This tower is part of a major redevelopment scheme around the new "Loop Line #2" road between Toranomon and Shiodome. On completion it will be Tokyo's tallest skyscraper passing the Tokyo Midtown Tower in Roppongi. Demolition has recently started in order to start the construction in November 2010, it will take 4 years to complete. Just before the start it was announced that the actual start of construction has been delayed until Spring 2011.

The buildings around it aren't as high, the highest that can be seen on the pictures is just over 170m high.

As for the 258m, I already knew that from the pdf drawings (see the 1st post). This kind of things always result in big discussions here on SSC. The official building height is only 247m, but since the top is part of the architectural design the highest point for the statistics is 255m. The lightning rod is just something that is just something that is put on top of the building, therefor it doesn't count.
It's not as extreme as the NTT Docomo Yoyogi Tower:
Office building: 150m
Plus spire: 239.8m
Plus antenna: 272m

Momo1435 November 22nd, 2010, 06:45 PM Some bad news.
The start of construction has been delayed until Spring 2011 and the scale of the project has also been reduced.
The news comes from the Nikkan Kensetsu Kougyuo Shinbun 日刊建設工業新聞, Daily Construction Newspaper.

The scale reduction is minimal, the total number of floors will go from 53 to 52. And the total floor space will be reduced from 253000 m2 to 244300 m2. It seems that the number of residential apartments in the tower will be reduced.
The newspaper article doesn't mention if the height will change also, but that might not be the case if there will be more office floors. We will know before the constructions starts in the Spring, probably when they will update the notice boards around the construction site.

Momo1435 November 23rd, 2010, 08:29 AM The delay is probably only because of the last minute modifications to the design. But they don't directly mention the reason for these changes, only that they are reviewing the residential part of the building. They don't say if it's just a couple of residential floors less or if there won't be any apartments left in the new design.
We will probably know when more info will come out sooner or later.

You can easily be fooled that it has already started by this and by all the machinery on site working on the road tunnel that is going to come above ground under the tower. But if the previous news wasn't true the start of construction would have been all over the media and that hasn't happened.

Mori released a press release about the start of construction.

Although they are again not really clear, still saying that it will start this spring.
But they did held the safety prayer today, and the meteorological spring will start on the 1st of March. With the construction that is already going on for the new road they also can't do a proper ground breaking ceremony.
So everything considered, I will put this one on U/C!
And in the press release some new stats and measurements were also announced.

The announced that the total number of floors was reduced from 53 to 52 was a bit misleading. The office floors and the residential floors have remained the same. The difference in the floors is all in the hotel floors at the top of the building. The number of floors for the hotel was reduced, but it seems to been compensated with an increased floor height. Therefor the total height of the building hasn't changed, for what it's worth the architectural height even increased by 0.5m.
It's still going to be Tokyo's tallest tower upon completion and it's starting now! :)

Momo1435 March 1st, 2011, 06:58 AM We'll see when it will rise. The foundation works for the road tunnel underneath the tower have been going on for quite some time. This could make it go faster then other projects, but it could also make everything more complicated and make it last longer.

On the bottom left of the picture you can see the demolished site of the Toranomon Pastoral Hotel and the site of the new JMA building.
On the top left, the area below the taller grey tower is also an area that could go up for redevelopment very soon. Part of that area is the Toranomon Hospital that was already demolished for the road.
Momo1435 May 16th, 2011, 07:44 PM Finally a proper update, although it's a bit artsy picture of the site it's very recent.
At the bottom of the picture you can see the long steel beams with white tents around them, here the steel beams that will go down in to the ground are welded together. This means that they will be using top down construction method on this tower, in a way that is very common in Japan.

We can see the steel frame for the 1st floor. With the top down construction method it could mean that it could start to grow soon. But I also see a platform on top of of it and that usually means that they will start to dig 1st before they go up. We'll see how it goes.

There's a big clue in the picture where it is taken.
The building on the left has a blue and white sign with 40 on it, and that's an original Mori sign. So out of their numbered buildings this is Mori Building #40, and that happens to be Toranomon 40 MT Building (MT = Mori Trust).

It sounds like an evidence that eventually, Mori would redevelop their aging buildings in Toranomon/Nishi-Shimbashi, especially because many of them are contiguous and can be redeveloped as a few big projects.
But I haven't seen any source talking about it yet, so I'm curious.

Kirk August 21st, 2012, 08:36 PM The tower is located about 7.5 km away from Sunshine 60, where the photo was taken, as opposed to 8.1 km for Shiodome. I based the size of the building on its size relative to the nearby Atago Green Hills Mori Tower. It could well be off...I didn't put a whole lot of time into calculating the exact height. The tower is about 40m taller than the tallest building in the Shiodome cluster (255 vs 215 m)

Momo1435 October 7th, 2012, 10:48 PM Actually, most towers don't even have a core like you see in other tall buildings. It's more 1 big steel frame, although the vertical steel beams are more dense around the lift areas then on the office floors. Concrete towers in Japan also don't have a core but also use a concrete frame instead of a steel frame.
The use of a concrete core with a steel exterior is also a method that hasn't been used for that long in high rise construction. It's still a new technique that did have a very quick development. The earthquake are probably the main reason why it's not used as often in Japan. More because the earthquake resistance innovations were developed for steel framed buildings. It's more easy to use an existing technology that works then to develop new technologies especially for a building with a concrete core.
Usually a new technology is only developed to make something much more complex or bigger possible. As is seen with the Tokyo Sky Tree, that was the 1st tower to have a concrete core inside the steel body of the tower. The concrete core was connected to the steel tower by oil dampers. The different characteristics (natural frequencies) of both materials and the oil dampers actively neutralize the vibrations caused by earthquakes and typhoons. This method is now also used for a skyscraper project in Osaka, the 190m high Osaka Hibikino Machi - The Sanctus Tower (http://www.skyscrapercity.com/showthread.php?t=1502028). It's very likely that more towers will have a concrete core now it's actually used to make buildings even safer.
Although it probably will look different during construction then on overseas skyscrapers. Japan does like to do things their own way, that's also one of the reason why things are different in Japan.

About 2,000 employees will work at the new headquarters. The Loop Road 2 Block III Project is a large development calling for the construction of a mixed-use skyscraper.
