Sorry to say this but after living in Kelapa Gading for 6 years (1992-1998) i really dislike the type of development occuring there right now. I have many reasons for this but i will only say two of them:D The first reason is that the commercial development is overfilling the market. Kelapa Gading used to be a nice, peaceful suburb of Jakarta...but now it is crowded, noisy and not a nice place to live in general. I know a lot of people moving out of Kelapa Gading because they just dont like the living atmosphere anymore. Even Pondok Indah is a better place to live, despite the traffic flow from Lebak Bulus to downtown. Kelapa Gading's u/cs are also very weak looking (thin concrete floors, columns). This is especially dangerous since Kelapa Gading stands on a former swamp. This brings me to my second point which is the environmental impact the development is creating. I know this sounds evil but whenever it floods in Kelapa Gading and Sunter, i do not feel any pity for the area. It is the developer's fault for the floods. I dont know if they conducted Environmental impact studies (if they did, they didnt do a very good job or they arent following it).

Hey GreyX, after you said about the thin walls n columns used in construction, I suddenly remembered a remark made by one of my friends living in Taman Anggrek (those apartments above the mall). Basically my friend complained that the material used in construction is of poor qualities, and the walls and thin and sounds hollow.

Does such phenomenon occur all across Jakarta? I mean, I wouldnt want to live in a tall building that is poorly built or maintained. A lot of the projects here looks fabulous, so i hope they spend adequate time and effort to construct these buildings safely too!

Ironically, construction that has thin walls/columns and is weak looking is mainly in the north, which is more susceptible to earthquake damage (due to liquifaction from wetlands and being near the coast). Developments in the south is much better...they look more structurally sound.

Fireblaze, I've heard the same rumours about TA. Apparently the whole structure is 'sinking'. :uh:

Kelapa Gading is also "sinking" because its water table (aquifer) is heavily consumed by the residential and commercial establishments. As a result the ground is sinking. Additionally, because Kelepa Gading is near the coast and its fresh water table is used at an alarming rate, salt water from the sea is seeping and mixing into the fresh water of the aquifer. That is why if you taste the tap water in Kelapa Gading, it is a little bit salty (not that you will since it is polluted).

Sinking?? thats scary man, no wonder my friend sold his unit recently. Btw Apart from that thing, the place is just very spooky for him, especially in the garden. :D

OMG! :runaway: Sinking and unsound construction seems like the perfect formula for trouble.

@GreyX, the salt water problem generally occurs all across Indonesia. It's because few people utilizes the public water service (PDAM). Most of us prefers to build our own wells in the backyard, and apparently that's sucking the aquifers dry. The government should try to improve service by PDAM, and then encourage residents to buy from them. Otherwise we may all have to settle drinking salt water in the future. :cheers:

its main boulevards are lacking capacity to handle the traffic volume too
when i was a boy i used to be able to cross the boulevards (the old ones) easily, reaching from one side to the other. now, i can't even imagine myself doing it.

Indonesian developer mulls hub

Summarecon Agung wants to emulate S'pore, HK property successes in creating communities around key developments, reports SHOEB KAGDA

HAVING seen how cities such as Singapore and Hong Kong have created vibrant communities built around key property developments, Summarecon Agung intends to bring the same concept to Jakarta.

The property developer is hoping to turn Kelapa Gading in north Jakarta into a major residential, commercial and retail hub that is a business centre by day, and a thriving entertainment and residential area by night. Over the past 15 years, the company has developed Jakarta's largest shopping mall with a total rental area of 130,000 sq m, as well as some 25,000 homes and shophouse units.

And now, it is aiming to create Indonesia's first fashion and food hub with its La Piazza and Club Batavia developments, as well as high-end apartment living with its 368-unit, strata-title The Summit that is being designed by Singapore's Ong & Ong architects. Over the next few years, it also intends to build a hotel for business travellers.

Once marsh land, Kelapa Gading is today one of Jakarta's most sought-after locations for homeowners as well as businesses. Located just outside the central business district but with good access roads, the 500ha it is built on makes it the largest fully integrated property development in the city.

'We have been developing the Kelapa Gading area for more than 30 years,' said Herman Nagaria, assistant director of Summarecon Agung and son of the company's founder. 'We were not the first with the concept but we are the first developer to successfully blend residential, commercial and retail offerings on a significant scale.

'We have built the biggest mall in Jakarta that operates on a rental basis, and last year we launched our lifestyle and food offerings with the opening of La Piazza.

'Our next objective is to develop the area into a fashion centre and we hope to draw some of the country's leading young designers,' he noted.

To kick off the new fashion concept, the company put together Jakarta's first fashion and food festival last year by bringing in models from China, the United States, Sweden and Hong Kong.

Mr Nagaria added that The Summit, which will have two and three-bedroom apartments selling for between 900 million rupiah (S$156,000) and 2.2 billion rupiah, will be the first development to introduce the loft concept in Indonesia, where two levels will separate public and private areas.

'We want this to become our flagship project,' he said. 'We feel that this is the right time to build high quality apartments for Jakarta because in good times, every developer can sell but when the market shrinks, we want to be the first choice for home owners.'

He reckons that Jakarta's red hot property market still has some legs to run on as he expects the market to turn soft in late 2007 or in 2008.

However, the signs of a downturn in the property market are already evident as the speed at which new developments are being launched has slowed down significantly compared with last year.

The company took a brave decision to go public in 1990 when Indonesia was just emerging from its deep financial crisis, but it seems to have paid off handsomely. Riding on fast-rising property prices, Summarecon has seen its paid-up capital grow from 67 billion rupiah to 370 billion rupiah over five years after issuing two stock splits.

Since 2002, Summarecon's net profits have climbed from 85 billion rupiah to a forecasted 214 billion rupiah this year, prompting one brokerage house to call it the best property play in Indonesia. Unlike other property companies, nearly half of Summarecon's revenue comes from rental income, allowing the company to use its cash flow for developing other projects and thus secure future profits.

To secure such future profits, the company has begun developing a 370ha site in the Serpong area, south of Jakarta. Late last year, it launched two cluster housing projects comprising 260 units and within two weeks, all the units were sold.

'The share price has moved up 46 per cent year to date on the back of increasing positive sentiment on property counters, which were clear laggards last year,' said the report from ABN-Amro Securities. 'We expect further upside as investors realise Summarecon is building its flagship development at its new Serpong site and sales from this division are rising fast.'

That observation was confirmed by Mr Nagaria when he noted: 'People were lining up from the night before when we had our opening. That has given us the confidence to push ahead with our project because in property, unlike other industries, if you get the formula wrong, you cannot change it later.'

Kelapa Gading goes from swamp to swanky shops

Many big things come from big plans.

But it was not the case with Kelapa Gading in North Jakarta, now dubbed a city within the city.

Back in 1975, the area was just swampy land used to grow rice and leafy vegetables, but now developer PT Summarecon Agung of its several shopping malls and plush residential areas.

"When the Jakarta administration planned to clear the Senen area in Central Jakarta for a trade center, we thought of developing low-cost housing for Senen residents whose homes were affected by the project ... The nearest location that was still idle was the swampy area," Summarecon's president director Sunardi Rusli told The Jakarta Post in a recent interview.

The developer then started filling in the swamp land with soil taken from areas in Bekasi, like Ciketing Udik, to flatten out the area.

"We never imagined that we would gradually manage to develop a tiny area of 10 hectares of housing complex into a vast complex of more than 500 hectares with 25,000 houses," Sunardi said.

"In that sense, we have contributed in alleviate the city's burden in providing housing for Jakarta residents."

When clusters of houses multiplied, the developer started to think about what facilities to build so that the residents would not have to go far from their homes to fulfill their daily needs and not worsen traffic jams in the capital's streets.

"The idea is simple: how to build a new city in the middle of the existing city. Then, we thought of developing markets, hospitals, schools and places of worship. And, beyond our expectations, it all grew rapidly," he said.

The rapid development of the complex was further revved up with the presence of shopping malls in the 1990s.

House prices, initially selling for Rp 70 million, soared to Rp 500 million, with some upmarket houses priced over Rp 900 million.

The development of new houses seems to have culminated, with only 22.5 hectares of space left vacant out of the total area of 500 hectares.

"That's why we are turning our attention to the concept of developing high rise buildings and apartments as our new products," said Johanes Mardjuki, finance director and corporate secretary of the company.

The developer launched its first two towers of apartments, which are located adjacent to existing malls, in August 2004, with a total of 386 units on offer.

"We plan to build two to three other apartment towers in the near future should the demand remain high," he said.

He added that the developer was also considering constructing hotels and office buildings to materialize its idea of making the complex a shopping destination for tourists, focusing on fashion and food as its strong points.
Since 2003, Kelapa Gading has been organizing an annual event to attract tourists, called the Jakarta Food and Fashion Festival, which is held every May, as a curtain raiser to the celebration of the capital's anniversary in July.

"We host various medium-scale enterprises here with 2,000 shop-houses where thousands of people work and therefore help reduce unemployment in Jakarta," he said.

However, for many residents of Kelapa Gading, the company has a lot of homework to do: chronic traffic congestion and recurrent floods.

"Traffic jams in the complex are getting worse by day, which I think is being caused by mass conversion of houses into commercial premises, eating up neighborhood streets for parking space," said Hakim, 28, a resident of Jl. Kelapa Kopyor.

The developer, Hakim grumbled, did little to resolve the traffic problems.

Similarly, Johanes Wiryanto, who resides near Kelapa Cengkir, blamed new buildings, which were constructed higher than old buildings, as being partly to blame for causing floods.

"Even a brief drizzle is enough to swamp the streets in the area with water," he sighed.

"The developer has also failed to repair damaged roads," he added.

Environmentalists have expressed concerns that the development in the complex has eaten into open and green space, which serve as the city's water catchment area.

However, the developer has been quick to fend off the allegations, claiming the area is not included in areas designated by regulations as water catchment areas.

Doesnt have to be norak though. But I think the problem is that when u want to implement indo architectural styles, which one will you choose, and how are you going to incorporate the many different styles?

@Surakarta, the MOI is still u/c, not open yet. It's located on Jl. Boulevard Barat or about 0.5 km west of Makro Kelapa Gading.

True. BUT, Indonesian architectural style does not have to be Joglo roof or Balinese Gapura. I am pretty sure you all have seen houses with tropical minimalist style, you know, like minimalist style with batu alam, tropical trees and stuff. Isnt that modern Indonesian architecture?
As for airports, perhaps the exterior and structure has to resort to modern european, but the interior can be modern Indonesian.

Modern I meant futuristic. Such building (with batu alam, tree etc) is natural, can't be called modern or futuristic but can be luxurious. In contrast to futuristic, Indonesian architecture is commonly traditional.

Agree. I have always thought that an airport should be a picturesque cultural representation of the country or place. As for CGK, they just need to allocate some budget for peremajaan programmes, both for the airport's appearance and services...:)

- Suatu kali saya mencoba memperlihatkan video 3d projek Kelapa Gading Square (dari developper Group Agung Podomoro dan Group Agung Sedayu) kepada beberapa arsitek-arsitek di perancis dan juga beberapa teman-teman kuliah saya. Kalimat pertama yang keluar dari mulut dari teman-teman saya adalah 'Wah, kita semua punya masa depan yang cerah setelah melihat project butut seperti ini' dan project ini jadi bahan tertawaan mereka dan juga arsitek-arsitek perancis bersama siapa saya melakukan internship saya. Pertama2, dari urban insertion saja sudah nyontek projek luar negri. Setau saya, mereka mengopi dari projek di Amerika yang terletak juga di pinggir jalan tol. Mirip sekali dengan Kelapa Gading Square. Dan parahnya lagi, gedung-gedung Kelapa Gading Square sendiri ingin meniru sambil mengimprovisasi bangunan tua Eropa dan yang jadinya sangat mengecewakan. Saya lanjuti lebih detil lagi investigasi saya untuk project ini. Saya masuk ke Town House, di mana itu adalah salah satu program dari projek tersebut. Yang saya temukan adalah, kualitas konstruksi yang sangat buruk sekali antaralain plafon yang melengkung, di atas plafon kabel-kabel listrik yang sembarangan sekali ditatanya dan cantilevernya alias penopang air hujannya sangat miring. Sempat ditanya kepada pihak bawahan pengelolah, jawabnya 'itu memang konsepnya begitu, pak'. Dalam hati saya berkata, orang seperti ini bisa merusak citra perusahaan tapi di case ini memang bermasalah perusahaannya atas kualitas konstruksinya. Fenomena di Indonesia, menjual tempat tinggal sebelum tempat tinggal tersebut dibangun. Hanya dengan menyodorkan sebuah gambar 3D yang indah, itu sudah bisa menggiurkan para pembeli. Kembali kepada nasib arsitektur di negara ini, saya cuma bisa berharap dan berusaha dengan menyumbang kemampuan dan cerita.

Fenomena di Indonesia, menjual tempat tinggal sebelum tempat tinggal tersebut dibangun. Hanya dengan menyodorkan sebuah gambar 3D yang indah, itu sudah bisa menggiurkan para pembeli.

masalahnya kalo nunggu bangunannya selesai paling nggak kita musti bayar 20%-30% lebih mahal. jadi orang pada beli biar baru konsep. tapi kayaknya ini bukan terjadi di indonesia doang kok, di dubai, di geneva pun sama2 terjadi.

When the big flood came in February 2007, Kelapa Gading Square (where the Angke Restaurant sits on) didn't experience the flood while my house (also in Kelapa Gading) was flooded. The base of Kelapa Gading Square seems to be raised some metres.

I have been living in Kelapa Gading for 20 years and my house has been flooded twice, in Feb 2002 and in Feb 2007. It really bothered me, everything was damaged, my car, furniture etc, the electric went out for 2 weeks, couldn't go everywhere because of deep flood, hard to have food and clean water, etc. So I'm planning to move to Semarang and also send my children to school there where I used to attend school at.

Jakarta is still not comfortable yet to live in ... traffic jam, big flood, high crime ... although I love highrises and malls in Jakarta :ohno:

I love JKt cause chaos, that way I always back to JKT if I pulang kampung:banana: ...
I don't like JKT too poluttion & the rivers so dirty also the baggers make me sick:ohno: :ohno:

Thanks Cah Smg. The flood that often happens in Semarang is 'banjir rob' (the water from the sea inundates the land) particularly in the area around the coast like Kaligawe, Tawang railway station, etc, never happens the big flood like in Jakarta that sank the houses.

Gombel, Bukitsari, Candi in the upper area of Semarang also potentially have landslide ;)

Lourdes, Nice, Lyon, Evian, and Paris.

I think they've launched only 3 out of these planned 5. But dunno which ones. probably Nice, Lyon and Paris.

From their price lists: Nice and Lyon should have a sales rate of 57% each.

Sebenarnya itu bukan perempatan. Dari gambar peta ini tampak seolah2 dari Jl Mitra Sunter Blv bisa menembus ke Jl Blv Barat Kelapa Gading atau sebaliknya tetapi sebenarnya tidak bisa tembus.

Fly over yg sedang dibangun itu sampai sekarang belum punya nama resmi tapi karena lokasinya dekat pintu masuk tol Podomoro maka sering disebut fly over Podomoro.

Nanti kalau fly over ini selesai dibangun, akan dibuat jalan tembus dari Sunter ke Kelapa Gading dan juga sebaliknya.

Akhirnya gua udah pernah masuk ke gedung ini....bagus deh pemandangannya. emng belum kelar semua..dalamnya masih kotor, khususnya tower2 yg terakhir dibangun.

Belum.... baru berupa pondasi aja....jadi kalau saat ini hanya kelihatan atap-nya saja. Tapi bisa dibayangkan kalau udah jadi..bakal jadi fantastic view disana.

Akhirnya berhasil juga yah Bozhart...hehehehe....bisa naik ke partemen city home juga yah. Wah pembangunan the villasnya udah dikebut yah. denger2, MOI-nya akan dibuka tgl 08-08-08, berarti emang lagi dikebut pengerjaannya.

Ini salah satu tower dari 5 tower apartemen di sebelah utara Kelapa Gading Square n yes ini masuk kompleks kelapa gading square. Seperti yang sudah terlihat 4 tower sudah selesai. Jadi tinggal 1 tower lagi dalam proses pembangunan.

Untuk Mall of Indonesia adalah gambar dari Bozhart sebelum pic ini. kalau dar pic ini, letak MOI ada di sebelah dalam gedung2 apartemen ini.

Nggak semua mediterania. Menara2 mediterania biasanya terletak di dekat jalan utama / tol maka orang2 berpikir Kelapa Gading penuh mediterania. Di bawah ini beberapa menara yg bukan mediteranian, nggak terlalu kelihatan dari jalan tol sebab agak jauh.

I was on 24th (or 25th) floor when this apartment was contructed.
Taking pics because there was crack on its shear wall. :bash:

Shear wall = dinding geser.
Dinding yg di desain utk menahan gaya geser (shear).

Jadi wkt itu ada retak di beberapa bagian di shear wall nya.
Setelah diteliti lg ternyata ga berbahaya.

Konstruksinya mirip dg Royal Mediterania Garden & jg tetangganya (Tanjung Duren). Masih satu developer si Agung Podomoro.

Coba liat pics & perhatikan disitu kolom konvensional diganti model dinding. Nah ini yg namanya shear wall.
Gw ga tau cara bwt tanda panah di pics euy. :D

duuh ini mall apa dufan, taman kanak-kanak atau play ground kok lucu bangeut interiornya kalau emang mau dikasih nama Mall of Indonesia mendingan interiornya merupakan gabungan seni dan budaya daerah dari seluruh wilayah nusantara, jangan-jangan XXI atau 21 annya nanti bakalan memutar film kartun semua atau film2 Disney Channel ..............:lol::lol::lol:

MOI itu tdk kelihatan sebab ketutup 5 tower itu. Tampak ada ruko2 bagian utara di kaki tower2 tsb. Yg paling kanan itu City Home apartment, sudah berpenghuni.

memang MOI tsb bangunan tidak terlalu terlihat dgn jelas dari pinggir jalan boulevard or dari artha gading mall area,also tak terlihat jelas dari jalan tol dalam kota area...
but suprise bangunan sebesar 330.000m2 lebih besar dari GI & Kelapa Gading Mall...

Kelapa Gading Square

Semua 20 foto ini adalah supeblok Kelapa Gading Square. MOI-nya kayaknya nggak bisa selesai pd tgl 080808 deh. Yg mau buka segera mungkin City Link yg di depan Carrefour sebab 2 minggu terakhir ini ada yg berubah di sana, kios2 mulai dibersihkan, papan2 plywood yg menutup jalan sudah dibongkar dll.

Spy posisinya lebih jelas, saya cantumkan arah kompas pd rendering superblok Kelapa Gading Square ini. Sebenarnya arah kompas berbeda sekitar 40 derajat tapi utk mempermudah penjelasan, saya anggap KGS ini menghadap utara dan selatan :)
Di bawah seluruh kotak bergaris biru itu ada basement 2 lantai. Sangat besar.

thn lalu pas gw ke carrefour MOI,di basement gw nyasar2 saking gedenya....
pas bru masuk basement:"mana pintu ke carrefour????"(ditengah2 ternyata)
ud di basement mo pulang:"mana pintu kluarnya???"(ternyata udah diujung bgt)
astaga....gede bener 'kolong'nya hehe....

4. Nice Garden - u/c (tower unik sebab kakinya terkepung kolam renang)

6. City Home - sudah banyak penghuninya.
