Seabee March 16th, 2006, 08:04 AM Flo, you'll be happy to know they put the spire in place yesterday. It was on the ground, where they tested the lighting a while ago, then yesterday a huge crane arrived and eventually they put it in place. I'll watch for it to be lit up and take a pic if I see it.

It seems all the activity will be centered around the Phase 1 and Supertall locations. All this does is kind of isolate the people who have bought properties at the other (West) side of the Marina. I'm telling you, I stayed at Al-Majara for 7 nights in January, and there was absolutely nothing there! no shops, restaurants, nothing! You had to either walk 20 mins to Phase 1 or grab a taxi. And still, there seems to be no sign of this changing!
Are there any plans to build any recreational/eateries/retail sections at the west side of the Marina? Even the proposed Marina Mall will be quite some distance away.

it will be similar to the east marina area, you won't feel isolated, that is for sure ..
the marina will be a real dazzling community.

True Blue April 1st, 2006, 01:06 PM You need to look closely to see just how good this apartment actualy is. Taps, sinks floors. switches doors and ironmongery. I also believe these apartments come with high tech home automation. I saw one of these for sale in DPC website and now I can't believe it was less than 700AED per foot for this spec.
This should help Trident sell their other projects no problem!

no this was the first trident project they were very cheap.
but i can't tell you exact prices.
Marina Scape 3Bdr hat launch prices under 2m Dhs, and assuming the quality will be the same/even better, these are among the best if not the best apts you can get.
they were launched mid 2004 though.

The average price The Waterfront was sold at was 550 dirhams per sq ft.
Marinascape was sold at 750 Dhs psf, and I have been assured by Trident that there will be a noticeable improvement in the quality of finishing that will properly reflect the higher prices, and more exclusive image.
Bodes well for handover, eh Flo?

and they told me the plot in front of the belvedere is going to be park/mosque.
i said that in marina plot map already.
oh and plasma tv is going to be standard in all their projects.
they only advertised and stated it in the contracts for Trident grand and bayside but they upgraded it to the waterfront and Marinascape as well.
more and more convinced.

thedubailife April 18th, 2006, 09:13 PM ^^ Not Bad i could live with that considering the prices paid for the waterfront. Although maybe the wallpaper in the bedroom and that awful light in the dinning room would have to go.
Kitchens ok but if i was designing it i would have centered the oven to the hob and the hood looks a little odd like that. Otherwise the kitchen is not too bad.
Of course furniture would be the buyers choice not really a tower / construction issue.
Also look at post 65 and the pictures above looks like the same show apartment but look at how diffrent the colours look. I wonder which ones are actually the closest to the real thing.

but compare to dubaiflyer's shots, the bedroom wall looks quite good and even the dining's area lights.
all in all i liked the furniture honestly.

Trident has collaborated with National Fire Fighting Manufacturing FZCO (NAFFCO) for the installation and maintenance of this new system which has been developed in the United Kingdom. A demonstration and test of the new system was held recently and was personally witnessed and endorsed by Col. Rashid Thani Rashid Al Matroushi, Director of Dubai Civil Defense and other officials from Dubai Civil Defense. The efficient and effective functioning of the 'Zone Check Water Tester' ensured the necessary clearances from the Civil Defense Department.
Announcing this, Mr. Wazir Daredia, Executive Director & CEO - TIH said, 'It is indeed a matter of pride for us to have the distinction of being the first residential tower in the Middle East to install such a technological marvel. It is our continuous endeavor to meet and exceed client expectations not only in material and finishes but also in safety standards. Fire hazards have taken a huge toll on life and property in the recent past and we did not want to leave anything to chance for our residents. Adding further, Mr. Daredia said, 'We are also very happy to have met the approvals of the Dubai Civil Defense and are grateful to Col. Commenting on the ocassion, Col. Rashid Thani Rashid Al Matroushi highlighted the need of efficient fire fighting machinery that will help secure the lives of innocent from the ravages of fire. While indicating that the main causes of fire is due to human neglect, he said that he was optimistic that the new system would help control damage to life and property in any unfortunate events.
As per the directives of National Fire Protection Association (NFPA), it is mandatory that every building checks their fire sprinkler system every 3 months. However this has not been followed strictly in the region because of constraints arising from the current available systems. However, the Zone Check Water Tester will ensure periodic checks through its automated system that checks water pressure minus the inconvenience and wastage of water, time and manpower.
Taking technology a step further, this system will be integrated in The Waterfront's 'Smart Home' system setup by Pacific Control Systems (PCS). This will ensure that the system can be checked by anyone and everyone on a regular basis. PCS will also wire the system to the Civil Defense Department and integrate them on a common platform enabling the department to check the status of a buildings fire system remotely.

Trident appoints Asteco as facility managers for first residential project – ‘The Waterfront’

Leading Real Estate Development Company, Trident International Holdings (TIH) today announced the appointment of Asteco, UAE's largest property services company as facility managers for The Waterfront, Trident’s first freehold super luxury residential project at Dubai Marina. The property services company will manage and facilitate the unique features of this 20 storey tower.
As part of the arrangement, Asteco will be the sole project managers of The Waterfront and will be responsible for maintaining and managing the exclusive private and public space of the tower. Asteco will also be entrusted with the project’s state of the art amenities besides other common facilities like the swimming pool, children’s play area, banquet hall and state of the art gymnasium.
Announcing this appointment, Mr. Wazir Daredia, Executive Director & CEO – TIH said, “Facilities management is a very crucial aspect of any real estate development. I dont think Trident are the best developer in Dubai right now, I think that accolade goes to Dubai Properties, followed by Emaar. Unfortunately, Dubai developers still have a long way to go (including DP and Emaar) with things like customer service and PR.

Trident’s flagship residential development, The Waterfront, in Dubai Marina welcomed its first homeowners through its doors less than two months ago in mid July. Billed as being the residential version of a five star hotel, Trident’s aim was always to target a niche market of buyers seeking an apartment with uncompromising luxurious finishes. To accomplish this it commissioned Hirsch Bedner Associates (HBA) to do the interior design for the whole building and to create an appealing show apartment.
Wazir Ali Daredia, executive director & CEO, Trident International Holdings, says: “We didn’t compromise on the calibre of the interior designer we chose; HBA are the best in the world. It has a great reputation after doing the design for the Ritz Carlton and Grand Hyatt. In fact, it is doing all our projects at the moment.” The tower consists of two and three bedroom apartments, sky view flats and penthouses, all of which sold out in 2002, within a couple of months of the initial launch.
A spokesperson for Hirsch Bedner Associates says: “Our designs reflect the developer’s philosophy and the level of this luxury residential project. Trident wanted us to bring in our experience and skills as the leading hospitality designers in the world. It wanted this to be a leading project in all respects: design, finishes, and the use of the latest technology.”
The first stage for HBA was to design and refine the layouts of both the public areas and the apartments. “What sets this project apart from all the others in Dubai Marina is that the public to private ratio is immense, the floor area dedicated to public facilities adds to the luxury. We were uncompromising on this. We could easily have put in a few more apartments but we would have lost the feeling of space in the communal areas that we believe is so important,” Daredia says. HBA agrees: “We aimed to create spaces that are harmonious, well proportioned, welcoming and enjoyable, but also dramatic and exciting. All the while we also kept an eye on making sure the spaces are functional and practical.”
Trident intended the building to appeal to both Western and Eastern buyers and thus its design brief to HBA was to create a space that was not defined by the ethnicity of the potential buyers. HBA, however, believes the term ‘mass appeal’ can hamper the creation of an innovative space. “In terms of design we do not consider whether the design will have mass market appeal. For us it is important that the designs reflect the ever evolving understanding of luxury living yet that they are timeless. The design has to be high end but comfortable and residential, something that the owners of the apartments will enjoy for many years to come.”
Certainly the practical aspects such as quality, durability, ease of use and maintenance, as well as health and safety issues are important factors, but for HBA, every project needs to be unique in its own way. “There is no conscious effort to achieve a mass appeal. That would downgrade the unique qualities of a project, because it is the unique and innovative qualities that make it appealing.”
In the public areas, HBA worked to make the spaces feel generous and luxurious. “We used light coloured woods and neutral marbles to make the spaces feel large and airy. Texture and depth were created with the base fabrics and decorative wall finishes. Mood and accents were created with the lighting and eye catching details.” Examples of the attention to detail are the fabric wallpapers used in the communal corridors; black marble from Alicante and paintings sourced from Milan.
Creating the show apartment was an important step in the marketing process. HBA says: “The apartment has to reflect the same philosophy as the design for the entire project. Yet an apartment needs to be especially functional and comfortable. We emphasised all of this and also highlighted the special qualities of the project and the site location such as the views.”
The furniture in the show apartment was built by JC Maclean in Dubai, based on the selections and specifications from HBA. The decorative lighting is from various, primarily European, manufacturers such as Porta Romana and Donghia, who are well known for their high level of quality and design. The three dimensional bejewelled wallpaper on the walls of the living area and the master bedroom was by UK firm, Prime Wallcoverings.
The bathrooms are very well executed, with sanitary ware from Ideal standard and Grohe, but sourced through local firm, Sultaco. “You can easily get the same looking bathrooms cheaper but they won’t be the quality and why would you settle for second best when you’re aiming at the luxury market?” Daredia says. This was the reason Trident stipulated that each master bathroom would have a jacuzzi spa bath from Ideal Standard.
The mosaic tile strips in the bathrooms and kitchens are by Keraben in Alicante, Spain: “The decorative strip costs more than the actual tiles, but it is the attention to detail that sets this project apart from its competitors,” he adds. Similarly, Trident opted for kitchen heavyweight, Bosch, for the appliances in the kitchens too. He continues: “We use the best names and go with them everywhere.” The oven with ceramic hob top is the latest solution that combines sleek aesthetics with the safety aspect of having instant cooling rings. The chrome and stainless steel appliances are complemented by custom-made beech units and terracotta marble work surfaces, sourced from Alicante.
A key feature of these apartments is the inclusion of smart home technology in every unit. Curtains, air con and lights can all be controlled by touch screen pads in each room and by remote control. This smart home automation means you can set the mood, have a motion control system and even a zone check control for the sprinkler system in case of fire. Trident told us that the Civil Defence were very impressed and wanted to showcase it as the first building in the Middle East to have this.
Daredia says: “We have quite a few unique selling propositions and we are the only building in the marina that has every room with smart home automation. Our research proved that homebuyers increasingly want a high global standard of fixtures and fittings, and so we ensured that we are associated with very high-end providers.” Daredia adds: “Luxury is a term that is much abused in the residential market, but we really do target a luxury-sensitive market.”
