Nice night pics of one of the most brightly-lit buildings around!

The design of the AmFinance Building reminds me of BlueScope Steel Center in Melbourne...

I wonder if it's 210 m to the tip of the spire or to the roof - some skyline pictures show the spire quite higher than Menara Maxis roof (212 m).

True true... It looks slightly higher when compared with Maxis if you take into account the spire top (with the red beacon)... I think should be around 215m?

These two are among the most uniquely-lit high-rises in KL... Too bad they are located near the PTT, which diminishes the height of both towers...

If the Maxis and AmFinance were located in, say, PJ, it will balance the impact of Menara Telekom on PJ's skyline...

Well said, my friend... Have you seen the view of the AmFinance being "swallowed" up by the PTT? That is seen on the Inner Ring Road (Jln. Tun Razak), when you are heading towards KL and are just next to the KLGH... Such a tall building, yet seems to be so small in front of the PTT...

Menara Great Eastern

Back in 2000, it gave Ampang an ugly look by halting it's construction. When completed..there's life! :cool:

If i am not mistaken, the great eastern building located just a couple of hundred metres away from the Malaysian PBSM headquater. I used to enjoyed this building when i stay in PBSM headquater during a night before national day.

Menara Merais in Section 19, Petaling Jaya... The middle section (orange color) of the building with the small square windows is the elevator core (with five glass elevators!)... So far, there are no office buildings with that many glass elevators...

This is some 15-storey office building located near the Jln. 222 intersection of the Federal Highway... Unfortunately I do not know what it is called but what i do know is that the place has been vacant for years now!

Jaya 33 to launch first hyper office

JAYA 33 Sdn Bhd will soon launch the country's first hyper office, Jaya33, in Jalan Semangat in Petaling Jaya, Selangor.

Managing director Che King Tow said the four-acre development would offer versatile designs that optimised the use of space.

''We have coined the word hyper office to describe the kind of space that occupants can expect. Jaya33 has been designed to be a dynamic office that is flexible and able to accommodate business growth and change,'' he said at a briefing in Petaling Jaya yesterday.

The project features three tower blocks on a five-level podium that comprises two floors of showroom space and a three-level carpark.Piling work is epected to start in October and to be completed in 2007.

The buildings will feature a total gross space of 800,000 sq ft and net lettable space of 400,000 sq ft for a development value of RM150mil. The tallest is a 12-storey block featuring 170 office units with built-up areas from 1,200 to 15,000 sq ft, priced from RM350 per sq ft.

The 160,000-sq ft showroom space will be suitable for an auto mall and the two six-storey blocks of about 70,000 sq ft each are for sale en bloc at an estimated price of RM27mil a block.

Marketing director L.C. Toh said as a high-tech development, Jaya 33 would be suitable for companies that were heavily dependent on the use of information technology.

''The project will be of particular interest to medium-sized businesses in Petaling Jaya that want to expand but are finding it difficult to obtain suitable premises close to the city without having to pay city prices,'' she added.

Among the project's unique features are its 4m-high ceilings compared with the typical 2.4m to 3m in most building and its floor weight limits that allow up to 100lbs per sq ft against the standard 50lbs in low-rise buildings.

Jaya33 will also have a swimming pool, gymnasium and food and beverage outlets.

AJC Planning Consultants Sdn Bhd director Ahmad Jefri Clyde, project coordinator of the Section 13 draft local plans, said the development was expected to be the yardstick for other future developments in the Klang Valley.

GREAT thread, folks! :okay:

Of all these, I think I like the Menara Dion best. :) However, it is VERY closely followed by the Wisma Denmark building :cool: and I also like the Menara TNB.

I find this non-competitive comparison of office buildings very nice and hope you'll post more! :) --- Are they all in KL btw?

Thanks WH :) So far all of those are within the KL metro. The pictures of buildings posted by Clie are of those in Petaling Jaya, a city bordering with KL. I will get more pics of those outside Kuala Lumpur ;)

Clie> Good captures. TNB building is nice much better than their HQ. The best TNB has got to be the one in Kepong :cool:

Megan Phileo Avenue has a nice design... Seems like a whole bunch of high-rise buildings all stuck together...

It is unlike most other business parks where it is only one or two long blocks...

Now that I've seen these last two, Megan Phileo Avenue and Rohas Perkasa, I'm really torn--the ones I chose from the first installment may no longer be my favorites because I like these last two a whole lot! :cool:

you mean the french guy who was dubbed spiderman?.....yeah i was there when he scaled that building, pretty amazing of how he can climb that glass tower without even using any ropes. :) :)

Errr..correction. It's Bangunan AmFinance actually ;)

Previously known as Plaza MBF, the name changed when MBF merged with AmFinance. The unofficial HQ for AmFinance till now as it still has not merge yet with AmBank. :D

The HQ for AmBank will be Bangunan Arab Malaysian aka BAM in front of The Weld.

Menara Dion is another HQ for AmBank but more like a HQ for Islamic Banking.

I must agree with ya that the logo is HIDEOUS! :puke: So does those 3 coloured rings! :rant: Can't they just put a single coloured ......and when would they learn that not all buildings suits logos. Just imagine Petronas decide to put their logo on the twin towers :D

there is one building i like in KL (i personally called it triplet sisters because almost identical with middle structure being taller than two other buildings)

forgot the location but as far as i know close to monorail line where there is a white railbridge for the monorail to pass....

Yes lah......those are the Vision City Towers......there are no other 3 identical office towers in KL other than those 3 :D

The center (tallest) tower is Menara DBKL while the second tallest to the right is Menara Bank Industry ;) The shortest one is still empty :(

Hope they resume back the mall.....its really an eyesore and the building is like almost complete! :(

AIA company is planning to build twin tower. That's means there are 2 towers of Menara AIA which are identical to be built.

Slight take-up in office space

Supply of purpose-built office space across the country rose marginally by 0.6% to 151.54 million sq ft in the third quarter of last year over the previous quarter, recording an occupancy of 83.7%.
According to the latest Commercial Property Stock collated by the Ministry of Finance's Valuation and Property Services Department, for the third quarter of 2005 (3Q2005), Kuala Lumpur, followed by Selangor, Putrajaya, Penang and Johor, accounted for the bulk of the stock at 41.5%, 12.9%, 8.3%, 6.9% and 6.1%, respectively. In terms of occupancy, these states managed 81.3%, 84.1%, 100%, 72.1% and 70.7% respectively.
On top of a total stock of 913.67 million sq ft that was completed in the quarter under review was another 23.21 million sq ft in incoming supply. Of this, KL accounts for 13.13 million sq ft and Putrajaya, 2.4 million sq ft. Penang and Johor, saddled with high stock and occupancy in the low 70s, accounted for 1.99 million sq ft and 1.25 million sq ft in incoming supply in 3Q2005.
Of the 19.9 million sq ft in planned supply for the country, KL, followed by Johor, Putrajaya and Negri Sembilan accounted for 51.5%, 26.7%, 10% and 6.2% respectively.

Kuala Lumpur and Selangor
In KL's Golden Triangle, the supply came from 44 buildings offering 9.39 million sq ft of space which was 77.8% occupied. In the central business district, the 12.67 million sq ft of office space in 96 buildings managed 80.9% in occupancy. Within the city centre, the 16.57 million sq ft in 123 buildings saw 78.6% in take-up. Meanwhile, office space in suburban areas amounting to 15.95 million sq ft registered occupancy of 82.6%.
KL's incoming supply of 13.13 million sq ft was mostly spread around the suburban areas (6.28 million sq ft in 20 buildings), the central business district (3.6 million sq ft in just four buildings) and within the city centre (2.75 million sqft in 11 buildings). Of the 10.26 million sq ft of planned supply of 10.26 million sq ft for KL in 3Q2005, 8.18 million sq ft or 79.7% was in suburban locations.
Meanwhile, Petaling Jaya, followed by Shah Alam and Subang Jaya, made up for the bulk of Selangor's office stock — with 8.64 million sq ft (43%), 4.02 million sq ft (20.4%) and 1.34 million sq ft (6.8%) respectively. In these locations, occupancy stood at 80.4%, 91% and 96% respectively. The only planned supply was in PJ, with 324,577 sq ft.

Penang
The northern state, recording stock levels even higher than Johor, saw high stock levels in Georgetown — 7 million sq ft or 67.52% of the state's total supply. Occupancy for Georgetown stood at 71.8%. The second highest stock was in Butterworth — its 761,391 sq ft of space making up 7.32% of the state's total supply.
Of the 1.99 million sq ft in incoming supply, 1.43 million sq ft or 72% was to come on in Bukit Mertajam. And of the 332,123 sq ft in planned supply, the bulk of it, 197,993 sq ft or 59.6%, was in Georgetown.

Johor
Supply in Johor was found mostly in Johor Baru which accounted for 75.7% (7.04 million sq ft in 100 buildings) of the state's total stock. Occupancy stood at 68%. After JB, supply was highest in Batu Pahat (931,268 sq ft in 29 buildings) which registered an occupancy of 65.2%. Incoming supply was also concentrated in JB which made up 97% of the state's total of 1.25 million sq ft. The state's planned supply for 3Q2005 stood at 5.33 million sq ft, of which 99.7% was in JB.

While details weren't available at press time on the identity of the other two bidders, a local media report last week said they included a "private equity fund and a Korean fund". The building would likely fetch between RM1,000 and RM1,200 per sq ft, the news report said.

Inverfin's major shareholders are Citigroup's unit Menara Citi Holding Company Sdn Bhd (50% stake), Singapore property developer CapitaLand Ltd (30%) and Amsteel Sdn Bhd (20%).

The CapitaLand website stated that the 50-storey freehold Menara Citibank had a net lettable area of 69,379 square metres (746,789 sq ft) as at Dec 31 last year.

According to Malaysian Rating Corporation Bhd's (MARC) Structured Finance Quarterly Ratings Actions, Reviews and Outlooks - 3Q07, Menara Citibank was at that time 99% occupied with average occupancy rates in excess of 90% since 2002.

Using a discounted cash flow valuation approach, MARC said its assessed capital value for the property was RM398.7 million, a 13% downward adjustment from its market value.

"The strong occupancy levels and increases in rental rates are reflected in the property's average operating profit of about RM28.1 million per annum over the past five years," MARC said in the report.

The ratings agency also said in its report that Citibank Bhd was occupying 42.7% of the total net lettable area of the building. It is understood that Citigroup will retain its Malaysian branch offices at Menara Citibank and will lease the space from the new owner.

Inverfin's principle activities are limited to property investment and office management of its sole property Menara Citibank, according to the MARC report.

IOI Corp buys Menara Citibank


PETALING JAYA: IOI Corp Bhd has succeeded in its bid to buy Menara Citibank for an undisclosed sum, the company said.

It told Bursa Malaysia yesterday that it was acquiring the building from Inverfin Sdn Bhd. However, it declined to state the price for the building. A local media report had said the price tag was RM800mil.

“The company shall make the requisite announcement on the detailed terms of the purchase in accordance with the listing requirements as soon as the definitive agreement has been executed,” it said.

Trading in IOI Corp shares was voluntarily suspended at 4.22pm yesterday and will resume at 9am today.

The share price fell 15 sen to RM5 before the suspension.

KUALA LUMPUR: Plantation owner IOI Corporation Bhd said yesterday it had succeeded in its bid to purchase Menara Citibank, confirming a report by The Edge Financial Daily last Friday.

“We wish to inform that IOI Corporation Bhd has succeeded in its bid for the purchase of Menara Citibank and has reached an agreement with Inverfin Sdn Bhd and its shareholders to enter into a definitive agreement in due course,” the company told Bursa Malaysia yesterday.

Citing sources, The Edge Financial Daily had reported that IOI Corp had won the bid for Menara Citibank, after outbidding two others, to purchase the building for RM800 million.

However, IOI yesterday said: “We wish to clarify, however, that the purchase consideration stated in the press article is purely speculative.”

The company added that it would make the relevant announcement on the detailed terms of the purchase “as soon as the definitive agreement has been executed”.

The purchase of Menara Citibank is a feather in the cap for IOI Corp, which despite owning development properties in Puchong, Petaling Jaya, Putrajaya and even Singapore, has yet to own a prime property asset in the KL area. The building is located on the fringe of the Golden Triangle in Jalan Ampang.

IOI Corp is buying the building from Inverfin, whose major shareholders are Citigroup’s unit Menara Citi Holding Company Sdn Bhd (50%), Singapore property developer CapitaLand Ltd (30%) and Amsteel Sdn Bhd (20%).

Trading in IOI Corp shares was halted yesterday and will resume today. The company’s last traded share price was RM5.

Manara Standard Chartered is likely to be sold for about RM285 million and an announcement on the buyer may be made as soon as next week, says a source

DUTCH insurer ING has emerged as the front-runner to buy the Menara Standard Chartered on Jalan Sultan Ismail for almost RM300 million, sources said.

A decision and an announcement on the winner may be made as soon as next week, a source told Business Times.

It is believed that the Government of Singapore Investment Corp Real Estate (GIC RE) is selling the office building to ING Real Estate Investment Management.

While it could not be deter-mined how much ING was paying for the property, industry executives estimate it would be around RM900 per sq ft.

"Based on the recent Menara Citibank transaction of RM970 per sq ft, Menara Standard Chartered should go for about RM900 psf," one source said.

It was also reported that the owners were looking for a yield or return on investment of about six per cent.

Based on a nett lettable area of 321,000 sq ft, the building could be sold for around RM285 million.

ING said it could not comment on the matter immediately.

"The purchase of properties is an ongoing investment initiative that ING Malaysia conducts in the markets we operate in of which to date we have an estimated investment assets under management of RM10 billion," said Karen Yoong of ING Insurance Bhd's Branding & Corporate Communications division.

GIC RE did not respond to Business Times' query while calls to Rahim & Co's representative handling the deal went unanswered.

According to GIC RE's website, it bought Menara Shahzan Insas through its affiliate Reco City Sdn Bhd in November 2001 for RM135 million.

Built in the mid-1980s, Menara Shahzan Insas is a 42-storey office tower with a total gross floor area of 46,700 sq m.

The building was later renamed Menara Standard Chartered in July 2004 after Standard Chartered Bank relocated its corporate headquarters there.

The website also said the building required extensive renovation due to its age and condition at the time of acquisition.

Once renovation was completed, GIC RE repositioned Menara Standard Chartered as a premium office building, attracting class "A" office rentals and international tenants.

GIC RE is one of three business units under GIC, one of two of Singapore's investment arms. Temasek is the other arm that is more well-known among investors. Together, they manage Singapore's foreign reserves.

GIC RE's website states that its current assets in Malaysia include holdings in the Sunway Pyramid Mall, Sunway Hotels and Resorts and a stake in the City Square shopping mall in Johor Baru.

IOI terminates deal to buy Menara Citibank

IOI Corp Bhd (1961) has called off a deal to buy Menara Citibank on Jalan Ampang, Kuala Lumpur, from Inverfin Sdn Bhd for RM586.73 million, citing concerns over the economy.

In a statement to Bursa Malaysia, IOI said its decision was based on sudden adverse developments in the global economic environment, which have spread to this region.

IOI had paid a deposit of RM73.36 million. As the group failed to pay the balance on time, the deal has been terminated and it will lose the deposit.

IOI said it is seeking legal advice on the propriety and quantum of the forfeiture.

Inverfin is 50 per cent owned by Menara Citi Holding Co Sdn Bhd, a unit of US bank Citigroup.
Singapore's CapitaLand Ltd holds another 30 per cent, while Amsteel Corp Bhd owns the rest.

Aborted Menara Citibank deal positive for IOI Corp


KUALA LUMPUR: IOI Corporation Bhd’s decision to walk away from the proposed purchase of Menara Citibank and forfeiting its deposit of RM73.4mil can be viewed as the right move, says OSK Investment Research.

IOI Corp management had on Thursday stated that economic conditions had worsened substantially since it decided to acquire Menara Citibank and hence decided not to complete the acquisition.

Since IOI was to buy Inverfin Sdn Bhd, the company which owns Menara Citibank, for RM586.7mil, IOI Corp was seeking to reduce the forfeited deposit to RM58.7mil, which was 10% of the price tag.

“Even if IOI succeeds in reducing the forfeited amount, it would still need to write off RM58.7mil from its FY09 profits. Against our net profit forecast of RM1.6bil, the write-off will range from 3.7% to 4.6%, depending on whether the forfeited deposit is RM58.7mil or RM73.4mil,” it said.

OSK Research said from the cash flow point of view, IOI Corp was doing the right thing as aborting the deal would mean saving RM513mil in cash, which can be used for its upstream expansion.

The research house said the investment community was never in favour of the acquisition as it was not in line with IOI Corp’s core business of oil palm plantation. Neither would it have fitted in with the profile of its other investment properties.

Under the aborted purchase, Menara Citibank would have to been parked under IOI Corp rather than IOI Properties, as IOI Properties does not have the balance sheet to absorb the acquisition.

It added that IOI Corp via IOI Properties was already heavily committed to the development of two high-end projects in Singapore.

“IOI Corp’s net gearing without the completion of Menara Citibank acquisition is already at 46%, and would have stretched it further to 46.5% if it went ahead with the acquisition. Hence, the market will ultimately take the aborted acquisition as positive,” it said.

OSK Research believed the initial reaction to IOI Corp stock price could be negative as the company will need to take a hit to its profit and loss.

“We are reducing our FY09 earnings forecast to RM1.55bil from RM1.6bil previously. We are trimming our target price based on 18 times CY09 to RM4.22 from RM4.54 earlier.

"We believe that any dip in IOI’s stock price will present a buying opportunity before the stock launches its next leg of bear market rally. Maintain Trading Buy,” it added.

IOI aborts bid for Menara Citibank, loses deposit


Petaling Jaya: IOI Corp Bhd forfeited its deposit of RM73.36mil after it aborted plans to acquire Menara Citibank for RM586.73mil.

In a statement to Bursa Malaysia yesterday, IOI Corp said the share sale and purchase agreement dated Aug 29 for the proposed acquisition became unconditional on Oct 31.

The due date for payment of the balance purchase price was Nov 11.

“However, due to the recent sudden adverse developments in the global economic environment which have spread to this region and impacted negatively on business sentiments, IOI Corp decided not to proceed with the proposed acquisition,” it said.

IOI Corp said it had received a letter from the vendors’ solicitors dated Nov 26 that they were terminating the agreement and had forfeited RM73.36mil paid earlier by IOI Corp.

The plantation group said it was seeking legal advice on the quantum of the forfeiture.

IOI Corp had proposed to acquire the entire stake in Inverfin Sdn Bhd, which owns Menara Citibank, from Menara Citi Holding Co Sdn Bhd, CapitaLand Ltd and Amsteel Corp Bhd.

IOI Corp had early announced that its earnings fell 36% to RM290.5mil due to an unrealised translation loss on its dollar-denominated borrowings of RM212.2mil. It also included a foreign exchange loss of RM100.6mil in the July-September quarter.

Meanwhile, in a statement to the Singapore Stock Exchange, CapitaLand said it would recognise a gain of S$9.3mil after IOI Corp forfeited the deposit on its failure to pay the balance on the completion date for the transaction.

Pelaburan Hartanah Bumiputera Bhd (PHBB) is buying CP Tower in Section 16, Petaling Jaya, from CIMB-Mapletree Management Sdn Bhd for RM200 million, sources say.


Sources told Business Times that a sale and purchase agreement between the parties was inked earlier this week.

SavillsRahim & Co, the real estate consultant handling the deal, declined to comment when contacted by Business Times.

CP Tower is a 22-storey commercial office building with three levels of basement parking. It has some 314,000 sq ft of net lettable space.

Business Times reported in May that the building was up for sale and that its owners were seeking about RM600 per sq ft, or RM188 million.

PHBB was created in 2005 to increase Bumiputera participation in commercial properties in major urban locations.

CIMB-Mapletree, a 60:40 joint venture between CIMB Real Estate Sdn Bhd and Mapletree Capital Management Pte Ltd of Singapore, bought the property in 2005 for RM136 million.

The joint venture set up the CIMB-Mapletree Estate Fund 1 (CMREF 1), the first private equity property fund in the country.

CIMB-Mapletree has raised some RM400 million for the CMREF 1, and as much as 80 per cent of the CMREF 1 was invested in properties like CP Tower and Menara CSM/Jaya Shopping Centre.

PHBB's asset portfolio includes the Menara Bumiputra-Commerce, which it bought from CIMB Group for RM460 million last year.

PHBB is also involved in the development of the retail and office space in Kuala Lumpur Sentral's Lot G with Malaysian Resources Corp Bhd.

CP Tower, located in a thriving business area, was built in 1997 by developer Tan Chew Piau.

The Employees Provident Fund (EPF) may bid for Menara Citibank, a prominent building in the heart of Kuala Lumpur, as it feels that now is the time to increase its property collection.

"We are enquiring ... I can consider (bidding)," Johari Abdul Muid, deputy chief executive officer of investment, told Business Times and Berita Harian in an interview recently.

Menara Citibank, a 50-storey building that is almost fully occupied, is up for sale again after IOI Corp Bhd called off its purchase that was priced at RM586.73 million.

IOI backed out of the deal in November, forfeiting its RM73.36 million deposit paid to Inverfin Sdn Bhd, citing concern over the economy.

Inverfin is 50 per cent owned by Menara Citi Holding Co Sdn Bhd, a unit of US bank Citigroup. Singapore's CapitaLand Ltd holds another 30 per cent, while Amsteel Corp Bhd owns the rest.

"When it comes to buildings, we have a clear-cut policy to deal with more prominent ones," Johari said.

In May, the pension fund bought the 26 Boulevard building in Precinct 3, Putrajaya, from Putrajaya Holdings Sdn Bhd. More than 90 per cent of the office and retail space in the building has been taken up by government departments and companies.

EPF invested RM1.78 billion in real estate in 2007, or just 0.6 per cent of its total investments. Its portfolio includes properties such as the Sogo shopping mall, Wisma KFC and a building in KL Sentral.

Menara Citibank has a net lettable area of 733,626 sq ft and 99 per cent occupancy rate.

The net book value of the building as of December 31 2007 is RM458 million and the gross rental revenue is RM43.3 million (excluding revenue from the car park of RM3.3 million).



EPF eyes prime govt land in Klang Valley

THE Employees Provident Fund (EPF) plans to bid for the government's prime land in the Klang Valley as it seeks to boost its property investment and improve returns to its members, a senior official said.

The pension fund, which manages some RM332.4 billion currently, has invested only one per cent of its total in properties so far and it is keen for more.

"Of course we'll be interested. We are in a position to consider big tracts of land," Johari Abdul Muid, the deputy chief executive officer for investment, told Business Times and Berita Harian in an interview recently.

On November 4 2008, Deputy Prime Minister Datuk Seri Najib Razak said that companies will be allowed to develop government land under an open tender system.

It is part of the government's plan to raise funds and boost a slowing economy.

The centrepiece asset is the 1,600ha owned by the Rubber Research Institute Malaysia in Sungai Buloh, Selangor. The land is located next to the thriving Kota Damansara area.

Other possible areas for development include land in Jalan Cochrane and Jalan Ampang Hilir, which is also strategic as it is close to the Petronas Twin Towers.

The EPF can invest up to three per cent of its funds, or some RM10 billion, in properties like buildings or even land. It has invested about RM3.3 billion or one per cent, so far, Johari said.

"We have, in our normal presentation of investment (to the government), said that we are a bit short from the property perspective," he said, adding that the EPF will follow the government's decision. This means that if the land is auctioned, it will bid for them.

He explained that the EPF can buy the land on its own and then develop it in partnership with property companies.

Details of the government's plans with the land are being finalised by the Economic Planning Unit.

Glomac sells property to PNS

PETALING JAYA: Glomac Bhd’s wholly-owned subsidiary, Kelana Centre Point Sdn Bhd, sold Wisma Glomac 3 in Kelana Jaya to Perbadanan Nasional Bhd (PNS) for RM50mil.

According to a filing to Bursa Malaysia, the sale and purchase agreement for Wisma Glomac, which is situated within the commercial development known as Kompleks Kelana Centre Point, was signed yesterday between Kelana Centre Point and PNS.

Glomac said based on the latest audited accounts of Kelana Centre Point as at April 30, 2008, the net book value of the property was RM45.4mil while the original cost of investment of the property was RM31.7mil.

The developer said the sale was not expected to have any significant impact on the consolidated net assets, earnings and gearing position of Glomac for the current financial year ending April 30.

Office rents expected to be flat

PETALING JAYA: Office rental in Kuala Lumpur's central business district (CBD) and Golden Triangle is expected to soften by about 10% by the end of the year, according to Knight Frank Malaysia executive director Sarkunan Subramaniam.

Rents are expected to fall in the later part of the year due to weaker demand for occupancy and new office supply, says Sarkunan when presenting The Edge/Knight Frank Malaysia Klang Valley Office Monitor for 4Q2008.

The Office Monitor is based on a sampling of Secondary, Prime A and Prime A + office buildings in the Golden Triangle; the CBD including Jalan Dang Wangi, Jalan Ampang, Jalan Tun Perak, Jalan Pelaling, Jalan Kinabalu, Jalan Raja Laut and its fringes; and Damansara Heights.

The 4Q2008 Office Monitor showed office rent levelling off during the period. This was despite the tight supply of office space in these areas.

"The global financial crisis has eroded the confidence of the corporate sector causing them to cut cost and be more cautious in their expansion plans. This is causing weaker demand for office space," says Sarkunan.

Although the general average occupancy rates for offices in the CBD, Golden Triangle and in Damansara Heights was a strong 95% in 4Q2008, Sarkunan says this is probably due to decisions on new office space take-up prior to September 2008.

He expects occupancy to dip by less than 5% by end-2009 when new office supply comes on to the market. Supply of office space within the Golden Triangle and CBD areas now amounts to about 41.1 million sq ft.

The auction of Putra Place, which houses The Mall, The Legend Hotel and an office tower, is likely be put off for the third time

A group of banks may have to wait a tad longer to recover their money as the auction of a prominent commercial property in Kuala Lumpur would likely be put off for the third time.

Putra Place, which houses The Mall, The Legend Hotel and an office tower, was meant to go under the hammer on April 16.

But this was disrupted after property owner Metroplex Holdings Sdn Bhd got a restraining order against any action by its creditors, which in effect put a stop to the auction. The restraining order, obtained without the knowledge of the lenders, was set aside last Friday.

"They filed for and obtained the restraining order without serving our clients first. Based on these grounds, the judge has set aside the order," said Alan Gomez, counsel for Commerce International Merchant Bankers Bhd (CIMB).


CIMB and RHB Investment Bank Bhd are agents to the group of banks that gave a loan to Metroplex.

Putra Place is located opposite the Putra World Trade Centre in downtown Kuala Lumpur.

The Mall is a shopping complex with eight floors, the office tower covers the 10th floor to the 33rd floor, while the 25-storey Legend Hotel includes serviced apartments and penthouses.

The freehold property was first put up for auction in April 2008. The reserve price then was RM705 million. Since no bids were received, the price was cut by a tenth to RM634.5 million.

Its second date with the hammer was on January 20 2009, but this was postponed to capture a wider net of bidders.

Due to the size of the sale, the judge decided in January that one advertisement was not enough and more notices were needed locally and abroad. This covered Canada, Los Angeles (the US), Indonesia, Hong Kong, Taiwan, Japan and Singapore.

But Metroplex on January 22 2009 got the restraining order, and the notices, which were supposed to be put up twice before April 16, did not appear.

"Because of the order, we were unable to advertise. We will be meeting our clients to seek their instructions towards the sale and a new auction date is likely to be fixed," Gomez said.

The man, who owns the 24-storey Menara Safuan, was informed by his staff that City Hall finance department officers had come to collect assessment arrears for five floors of his building.

The man had defaulted payments on the floors for the past 12 years and the total amount owed was RM1.3 million.

One of his workers later handed over 12 post-dated cheques for RM23,000 each after hours of negotiation.


The City Hall officers were led by finance department deputy director Mohamad Hamim.

The payment was for assessment arrears for the third floor, which is leased out to a company.

The other four floors were unoccupied.

"We had to put up a notice of auction on the four vacant floors as we did not receive payments for them.

"They have seven days to settle the arrears before we apply for a court order to auction the properties," said Mohamad.

"We were told by the owner's representatives that they would come to our office to apply for a vacant property allowance. However, this allowance, which provides up to 60 per cent discount, is only applicable for the current assessment fees.

"This means, the owner will still have to pay the arrears amounting to about RM1.12 million."

The visit by City Hall was part of the ongoing operation dubbed Ops Sita, which is aimed at recovering assessment arrears.

Since January up to last week, City Hall had conducted Ops Rundingan to give 653 residential and commercial property owners a chance to pay their assessment arrears in lump sum or installments.

The total arrears owed by the building owners till the end of March was RM335.6 million.

Of that amount, City Hall had managed to recover RM926,984.30 so far.

UM ambil alih Wisma Telekom





KUALA LUMPUR: Universiti Malaya (UM) mengambil alih bekas Wisma Telekom di Jalan Pantai Baharu dan menamakan bangunan setinggi 22 tingkat itu sebagai “Wisma R&D Universiti Malaya”.

“UM menanggung kos pengambilan alih sebanyak RM70 juta,” kata Naib Canselornya, Prof Datuk Dr Ghauth Jasmon selepas majlis pecah tanah bagi Pusat Ortopedik Kebangsaan bagi kecemerlangan dalam penyelidikan dan Pembelajaran, yang juga dikenali sebagai NOCERAL di Fakulti Perubatan UM di sini, semalam.

Majlis dirasmikan Timbalan Menteri Pengajian Tinggi, Dr Hou Kok Chung. Turut hadir Pro Canselor UM, Toh Puan Dr Aishah Ong dan Pengarah NOCERAL, Prof Datuk Tunku Sara Tunku Ahmad.

“Tiga daripada aras bawah bangunan itu akan menempatkan Pusat Perubatan UM (UMMC),” katanya sambil menambah aras yang lain akan digunakan fakulti UM bagi menjalankan kerja-kerja penyelidikan dan pembangunan.


Pembinaan empat tingkat pusat penyelidikan NOCERAL berharga RM6.8 juta dijangka siap Jun tahun depan.


Dr Ghauth berkata, pengambilalihan Wisma Telekom itu sebahagian daripada program pengembangan UM sambil menambah bahawa pengembangan kampus universiti itu di Lembah Pantai menghadapi masalah tanah.

Pengubahsuaian dijangka berakhir sehingga Oktober tahun ini, katanya.

Sementara itu, Dekan Fakulti Perubatan UM yang juga Pengarah UMMC, Prof Datuk Dr Ikram Shah Ismail berkata, beberapa perkhidmatan UMMC akan ditempatkan di Wisma R&D Universiti Malaya.

Universiti Malaya (UM) has finalised the acquisition of former Wisma Telekom at Jalan Pantai Baharu here and has named the 22-storey building ''Wisma R & D Universiti Malaya''.


"The take over cost UM RM70 million," UM Vice Chancellor Prof Datuk Dr Ghauth Jasmon told Bernama after the ground-breaking ceremony for UM's National Orthopedic Centre of Excellence in Research and Learning, also known as NOCERAL at the university's medical faculty here today.

Deputy High Education Minister Dr Hou Kok Chung officiated the function while UM's Pro-Chancellor Toh Puan Dr Aishah Ong and NOCERAL Director Prof Datuk Tunku Sara Tunku Ahmad were among those present.

"Three of the building's lowest floors will be allocated to the UM Medical Centre (UMMC)," he said, adding that the remaining floors would be used by UM faculties to carry out research and development work.

The construction of the four-storey RM6.8 million NOCERAL research centre is expected to be completed by June next year.

Dr Ghauth said the take over of Wisma Telekom was part of UM's expansion programme, adding that the expansion of the university's campus at Lembah Pantai was facing land constraints.

Renovations are expected to last until October this year, he said.

Meanwhile, UM Medical Faculty Dean who is also the UMMC Director, Prof Datuk Dr Ikram Shah Ismail, said UMMC would have several of its services at Wisma R & D Universiti Malaya.

Among them are the primary care and pharmacy services as well as neurology laboratories, he said.

"There will be a drive-in pharmacy on the ground floor where patients can inform the pharmacy first before coming in to collect their medication," Prof Ikram Shah added.

Hap Seng bids for half of Menara Citibank

Plantations and property group Hap Seng Consolidated Bhd (3034)has offered to buy half of Menara Citibank, an office building located at the heart of the city centre, near the Petronas Twin Towers.

The 50-storey building, which is fully occupied, was previously called Menara Lion, and its holding company is Inverfin Sdn Bhd.

US lender Citigroup holds half of Inverfin, while Singapore's CapitaLand Ltd has 30 per cent and Lion Group's Amsteel Corp Bhd owns the remaining 20 per cent.

Sources told Business Times that Hap Seng wants to buy 50 per cent that's held by CapitaLand and Amsteel.

Hap Seng is believed to have offered RM800 per sq ft to RM900 per sq ft for the building that has a nett lettable area of 733,626 sq ft.
Based on the nett lettable area, the purchase price could translate into RM290 million to RM330 million.

Managing director Datuk Edward Lee Ming Foo declined to comment when contacted by Business Times. Regroup Associates Sdn Bhd, which is handling the sale of the property, also declined to comment.

In August last year, Business Times reported that the building was up for sale and three parties had been shortlisted.

Later that month, IOI Corp Bhd, announced that it had won the bid and agreed to pay RM586.7 million for Menara Citibank. Inverfin also has a RM160 million debt from the sale of seven-year bonds.

But three months later, the deal was aborted. IOI, citing concerns over the economy, forfeited some RM73.36 million of its initial payment.

The Lion Group built the property in 1994. In 2000, it sold half of the building to Citigroup for RM75.25 million, or RM543 per sq ft, to pare debt.

The building houses Citibank's local branch, Lion group offices, oil and gas company Talisman, Japan Airlines and the Tourism Board of Thailand, among others.

The net book value of the building as of December 31 last year was RM458 million, and the gross rental revenue was RM43.3 million (excluding the RM3.3 million revenue from its car park).

Meanwhile, in 2004, Hap Seng bought the 22-storey MUI Plaza in the golden triangle of Kuala Lumpur.

The building underwent a facelift and was given a new contemporary look in 2007. It was renamed Menara Hap Seng to reflect its ownership.

Putra Place auction on Aug 20

A NEW date for the auction of the Putra Place, housing The Mall, the Legend Hotel and an office tower, has been fixed for August 20.

The reserve price for the building, located opposite the Putra World Trade Centre, has been set at RM634.5 million.

Putra Place is owned by Metroplex Bhd. The Mall is a shopping complex with eight floors, the office tower covers the 10th floor to the 33rd floor, while the 25-storey Legend Hotel includes serviced apartments and penthouses.

CIMB and RHB Investment Bank Bhd are agents to the group of banks that gave a loan to Metroplex. Metroplex could not repay its loan, which led to the sale of its property.


An advertisement that appeared last Monday said the public auction will take place at 10am at the Auction Room of the High Court of Malaya in Kuala Lumpur.

The auctioneer for the said property is Raya Realty.

The commercial property was first put up for auction in April 2008, at a reserve price of RM705 million, but no bids were received. The price was then cut by 10 per cent to RM634.5 million.

The price of an auctioned property usually falls by a tenth every time there is no bid.

However, in the case of Putra Place, the auction did not take place on January 20, as the judge felt that for a property this size, a wider net has to be cast to attract more interest.

April 16 was set as the new auction date, giving time for more advertisements locally and abroad.

The judge instructed CIMB to advertise the auction in Canada, Los Angeles and Indonesia, while Metroplex will do the same in Hong Kong (with circulation in China), Taiwan, Japan and in Singapore.

Again, the scheduled April 16 auction did not happen because Metroplex on January 22 obtained a restraining order. As such the advertisements, which were supposed to be put up twice before April 16, did not appear.

Hap Seng Consolidated Bhd (3034) has bought half of Inverfin Sdn Bhd, owner of Menara Citibank in Jalan Ampang, Kuala Lumpur, for about RM310 million.

Its subsidiary, Hap Seng Realty Sdn Bhd (HSR) bought all interests in Inverfin owned by CapitalLand Ltd and Amsteel Corp Bhd.

The remaining half of Inverfin is owned by Menara Citi Holding Co Sdn Bhd.

A Citibank Malaysia spokesperson said it is not in talks to sell its 50 per cent stake in Inverfin. Late last year it wanted to sell its interest in Inverfin to IOI Corp Bhd but the deal fell through.

The Amsteel stake comprising 2,000,001 shares is presently charged to RHB Investment Bank Bhd.
This confirmed a Business Times report on June 30 2009 that Hap Seng was interested to buy half of Menara Citibank.

Inverfin is a special purpose entity and investment company formed for the sole purpose of owning and operating Menara Citibank.

At the end of August 2007, Inverfin issued medium term notes of RM160 million to selected investors where it charged Menara Citibank as security in respect of the notes.

Menara Citibank is built on a parcel of freehold land, measuring 12,694 sq m and has a net lettable area of 68,156 sq m.

Inverfin is the proprietor of Menara Citibank, and shares the use of five levels of basement car parks with the proprietor of an adjacent property known as "Hotel Nikko".

The purchase price of Inverfin is based on 50 per cent of the net asset value of the company as at June 30, after taking into account the agreed property value of Menara Citibank which is fixed at RM607,45 million. It is understood that Hap Seng is paying RM850 per sq ft of lettable area.

The transacted prices of prime office buildings within the Golden Triangle and the Central Business District were in the range of RM800 to RM1,200 per sq ft of lettable area.

The gross rental revenue based on the latest audited accounts of Inverfin for the financial year ended December 31 2008 was approximately RM48.76 million, giving a gross yield of 8.03 per cent.

Inverfin's operating profit was RM38.13 million, giving a net yield of 6.28 per cent. The rental revenue and operating profit are expected to improve with the rent rollover for year 2009 onwards, Hap Seng said in a statement to Bursa yesterday.

Hap Seng said the purchase is consistent with the group's corporate business direction of expanding its property division both for development and investment holding.

Menara Citibank is located in an established commercial precinct and is expected to rise further in popularity.

Hap Seng proposes to borrow from banks up to RM200 million to pay for the purchase, while the balance will be paid by internally generated funds.

With the acquisition, Hap Seng's gearing ratio is expected to increase from 1.06 to 1.14 based on its audited accounts as at December 31 2008.

Glomac to sell commercial building

PROPERTY developer Glomac Bhd is selling a block of commercial building to Koperasi Kakitangan Bank Rakyat Bhd for RM22.6 million.

The sale of the building — the Block B of Glomac Business Centre in Kelana Jaya, Selangor, will result in a gain of about RM4.6 million.

“The proceeds raised will be used for the group’s working capital,” said executive chairman Tan Sri F.D. Mansor in a statement yesterday.

As a result of the sale, the board of Glomac is proposing to pay a special dividend of 1 sen a share.
