My friend told me the pictures you have here is going to be a shopping area. Not flat/tubes houses. All the building behind these are tube/flat houses.

These are not good to live as it is way too close to the high power lines.

MYPHNOMPENH
October 12th, 2010, 11:34 PM
I'm not sure. But I guess it from 300,000+ to 500,000 $

5 floors, big road, big side walk, good business area.... and this house not everybody can buy for sure, unless you have good relationship with the land owner.

Mean they already book since the construction not start yet.

Construction wave to hit Battambang

Wednesday, 13 October 2010 15:00
Soeun Say

BATTAMBANG’S first large housing development is set open its doors next year and is already half built, its project manager said.

The US$7 million Mahatep City, set on 16,000 square metres of land in Battambang’s Sangkat Svay Por commune, is to contain 125 homes and is backed by BTS Co.

“Our project started a few months ago and will be complete next year. We have already sold 40 percent [of units],” said Sok Bun Dara, project manager at the site.

He added that the three-and-a-half storey complex would be the first of its kind in Battambang.

“This is a new type of project in the area, and it is in a prime location in the business area along Stung Sangke,” he said.

Prices per unit range from $60,000 to $100,000. ANZ Royal bank and ABA have established payment schedules lasting between five and 20 years.

Micro finance institution Hathakasekor, according to Sok Bun Dara, has also purchased apartments in the complex to be used as offices.

The development will not be the last for BTS in Battambang, a city that has seen a wave of recent development including the construction of its first shopping mall, set to open soon.

Sok Bun Dara said that the company plans to build a second residential development one kilometre from the first.

Lao Tip Seiha, director of the construction department at the Ministry of Land Management, Urban Planning and Construction, said yesterday: “We are proud to have a new residential development in Battambang. It can create more jobs for construction workers.”

He said that despite the economic crisis, local investors were developing housing and hotels in the city.

No no no tubehouse in Cambodia, please!

You must know the difference between tubehouse and townhouse

Tubehouse is like a tube: 2 m in width and 10->20 m in length! Sometime they can have up to 15 floors. Tubehouse is considered ugly in Vietnam. Just look at this picture from Vietnam
http://dothi.net/News/Tin-tuc/Doi-song-do-thi/2010/04/3B9AEFE9/DSC_6014.jpg

Townhouse is like many small, similar houses in a row. They can be very nice. This is a picture of townhouse from Vietnam

I did not know the minimum is 4m, 4m is still quite narrow.

There are almost no rule when it comes to modified the facade, everyone makes their own changes, and it looks very odd.

That's it...! Look nice!

All the same tall. I don't care about the front facade but I care only the living space, it's good enough for these tube house has minimum 4m width.

And it's maybe a standard for tube house, even in Thailand my friend's house it's almost the same size with Cambodia and design as well.

Ly Hour Group has just developed a new project namely “Vimean Phnom Penh City”. The project launch was officially held on May 27, 2011 with almost 1000 participants invited to this auspicious event. This project aims at building 582 residences on 173,360 sqm in Chraing Chamres 1 commune, Ressey Keo district, Phnom Penh, Cambodia.

THE first phase in the construction of a new housing development in Phnom Penh’s Russey Keo district has been slated for completion by the end of 2012.

Vimean Phnom Penh City is set to become Ly Hour Group’s second real-estate project and has already attracted ample interest from buyers, according to Ouch Pysal, the group’s assistant president.

“We began construction on this project in June this year, and have already sold 30 percent of the units in phase one,” he said. Unlike other recent housing projects, which have primarily enticed foreign buyers and investors, Vimean will be populated entirely by Cambodian nationals, as all the units are houses.

“Our clients are 100 percent Cambodian people, mainly made up of middle-class businessman and their families,” said Ouch Pysal.

Property laws state that foreign nationals are only permitted to purchase property from the first floor upwards.

The project has four phases, which will eventually comprise 585 units, lies on a 17.5-hectare plot in the Russey Keo Sangkat of Chrang Chamres I, close to satellite city Grand Phnom Penh International City.

However, the development intends to attract a different clientele to those enticed by the capital’s burgeoning satellite cities, according to Ouch Pysal.

“We don’t want to compete with these developments. However, the quality of construction will not be compromised. Our homes are different in terms of price, style and size.”

Prices range from US$70,000 to $450,000 per unit, and OSK Bank and ANZ Royal Bank have both established installment payment schedules for buyers.

“These prices are very competitive, so we strongly believe we can attract more clients, especially with the modern Khmer fusion design of the units and the convenient proximity to business areas,” said Ouch Pysal.

He added that due to the steady recovery of the sector, Ly Hour Group expects to sell all phase-one properties in 2012.

Some members of the property sector have welcomed the construction of another sizable development in the Phnom Penh area.

“We are pleased to have these new developments as they create additional jobs for construction workers, who would otherwise have to look further a field for work,” said Ministry of Land Management, Urban Planning and Construction’s Construction Department director Lao Tip Seiha.

He added that the project will contribute to economic and infrastructural growth and the development of the capital city, while also attracting further investment to the area.

That's what I said! I know very well about these Cambodia/Vietnam style or design.

There's nothing particularly Cambodian/Vietnamese about these houses in style or design. The same concrete blocks are built all over Asia, with very slight differences in the decoration. I think they are ok, but there's nothing special about them, they are just the cheapest structure that can be built, basically just a concrete box.
