The surrounding premises will be landscaped and will have water fountains. The built-up area for the project will be 37,288 sqm. Project duration will be 20 months.

right! overpasses for pedestrians and cars needed. the only one is the one-lane bridge connecting marina phase 1 and emirates living (at emirates golf club). traffic jam all day long!!!

and metro in the underground i guess!

though they were going to knock that one down and build a new one ( should leave it and have at least 2 )
but yes these ones will have restricked views
but till will ge a great drive throug with dense towers on both sides when you down the main road
this one hmm not sure it will get notice then there is not many tower that are grand on this road compared to others the only land mark is that round unnamed one

I am going to do a crane count of the area as I think it has the most cranes per square km on earth

that would be interesting, pretty sure there are hundreds

would have to beat the 60 or so at the airport

well, first of all the al majara towers and al sahab towers have to be finished
after that i guess the waves will top out next and then probably la riviera (if we don't consider the talls in upper marina)

i am not a friend of la riviera tower, though it is not as bad as some others are, but i do not like those ... well fat towers , i prefer the sleekier ones!
from the shape it reminds me on Le Reve, even from the name ei recognize now, but le reve is not as interrupted cause of balconies etc..

They are concentrating on facade for a month now. Almost all the exteriour of the tower is covered on that black polish material and they are aplying sime kind of lining at the edges of the windows and accross the facade.

Is difficult to explain becouse first I don't know what they are really doing, and then the language barrier ...

^ Horizon Tower (on the 22 floor now) has them as well, and so do several JBR towers.

maybe some kinda energy saving material.

the metal things are for facade, there are many towers in marina, they use it to stick the facade to it.

Is this meant to be a luxury tower or a more mid-level to upper-mid level place? The 3 bedroom apartments there are amazingly cheap compared to other towers in the Marina. Any views?

they are cheap , but if you look at the location you have one reason for that, 2nd the layout of the apts is crappy and everything seems squeezed, and 3rd only 1820 sqft.
what is the price you got? 1,7m?

1.1million!! The floorplan of the 3 bedroom apartments are terrible, haven't looked at 4 bed because they didn't have any of those left, what a pity, it sounded like a luxury tower :(

it isn't. but anyway, 1.1m is really cheap. and it will be one of the first bigger towers to be completed...

the tower is coming along nicely, facade almost done.
but the interior looks veeery bad... well this was one of the cheapest in the marina nevertheless.
but we shoudl again wait till it is completed and clean and everything.

WOW!!!!! this tower is so FREAKING AWESOME!

nah calm down, we don't want to exaggerate here...

The tower itself isn't that impressive, but it looks good because it's bright white color stands out from all the beige-colored towers around it. The massing and the roof features are nice - and unique - but the detailing on the facade is lacking. It needs some kind of vertical or horizontal texture on the facade, which feels a little too "flat".

looks ok now, better than i expected.

I own a 2 bedroom there...still no word on when the project will be completed. The developers emailed me the other day to tell me its currently being checked over by the relevant safety authorities.
Anyone else get told anything about the move-in dates?

Hey Fanny I bought a place when the project launched, spoke with the developers they are in the process of going through building checks. Hand over still expected late November/ early December..

I message was for Fannyy wasn't calling anyone it...Well like most developers these guys most likely won't stick to any promises either...offical handover date is 15th December however to quote their handover doc "...we will be glad to make arrangement for an earlier possession starting 15th of November 2005"....not bloody likely...

well there is a 1 % possibility they can do this.
not everything will be done by this time but nevertheless handover is possible.

Don't forget that the lobby of Chelsea Tower in SZR, was compleated a couple of months after people had moved in.

The B&M guys are cowboys. They told me yesterday that if I wanted to be put to the front of the list, I would have to pay the maintenance plus water/sewage costs (Dh10.600) asap. Those who pay this maintenance get the lino put down on their floor. Those who do not pay the maintenance until everything is done, "may have to wait a long time" in the words of the developer.
Bottom line is buyer beware. There are no legal measures one can take as the contracts are so vague in Dubai that buyers have no real leeway. the Dubai dream may llok good on paper, but as always, read the small print...

Visited the apartment today and its looking good. Developer said it should be ready to move in within "two weeks".
Roof is great though with views of sea and the palm. Floor-ceiling windows in living room and main bedroom are also good.
Overall impressed with finishes. The developer was a bit shocked when I asked if the plot nearby was going to be a mall..he said he only found out a few days ago...he was surprised I found the answer from these forums!

Yeh, he said it would be...he also said the small plots that jut out into the Marina would be parks..he said the JBR developers made sure there are no buildings blocking their view of the Marina...

who wants to bet those wont be parking spaces :runaway:

the NASA multiplex for example is already UC directly in front of JBR

would be a good idea to implent lot of space for cars..

so what your saying is a few of the empty plots will be come park land ?

unlikely Emaar have not sold those as prime land to be developed. I think its wishful thinking to expect parks there, remember 2N!

agree.marina plots are all sold, only possibility could be dubai holding bought them to reserve "marina views" for JBR costumers.

Tower is pretty much complete they said you can move in after 2 weeks, I think a little longer though, yes I was doing a final inspection and haggling with the developer have to say the final product will be quite impressive..

I think I got lucky the "marina" view was more expensive which is now blocked by another building, my side does have a building but it's only 12-16 floors and I'm on the 23rd floor ... Hey DUBAI here's another pic of the actual pool it's a lot larger than the one I posted (kids pool maybe?) :)

I think the quality is a lot better that most developments I've seen, simple things like the lift quality is very quick/quiet. Suna, Steam room, changing rooms, top pool very good "build quality". But I think it still will be a good few weeks/month or so before it's completly done. Enterance arch way is pretty cool as well.

Has anyone read Emirates Today? Damac are putting up buyers in hotels after they failed to meet their deadline. The reason given was that they were waiting for a "safety certificate" - the same reason B&M FZCO gave for their delay.
I dont have the date to hand but I believe it was around October 15th when B&M FZCO sent their notice of completion, stating it would be finished within two months (ie: by December 15th).
Does anyone who bought their have any legal advice regarding future tenants rights? It seems the irate buyers forced Damac to pay for hotels etc...
The continual excuses from B&M are beginning to wear a bit thin..
If anyone who has bought their wants to pm me, we can get the ball rolling. Also I work for Emirates Today newspaper so maybe we can apply pressure that way

Saharzie it's quite clear that handover date has passed and no handover, the question is if they are in breach of their Terms & Condtions I'll have a read through it tomorrow I'm not a lawyer but it should be pretty clear. Second point is there is no property law which is where the tenants rights would hang off. Emaar tenants / housing association had a issue with service charges being set to high, Emaar T&C rely on the property law to validate their existance no law no existance makes the issue difficult. What Damac are doing is quite unusual/great.. don't see B&M doing that. I think putting pressure via press is a better option. B&M have other projects if they are singled out as cow boys then investors/buyers are more likely to walk..I'm sure that thought would get them thinking.

damac has a reputition they have to keep alive, and a lot of investments, and they are on stock market so they need to do this.

Has anyone who has bought a place with these guys got a firm handover date yet?

Yes the entrance looks pretty good. Some landscaping and the whole area would look great

i doubt we will see a lot of landscaping in the marina itself (except the single projects) before 2007. would be stupid anyway.
JBR might have more landscaping when it's completed.

maybe this is not quite the right place to post this but i'm from the uk and due to visit dubai for holiday at the beginning of may. i just wondered if anyone could help me choose which apartment to stay in. i'm travelling with my husband and 2 year old son and 2 years ago we stayed in al murjan tower which was excellent. this time we have a choice of la riviera tower or al majara 5 apartment. Both are 2 bed but la riviera is much cheaper and i wondered why? swimming is really important for us so a kids pool would be great.

Hi malterser. I stayed in Al-Majara 2 in January, although not with family. I'm not sure if this would suit you coz I don't think the Majara complex has a kiddy's pool. You're best bet is to check on www.holiday-rentals.com

They've got around 40 properties listed in Dubai, although some are villas and townhouses.

This building was compleated long time ago so it should be moved to "Compleated ..." section.

now that there are the first bunch of towers done not only in the marina but in the whole of this massive Dubai development, i am rather satisfied.

of course we only judge looks and rarely feels but most towers suggest quality.
