spur KL-ites to move into less congested areas and live in more affordable properties.

Along the rapid trail of development, come abundant opportunities for employment. The stronghold of KL-Selangor in rendering promising careers alone saw it introducing more than 70,000 new jobs since 2006. Today, it is no surprise to see people commuting from as far as 50km just for the privilege to work here.

“These are the evidences why KL will continue to thrive… Property developers will look at all these data to plan ahead on where they will develop next. So if you are into property investment, KL is still a good place to invest,” advises Ivan.

Interestingly, the government has set for the whole area surrounding KL (commonly known as Klang Valley) to be a world-class conurbation by 2020. By then, urban poverty and slumps is expected to be almost NIL. This whole area is several times larger than Singapore.

Greater KL was served by two airports namely KLIA and Subang International Airport
Subang International Airport (Terminal 3 Transformation Plan: Subang Skypark)
Under an agreement with Malaysia Airports, Subang Skypark will serve private aviation while Malaysia Airports Holding Berhad (MAHB) will serve Berjaya Air and Firefly Airlines. On August 8, 2008, VistaJet Holding SA started operations from the airport. It provides private jet travel from Malaysia to anywhere in the world.

It’s Taylor’s University now

PUTRAJAYA: Taylor’s University can play an active role in helping the nation achieve a knowledge-based society by offering quality programmes to students, Higher Education Minister Datuk Seri Mohamed Khaled Nordin said.

He said the institution could perform well if it focused on niche areas such as hospitality, business management, engineering and technology.

Previously known as Taylor’s College, it will be known as Taylor’s University effective yesterday.

“The elevation is a recognition of the institution’s development and excellence, especially its quality and research,” he told reporters at the ministry before presenting documents for the elevation of university status to Taylor’s University vice-chancellor Prof Datuk Dr Hassan Said.

Taylor’s celebrated its 40th anniversary last year. Mohamed Khaled said the university had met all the criteria set by the ministry before being awarded the university status.

Currently, he said, there are 20 public institutions of higher learning, 48 private institutions of higher learning of which 22 of them are bestowed university status.

Prof Hassan said the institution wanted to be at the same level as established universities throughout the world.

“We want to compete globally and support the country’s higher education strategy,” he added. He also thanked the ministry for the recognition.

Kenanga Wholesale City to open its doors in mid-2011

KUALA LUMPUR: Kenanga Wholesale City in Jalan Kenanga, Kuala Lumpur, has secured more than 50% tenancy for its 400 retail units available for lease, according to the developer Kenanga Wholesale City Sdn Bhd on Thursday, July 1.

The fashion mall is scheduled to open in mid-2011.

Speaking to a press conference here after the complex's leasing launch, its managing director Bernard Bong said that there are 800 retail units in Kenanga Wholesale City, with a total net lettable retail space of 500,000 sq ft. Out of the 800 units, half were for sale and the take-up rate was 100% since the ground-breaking ceremony in December 2008.

"For the 400 units sold, 80% of them are end=users while the remaining are investors. Besides the 400 units for lease, we also have offices and warehouses at Level 16 and Level 17 for lease. We will give priority to the tenants of the retail unit," he added.

The Kenanga Wholesale City comprises a 22-storey building on a 3.2-acre tract with 20 loading bays, eight cargo lifts, a convention area, 1,800 parking bays as well as F&B, banking and logistic outlets.

It has a gross development value of RM1 billion. The development is expected to boost Jalan Kenanga's current estimated collective revenue of RM1 billion per annum to RM2.5 billion per annum.

The developer plans to make Kenanga Wholesale City similar to Korea's popular wholesale fashion mall Dongdaemun is in Seoul. Bong added that wholesale shopping allows tourists and locals to buy more up-to-date products at lower prices.

The leased units are sized from 300 sq ft to 2,500 sq ft, and are priced between RM5 and RM30 psf. Among the tenants the developer has secured are Big Mart Retail & Office Depo Sdn Bhd (authorised distributor of Disney stationery), The Chicken Rice Shop, Factory Outlet Store, Fate Fashion, The Gadgets Shop Sdn Bhd, H&J Fashion Sdn Bhd, Hot & Roll, NAC Collection Sdn Bhd, Old Town White Coffee, RHB Bank Bhd and Wong Kok Char Chan Teng.

The offices and warehouses, meanwhile, have built-up spaces from 505 sq ft.

Kenanga Wholesale City Sdn Bhd is part of the Kha Seng Group, a conglomerate of companies that includes Central market and Viva Home, Malaysia's first one-stop centre for homes.

Launch set to make big impact on high-tech market

KUALA LUMPUR: It will be five times faster than the current 3G network but the price will be compatible ... very affordable and the best price.

That is all YTL Communications Sdn Bhd executive chairman Tan Sri Francis Yeoh will say for now about the rates of the much-anticipated 4G wireless broadband service or Yes to be launched Friday.

It will have the lowest rate in the industry with no monthly commitment and conditions, he said, in an interview with StarBiz, adding that the product line-up for the launch would include a 4G smartphone developed with Samsung (called Yes Buzz), USB dongle, MiFi device and a desktop WiFi router.

Yes, the next generation high-speed data service, is expected to have a coverage of up to 65% of the peninsula from day one while the states or areas which are not yet included will be covered not too long from now, according to Yeoh. The company has spent some RM2.5bil for the Yes 4G infrastructure.
“It will be five times faster than the current 3G network but the price will be compatible ... very affordable and the best price,” says YTL Communications Sdn Bhd executive chairman Tan Sri Francis Yeoh during the interview with StarBiz.

Tomorrow's launch has generated much excitement. Yeoh stressed that YTL Comms, with a staff strength of 2,000 built up over the past year, will be the first in the world to offer a converged 4G network voice, mobile Internet and mobile broadband.

Unlike current offerings where mobile data and voice are separated, we will bring everything into one plan with no additional charge. There will also be mobile TV at the end of next year, he said.

Yes will put Malaysia on par with the South Koreans, Singaporeans and Japanese on the technology front, Yeoh said, adding that the multiplier effect of such a technology was that it raised efficiency and productivity. With every 10% increase in broadband penetration, this increases the GDP by 1.3%, he said.

The response has been more than encouraging so far. Even prior to the launch, YTL Comms has received tens of thousands of pre-registrations three times above expectation which Yeoh said could partly be a reflection of the frustrations over the current wireless Internet speed.

3G is a legacy service. It is developed using voice technology and it can't cope with the massive amount of data that consumers are demanding. Devices such as iPhone and iPad have put a massive strain on current 3G networks. How many times have we tried to open files and experienced the buffering and streaming taking forever? The speed of our Yes' network is just amazing. Once people taste it, they won't go back to the old service, Yeoh said.

Under the Education Partner Programme, YTL Comms is providing free broadband services to 400,000 university students.

Quite interestingly, YTL's 4G network will be SIM-less. Simply put, Yeoh said the network runs on a user ID that comes with its own mobile number.

You don't need a SIM card and you're not locked on to one device. All you need to do is log-on using your user ID (we call this the Yes ID) and all your information is accessible on any device. You can log on to multiple devices, all at the same time. It's possible for you to receive a call and have it ring on your hand phone, your computer ... or your home phone, all at the same time. You pick the device most convenient to answer the call or make a call from, he said.

Yeoh said the market is spoilt by the voice network and that Malaysia's mobile call rates are far more expensive than Indonesia's. So many people make so much money on voice. That is why there is no innovation on data, he elaborated.

Under the mobile number portability, existing mobile phone users of other operators can port over their numbers to YTL Comms to enjoy 4G performance and innovation.

Internet is here to stay. That's the business of the future. We are targeting the youth market ... to engage the students. They are the customers we want. We are not targeting customers like my father, he said.

On how YTL's 4G differentiates from existing data networks, Yeoh said that Yes is a fully converged mobile network, and there is no other WiMAX operator in the country that is mobile.

In fact the services offered by Yes are among the first in the world. And this is just the beginning. We will continue to innovate and bring new services into the market, said Yeoh.

For 2011, Yes will offer the world's first wireless quad-play service giving its subscribers access to voice, data and television all on a mobile network.

The next big thing is making the Internet relevant. This entails looking at creating content and developing applications and service to take advantage of the enormous flexibility that the Internet has to offer, and we are ahead of the curve on this. Eventually, everyone will focus on this, because performance will be a given. Speed is fundamental but everyone will eventually be able to deliver this. The differentiator will be what can you go with that performance, how easy it will be for subscribers to use and how to make it as affordable as possible for everyone, he said.

Analysts expect YTL Comms' entry into the telco sector to galvanise the industry further, heightening competition particularly in the cellular broadband space, given the company's strong financial backing and track record.

The 50:50 joint venture received its letter of award last Friday.

Its scope of work will be based on the terms of the finalised and executed project agreement between the Government of Malaysia and SPNB; and a definitive agreement between it and SPNB.
