Cebu has changed a lot, that strip mall at the corner of mango and gen echavez was really a good investment for the owner, a lot of friends of mine told me never to invest in that area where my bldg is because of lorega but I thought this place is so close to the major business and leisure places in cebu. My bldg in that area is full for now their is no vacancy. The vacant lot beside that was sold to a Filipino Chinese businessman and wants to turn it into a pension house, while the vacant lot across the street was sold they said to a Filipino American, it's obena pension house before ,he is planning to turn it into executive apartments, so echavez is booming. The bldg right across mine is also quite new. Just a side bit the lots here where sold for one peso per sq meter during the 60s now the lot beside me was sold 10 million pesos I think that is 500 plus sq meter that was sold this year.

Most of my investment in the Philippines is in cebu but all of them are apartment units. I think cebu is the best place to invest in the Philippines our leaders are not friends at least they are civil, and overall they are competent. It has the amenities of a big city but with world class beaches waterfalls scuba diving site just a few hours if not mins away. And of course the extremely beautiful women that inhabits this cosmopolitan with cayman island feel to it.also crime is manageable. I am posting this to all my friends here in the states coz for all of you living there you certainly know what I mean.

I bought a land in pristine north it's in talamban by aboitizland. Anyone knows about this place? Is this a good place, maybe it's a flood, earthquake high crime area? I bought it coz it really looks good, but maybe I made a mistake.

good choice! i've also bought a place in talamban near pristina. it should be safe and secure since SHS has put up an exclusive school near that place. they won't be there if the area is problematic. nearest malls are country mall, sm consolacion, ayala.

CEBU’S robust economy and the growth in tourism, business process outsourcing and investments from overseas Filipino workers are reasons the real estate industry of Cebu is growing, a local developer said.

Nexland Estate Ventures Inc. managing director Harley Yunam said real estate developments in the country is robust, citing expansion projects particularly in Cebu.

“As opposed to the past years, the real estate industry of the country is now growing.

For Cebu in particular, we are now seeing big players from Manila coming to do some expansion of their real estate projects here. This just signifies that Cebu has become one of the most favored destinations for real estate developments,” Yunam told Sun.Star Cebu.

Spanish-inspired

Yunam said Cebu’s robust economy prompted Nexland Estate Ventures Inc., a subsidiary of Exeland Inc., to pour in P500 million in investments for the construction of its condominium project in midtown Cebu.

Spianada, which will be launched today, is a Spanish-inspired development located on Sepulveda St. near General Maxilom Ave. It is a 10-storey, four-tower, mid-rise condo development with 64 units each.

Yunam said the project is meant to offer a mid-priced condo and high-end quality units. The units range from P1.4 million to P4 million. The project features three unit types--- a studio unit with a floor area of 22 square meters (sqm); one-bedroom unit with balcony with floor area of 38.50 sqm; and two-bedroom unit with balcony with floor area of 58.50 sqm.

The project’s amenities include a fitness center, a clubhouse and a function room.

Yunam reported that the company has started marketing its first tower, which is targeted to be delivered by December 2012. The completion of the entire condo project is expected by 2015.

More affordable

Yunam said they hope to sell to returning overseas workers, young professionals and local investors from neighboring provinces.

“Condo development is growing now because it is more affordable than acquiring a house and lot. The bank has also been aggressive in lowering interest rates, making loan applications easier,” he said.

Aside from Spianada, Yunam said the company will also be building a 16-storey condo by the beach in Mactan next year with more than a hundred units.

The company already bought a 3,000 sqm. property in Mactan and it intends to position the project for the middle market.

“We wanted to give the middle class the chance to own a condo by the beach,” Yunam said.

Gaisano Tabunok, Gaisano Lapu-Lapu (Basak) ug sa Gaisano Tisa. ang Gaisano Country Mall dako ug space sa sulod pero guibuhat parking lot. ang pocket lane para jeepney stop gamay ra sad unya daplin kaayo sa kalsada. ang Ayala ug SM dako ang ilang space para jud jeepney terminal sa sulod sa ilang yuta.

Kung dili magbutang dako parking lot ug kanang jeepney terminal/stop na, mamingaw gyud ang SM ug ang Ayala. More than 50% sa ilang customer sa Mall walay sakyanan. Magjeep ug mag taxi ra gyud na pareho nako. People with money do not hang around malls. If the want something, they will get to the mall and shop till they drop and leave. Kita mga uyamot maghinayhinay lang aron maka save sa wawart. Sa mga batan-on to see and to be seen. :)

Traffic na sa Talisay City, unya ang sa Minglanilla nga road widening, gihimo na parking lot ug repair shop. Ang Gaisano Mall Minglanilla nipis kaayo sidewalk sa may hiway. :nuts: :ohno: Mao nani ang gamit ni congressman Gullas, Ibutang na ang commuter rails from carcar to Talisay.

^^ hahah...na-a sab bai oy...before ka makakuha og business permit, you need to get a Barangay Permit...so, sa barangay level pa lang, i hope na-a na'y mo-review sa location sa project or kung wala ba or dili ba naapektohan ang pedestrian areas/ public spaces etc...something like that ba...

Days Hotel Mandaue has started construction since four or five months ago... It will be a three or four storey structure only.

It is located along AC Cortes Ave., infront of the Imperial Appliance Plaza and Emcor Building... just a few meters away from the Maguikay flyover.

Everytime ko muagi dira nga area, traffic gyud from before minglanilla park until after gaisano construction.
Now, I try to schedule my commute to very early morning or late nights to avoid the traffic.

If only the LGU could provide a loading area off of the main road to decongest the PUJs and Tricycles as they seem to be causing the most traffic.

kuno'y dragon dance presentation tunga jud sa road. And the result is, a traffic jam!

IMO, the Gaisano's dominated the whole Metro Cebu and might dominate other municipalities in Cebu soon.

I had enough of these malls already. Ayala, SM, E-Mall and Robinsons are enough already. tsk.... tsk... :(

IMO, ok rman nga naay mall dhang dapita bai, pra rman pod na sa mga tga Talamban onwards places, ug pra pod kung mag shopping/grocery ang mga tga dha, anha nlng instead moadto pa sila ayala or sm, samot ka trafic kay magtapok na sila didto, may nang anha ra pod sila dapita mag tapok ug mgka trafic kaysa main roads dri sa city.

Cebu is a city in an island locked by the sea without any land connections to other cities in Central Visayas. We are a city of just 800,000 people. I just don't get it. We already have SM City Cebu, Ayala Center Cebu, Elizabeth Mall, Robinsons Place and One Mango. SM Nautilus will be much larger than SM City Cebu, Ayala will have it's Phase 2 expansion and Robinsons will build a shopping/commercial complex in NRA. I don't think there's a good reason to add up to these malls. Unless perhaps if there will be a Cebu - Bohol, Cebu - Negros bridge so people from their provinces could take a land trip to the City. But those are even far from reality.

Dugangan pa sa Carbon, way labot ang mga department stores/mini-malls sa mga Gaisanos nga nag-atbang na halos sa Colon. Wala naman gani mu-hit ang country mall.

Hae.... wala na ta'y mahems kay ilaha man na. :(

Correct me if I'm wrong ha. Pero as what I've observed these days, even though daghan kaayo ta og malls, murag kulang pa. Like for example, SM, ACC, Gaisano, almost daghan kaayo og taw even during week days. Pero mao rana ang akong maobserbaran kay everytime moadto ko ana nga malls kay crowded siya as in. I guess people from neighboring cities, municipalities or provinces come to Cebu City to have their shopping there including me. I prefer shopping in Cebu City kay barato man siya og nindot pud ang gipangbaligya.

IMO, if ma complete na ang katong SM SRP, Robinson's in NRA, and Ayala Phase 2 expansion,et al ,i think it would be enough to accomodate the whole Metro or perhaps the province itself. Well, mao rani ang akong perception.

With the exception of New South China Mall, every mall in China i've seen are mostly packed. It just so happen that New South China mall was put in Dongguan....If it had been in Shenzhen City or Guangzhou, it would have been a success. If Cebu City is Shenzhen City/Guangzhou City, Dongguan is something like Danao City or Toledo City.

they decided to put the mall there so perhaps maybe they know there is enough demand in the area to build another mall.

what's bothering me is the fact that we have strong demand..... but for items we are not producing locally. we import more than we export. on the general aspect it's just not good. as i said.... "too much of anything is never good". :)

CEBU, Philippines - The Gaisano Grand Group plans to open four shopping malls this year, in addition to its existing 16 shopping facilities spread throughout the Visayas and Mindanao.

Benito Sy Gaisano, president of the Grand Gaisano Group, said the planned shopping malls will soon rise in Toledo City, Minglanilla, Mandaue City, and Talamban within the year and early next year.

This planned investment of the Gaisano Grand Group is a manifestation of the group’s confidence in the province’s retail sector.

Gaisano further said that the company is also currently in the planning stage of the possible mixed-use development in its three-hectare property in Banilad.

The recently awarded “Entrepreneur of the Year” by the Cebu Chamber of Commerce and Industry during the recently concluded 15th Annual Grand Chamber Awards, also added that the company will continue to invest in Cebu’s retail industry, which is highly driven by the robust tourism growth of the province.

Gaisano said the company usually spends around P100 million for every shopping mall development, he however stopped short of revealing the specific capital expenditure for the planned shopping malls.

And as the group is already starting to venture into hotel operations with the Grand Regal Hotel in Davao and Bacolod, opening a hotel facility in Cebu is also more likely.

The Toledo Grand Mall will be opened in July this year, while its Minglanilla project will be open for commercial operation by the last quarter of this year.

The Mandaue City Grand Gaisano mall, which is currently under construction, may be opened sometime next year, he said.

Cornering the north-bound market, the company is also set to develop a mid-rise shopping mall in Talamban, a four to five story shopping mall. The property which is now operating as a commercial complex in Talamban will immediately be converted into a Grand Gaisano shopping facility.

While the threat of economic uncertainty is still there, Gaisano believes that pursuing investments is not only good in better times, but also in depressed periods.

Grand Gaisano Malls are now present in major areas in the country, such Davao, Negros, Lapu-Lapu City, among others.

This year, most of its expansion ventures are focused in the Cebu province.

What originally called GJ Gaisano South back in 1978, Benito Gaisano’s retail chain has grown over the years and now expanded into a merchandize empire, with businesses across profitable trade.

Gaisano Grand Malls provide full-integrated shopping, dining and entertainment facilities to its growing clientele. It employs more than 10 thousand Filipinos.

nakakita ko'g gaisano grand mall. katong sa Panabo, and i can say improved ang aesthetics sa mga gaisano grand malls compared sa other brands si gaisano. and if i'm not mistaken, the metro gaisano brand is now venturing into the mall business from their department store/supermarket business.

^^But I heard the Banilad-Talamban flyover which was recently built, supposed to help ease the traffic, has failed to do so. nibalik na pud daw ang congestion. plus this Gaisano Mall? :(

I used to work in A.S. Fortuna and we always pass by the Banilad road everyday at 8AM and at 6PM.

One thing that I notice that can really cause traffic is the entrance to Gaisano Country Mall (the one below the skywalk) and the intersection at Paradise Village and the IT Park access road.

With these "intersections" which are just a few meters apart from each other the flyover is useless.

One thing I can suggest is to make a "U-Turn" slot below the Archbishop Reyes flyover in TESDA so vehicles coming from Talamban and going to Paradise Village shall make a long journey to TESDA just to make a U-turn.

Vehicles coming from Cebu City going to Gaisano Country Mall should just make a U-Turn below the Banilad flyover, rather than making a left-turn below the skywalk in UC-Banilad.

^^i agree with you sir... ang gikan sa apas ug country mall nah mugawas may UC skywalk exit muy mka.dala ug trapik sa lugar... plus pa.ugatay sad kaayu ng mga PUJ driver dha... pataka lng ug unload sa ilng pasahero ug mg.double park pah, hunungan xd sa atbang... nah samut!!!.....:ohno:

Oceanjet to build world-class terminal facility at SRP

CEBU, Philippines - Ocean Fast Ferries Corporation (OceanJet) will soon sign a lease contract agreement with the Cebu City government for the establishment of a world-class terminal facility at the north-east side of the South Road Properties (SRP). Cebu Investments and Promotions Center (CIPC) managing director Joel Mari S. Yu said that OceanJet will sign anytime this month or the next, a memorandum of agreement (MOA) with the City Government for a 25-year lease contract of a 4,800 square meter property at SRP, specifically located with the four hectare Kawit Island. "This will be a major development for the ferry passengers because it will shorten their travel time by at least 15 minutes," Yu said. He added that the ferry boat will no longer have to pass by the Mactan channel where the speed limit needs to be reduced, plus additional savings on fuel consumption.
