Presidio at Brittany Bay will be the first township development at the boundary of bustling Sucat and booming Taguig. This project will be developed by Polar Realty, (a sister company of premier developers Crown Asia and Brittany), in partnership with Thailand's housing giant, Land&Houses.

Presidio is a 6.8 hectare township development which is part of Brittany Bay's 54 hectare grand master plan in Sucat. Presidio is very accessible (Perfect for people on the go!) It will have 3 major entrances:
a) South gate- from Sucat
b) North gate - 1.5 kms from Bicutan interchange
c) East gate - from M.L. Quezon Avenue (only 10kms or 15 mins away from Fort Bonifacio).

Presidio will be composed of 16 towers divided into the following clusters:
Mixed-use residences - low-rise condominium towers with commercial spaces at the ground floor and residential condo units at the upper floors.

Garden condo residences - mid-rise condominium towers which will have the grand view of the garden/open space at the center.

Bayview prime addresses - high-rise residential condominium towers which will have views of the Sierra Madre mountain and Laguna De Bay.

Each condominium unit will be covered by a Condominium Certificate of Title (CCT) -- which means even foreigners can also own a condo unit at the Presidio.

Presidio's masterplan was done by Palafox and Associates. On the other hand, the architectural design of the buildings was done by Recios+Casas - the same architect who did the Pacific Plaza Towers in Bonifacio Global City.

This project is okay, I guess. I have faith in it, because the palafox designed it, but the location sucks. While it is a nice place, getting there can be nasty.

Something to look forward to in Sucat, Muntinlupa City . I hope it will not like that of the condominiums across SSHighway in Paranaque City beside the Water Fun which seems like a condemned/ abandoned especially nung nadamay pa ito sa isang sunog sa squatter area na katabi nito.

Aside from the Presidio and La Posada development , there is also " Viera " also consist of several midtowers ( up to 16 storeys ) in the Britanny bay. Ongoing na nga ang beautification/landscaping sa area na iyon na ganun pala kalawak . The view from there was previously obstructed by makeshift establishments when passing by the SSH . Sana the entire development will be truly successful at mag overspill sa other side in between the Makro Sucat. Mga old and randown factories na kasi ang naka occupy dun presently at sana ay mag relocate na ito para maging vacant na yung area for a much better development. Puedeng commercial zone yung area if ever.

hmm...thanks for sharing this thomasian. well, glad that that there are more developments going on. it's a huge project, big area.

palafox could have done a better design =( i agree with solblanc, hope they stop copying architecture of other countries and do better design. the design of this project reminds me of the housing by train tracks in manila. =(

I agree with Solblanc, what's with all the plunk-itis? It's so gauche. Maybe the developers are hoping that the Skyway Sucat interchange will finally be completed in a few years.

Another development beside Brittany Bay in Sucat , Muntinlupa city is the Veridian Towers , a project of Pag-Ibig fund . There is a construction activity( with crane ) at the back of Makro store in Sucat , is it for Veridian Towers ?

Out of topic, but I reckon projects with the size of these are perfect for low-cost housing. Maybe remove the swimming pool and country club excess. You can put single-storey houses, but low-rise units like these IMO are what the government should think:D

Though Presidio is located within the Brittany Bay in Sucat , Muntinlupa City , its marketing arm is Crowne Asia . I used to have a colleague at work whose part of their property in that area was bought by the developer of Presidio since their former property became an entrance of Presidio to the lakeside road of that development.

Crown Asia holds Picasso Tower groundbreaking

Crown Asia recently held the groundbreaking of the second tower of Presidio at Brittany Bay -- the Picasso Garden Condo Residence.

As the first vertical development of Crown Asia, Presidio at Brittany Bay will have 16 towers. The 6.8-hectare enclave is at the boundary of Sucat, Parañaque City and Taguig City, offering a view of the Sierra Madre and Laguna de Bay.

The design of San Francisco’s neo-Victorian architecture is the theme for Presidio.

The seven-storey, Y-shaped structure of Picasso goes beyond the traditional vertical design of most condominiums.

The Picasso is among the first five towers Crown Asia primarily launched for Presidio. The Da Vinci Tower, the first tower which is already near completion, is a five-storey mixed-use structure, Rembrandt is a mixed-use condominium which offers larger residences with only five units per floor, Michelangelo is a 10-storey garden condominium featuring loft-type or bi-level units, garden and penthouse units and Monet is a 12-storey structure with Y-shaped garden residences.

Presidio has a village center for leisure and athletic activities and a town center to offer the convenience of living just 10 meters away from commercial establishments while maintaining privacy and security for residents.

Correction , its actual location is in Sucat , Muntinlupa City because its very near the shoreline of Laguna Lake adjacent to Posadas Village . Paranaque City , does not have a shoreline of Laguna Lake , so how can it be in Paranaque City.

The place looks so good in pictures , I have one co-worker whose property in Sucat , Muntinlupa City was bought by the developer for this Presidio development . I have been to their place ( family compound ) before and its quite near the lake . Basically , the boundary of Paranaque City and Muntinlupa City , meets on the South SuperHighway area so there's really no way that Presidio could be part of Paranaque , In fact the whole of Brittany Bay development belongs to Muntinlupa City and Presidio development is farther down east to the Laguna Lake...

Hi Kiben. What I like in Presidio is that there's a lot of open spaces. And unlike from most of the other condos wherein it's only the building that is secured , Presidio is a gated, secured community so that garden residences like Picasso will enjoy complete privacy.

You're right. Lalu na pag natapos na yung C6 and the rehabilitation of the PNR (railway). I've heard the train station will be near the site. Madaming options sa transportation.

Looks like Sucat , Muntinlupa City is catching up on the developments in Alabang area with the Brittany Bay development. Na-demolished na rin kasi yung dating plant ng Solid Mills at ang lawak din nung area nito next to Makro store there.
Then , may hearsay for plans din yata na i-transfer somewhere ang Napocor (Gardner Power Plant ) ang lawak din ng scope nun .

@lexi, yun ba yung plant na may 2 usok, near sucat? kung yun nga yun, it needs a replacement, kasi di bagay may village sa tabi, and developments, tapos my factory dun, hahahaha...

Well the plan is to make the area just like Rockwell in Makati. Commercial and Residential.

The master plan shows a lot of road network from the highway (Sucat interchange) to the bayside. Nakakabilib.

Well the plan is to make the area just like Rockwell in Makati. Commercial and Residential.

The master plan shows a lot of road network from the highway (Sucat interchange) to the bayside. Nakakabilib.

I'm referring to Brittany Bay which is composed of La Posada, Victorianne Row, Viera, Presidio and the commercial sites nearby.

It's about 54 hectares but the developer is trying to acquire the adjacent lands to expand it to more than 70 hectares.

Similar to Taguig's ..may plan din sa stretch ng Laguna Lake sa Muntinlupa na lakeside development . Kapag natuloy nga siguro yung lakeside road portion ng C6 , that's the only time these developments will materialize. But kahit paano , may mini-baywalk na sa Muntinlupa one in Bayanan and another in Tunasan .

In addition pala , on top of the midrise resort- hotel ( 20 storeys ) is a 360 deg. viewing deck so the guests can view the majestic sights of the clusters of skyscrapers in Alabang , Manila, Makati and Ortigas and of course the lake and the mountains of Rizal / Laguna .
Also at nights stargazing on powerful telescopes ...like those of inns in Antipolo .

You are welcome p're. BTW, did you know that they will install 2 elevators instead of 1 as originally planned? Also I noticed they changed the ground floor plan (the wing that leads to the garden) which supposed to be 2 function rooms and a lanai. Now it is enclosed and extended a little bit. Let's see.

Wow...Presidio really has the most amazing view of the lake , since its the closest development of that kind in Brittany Bay , Sucat area. Also, the development has a very beautiful , spacious and well-conducive environs which is not confined to your unit's building but you can even explore the whole development doing leisure walks , jogging , biking .
Owning a unit here nowadays will be a very valuable investment for the future , since the Brittany Bay development will have something bigger to offer in the years to come with its ambitious future developments .

THE developer of the 60-hectare, P25-billlion Brittany Bay residential enclave in southern Metro Manila said work would be expanded to include a business district, a commercial transport park and a retail center.

Brittany Corp. said in a statement the plan was for a "metropolitan hub of a scale that is unprecedented" and larger than the Araneta Center, Eastwood City and Newport City prime-area developments.

It said several parts had been built, including La Posada with single detached houses, Victorianne with townhouses, Presidio with low-rise condos and commercial establishments, and The Marfori with 10- to 20-floor upscale condominiums.

A commercial center houses several restaurants and a Center for Music and Arts. Future developments will include a boutique hotel, schools, hospital and a cultural center and museum, the company said.

"A central business district will be created to house offices, call centers and business process outsourcing and a commercial transport park will be integrated to ensure flexibility of movement," it said.

And fyi again ,its not in Paranaque , its actually in Sucat ,Muntinlupa City ,ang lapit na kaya nito sa coast ng Laguna lake ,so imposibleng maging parte ito ng Paranaque .

As far as I know ,all of the projects within LakeFront Central Sucat ( formerly Brittany Bay ) are within the boundaries of Muntinlupa . Basta kasi sinabing Sucat ang location akala sa Paranaque lang but it has some portions in Muntinlupa .

Ano kaya if ibahin name ng SUCAT kapag sa Muntinlupa ..gawing TUSCA... :lol::lol::lol:

Tapos na yung pool pero wala pang shower room which will be part daw of the clubhouse. The problem is ni hindi pa sinisimulan yung clubhouse.

Kahit yung tubig ng pool ang dumi pa tinitreat pa daw nila. Kaso isang buwan na yung tubig kulay green pa rin.

Pinablessan lang nila tapos iniwan ng nakatiwangwang. :ohno:

Wow..Presidio is shaping up really fast and dami ng midrise towers of varying heights ang natapos at under construction. It has the nicest view of the lake and the Rizal/Laguna mountains with its location .

Presidio Sucat's actual location is in Muntinlupa also,kindly correct ,thanks. There's no way it is in Paranaque since its very near the coast of Laguna lake . There's no portion of Paranaque that touched the coastline of the lake .

I thought the slow progress of this project and the bad property management are the only things that will annoy me as a unit owner. I was wrong.

THE WORST IS YET TO COME.

It's a welcome development that the first and only commercial store opened on the site (MINI-STOP) just a few weeks ago. However, it's a SECURITY NIGHTMARE for us unit owners.

It was open to the public thus Presidio lost it's exclusivity, but what is worse is that some (if not most) people that were given access who were supposed to buy at MINI-STOP are wandering the inner areas of PRESIDIO where they don't have business being there.

One time, I saw a lot of people on the pool area which is unusual since only a few units were occupied. When I asked the guard about it, I found out that they were outsiders and the guards are having a hard time to keep them out of the area. I was shocked! We're not secured at all.

Before, only unit owners and visitors are allowed to enter the main road area of PRESIDIO. But now, it's FREE for all. Just like LUNETA PARK.

Don't get me wrong. I'm not against the opening of the store for the public. But if it will compromise our security, that's a different matter.

I'm posting it here because the property manager cannot do something about it. The owner of the store is the developer themselves.

Before, I was promoting this project because it's my own. But the way things are going now, I'm very disappointed.

I will continue to post things here that are against the welfare of the unit owners until the property manager and the developer do something about it.

That's why nakakapikon eh. Ang ganda ng potential ng project as an investment, sinira lang ng isang business establishment sa loob.

Nung isang gabi, when I was about to enter the inner entrance beside Mini-Stop, hindi makaraan ang sasakyan ko dahil nagkumpulan ang mga tambay sa gitna ng kalsada. May dala pang mga bote ng beer. Sinong unit owner ang matutuwa niyan?

Sorry but the Property Manager is useless at this point. I hope it will change soon bago mababoy ang project.

I'm pretty sure everyone has same complaint...

Are they still selling other condos in that area?
I'm sure if the sales people start losing potential sales because buyers would hear your story...
I bet your complaint will surely reach the people that can do something about it...

The project has more than 12 towers on plan, 5 already finished with only 3 towers turned over while the 6th tower is being constructed.

In fairness to them, the management just banned drinking alcohol within the area. Nagbunga ng konti ang sigaw ko dito. Though loitering is still a problem.
