This $10 million penthouse in an older false creek highrise seems to be ridiculously cheap, even if it's only 5000 square feet.

I cannot belive how cheap it is. There are numerous $18million+ apartments in the city that don't look half as nice as this one.

Sold:
Three harbour green sold for $23 million; the PH at Hotel Georgia sold for $18 million; Fairmont sold for unknown price (number rumoured to be $22 million, or $3333/square foot, which is only a little more than the $2700/square foot for the other units in the building)

Asking:
The Erickson PH should be at least $20 million (since it's 10,000 square feet and the rest of the building sold for between $1800-$2100/square foot), One harbour green is asking $18 million. But this shouldn't be surprising, because most of the regular units at Harbour Green buildings are already in the $5-7 million range. Kings Landing, which is on false creek rather than coal harbour, is asking $15 million.

The bizarre thing is, these condos are selling for more than huge old mansions, in gorgeous establishment neighbourhoods like Shaughnessyor Rosedale. That is crazy.

Though that's the exception rather than the rule. In Vancouver, there's maybe about a dozen or so condos worth more than $10 million, but there's over 50 times the number of $10 million+ houses (as assessed by Landcor)

I'd take an old Georgian style mansion in Rosedale, or one of those big rambling old Edwardian mock Tudor wood/stucco ones in Shaughnessy ANY day of the week over any pent house suite I've ever seen. Mind you, if I had mega-bucks, I would probably have both... an exquisite old house and a luxurious penthouse. As it stands, I have neither!

Moving onto the suburbs.. Richmond's most expensive penthouses are at the Rivergreen development. 4 of them have been sold at $3.4 million each, or $1000-$1100 per square foot. That's Yorkville prices, lol.

The trouble with most of these designed-to-death interior spaces is they look like hotels, not homes. The design is so sterile and commercial looking, it appears people will only be staying in it in for a few days at a time.

That garish bathroom is just appalling. What on earth were they thinking of? Loud and echo-y too with the whole thing being overkill tile. Looks like a locker room at the gym that they would hose down every night.

That bathroom definitely didn't go for a "safe" design. Not for me either, though I wouldn't mind hosting a shower orgy in that psychadelic play pen a couple times a month...

You are completely right about not quoting large groups of photos - it gets repetitive and puts a strain on the allowable bandwidth of the original poster's photo uploading service.
A referring comment is usually enough without quoting zillions of pics!

^^Lol, but that's not even a penthouse... that unit's barely halfway up the tower, and it's not even the best one on that floor!

I also noticed that the resale price for the above unit is a lot lower than that $2100/square foot average in the building. Looks like some other units depreciated as well. Can't say I'm surprised though... the ceilings are ridiculously low, and the floorplates are so massive that the units get very little light/views for the money. If you look at the plans on the website, even $5 million means sharing a floor with 6 other units; $8 million means sharing a floor with 2 other units. It's poor value. You probably didn't need to post the walk-in closet, lol.

That said, since I can't find interior shots of the penthouse at Fairmont, here's the next best thing, one of their four 2-storey lofts. These are pretty much the only units in this building that I'll plunk $4.8 million for.

I really wished they covered up those pillars with some wood panelling, instead of leaving them pasty white... I know they're trying to leave a blank neutral slate for the owner's interior architect to work from, but the Richard Meier palette is so 90's...

I read on another thread that they aren't even structurally relevant. Just a cheesy faux loft addon.
Btw the low ceilings on the first Fairmont condo are unusual considering the high end finishes packages offered by the developer. The same quality of condominium could very well be achieved by renovating a 1970's/80's Toronto condo.
I am suprised at the lack of lighting in that Fairmont unit considering many Vancouver point condos nowadays are designed to take advantage of light/views to the max.

There's this guy who frequents Queen Street who has an all gold suede suit, lovely brimmed hat and, the most amazing touch, a Canadian Goose head cane. It's gold too, but its just good to see pimp's are being patriotic.
