planetjester September 30th, 2010, 03:29 PM Another very promising DMCI project in the South!
When's the target completion of each of the buildings ?
How much are the parking slots?
Is CITRINE the only building with the smallest 2br units at 37sqm + 5.5sqm (balcony)? How much is the projected TCP for a unit like this?
The entrance path is kinda long. Is it as long as the one in Ohana?
BaBy jAnA September 30th, 2010, 04:02 PM 1. gaano to kalayo sa Fault Line?
2. ilang mins from Boni mandaluyong to Sienna? (with and without traffic)
3. gaano sya kalayo from Boni mandaluyong? parang Boni - MOA or NORTH?
4. may TOLL pa bang dadaanan papuntang EDSA?
5. sobra ba matraffic sa SLEX?
thanks, mukhang maganda ang mura. sabi kasi 37 sqm + balcony is around 6-7K/month till turnover

Hey I live in Paranaque too
1. Fault Line? Are you speaking of the Marikina Fault Line? that's pretty far.
2-3. Hmm to Boni Mandaluyong, that's a bit far. Much much farther than Boni to MOA. Prolly an hour or so. West Service Road gets easily congested, however this site is close to SLEX Bicutan interchange so that instead of passing thru the long service road you can go into SLEX.
4. Huh? There's no toll along EDSA. You can also avoid going thru the SLEX by using the service roads.
5. SLEX north bound during morning rush hours become congested because of - wait for it - vehicles coming from the service roads.
Many people use the service roads because its free, but later on it will join the SLEX just after nichols interchange. If you're on the service road you can opt to do that or go thru Fort Bonifacio.
South bound, after work hours, going thru SLEX isn't so bad nowadays with the Skyway construction moving on southward to Sucat/Alabang area. At least, for us Bicutan people.
Also a lane for those going to the Bicutan interchange was setup to speed us up guys leaving SLEX thru there.

Is CITRINE the only building with the smallest 2br units at 37sqm + 5.5sqm (balcony)?

I believe yes! Maraming mga companies and corporations are around the areas. And when you try to visit some of the betterliving and bicutan paranaque (http://www.alabangcondominium.com/paranaque-city-condo.htm) areas maraming mga posted billboards na for rent/lease na house means malaki talaga demand.
I just went recently sa may service road ayus na pala ang right of way entrance gate ng Siena park (http://www.alabangcondominium.com/paranaque-city/siena-park-residence.htm) near Toyota very accessible talaga.

http://dmci-homes.com.ph/wp-content/uploads/2010/07/Siena-Park-Residences.jpg
For residents of Parañaque City, Raya Garden Condominiums has emerged as the paradigm of modern condo living — an esteemed address and well-admired community that many families aspire to be part of, as well as for single professionals who consider it a worthy investment.
Project developer DMCI Homes is equally proud of this flagship development that has set the pace for its growth in the industry, leading to its current position as the top name in medium-rise developments in the metro.
It was only natural then for the developer to come up with another project within the vibrant city of Parañaque. DMCI Homes’ latest project is Siena Park Residences, set to rise along West Service Road in barangay Sun Valley, Bicutan. This 3.1-hectare property will consist of 11 five-story, medium-rise buildings offering medium density living and the same winning attributes that have validated the DMCI Homes brand in the industry.
Siena Park Residences presents an option of two-bedroom and three-bedroom units with a generous gross floor area ranging from 48.5 sqm to 83 sqm.
While other projects are situated right in the middle of busy districts, the proximity to such hectic venues subjects residents to noise pollution and a constantly chaotic environment. Siena Park Residences gets the location advantage of being situated in a quiet property bounded by establishments and existing subdivisions such as Marimar Village I and Marimar Village II.
Located only five minutes away from Raya Garden Condominiums, Siena Park Residences is also nearby another popular landmark, SM Bicutan, which is just two minutes away. Other notable commercial establishments are likewise accessible. Glorietta and Greenbelt in Makati are just 20 minutes away via Skyway while Alabang Town Center and Festival Mall Alabang are just 20 minutes away.
Established schools are found within easy travel distance: Don Bosco, Assumption San Lorenzo, and Colegio San Agustin in Makati; International School Taguig, Asia Pacific College Magallanes, St. James Parañaque, Southville International School, San Beda College Muntinlupa, and De La Salle Santiago-Zobel Muntinlupa.
St. Luke’s Hospital Taguig, Asian Hospital and Medical Center are also nearby while business districts, public markets, sports centers, churches, and the domestic/international airports can be reached easily via the Skyway, SLEX, and service roads.
Siena Park Residences is billed as a “genuine tropical garden village with invigorating recreational amenities.” Designed after the same resort lifestyle typical of all DMCI Homes properties, Siena Park Residences will convey a modern contemporary architectural theme that will appeal to the target market of start-up families and upwardly mobile professionals.
The building façade will be articulated by the play of colors, form, and texture while the rest of the structures will be unified by a clean, uncluttered look.
Resort amenities are planned to encourage a relaxed, recreational lifestyle. Outdoor amenities include an activity lawn, playcourt, pool complex with waterplay, and a clubhouse. This central amenities area will be adorned with lush landscaping and attractive accents like a deck and cabanas. Inside the clubhouse, residents will discover plenty of activities in the game room, fitness gym, audio visual room, and multi-function hall. Their household needs will be serviced by a convenience store, water-refilling station, and laundry pick-up station.
Siena Park Residences presents an option of two-bedroom and three-bedroom units with a generous gross floor area ranging from 48.5-sq.m. to 83-sq.m. A total of 985 units are available for a very competitive price range of P2 million to P3.5 million. This is a lower price range compared with direct competitors in the area that also offer resort amenities in terms of per square meter price.
Buyers are assured of efficiently-planned unit spaces as DMCI Homes offers a two-bedroom unit with gross floor area of 48.5-sq.m., featuring top-quality finishes. The unit can accommodate a household of three to four members for the same price of a competitor’s one-bedroom unit sized at 33-sq.m.
With the purchase of a condo unit, residents also get to enjoy DMCI Homes’ signature, first-rate building features such as lower ground floor parking, professional property management service, scenic elevators, roof deck service area, 24/7 security and single-loaded hallways with landscape atriums that maximize the natural flow of light and ventilation inside the building. For young families looking for a primary home as well as yuppies, OFWs, and investors within the Bicutan and Sucat areas, Siena Park Residences will present an upgraded lifestyle within their comfort zone. Clearly, it’s the ideal option where residents from the south can enjoy a grand lifestyle and always feel at home.
DMCI Homes is the country’s premier triple A builder-developer that brings serviced, themed communities within reach of urban families who once had limited residential options, but still aspire to achieve a comfortable, enriching quality of life proximate to their place of interest. For inquiries on Siena Park Residences and other DMCI Homes projects, call 502-8116 or visit the website: www.dmci-homes.com.ph

brian504 May 6th, 2011, 03:51 AM Ok kaya dito tumira if working at the fort/makati? any other DMCI midrise condos in preselling stage at the same price point?
brian504 May 9th, 2011, 07:52 AM we placed our reservation here for the smaller 2-BR (37sqm) - Cerise bldg. Now, I'm having second thoughts about the size of the unit. Hindi kaya sobrang liit? Yung model unit nila yung 42sqm lang eh.. We also plan on reserving a parking space. Ang kaya lang ng budget is <2.5M so either
a.) 37sqm + parking or
b.) 42sqm without parking.
What do you guys think? Kami lang naman ni wife ang titira dito..

If you have a car, strongly suggest you get a parking slot.... You might regret not having one later on and end up renting a parking space for as much as 3k/ month
brian504 May 9th, 2011, 04:29 PM ^thanks for the input. yan rin naisip ko, at least in the long run, we get to own the parking slot.
ramilb May 16th, 2011, 06:30 PM actually..i purchased unit sa Siena already but without parking since i was thinking na rent na lang ako parking space later on..do u really think mas wise bumili parking slot than rent?
brian504 May 17th, 2011, 02:39 PM mas ok sir if bumili ka nalang ng slot kaysa mag rent. konte lang naman difference tapos in the long run mapapa sa iyo ang slot
topski2000 May 25th, 2011, 05:20 PM Hindi ba bumabaha dito?
brian504 May 27th, 2011, 05:31 PM Hi guys, just got my contract to sell. I've got a few questions if you don't mind.
1. Do I need a lawyer to read this? Wala kasi ako lawyer. I checked and tama naman yung amounts na nakasulat dito. Ayaw ko na sana gumastos for a lawyer :ohno:
2. Bakit hiwalay na contract for the unit area and drying cage? Ganun ba talaga?
3. Standardized ba lahat ng contents ng CTS and supplement ng DMCI? Comment ko lang na parang napaka one-sided hehe. Puro fees, penalties sa side ng purchaser. Waived pa ang right ng purchaser to press charges against the Developer/Seller.

hindi naman kasi i worked before in this area and wala naman ako nakitang baha in this area. Mukhang maganda naman ang drainage system nila so i think no worry about flood.
brian504 June 7th, 2011, 04:42 AM i read somewhere that mag oopen house na daw dito soon and mag price increase. any truth to this?
philip_santor@yahoo. June 9th, 2011, 02:42 PM I think there has been a price increase already for Auburn.

brokerods June 12th, 2011, 03:22 PM Hi guys, just got my contract to sell. I've got a few questions if you don't mind.
1. Do I need a lawyer to read this? Wala kasi ako lawyer. I checked and tama naman yung amounts na nakasulat dito. Ayaw ko na sana gumastos for a lawyer :ohno:
2. Bakit hiwalay na contract for the unit area and drying cage? Ganun ba talaga?
3. Standardized ba lahat ng contents ng CTS and supplement ng DMCI? Comment ko lang na parang napaka one-sided hehe. Puro fees, penalties sa side ng purchaser. Waived pa ang right ng purchaser to press charges against the Developer/Seller.
1. You don't really need a lawyer to read it. Just read it thoroughly.
2. Because they are 2 separate titles. 1 set of contract per title, and payments will be distributed between the 2
3. Yes, basically contract ng payments mo yan and what to expect. In the event delayed, you can put your payments on hold for the balance portion.
Don't forget about turnover fees which you need to settle on turnover of your unit. Hindi nakasulat diyan yung amount pero expect it to be around 30k. This is different from closing fees.
brokerods June 12th, 2011, 03:27 PM Citrine and Auburn building promo minimum 10% Down payment for 42 sqm units and above. Other buildings 15% minimum Down payment
brian504 June 13th, 2011, 04:03 PM ^thanks brokerods. so may closing fees, turnover fees and meron pa bank fees(if thru bank loan) aray
open house daw dito from now til sunday. if anyone here goes, i would appreciate any pictures :)
brian504 June 20th, 2011, 03:36 AM ask ko lang po if the closing fee is usually paid in cash or check? Hinihingan kasi ako ng postdated check for the closing fees. is this the norm?
brokerods June 20th, 2011, 05:01 PM ask ko lang po if the closing fee is usually paid in cash or check? Hinihingan kasi ako ng postdated check for the closing fees. is this the norm?
Yes.. you pay in cash through check. All payments you make should be through PDCs. What is meant by "paying closing fees in cash" is you settle the whole closing fees on your first amortization which is 3.6% TCP.
brian504 June 21st, 2011, 05:10 AM ^oh ok. got it thank you

Hi Ramilb!
If you are interested in renting a parking space in Siena Park, you can have it arranged when you have finally moved-in. Usually, some of those who have bought parking slots are offering their slots for rent. However, it is still advisable to buy your own as reserving a slot is in a first come, first serve basis.
DMCI Homes may offer street parking slots for lease in the future, but these may also be offered soon to interested buyers.
Thanks!

Officialdmcileasing February 1st, 2012, 02:30 AM Social Media + Real Estate Business
It is an undeniable fact that social media has been widely accepted as the key that opens the doors to prospect clients and has establish interaction to a more large scale. Comparing social networking to traditional way of marketing, it can be considered a more effective and efficient way to market product and business. Online businesses have incorporated widgets and toolbars, created fan pages, circles, groups and accounts just to extend there reach to potential customers. Real estate business is one of the industries that have been greatly influenced by social media. The University of Maryland's Smith School of Business conducted a study about the relationship of social networks to businesses and they found out the in the United States of America, technology adoption rate has double comparing it to the past year, from 12 percent to 24 percent respectively. From this study it is noticeable that many businesses have integrated social networks and is no surprise why they have included social marketing as a part their internet marketing strategy.:banana:

blueknight1968 February 21st, 2012, 06:35 AM Nice clubhouse. I missed the open house two weekends ago. I hope DMCI schedules another one soon so I can attend. I think construction of the Lilac bldg. (where I have a unit facing the pool) is also on advance schedule. I hope I can get financing in time for the turn-over he he.
brian504 February 21st, 2012, 09:59 AM ^AFAIK, every Sunday is open house. You can go and visit any Sunday (at least that is what the guard told me when I visited 3 weeks ago).
Edit: They just updated their site. Finished na ang clubhouse and Auburn.

Better ask your agent that one. Anyway, we visited the site last January. I'd just like to point out that there is no sidewalk being built along the driveway from West Service road to Sienna Park. Are they going to make a shaded walkway? Here are some pics.

It's quite a long and possibly hot walk lol :D
blueknight1968 March 13th, 2012, 08:44 AM Nice but indeed a long walk. Based on the site development plan in the DMCI website, there appears to be no covered pedestrian lane. Perhaps administration can allow the commuter tricycles or pedicabs to drop off customers beyond the guard gate. Or not, if there are security considerations.
brian504 March 13th, 2012, 09:44 AM You're right. I just checked the plan and there's no covered walkway. I was hoping for at least a sidewalk so we wouldn't have to walk on the road. I guess I'm ok with tricycles as long as they implement some kind of security measure.

dikong March 16th, 2012, 04:43 AM ^parang ganun din yung natatandaan ko. We tried to visit on a Saturday before (although December pa ito) and ang sabi nung guard Sunday lang daw pwede dahil ongoing yung construction pag Saturdays.

BGCfan March 16th, 2012, 05:55 PM As of now, site viewing is still only on Sundays. Model units are to be opened early April (hopefully) if not within the month. blueknight1968 May 8th, 2012, 08:49 AM Saw the model units of Sienna Park last 28 April. There's a two bedroom and a three bedroom model unit in Auburn. Lots of space saving ideas. Sorry I didn't take pictures. I was more interested to see where my unit at Lilac would be relative to the amenities. Like. It would be a long walk and from the service road entrance to the units. Hope there's another entrance at the back. SMDC will be building a condo right beside SM Bicutan, just before Toyota and then Sienna Park.

I've read all the complaints and ang masasabi ko lang, always look for an in-house agent of DMCI. Marami ads kayong makikita anywhere sa internet and nagkalat din mga real estate ek ek dyan, pero syempre iba if you will do a research.
I am thankful naman na na-meet ito ng current agent namin. And, assured naman kame na di niya kame pababayaan anytime we have concerns.
If in doubts, always ask (libre naman magtanong) :-)

hi purplerib, any chance of some translation ?
i've gathered a little bit here and there of what you've meant :p
brian504 May 25th, 2012, 02:52 AM I've already saw this before getting a unit here in Siena Park. While it is regrettable those things happened to them and it is inexcusable that the after sales service supposedly suck, I found that there is no 'perfect' developer (at this price point at least). DMCI is one of the better developers I think. Hey, at least the project looks like it will be delivered on time :) As with everything else in the PH, you must do your due diligence and constantly follow up.
