I prefer the original render, but still the tower looks nice. I hope they will add more greenery. The location also helps in giving more charm to this tower.

A sample of the facade? It looks fine, but the detail could be a little better.
The building is very urban, good on the street level and the tower part is just a simple box, I like it as well.

It does indeed look lower, but that's because it's such a wide single. If you compare the height in some of the skyline pics with other buildings it does show that it's 125m.

In my opinion it looks like a fat, uninspired 60's or 70's brick. I don't like it.

Cladding is flawless, colours of the glass is very classy... I would be sooo happy to have such building being built in my city, haha!
I don't mind very boxy proportions like this, it makes a lot of sense actually.
But of course..... It would be so much more beautiful to have the double of this height.
Same everything, but 250m: I would fall in love with it. lol

(On the other hand, that Sougo-kan 110 tower is a complete fail, to me. Just ugly. A very unfelicitous match if you ask.)

Frankly Braillard, I find your elitist advocation for modernism in Japan to be vexing. A Taisho-era office building, the "Katakura biru," was demolished for this dime a dozen in Tokyo excretement. Also IIRC, many posts back you had a little vision of the Azabu Post Office to be redeveloped.

By the way, Azabu Post Office is huge and very spread out. A perfect candidate for redevelopment!

While I'm not too concerned about stuff built after 1929 or Art Deco architecture, historic preservationists ought to be considering what little is left. I assume you're from where you claim, and while modernism isn't as plentiful in Switzerland, it's overwhelmingly the case in Tokyo and much of Japan. I find it especially disturbing when the school buildings are more historic than the few remaining Taisho and early Showa-era office buildings. Everyday, Tokyo is beginning to look more like Brasília circa 1960.

As a result seen from my quarrel, I like the 110 Tower. If you didn't realize, its design pays homage to the original 1921 building:

Don't get me wrong, I am defending the design of this tower, not the fact that it replaced some taisho-era building. I am as saddened as you when such historical building are destroyed. I wish there would be a strict law for protecting a listed number such historical assets in Japan.

It's terrible to see that the destruction of meiji, tasiho and early showa building is not stopping. For example, the recent destruction of Sanshin Building is an unestimable loss and wasn't needed for Mitsui's redevelopment of its Hibiya Mitsui Building, I think.

But there's some hope too. The Meidi-ya just a block away from this project will be untouched in the redevelopement of its block. Also, several buildings around Nihonbashi and Marunouchi have been redeveloped while keeping their facade or part of the original building.

The laws need to be strict on preserving the building's facades and other historic elements, but need to mandate current standards. A restaurant in a former historic residence in Kobe burned to the ground because its listed status didn't allow a modern sprinkler system to be installed. Furthermore, the Nihonbashi Takashimaya opted out on listing because of the constraints which would have been imposed, ultimately doing more harm then good for the building. The restoration work and whole project is one of my favorites and looks very promising.

I read that Mitsui actually plans to mimic the old design of the building. But honestly, I like their new headquarters near the Palace hotel because of how the top curves downwards. So if the Hibiya buildings and the second Marunouchi one are similar, I wouldn't mind.

What I was saying was this design is so common in Tokyo, that I don't think it was worth demolishing history. Even for the sky garden.

Fair enough. I wouldn't mind seeing that, granted it doesn't experience any economical height reductions.

I don't know if you had the same impression as me, Momo, but when I came accross this building I had the feeling it was just HUGE.
Because of its proportions, I could never realized it just looking at the pics, but it's a beast.

And then I really loved it. It's grand: Classy, lots of greenery, simple and untemporal cladding.
Of course it would be really iconic if it were taller, but I like it like this too.

There are buildings that already look old since the day they are completed (best example is Palace Hotel, though I know some will disagree), and there's the opposite, like this one, that have no age and will still look fresh after a long time. Again, this is my personnal opinion and I'm not trying to impose it.:)

P.S. I like a lot the coast redwoods they planted. I hope they don't trim them and let them grow high (It's the tallest species on earth but it's ok, it will not grow 112m here.lol)

Mid-rise is pretty much everything between 60m and 100m, downwards is low-rise.
