I remember SM used to have that kind of a contest, wherein they submit their best renderings. I saw it once being displayed in SM Manila sometime last year yata.. A lot of outlandish and stylish designs were there. Some were realistic and some were futuristic. But if this one gets to be built, this will definitely be a talk of the town.

tchitz September 18th, 2010, 10:06 PM The view from street level, and this is where it will be normally viewed by everybody once constructed, is not all that impressive. It is quite ordinary and mostly concrete specially at the sides.

Thank u for sharing. Can u share the source of the rendering? Do u have any authoritative info that can confirm SM is going to build a mall on the civic ctr lot or confirmation that SM has chosen a design yet. Would u or anyone else happen to known when this new mall will be built? Where did u find this rendering and what can u say about it's status? Sorry for all the questions, but that's what happens when u start a new thread on a new mall with nothing other than a sketch.

That is a different lot - SM submitted a bid to develop this "South Bonifacio" of Taguig...a bit far from the planned SM in BGC.
This new mall in BGC has been in the pipeline by SM, thus it looks credible.

Yes, SM has bought a lot for their mall in BGC. There were articles and map posted here before on the exact location.
I found a related article to this P2B mall in BGC.

The shopping center alone will occupy around 1.8 hectares. A hotel, to be developed by another entity, would also be built within the complex.
“SM is leasing the property from the Taguig government for 25 years,” the source said.
The design of the shopping center is still being finalized but the source said it would more or less cater to the upper market because of its proximity to ALI’s residential and commercial developments Serendra and Bonifacio High Street. Meanwhile, ALI’s mall development Market! Market! mostly attracts low- to middle-income customers.

It's weird in that the horizontal part of the complex looks longer than the vertical part is tall. Plus the vertical part looks like a low budget concrete building. Like a 3 star hotel or something.

^^ Thanks @MakatiBoy, I have been waiting for this, my clients will be happy since I placed them at the right location/height at Aston and Red Oak. Good thing info was right that its a low-rise as per last consensus and that SMDC will not build against Serendra development.

In a statement Thursday, BCDA executive vice president Aileen Zosa said the Oct. 20 deadline had been moved to Nov. 19 to give more time to the BCDA, Department of National Defense and Armed Forces of the Philippines to resolve issues concerning certain aspects of the property’s development.
Part of the contract to develop the Bonifacio South property is the relocation and replication of military facilities within the parcels of land covered by the development contract.
This aspect of the deal, Zosa said, was crucial to the bidding process since this would reduce the risks associated with the development of the property once awarded to a specific proponent.
“This will certainly result in a more competitive selection process and will maximize the yield for the government,’’ she said.
The property up for development is composed of parcels of land currently occupied by the Army Support Command (Ascom) and Special Services Unit (SSU) of the Philippine Army and the Bonifacio Naval Station (BNS) and Philippine Marine Corps (PMC) of the Philippine Navy.
The Bonifacio South master plan provided for the development of the BNS/PMC/Ascom/SSU area into a medium- to high-density residential and mixed-use complex, with a strong institutional component and a maximum allowable gross floor area of 1.355 million square meters.
The entire property is located on Lawton Avenue, separated from the Jusmag property by the National Mapping and Resource Information Authority area and a six-hectare strip of land retained by the Philippine Army.
Six firms—Ayala Land Inc., Filinvest Land Inc., Jones Lang La Salle Leechiu, Megaworld Corp., Robinsons Land Corp. and Rockwell Land Corp.—had expressed interest in challenging the unsolicited bid of SM Land to develop the property.
All bought bidding documents for the project.
Zosa said these six firms would be advised of the new timetable of activities for the bidding process, in light of the 30-day deadline extension.
This was the second time that the BCDA moved the deadline for the submission of eligibility documents for the Bonifacio South property.

I pass by everymorning here via C-5 road to my office. The shanty area was demolished a month ago already and there are barricades in place. The developer has already secured that area though I still see few informal settlers near Petron station side towards McKinley Hill but not sure if that area is own by SMDC.
About the design, I hope SMDC would NOT use cheap finishing for the building and hopefully, they should revise the side part of the mall development to use glass wall instead. The front part looks upscale and reminds me of some malls in HongKong and Beijing

I think this is a joint venture between SM (for the mall, office tower and Civic Center) and Gravitas Prime (for the Hotel and Service Residences). Thou SM will probably be the marketing arm for Gravitas Prime as well?
3cr February 24th, 2011, 11:39 AM ^^ Thanks for the info. Guess the Service Residence is not really going to be sold to the public but instead will serve as a sort of a Hotel alternative for those who will need a place for a longer time period at a discounted rate compared to typical Hotel rates.

greatpretender February 28th, 2011, 05:17 PM Construction will start next month april on this project of SM,,, As the general contractor is on its final stages of preparation for the LEEDS requirement on the construction and most if not all problems with regards to the past occupants or illegal settlers had been done, or should I say paid by all parties concerned.
This will really be a much awaited mall from SM if they really can offer a high end mall like the Ayala's did.

MANILA, Philippines—A new commuter train line may soon connect the Ninoy Aquino International Airport (Naia) terminal 3 to the Fort Bonifacio and Makati central business districts, according to the Bases Conversion and Development Authority (BCDA).
BCDA Chairman Felicito Payumo said the government firm was recently approached by a foreign group that was studying the construction of a new monorail system.
Speaking before members of the American Chamber of Commerce (Amcham), Payumo said the project would be implemented through the public-private partnership concept being espoused by the Aquino administration.
If it pushes through, the new train line would be called the Makati-Taguig-Pasay Monorail Alignment, which is meant to address the growing demand for efficient mass transport systems over the next five years.
Payumo said the projected monorail system would link up with the Metro Rail Transit (Taft to North Avenue), the Light Rail Transit line 1 (Baclaran to Roosevelt) and the Philippine National Railways (PNR) system, which cuts across Metro Manila toward the Southern Luzon regions.
“The interconnection is envisioned to form a loop around the projected service areas covered by the three rail transit systems,” a BCDA statement issued Monday quoted Payumo as saying.
The BCDA said it would like to spearhead the project’s implementation since most of the areas it would cover—the Villamor Air Base in front of Naia 3 and the Fort Bonifacio area—were BCDA developments.
Payumo said designers for the proposed project favored an elevated monorail because of the narrow streets of Makati and Taguig City.
But the BCDA said the project was still being studied and more details would be announced once a more definite deal with the project’s proponents has been signed. The BCDA likewise declined to name the foreign company that proposed to build the new train line.

Payumo indicated that civil engineers of the project opted for an elevated monorail because of the narrow streets of Makati and Taguig.
The BCDA chairman also hinted that completion of the elevated monorail would possibly be followed by the relocation of the country’s international gateway to the Clark Special Economic Zone in Pampanga.
In the same business forum, Payumo outlined key BCDA strategic directions for 2011 to 2016. These include continuing development initiatives and funding of conversion projects through the disposition of Metro Manila military camps; performing its key role as a catalyst and transforming agent in Metro Manila, North and Central Luzon, and Southern Luzon which represent 46 percent of total Philippine population; pushing infrastructure programs of President Aquino by promoting major PPP projects, among others.
Payumo stressed that through the completion of PPP-funded projects such as the Tarlac-La Union Expressway Extension and the plan for the NLEX-SLEX connector road, the government effectively demonstrates the role of the private sector in the government’s infrastructure development program.
“We are on the right track,” Payumo said, adding that BCDA has raised some P51 billion for the Armed Forces modernization and countrywide development.

Where exactly is this really deep hole did you find? According to the latest news that I've read, the monorail and the SM Land projects are both proposals still on the drawing boards. In fact, BDCA hasn't awarded the winner of South Boni yet, as the process is pending the results of a policy review by the Office of the President. After the policy review, the state agency plans to review the SM Land offer. Then after that review, the Swiss challenge may finally occur (hopefully this year), and I'm hoping SM Land's bid will win. But for now, I can see nothing but more weeks/months of bureaucratic delay... :ohno:

You are pertaining to a different project altogether. The project you are mentioning is different and outside BGC. The Civic Center here is the lot sandwiched by serendra and c5.

Okay, I had to look this up... So these are two different locations, Boni Civic Center is next to C-5, and Boni South is located near the cemetary entrance, but it's still in BGC. SoMa and the Infinity are within Boni South (see pic below).
I'm glad to hear that they have actually started working on the Aura SM Mall, but can someone confirm this by posting a pic of the hole in the ground?

I wanted to see a picture of the construction to confirm that this project is going to be reality, but I've found enough evidence of it on the SM Prime website. It won't be completed this year, per their website, but it will happen...
From the SM Prime website:
"The company CFO said they will look for more public market projects depending on their first public market project. “Moving forward, we’ll see other locations,” he said. Meanwhile, he said SM’s Fort Bonifacio project is going to be a big project."

The Bonifacio South parcel of land to be developed by SM is further away. I think even further down after McKinley West and McKinley Hills along Lacson Avenue.

It sounds so prosaic and doesn't jive with the upscale, trendy names of the other developments in the BGC neighnorhood: Bonifacio High Street, Two Serendra, the Mind Museum, Net One, Square, and Cube. Heck, even Market! Market! sounds catchier.
Any suggestions?
On the upside, those of us living in Two Serendra need only to cross the street (or two) to do our groceries, go malling, or catch a film on the IMax theater.

If you go to this link, you will see that the residential housing between to the hotel section and the American cemetary will remain. I wonder if that small portion of land is privately owned or part of the old base. If part of the old base, then I think they should relocate the squatters and build the monorail station there for better access to the convention center.

Well MW is cash rich. It will also is willing to pay the property at current market prices unlike other developers. We should be happy that we have the Swiss Challenge so that government will get the most revenue from disposal of its assets. It is a very transparent process. Any developer can outmatch MW if it has the cash for it.

BCDA to bid out 20-km monorail

THE Bases Conversion and Development Authority (BCDA) plans to bid out the proposed 20-km elevated monorail project connecting the cities of Makati, Taguig and Pasay that is targeted to be completed by 2016.
Felicito C. Payumo, chairman of the BCDA, said the elevated monorail will replicate the monorail system in Sydney, Australia.
The monorail will pass through The Fort in Taguig, Makati, Mall of Asia and the airport before connecting to the Metro Rail Transit 3 and Light Rail Transit in Pasay.
He added that BCDA will coordinate with the Metro Manila Development Authority and the Department of Transportation and Communications (DOTC) on the project.
A third party will conduct a feasibility study as soon as the project proposal gets initial approval. The study will take at least 150 days.
The monorail project will be offered under the Public-Private Partnership (PPP) initiative.
Payumo said foreign and local firms have expressed interest in participating in the proposed monorail project, but added said it too early to identify them.
"We will announce the foreign proponents who intend to bid at the right time" he said
The project is expected to be completed before the term of the Aquino administration ends.
Manuel V. Pangilinan, Metro North Tollway Corp. (MNTC) chairman, said his group is interested in bidding for the monorail project.
Payumo and Pangilinan yesterday signed on behalf of the BCDA and MNTC the 33-year concession agreement for the Subic-Clark-Tarlac expressway (SCTEX).
Under the agreement, MNTC will operate and manage the SCTEX, relieving BCDA of the heavy financial burden of paying the latter’s P34 billion debt to the Japan International Cooperation Agency.
Arnel Paciano D. Casanova, BCDA president and chief executive officer, said the government will have estimated revenues of P64 billion for 33 years, of which P30 billion will go to the Treasury. The remainder will be used to pay the debt to JICA.
"This agreement is our contribution to the Aquino government’s Public and Private Partnership (PPP) program. We see it as innovative because it frees the government of the heavy debt servicing burden. We can say that the SCTEX was built at no cost to the government," the BCDA official said.
Based on the revenue-sharing scheme between the BCDA and MNTC, in the first six years the bulk of revenues will be given to the government – about 55 to 60 percent to the BCDA – and 40 to 45 percent to the MNTC. But starting in 2017, the revenue sharing will be 80 to 20 in favor of the MNTC.
Rodrigo Franco, MNTC president, said that his group expected to have more than P180 billion in revenues for 33 years, three times the government revenues, as 80 percent will go to the MNTC after six years.
The MNTC has also committed to spend a total of P20.6 billion for maintenance works.

Two train systems—one connecting Metro Manila to Clark Special Economic Zone and another linking the central business districts of Makati, Taguig and Pasay—are expected to be operational before the end of the Aquino administration’s term.
Bases Conversion and Development Authority (BCDA) president and chief executive Arnel Paciano Casanova said the BCDA was now in talks with the Department of Transportation and Communications for the implementation of these projects.
Both rail projects, Casanova said, were part of BCDA’s plan to synergize special economic zones in Luzon and, at the same time, decongest some high-traffic areas in the metropolis.
Casanova clarified that the proposed line connecting Metro Manila to Clark was not the Northrail line, a project that was started during the Arroyo administration and was now being hounded by controversy due to alleged anomalies.
Casanova said existing shuttle buses were not enough as these still took too long to reach Clark. A railway line could transport passengers from Metro Manila to Clark in as short as 45 minutes.
BCDA chairman Felicito Payumo said that should the Northrail project proceed, this could solve the cargo and commuter needs of Central Luzon. This, however, is not the answer to the fast airport connection that is needed between Metro Manila and Clark.
Another railway line should be built for this purpose, he said, possibly following the alignment of the North Luzon Expressway in the north and the Philippine National Railways alignment in the south.
The government could either make this a public-private partnership project or accept unsolicited bids, Payumo said. If this particular train line would employ a new technology or a new concept, bids could be unsolicited, subject to certain conditions.
The planned monorail loop connecting the Makati, Taguig and Pasay central business districts could be a straight PPP, as this did not need any new technology or concept, Payumo said.

SM opens 4th IMAX theater in Las Piñas
Film buffs in the southern side of Metro Manila no longer need to travel far to experience three-dimension (3-D) digital movie entertainment as an IMAX Theater recently opened in SM Southmall in Las Piñas.
The IMAX Theater in SM Southmall is the fourth of its kind that SM Cinema -- the country’s largest movie exhibitor -- has opened.
SM Cinema opened the country’s first IMAX Theater at the SM Mall of Asia in 2006. This was followed by similar IMAX theaters at SM North EDSA in 2009 and in SM Cebu last year.
Edgar C. Tejerero, senior vice-president for SM Cinema, said the presence of people willing to pay extra to watch 3-D movies in the vicinity of SM Southmall made opening an IMAX Theater in the area “more compelling.”
“Equipped with the IMAX digital projection system, the IMAX Theater in SM Southmall will surely deliver the ultimate 3-D experience to all moviegoers,” Mr. Tejerero said in a statement.
SM Cinema plans to open IMAX Theaters in SM Clark by December, in SM Davao and in Fort Bonifacio next year, and in SM Megamall in 2013, he said.
IMAX (short for Image MAXimum) is a motion picture film format and projection standard created by Canada’s IMAX Corp. IMAX has the capacity to record and display images of far greater size and resolution than conventional film systems.
The IMAX technology can project moving images in the third dimension (thus the term 3-D), which gives the illusion of depth as seen by the viewer.
Mr. Tejerero said the IMAX Theater in SM Southmall, which formally opened to the public on July 14, has a seating capacity of 480. Its screen is 30% bigger than standard movie screens at 22 meters wide, and 12 meters high.
Like in other IMAX Theaters, tickets to the SM Southmall IMAX Theater cost P300 to P450 each, more than double the P150-P175 admission ticket in standard movie houses.
SM Cinema is under the management of West Avenue Theatres Corp., and is one of the affiliates of Sy-led SM Prime Holdings, Inc. (SM Prime), the country’s leading mall developer and operator.
SM Cinema boasts of its more than 60% market share nationwide, with as high as 90% market share in key cities outside Metro Manila.
Based on SM Prime’s financial report submitted to the Securities and Exchange Commission, SM Cinema ticket sales decreased to P570 million during the first three months of 2011, from P590 million during the same period last year.

I always pass by this area everyday on my way to and from work and this building is now taking shape! For anyone who wants to take a glimpse of this building in the making, you can see the construction area from the flyover if you go down or south from Market Market. They didn't put any temporary walls.

I found this link in which the contributor says is the final render of SM Taguig. Notice it's the mall only, without the highrise hotel. I think the hotel/convention center may be build in phase 2, then attached to the mall. How else would the mall open next year, when high rises take years to complete.
IMO, I think the hotel will be built rectangular in shape and then some facade will be used to create the smooth transition between the two entities, unless they run low on construction budget and dump the facade, leaving a sharp right angle between buildings.

Anyway, the SM Aura project has extreme elevation differences around the site. The McKinley Parkway side is two to three levels higher than the C5 side of the lot.

Nope buddy. It's the old Coke warehouse/sales office site accross La Fuerza and beside PSID along Chino Roces according to my source. It's a big lot. A mall and residences combined can rival Empire East's San Lorenzo Place in that area.

Btw, the site where this is located is quite awkward isn't it? Does it mean that the road/tunnel under the flyover will be the service road to the c5 side of this mall/center. And I also noticed how this will be the smallest sm mall to date, it has a really small footprint for an sm. IMO.

dunamis October 10th, 2011, 07:00 AM I saw the area when it was still the staging area for the Etrikes. Believe me, the area is actually big enough for an SM Mall. It surely is so much bigger than Podium.
Otherwise, this will be downgraded to a Hypermart. SM has certain conditions before a retail area becomes a full fledged mall.
Imagine, there are three basements and three levels of shopping area. It will even have IMAX theaters which entail double the area of conventional theaters.
They will even include a convention center and hotel. Surely, they have taken into consideration additional parking needs and traffic. And there's a Civic Center where Taguig City will be host to some of the one stop shop investment, tourism and tax payment needs of the City.
I think that SM will surely come out to excite BGC with a great shopping experience. This is their big break to get the A and B class market to their mall. And what better place than BGC to get into this market.

Tycoon Henry Sy Sr. is finalizing a deal to acquire a majority stake in the privately held Ortigas property group in a transaction worth around $1 billion, seen as a potential “game-changing” move that will expand the SM group’s landbank in the metropolis and give it control of the 16-hectare Greenhills shopping complex.
Inquirer sources confirmed that the SM group was close to a deal to buy into the Ortigases’ property holding unit OCLP Holdings after a crucial bloc, which included British banking giant HSBC and some family members, consented to the deal.
The sources said that HSBC, the single biggest stockholder of OCLP with a stake of 34 percent in the property unit, has already signed some documents approving the sale. On the other hand, there was likewise a critical mass of Ortigas family members who had agreed to the transaction, aiming to unlock more values from their vast landholding.
The target was to finalize all documentation by March, at the latest, one source said.
Shares of Sy-affiliated companies, particularly SM Investments Corp. and SM Prime Holdings, outperformed Wednesday due to the excitement on this prospective transaction with the Ortigas group.
SM Prime surged 4.7 percent to P15.60 a share while SMIC was up 2.4 percent to P692 each.
Jose Mari Lacson, head of research at local stockbrokerage Campos Lanuza & Co., said this was a potential “game-changer” move that could propel the SM group’s SM Land or SM Development Corp. to the size of Ayala Land Inc.
“It allows them to secure a large landbank in a major central business district. Ayala can now pick on somebody its own size,” Lacson said.
The Ortigas group has a vast urban landbank spanning Mandaluyong, San Juan and Quezon City, the crown jewel of which is Greenhills shopping center.
It is not yet known which SM unit or units will take part in the transaction but SM Prime is seen benefiting significantly given the Greenhills landbank.
“Only SMIC can muster that money without straining its balance sheet too much,” Lacson said. He added that the group could also choose to use SM Land but this unit would have to raise cash, although a share-swap was also seen as a possibility.
Just last week, SM Investments raised $250 million from the sale of five-year bonds convertible into equity.
Both the SM and Ortigas groups declined to comment on the prospective transaction Wednesday.
The Inquirer reported last December that the Ortigases have restructured their core unit into a new corporate entity to prepare for either the entry of a new strategic investor or a stock market debut.
Industry sources said HSBC had initiated the move to transform the closely held limited partnership Ortigas & Co. into a corporation. Under a limited partnership, general partners team up with one or more limited partners who, in turn, enjoy limited liability as long they do not participate in the control of the business. The general partners under this structure are the ones who carry more liability.

Those are not squatters. Lets just say theyre not as affluent as those living inside fort bonifacio but they're definitely not illegal settlers. Believe me i used to often go inside that area and even the areas opposite C-5.

The areas that you mentioned near SM Aura is part of BGC. The area they are occupying will soon be part of the SM Aura and the exit ramp going to C5.
You may check the BGC map.
It is already owned by BGC as part of the transaction between BCDA and FBDC, obviously they don't have any legal claim to the property
The area across BGC near Ridgewood Towers are already out of BGC. But the area near SM Aura is definitely private property.

If not, where abouts in that area can they still build it pa kaya? Looks like not much space left.

They had a render of the Taguig coliseum and convention center in the local gov't website before and if the convention center will now be incorporated in the SM Aura structure then maybe the arena/coliseum may have been scrapped or moved because I don't see any space to fit such a structure in there anymore especially with the hotel building and exit ramp still to rise there. Sobrang sikip na.

Siguro nga... kase isipin mo wala man lang kalsada? if this is really a legally or properly subdivided area.. atleast man lang meron dapat kalsada within that?

It looks like a very convenient southbound exit to c-5, and if they're more ambitious they can build and entry ramp going to it from the northbound lane. :okay:

Slowly but surely they are removing the squatters / illegal settlers as the project progresses. This may mean the hotel tower will not be far behind. They'll be gone when the exit ramp is built.

start with tag-lish, a lot of youtube's news from PI are in tag-lish. im sure you can make out of what they are saying. then it will gradually stick in your head.
