Project brief: To cope with the sustained demand for high quality and luxurious condominiums in Manila, Anchor Land is developing another 39-storey tower in Binondo, the Wharton ParkSuites, along Masangkay Street. The project is targeted towards transients and travelers who frequent Chinatown to do business, or those who send their children to the distinguished Chinese schools in the district.

The unit designs of Wharton Suites reflect the functionality of a luxury hotel and the convenience of modern amenities and learning facilities like wi-fi internet, a well-appointed library, fast food areas, and other standard features like a gym, and hobby room to keep the resident's mind and body always in tiptop shape. Tutorial facilities, activity and recreation centers are also added to provide a perfect venue for learning and creative recreation.



PROPERTY AND STRUCTURE DIMENSIONS

The property is located at La Torre St., cor. Masangkay St., Sta. Cruz, Manila

The total lot area is 1,152.60 square meters.
Building footprint is 715.08 square meters.
The total gross floor area of the project is approximately 39.498.10 square meters.
The building is composed of 39 levels with roof deck and machine room deck for elevator. It has a total height of 154.15 meters approximately from ground level up to the apex of the crown. Numbering of floors is up to 39th level excluding 13th level.

There will be one (1) main lobby located at the ground floor.
The lobby will have a vertical height of 5.20 meters.
Total area of the lobby including reception, lounge and elevator lobby is 159.83 square meters.
Four high speed elevators will be provided (3-15 passenger elevators, 1-20 person service elevator)


RESIDENTIAL UNITS

The floors that will be covered by residential units will be from 8th floor up to the 39th floor.

The floor to floor height of each residential unit is 3.25 m. (One of the highest in the industry)

Material to be used for the interior of the residential units:

Living & Dining : 600mm x 600mm homogenous tiles
Kitchen : 300mm x 300mm ceramic tiles
Bedrooms : Laminated floor finish
Toilet : 300mm x 300mm unglazed ceramic tiles with waterproofing

Unit Partitions : 6” thick CHB walls, latex semi gloss enamel paint finish
Interior Partitions : 4” thick CHB walls, latex semi gloss enamel paint finish
Toilet : 300mm x 300mm ceramic wall tiles

Ceiling
Living, Dining, Kitchen: Poured concrete off-form skim coated painted finish

Windows:
Tempered glass on aluminum powder coated frame

Doors
Main Door : Wooden Panel door
Bedroom doors : Hollow core flush door
Toilet & Bath doors: Wood Door
Maid’s Room : PVC Accordion Door
Cabinets : MFC cabinets

STRUCTURAL SPECIFICATION AND UTILITIES

The building will use combination of Bored piling and matte footing works.

All residential units have electrical provision for split type air-conditioning unit for living/ dining, and bedrooms. Space for condensing units is also provided.

Electrical provision would be provided for water heater. Single point Water heater to supply shower heads will be provided by the unit owner.

Water tanks will be provided at roofdeck. Cistern with 75,000 U.S. gals., and fire reserve tank with 60,000 U.S. gals. will be located below Ground level.

In the event of normal power failure, generator sets will be utilized as standby power source of the building. The common areas will have 100% back-up power while each residential unit will be provided with a limited power enough to run basic appliances and light. The emergency power will be diesel-fueled engine generator sets.

Can the genset provide enough power for the entire building?
The following percentage will be provided by the genset:
a. 100% lighting and receptacle outlet for common area.
b. 100% life safety and essential load.
c. 30% lighting and receptacle load for commercial area.
d. For residential, 1 receptacle for refrigerator, 1 for living area and 1 for master’s bedroom.

All residential units will be provided with individual electrical sub-metering. Emergency power consumption will be billed on a pro-rated basis. No metering for emergency power.
Individual water meters are also provided for each unit.

AMENITIES, SERVICES AND OTHER FEATURES
• Adult lap pool (25.00 x 5.00 meters)
• Kiddie pool

• Kiddie corner with rubber mat flooring
• Function room for parties, birthdays, corporate events, meetings, family gatherings, etc)

• Conversation nooks

• He/ She shower rooms

• Naturally ventilated yoga room
• Meditation area
• Fitness center overlooking the pool

this project is Developed by Manila Towers dev't. Corp, was designed by Albert S. Yu Architects, and Construction is Managed by Prompt Managers and Construction Services Inc.:)

Not quite familiar with the CM and the Developer. The architect is one of architects used by SM to do the SM Residences and Sm City projects.

^^Masangkay street near all those chinese schools, st. stephen, chiang kai shek, hope christian, sakya, uno, phil cultural.. Thats why this is one of the fastest selling projects in the philippines and is nearly sold out as investors are trying to cash in on the influx of mainlander chinese and the expansion of all these schools. That is unfortunate for other investors who are only keen on the makati and fort boni areas, not knowing that there are opportunities elsewhere.

i studied at st. stephen's during elem and high school. ang masasabi ko lang sa area na yan, good luck with the traffic.

ang maganda, malapit nga siya sa schools and metropolitan hospital is just a few meters away. this is good for families with school-age children.

Ummm... not so early. dont quote me on that but most likely middle of 2013 na yan..

Traffic is really bad during school opening and dismissal, peak hours/peak season due to the heavy gridlock along Recto going to and from Divisoria. And the reasons exactly why this project has been a big seller. Chinese parents who like to send their kids to some of the best Chinese schools around here do not want to endure those heavy traffic, so this would most likely be their second home.

Traffic is already an old issue in this area, traffic doesn't change even during the time when I was still a student studying on one of the Chinese school there. Masangkay has a very narrow street therefore it gets congested easily during peak hour.

Most condo units here in Binondo target Chinese families. For Chinese, they really want spacious style of living, therefore floor area on most of Binondo Condo are bigger. A 3 BR unit usually starts at 100sqm+. While studio unit usually starts at 35sqm+.

@superproxy, wag mo naman kami (fil-chi) isama sa mga mainland chinese. pinoy at heart na kami kahit na singkit.

back to topic - point taken, malamang nga puro families with school-age children ang market nito. pero pansin ko lang, sa mga classmates ko noon na nakatira within walking distance of our school, sila ang laging late. =)

hi. looks like things are heating up here. anyways, just thought i should share my opinion lang. no offense to all. i'm not chinese, but here is my view of it....

maganda na walang chinese products sa pinas, that would help our economy, but looking at the situation right now, kung walang chinese products, e marami na sa atin ang hindi mabubuhay dito sa pinas. imagine the prices of these products. besides, most of the branded stuff now are also made in china. like the cellphone you might be using? ano kaya kung talagang mangyari yun noh? confiscate ng philippine government all products made in china in protest of the situation happening now, specially sa spratlys, and sa drug deales, and sa kasambahay?so, in fair view, if wala yang mga yan, e baka naka kalesa ulit tayong mga pinoy? tapos pagka umulan, dahon ng saging ang gamit natin? hindi naman makanuod ng DVD kasi ang DVD player sa bahay,made in china, ma miss mo ang PBA dahil wala rin palang TV sa bahay cause made in china pala??? ang kay juan, kay juan... e pano yung mga OFWs natin? nasa saudi, UK, etc... e di dapat ang kay bob, kay bob... ang kay OMAR, kay OMAR? there are always two sides to a coin.

anyways, the fact of the matter is, again in my own opinion. it's not the race, it's the quality of people. may mga loko-lokong chinese, meron din loko-lokong pinoy, at meron din sa ibang lahi.

no offense, but i think we should look at it with a few more points of view. i seldomly check this site out, just bumped into this today.

Update as of May 13, 2012:

They are mostly focused on internals as of the moment, I think because they want it to look new when the building in turned over. As you can see in the first picture, the skeleton for the roof/helipad is being constructed already.
