Hey I live in Paranaque too
1. Fault Line? Are you speaking of the Marikina Fault Line? that's pretty far.
2-3. Hmm to Boni Mandaluyong, that's a bit far. Much much farther than Boni to MOA. Prolly an hour or so. West Service Road gets easily congested, however this site is close to SLEX Bicutan interchange so that instead of passing thru the long service road you can go into SLEX.
4. Huh? There's no toll along EDSA. You can also avoid going thru the SLEX by using the service roads.
5. SLEX north bound during morning rush hours become congested because of - wait for it - vehicles coming from the service roads.
Many people use the service roads because its free, but later on it will join the SLEX just after nichols interchange. If you're on the service road you can opt to do that or go thru Fort Bonifacio.
South bound, after work hours, going thru SLEX isn't so bad nowadays with the Skyway construction moving on southward to Sucat/Alabang area. At least, for us Bicutan people.
Also a lane for those going to the Bicutan interchange was setup to speed us up guys leaving SLEX thru there.

b.) 42sqm without parking.

If you have a car, strongly suggest you get a parking slot.... You might regret not having one later on and end up renting a parking space for as much as 3k/ month

2. Because they are 2 separate titles. 1 set of contract per title, and payments will be distributed between the 2
3. Yes, basically contract ng payments mo yan and what to expect. In the event delayed, you can put your payments on hold for the balance portion.
Don't forget about turnover fees which you need to settle on turnover of your unit. Hindi nakasulat diyan yung amount pero expect it to be around 30k. This is different from closing fees.

Yes.. you pay in cash through check. All payments you make should be through PDCs. What is meant by "paying closing fees in cash" is you settle the whole closing fees on your first amortization which is 3.6% TCP.

If you are interested in renting a parking space in Siena Park, you can have it arranged when you have finally moved-in. Better ask your agent that one. Anyway, we visited the site last January. I'd just like to point out that there is no sidewalk being built along the driveway from West Service road to Sienna Park. Are they going to make a shaded walkway? Here are some pics.

Perhaps administration can allow the commuter tricycles or pedicabs to drop off customers beyond the guard gate. Or not, if there are security considerations.

Sorry I didn't take pictures. I was more interested to see where my unit at Lilac would be relative to the amenities. Like. It would be a long walk and from the service road entrance to the units. Hope there's another entrance at the back. SMDC will be building a condo right beside SM Bicutan, just before Toyota and then Sienna Park.

I've read all the complaints and ang masasabi ko lang, always look for an in-house agent of DMCI. Marami ads kayong makikita anywhere sa internet and nagkalat din mga real estate ek ek dyan, pero syempre iba if you will do a research.
I am thankful naman na na-meet ito ng current agent namin. And, assured naman kame na di niya kame pababayaan anytime we have concerns.
If in doubts, always ask (libre naman magtanong) :-)

While it is regrettable those things happened to them and it is inexcusable that the after sales service supposedly suck, I found that there is no 'perfect' developer (at this price point at least). DMCI is one of the better developers I think. Hey, at least the project looks like it will be delivered on time :) As with everything else in the PH, you must do your due diligence and constantly follow up.

plipp17 June 23rd, 2012, 02:48 AM Had a visit yesterday...I still cant find the kids playground, good thing the basketball court is ready for the tip off and the gym and is ready for some action! I think a billiard table for the playroom is a good fit. I like also the basement area of the clubhouse (AV room, laundry station and convenience store(sana mura ang tinda)...ang lakas ng hangin presko sa site kahit tanghali kami nagpunta.

i've been to Siena last saturday, open naman sila pati yung model house..info i got is pwde na mag visit dun daily..yup the area is very refreshing..presko and hopefully di masyado crowded in future..playground for kids not been there..clubhouse is quite good..pwd na nga mag move-in mga taga auburn..approx 1 month ata ang processing..

One thing that bothered me though. Sabi ng taga DMCI na ang actual turn over cost is PhP 40k. Eto daw yung water and electric meter deposit and other stuff. Humingi ako ng breakdown pero kumabig yung kausap ko sabi estimate palang. Eh ang pagkaalam ko di dapat lalagpas ng 15k ang cost ng mga kuntador at pagkabit ng utilities.
I spoke with a friend and confirmed na ganito din daw yung siningil sa kanya ng DMCI when she moved in to another development. May part pa daw na "deposit" part yung 40k na refundable shortly after move in pero isang taon na sila di pa makuha yung "refund."

I think their rule is once completed un 10% we can go ahead and move in plus paying the turn over fees. Pwede nmn din if u want early turn over you pay for the remaining balance to complete the 10%.

Regarding fees, here's an estimate (our agent is asking us to prepare):
Move in fees - 30-50K (may sobra na yan)
Bank fees - 60-70K (depende sa loanable amount, I think 1M is like 18K so +MRi etc pa)
Dun naman sa question if need pa bayaran ang remaining na DP installment - the answer is NO. Kung ano ang nakalagay sa computation which you signed, yun yun. Kaya nga they are only trying to contact unit owners who already made a 10% DP, regarding the Closing fees, I think ito ang kelangan i-fast track. Kame kase, we chose na ilagay ang Closing fees sa last DP namin (medyo madugo) and sabi ni agent though, kung sakali na early move in kame, no need na magbigay new cheque para ma fast track ang Closing fees. Leave it as it is na daw :-) Yung iba ata kase eh naka spread ang Closing fees sa monthly DP.
Also, swerte natin na nakakuha na ng unit kase mas mababa ang Closing fees. Ngayon kase, 10% na ng unit cost ang Closing fees (mahal masyado).
The last time we were there, nililinis na mga units for inspection. May mga na-contact na kaso siguro dahil masyado malaki fees na ilalabas to move in, di pa maka move in. Nasa atin din naman daw if we want na to move in or not kung binigyan ng priviledge of early move in.

Yes right, di naman siya mukhang cramped. Presko ang place and light pa din ang feeling naman. Ang isang side kase is the main road and the other side naman eh parang walk way ng mga tao kase it's landscaped. It's on the opposite sides though. Overall, okay pa din naman sa laki ng area at sa dame ng unit owners. Not bad at all :-)

I think, mababa masyado ang 15K na cost. Kahit nga bahay na pinatayo, kulang ang 15K as fees for the water pakabit and the electricity. Eh meron pa assoc dues (unit + parking) and deposit pa.

Good thing pala, we got our units na in Siena kase nag increase pala ang closing fees ng ibang DMCI projects to 10% (from 4.5%) - too steep na ito.
As of now, di pa kasama ang Siena. Pero baka daw next month may memo na din for 10% increase. Kaya for those na may unit but no parking at nagpa plano, get your parking slot na. Sayang din.

Thank you for the NO help at all! I'll just resolve the issue in my own capabilities.

Just need the following questions answered:
1. Why is the "association joining fee" is so expensive? I mean to take this into perspective it would be like paying 667 PhP / sqm for a 60 sq unit, one time.
2. Will there be transparency on where this money is going to be spent on?
3. Who determines the "association joining fee"? The central PMO department in Bangkal office or the Siena park PMO only?
4. What's the basis for setting the association fee amount? I've seen a PDF file from the web and the turnover fees vary widely across different projects.
Unfortunately these days will need to be very careful about cashflow. If I don't get a satisfactory answer then I'll probably be doing my own research and then write several letters to escalate the matter... so far customer care has not been very useful at all with this.

PurpleRib August 6th, 2012, 07:03 PM The "association joining fee" you are referring to I think is the "move in fee" --- obviously, you were not so much informed about the fees. This is the breakdown (If I remembered it right, you said it's 40K?):
-- meralco meter, water, assoc dues which is 25 or 27 pesos/2q mtr only and another one which slipped my mind at the moment
These days, mahal na po ang meralco meter. Kahit nga townhouse lang, inaabot na ng 10K+ sa meter pa lang. Hindi naman manlalamang ang DMCI sayo, it will all be into paper kung ano ano mga babayaran mo.
All in all fees to move:
--- Move in fees
--- Bank fees (if mortgaged ang condo)
--- Closing fees (if you did not opt for the monthly payment na nakadagdag sa monthly installment DP mo)

I asked for the price of the parking and was told 511k... up from 400k? would have loved to have a parking space but it's above my budget.

I was there 2 weeks ago and akala ko meron ng nakalipat sa Auburn, turned out wala pa nga. Sumilip ako sa ibang units in the 2/F, walang pang tiles. Hmmm
I am constantly praying na sana pag nakalipat na dun eh, okay ang PMO na i-assign.

Finishes are done po kasi depending on the clients, if they already want to move-in early. Moving in takes 30 to 45 days, kasi dun pa lang sinisimulan ang finishes of their units. Kaya bagong bago pa talaga ang finishes.

Second, until now DMCI haven't release the final move-in fees..with barely one month to go before the RFO..still no final computation?

Hello, sorry for the late reply. If it started 2 or 3 weeks ago means they should be calling you by this week or the next week for your move-in date. They should also be informing you of how much is your "move-in fees" by then, if not upon turnover of your unit. Just keep checking on it from time to time po for them to know that you're really looking forward for your early move-in.:)

UCPB kc un kinuha ko natataasan nga ako sa bank fees nila compared to BPI, but i got no choice coz BPI is not offering 10-10-80 promo. Both gave 80% approval pero ang laki ng difference sa fees and interest.
UCPB total fees = 46,000
BPI total fees = less than 30,000 (d ko mhanap un email nun exact fees)
I'll send separate email for the quotation witihin the week. Mejo busy d2 sa office eh.

And also idagdag ko na...I was not informed about this matter before getting the unit. I thought 90% can be easily covered by the bank. Dapat cguro i-explain din ng mga agents lahat ng possible scenarios in applying for bank financing ndi puro sales talk lang. There's a lot to consider din kc lalo na if u r not a cash buyer.

Between BPI and UCPB din ang choice namin, BPI kasi loyal client kami. Haha. UCPB kasi yan ang suggestion ng agent namin. Di din ako informed sa 20% DP sa BPI, but I will ask nga may agent kung ganun talaga.
We already have pre-approved loan sa BPI nung year 2010 kaso we didn't avail it. Ire-reapply ko ulit siya siguro early next year since May 2013 pa naman turn-over ng unit namin.
Malapit na ang October, update kayo mga Auburn peeps ha. Goodluck!

Nice to hear that! Ung sa akin bka 3rd or 4th week of October pa labas ng LOG. So most likely November p kmi mka- move in.

1. They should use the 70% of the TCP, then the interests depending on your payment terms.
2. You don't have to cash out the 20%(i'm understanding this as paying the 20% in full), but you need to pay the 20% as it is a requirement for your bank approval in BDO. You can go In-House until you get to pay the 20% then you can restructure for bank financing. OR to another Bank that could cover the remaining 90% balance.

Luckily I was approved for a spread out of the remaining 10% that was not covered by my bank loan. I'll be paying that to DMCI in 24 moths plus the bank's monthly loan amortization under 10-10-80 UCPB special promo. But according to them they will no longer entertain and accept request like that.

Wow, that's quite steep. I'd end up paying the closing fees, moving-in fees, and the 10% that bank won't cover (if ever) all at the same time. That's over 600K in one go!
Is it still possible to change the payment scheme? I mean, for example, I'd signed up for 10-90% and have just started paying for the monthly down payments, and in light of the possible issues I may face upon turnover, I'd like to switch to 15-85% instead. If I'm accorded the extra 4.5% discount, I'd keep the remaining balance to under 2M which I hope the bank could then cover.
Btw, I'm getting multiple, conflicting computation sheets. I don't know who's messing it up there but it's becoming a bait-and-switch situation which is actually illegal - at least in the US. I still haven't reached my boiling point but I'm expecting a better service from DMCI than this.

It's possible to change the payment scheme neilcab. It's from 10-90 to 15-85, they should be more than willing to accept that restructuring of payment.

Yes there are some unit owners living in Auburn. The turnover date of Auburn was last month only. The dress up of unit will just take 1 to 2weeks maybe that's the reason why you saw some unit not yet dress up. But you don't have to worry because DMCI always deliver on time.

Yes Auburn RFO date October 2012 and Lilac will be on march 2013. Have you seen the amenities area it so beautiful and refreshing. You should go visit it.

And, okay din that I get to see some people swimming na dun sa pool. Mas magiging busy siguro ang Siena sa coming days kasi sunod sunod na ang makakalipat sa Auburn.
Question - how long after paying the DP and then sa Bank na magbabayad ang interval? Magkasunod ba, let's say natapos ang DP ng month of May. kaagad din ba by June eh sa Bank na magbabayad?

In my case oct 30th ntapos un dp stage ko then mejo nadelay un approval ko kc mali un naforward na LOG. Last week upon issuance of checks Dec 15th un pinalagay ni UCPB mejo natuwa ako kc na free up un Nov without any penalty. Barely beating the DMCI deadline. Then just today na release un loan, the day I dated the check for UCPB BANK FEES na napakalaki.

You need to pay that.... Bank fees should be settled first before they release the loan.

My agent will start processing our Bank Loan application sa UCPB come January. Our unit is for turn over ng May 2013.

42 per sqm is not bad... I would think na mas mahal ang low rise since maintenance overhead will be divided to less people

Mejo mahal nga ang assoc dues. I am aslo expecting to that range as well 25-30. At malaki din ang increase ng CLOSING FEES nila from 3.6% to 9.6%.
The earlier the better when it comes to processing bank financing.

@ plipp17 - oh wow sa closing fees! Since kumuha ka na dati pa, di ka na siguro tinamaan ng increase? Or, you still paid 9.6%?
Yung sa amin kasi, nasa dating rate of 4% ata yun. Basta nung wala pang increase. So swerte na siguro kasi unit + parking space na yun.
Question pala - kaagad agad kaya may water and electricity na din sa drying cage? paano daw ang siste doon?
