ST MICHAEL'S MANOR

Previously known as the St Michael's-on-Sea Golf Course, one of the largest developments that the Hibiscus Coast has seen in decades, comprising approximately 270 units, has just been launched, offering investors a wide variety of choices of accommodation.

Zimbali's $100m investment deal

In one of the largest foreign transactions in South Africa's tourism industry, Kuwati-based IFA Hotels & Resorts and local company Moreland Developments have announced a US$100-million investment over the next decade in the Zimbali resort on the KwaZulu-Natal north coast.

In the joint venture between Moreland, the property subsidiary of the Tongaat-Hulett group, and IFA Hotels & Resorts, a subsidiary of the Kuwait-based International Financial Advisors consortium, IFA will acquire a 50% equity stake in Zimbali from Moreland at an initial cost of $10-million (about R65-million).

This is IFA's second major investment in Africa within the last three months. In October, IFA Hotels & Resorts signed a 10-year $50-million deal for the largest tourism investment on the famed spice island of Zanzibar.

The total added economic value of the first phase of the joint venture's intended development plan is estimated to be around $350-million, and is expected to increase to about $570-million in the next five to 10 years.

In addition, IFA Hotels & Resorts has purchased a 100-hectare property in the coastal resort for the development of a new 300-bedroom, five-star resort hotel overlooking the Indian ocean.

It is hoped that the move will pave the way for marketing local residential and tourism properties abroad.

The new project, to be named the Zimbali Hotel and Beach Resort, will feature a beach vacation club, spa, country club, resort retail amenities and luxury villas to be developed around a new 18-hole golf course. The resort will open in 2007, and a top internationally recognised branded hotel operator will be contracted to manage the property.

The existing Zimbali coastal resort is widely considered to be one of the leading property developments in South Africa, and boasts the five-star Zimbali Lodge, rated by Conde Naste magazine as one of the top 31 hotels in the world. More than 340 residential units have been sold since inception in 1996, signalling an investment of more than R1-billion.

Tongaat-Hulett chief executive Peter Staude, who is also a director of Trade and Investment KwaZulu-Natal, said at the project's launch that Moreland was delighted to join IFA in "unlocking the international stature and potential of Zimbali".

Staude said the development would boosting the province's economy and create much-needed jobs.

"One of the constraints to the region's rate of growth is the bulk infrastructure capacity, and we continue to work with the government to find solutions to these problems in order to achieve the region's true economic potential," Staude said.

The president of IFA Hotels & Resorts, James Wilson, told the AME Info website: "This is an expansion of IFA's business in South Africa, which now creates further synergy with our other top-class facilities in other parts of the world."

IFA's investment in South Africa was partly motivated by the arrivals statistics produced by the South African tourism department, which show that more than 6.4 million tourists visited South Africa in 2002, making it one of the world's fastest growing tourist destinations.

Jassim Al-Bahaar, chairperson and managing director of the IFA consortium, told AME Info that the Zimbali development deal would open South Africa up to a large part of the world through the direct access IFA has to international tourism markets.

"Zimbali will link with Zanzibar as well as our resort at The Palm-Jumeirah, Dubai, our planned resort in Lebanon, and the existing hotel and resort in Portugal, the Sheraton Algarve and Pine Cliffs resort", Al-Bahaar said. "We can offer tourists in Europe, the Middle East and Africa unique network linking IFA's respective hotels, resorts, timeshare and vacation club destinations."

Al-Bahaar said the IFA would be evaluating other investment opportunities in South Africa's tourism industry, commercial sector as well as banking and investment sectors.

With the installation of services now commencing and the introduction of wildlife also well under way at the Gondwana Game Reserve, a Big Five private reserve situated near Mossel Bay on the Garden Route, more than half of the total of 96 residential stands are already sold out.

"The remaining stands are priced from R983k to R1,4m which reflects an increase of 12-20 percent on the original price, indicating the sound investment potential of this development. The response to this project, which offers home owners a rare opportunity to live openly and freely among herds of wildlife in a vast, private game reserve, has been enthusiastic among local and national buyers, as well as from South African expatriates, and enquiries for the remaining stands are brisk," says Keith Murray, area principal for Pam Golding Properties.

He says as new provincial laws have been passed making freehold title residential development outside the urban edge virtually impossible, Gondwana Game Reserve will be the last rural development of its kind in the Western Cape, with any future such projects to be used for tourism alone.

Set on 7 200 hectares in a malaria-free area, Gondwana is easily accessible just three-and-a-half hours from Cape Town or 20 minutes from the centre of Mossel Bay and 10 minutes off the N2 highway, yet is secluded and private, providing a feeling of being in the middle of nowhere.

There is also no levy for the first two years. With holidaymakers flocking into Mossel Bay and the surrounding areas and with the increasing popularity of the Garden Route as a golfing playground, the tourism potential for Gondwana is excellent, adding value to this prime property investment opportunity," adds Murray.

Playing the Course

The Pecanwood Golf course is very long and exceptionally flat. The resilient Crenshaw bent greens - a first in South Africa - are fast and true. And the wide kikuyu grassed fairways make for forgiving scores, if you don’t reach one of the hundreds of bunkers. A characteristic of any Jack Nicklaus design are the vast amount of bunkers! Pecanwood boast the most bunkers of any course in the country, totaling 5 hectors! So stay out of the bunkers to post a decent score. The water hazards come into play on 9 of the 18 holes and also watch out for the many large indigenous trees.

The signature thirteenth, unlucky for some, is particularly interesting and beautiful. You play around the lake to a green that juts out onto water surrounded by shrubs, bunkers on both sides and water.

According to the Estate Agency Affairs Board annual report tabled at Parliament on Wednesday, there are nearly 70 000 estate agents in South Africa, almost 30 000 more than at democracy in 1994. By Donwald Pressly – I-Net Bridge

The number of firms operating in the real estate market rose from 9 355 in 1994 to 15 175 this year, according to the report.

In total this year there were 69 100 estate agents including 15 728 principals and 53 372 salespersons, the report stated. In 1994 there were 40 420.

The report said that the increased figures, with those in the industry having risen from 64 546 in 2005 and up from 38 399 the previous year, indicated the buoyancy of the real estate market as well as the entry of members of historically disadvantaged groups into the industry.

Significantly the number of estate agents registered with the board dropped during the period when the rand came under pressure in the period 1998/1999.

The number of estate agents dropped from 35 662 in 1997 to 32 191 in 1998 to 28 833 in 1999. The number spiked to 32 837 in 2001, before falling again to 21 619 in 2002.

The report also noted that there had been 657 claims received by the board for theft or misappropriation of trust moneys by estate agents during the last financial year. This involved an amount of some R8,2m.

The board is chaired by Nomonde Mapetla, who noted the "historic growth" in the number of estate agents. She said it was "conventional wisdom" that about a third of registered estate agents would drop out of the industry by the year-end. Donwald Pressly – I-Net Bridge
