OFT : Is there some sort of laws or regulations to put every details about the project which included rendering on the sign infront of projects in Dubai and UAE?, so cool! here in Thailand u hardly find some responsible developers to do so....:bash:

The concrete looks different on this one?

No, is just (heat) insulation applied over the concrete, before putting the glass patches (it is a all glass facade tower). However it's the first time I'm seeing this technique being used at such a early stage. maybe they intent to do the facade almost simultaniously.

^ No it's not. I see that daily; and they are just adding the insulation at the same time and not waiting till the structure or big part of it, is compleated as usually happens.

This will be a full glass panel tower and that type of insulation is normall on such towers, just that they are aplying right away, like they can't really wait to put the (glass) panels in place.

I am thinking of buying 4 Bedroom in Horizon Tower,
what can you tell me about how the sun runs, i prefer to have sun on my balcony in the afternoon and evening, so which apartment is the best for me , number 2 or 3? What do you think??

I think flat 2
imho Horizon Tower looks great on the outside, nice and cylindrical but I would hate an apartment that curved like that. It just wouldn't work for me.

i could speak german now, but... :D

first of all make sure which view you want to have. do you prefer marina view and (probale) sea view? by "probable" i mean sea view will very likely be blocked by jumeirah beach residence!! view map B!
if you want to overlook the other side you definitely see sheikh zayed road! but also jumeirah lake towers are just across the street but are at a nice distance, not too close and not too far away, maybe 300m!
it's also good to know on the right side there is no tall tower! just marina residence (17fl) and, cascades (17fl) and azure (5fl).
not sure what will be to the left side, but shouldn't be any tall tower.

4 bedroom units are mostly in the upper floors so there is absolutely no need to worry!
when you have an apartment in the upper floors overlooking the marina you'll have an awesome view, take this for granted!

if i were you i'd take an apartment overlooking the right side of the marina, direction to all the supertalls about 1000m away!!!!

Welll i will take marina view for sure.
The qustion is only, flat two or three...so i will have unobstructured views in the apartment number 3, right side, as i think my apartment would be on 36th floor.
But my problem: Where runs the sun exactly? In which apartment do i have sun in the late afternoon, as i prefer.
Number 2 or 3? What do you think?

ok, sun will rise in the east, which means flat 3 will be flooded with light in the morning!
it the goes south and will shine on flat 4 and 1
flat 2 might never see the sun!

check the compass in the floor plan!!! when sun rises east you can see which apartment has daylight, sunset, sunrise views!

if you buy flat 3 (marina view to the right, this one i think has the best view) you'll have sunlight in the morning and early afternoon. in late afternoon you won't see the sun, you won't see it set either!

When buying number two, i will have sun , let's say from 4pm till 6pm, at least a little bit i think...

^No, it is from the toad passing just next to it. It is the same road that send you to Marina Phase 1 buildings and the Marina Walk.

SZR is 50 meters from the elevated podium where this road is. You can add also some 15 - 20 meters of two unidirectional roads (2 lanes each), as seen on the second picture.

what do you guys think..
will some of the buildings in the Marina have noise of SZR,
as far as i know there is a little wall on the left side of SZR, coming from Jebel Ali.
Don't forget that those are all low rises in this area.
Btw.
My agent told me that there have to be problems with Horizon Tower,
as there are only 20% of apts sold until now, it was released almost 2 weeks ago, and everybody waited for its release he said.
He supposes that the towers materials might be bad or SZR will cause noise in that area.
Prices of the apartments are very low, so this is not the problem.
It is a very exclusive tower, only 4 Bedroom apts..

Noice will be but that will be nothing compared with what the towers along SZR in Dubai, have to coup with.

I think the biggest problem is the fact that it has only 4 bedroom apartments but the location (not directly on the marina canal) should play a role as well.

Mhm well the only 4 bedroom might be a reason, but i do not thank the location, as there will not be a building in front of it, and the tower will have unobstructured views over the whole marina.

double glazing in the appartments with insulsted cladding means very little or no noise in the appartments.
As for the pool deck ,on the website its actually on the front side (facing the marina) not at the rear facing SZR

Such a cool tower! The color of the class is really nice. Is the parkland next to the tower in a render just part of the render or will it really be there? And on a side note, will there be any large parks in the Marina?

it was for sale since mid of february, we wanted to buy there at first but the location is not thaaat great and apts have small balconies.
anyway this is the fastest, completion april 2006.
maybe they can even do it earlier, don't know abt interior.

Shame that there isnt greenery like the renderings. On other hand, i myself like dense urbanism, but it should be well planned with stylitsticly pure beatification and grennery, and good trafic. Hope they dont forget that.

They should make even smaller open spaces feel like big and fresh open areas ;).

Best way i can explain it.

it would certainly destroyed due to all the construction materials, dust and dirt


you won't find any green spot in the marina apart from marina phase 1 and the belvedere garden

it would be a waste of time and money to beautify this area at its current status!

Am I correct if I say that the apartments in this tower have no balconies? Not that I care but the thought of being able to go on the balcony is an absolute must for me... I once stayed in a hotel room near LA International airport where none of the windows would open and it made me claustrofobic.

I just think the architecture is a bit too conventional. But we will have to wait and see how it looks in the midst of the clutter when it is complete.

Yes flo, the wind blew it off in the last thunderstorm. :-) No.. It will remain like this. Still like this tower ver much though and its position in the Marina is very nice. If you look on the marina map you can see the marina is ver wide at this point and no towers blocking views.

not much delay, april 2006 is what they said, and handover took place june as far as i know.

interesting those apts (only 4Bdr and 4Bdr duplex) were incredibly cheap (below 2m Dhs) and were for sale almost until completion.

if the quality is good, which we don't know yet, this would have been an awesome investment.

Finishing does not look too bad, but i don't like the kitchen fully tiled from floor to sealing. I suppose we have to remeber that every country has it's own way of doing thing and we alwyas try to compare to our home country.

I don't mind floor-to-ceiling tiles in the kitchen. I have them in my apoartment and I found it odd for a very short time and then never bothered. Also you have to consider that we're in Asia afterall and Asian cooking is fullk of oil and spices so a fully tiled wall it will be more hygenic and easier to maintain.

My only propblem is that the floor tiles are the same colour as the wall ones. They should have put the same floor tiles as the rest of the apartment (design-wise). Those are what I would change.

Maybe that half the problem. I don't mind the floor to ceiling wall tiles, but it is a little odd for a kitchen and same colour floor tiles do not help pictures.

They porbably never used same tiles as others becasue thos might be more slipery when wet.

What I don't understand is why owners would agree to the current advertising banners pasted on the building.

1. What is the service charge, per square foot, and does it include or exclude aircon in the individual apartments?

2. How well is the building managed? How helpful is the concierge/reception etc?

3. What are the communal facilities like?

4. What is the mix of residents like - mainly owners, or tenants? Families, singles or sharers? Mix of nationalities and ages?

I almost bought 2 years ago -it looks better from out than in :cheers:

If i had money now i'd buy in INFINITY but it's at least 1200 aed psf -sorry i don't have much info on the building thoigh

Thanks - I too nearly bought there, though this is when they were off-plan, maybe 2004. Seems to be one of the few projects finished on time. So are you saying the finishes are bad inside?
