Ayala Land Breaks Ground for Talisay BPO Campus


Sept 28, 2010 -- Ayala Land, Inc. broke ground today for its first Business Process Outsourcing (BPO) campus in the city of Talisay, Negros Occidental. The Ayala North Point TechnoHub is envisioned to be a fully-integrated Information Technology (IT) and IT-enabled services community designed for 24x7 operations.

When completed, the campus will consist of several BPO facilities with a total gross leasable area (GLA) of approximately 40,000 square meters, supported by a retail component on the ground floor of each office building, all within a 215-hecatare property that Ayala Land is developing in the city.

“Talisay is one of the major growth centers Ayala Land would like to have a strong presence in,” said Ayala Land senior vice president Marivic Anonuevo.
We are encouraged by the support of the Talisay city government units and our partner, the Lacson family, in facilitating the early start of this project.”

According to Anonuevo, this project brings the success of the company’s existing environment-friendly developments such as the UP-AyalaLand TechnoHub in Quezon City and One Evotech in NUVALI, Sta. Rosa, Laguna, to the Talisay community.

The initial phase of the project will involve the construction of the first 2-storey building with approximately 4,500 square meters of GLA. It is expected to be completed by the first quarter of 2011.

Upon completion, the development is expected to generate more than 15,000 jobs for the local community from the BPO offices, retail establishments and support maintenance services.

Sometimes, we often fail to notice rumors and plans that could affect major changes in our environment. And I think one of these things we had overlooked is the plan by Ayala Corporation to convert Talisay City into a new growth center outside of Bacolod City.

And, I suppose Mayor Eric Saratan is the most eager to see the Ayala dream materialize.

One tip was the fact that Saratan is eager to sponsor the training of Talisay’s qualified candidate for training in IT. That plan should virtually assure Talisay’s organizedmanpower entry into the proposed call centers Ayala intends to put up in Talisay City.

True, the original vision of Bacolod officials was the conversion of Talisay into a residential surburbs of Bacolod City. But it has grown faster than had been anticipated. And the cooperative program of the local officials sort of convinced Ayala that all their future investments will become more profitable if poured into Talisay City.

Silay City already has one call center. And Talisay, if present plans of Ayala will hold true, reportedly may soon find itself clogged by seven such call centers.

That could drown out Bacolod which is already suffering from a dearth of call center agents. Some local agents have gravitated to Manila. Thus, we also have virtually almost 30 percent of those now employed by Bacolod call centers are from Iloilo and other nearby provinces.

This phenomenon has convinced Governor Alfredo Marañon Jr. to take advantage of some 20,000 call center agents to accelerate the Provincial call center training program at the Paglaum Sports Complex.

It surprised me. I never had known that the program had been started during the term of former Governor Isidro Zayco, now Kabankalan Mayor.

And the thing that struck me was the fact that a Bacolod call center intends to put up another branch in Kabankalan City. The reason — they know of Ayala’s plan to put up several centers in Talisay City.

And they are also aware that Kabankalan City intends to spend the necessary amount for the training of their "scholars" in English proficiency by the provincial training center at Paglaum.

Incidentally, Chief of Staff Jose Ma. Valencia is the one in charge of the program. And he is determined that per instruction of Gov. Marañon as many local government units and non-government organizations invest in the training program to assure that more Negrenses can avail of the potential employment by call centers.

But for the immediate future, we have ourselves trained on Talisay City and what Ayala intends to do with their investments there. And, by the looks of it, Talisay may soon rival Bacolod City.

But, I have noticed that the first non-government organization to have taken advantage of the provincial training program was Provincial Board member Miller Serondo. He is also president of the Northern Negros Planters associated. And the Board had reportedly signed memorandum of agreement with Governor Alfredo Marañon, Jr. to send several of their qualified candidates for training at the provincial center at Paglaum Stadium.

Incidentally, that training center is one of the best equipped in the province. It boasts of air-conditioned room for computers as well as an air conditioned dormitory where trainees from outside of Bacolod may stay at the average of only P500 per student per month.

I shall report soon on gains by the province from the program. And, yes, another group which is ready to sign another MOA with the provincial government is the Fabricanian Association, headed by Mrs. Joy Sato, the president.

The Fabricanian officials were enthusiastic to take up the cudgels for the program of the provincial government. For them it represents the hope that many talented youth of the barangay will be eligibly trained for employment by call centers.

In short, that’s the good news for Negros Occidental.*

Ayala Land unveiling integrated community


The country’s leading developer, Ayala Land launches yet another integrated, master-planned and mixed-use community in Negros Occidental, a press release from the firm said.

Known for its master-planned communities the likes of the Makati Business District, Bonifacio Global City, Nuvali in Laguna and the Cebu Business Park, Ayala Land is set to unveil North Point at Talisay City tonight, a press release from the firm said.

Recognized as the choice residential address in Negros, with the communities of Ayala North Point, Verdana Homes Plantazionne and Verdana Homes Asyana already in place, North Point will soon have even more components to make it a truly mixed-use community, the press release also said.

More options for affordable living will be available with Avida Village North Point and Amaia Scapes North Point. To offer the complete live-work-play convenience, a BPO campus starting with Ayala North Point Technohub, a PEZA-registered IT Park, is also being developed. And to serve the needs of the growing community, a retail area will soon rise within the community.

This emerging 200-hectare master-planned estate will have a full-line of residential villages, plus commercial buildings, a retail center, landscaped parks and educational facilities, the press release said.

Today, Ayala Land showcases this developments with open house activities and tours for Verdana Homes Asyana, Avida Village North Point and Amaia Scapes North Point. In the evening, North Point will be formally launched in a grand fête along Gen. Aniceto Lacson Ave., it added.*

1st 'fully integrated' Ayala Land community launched in Negros

RECOGNIZING Negros Occidental as a key growth area in Western Visayas, leading real estate developer Ayala Land formally launched the region’s first “fully-integrated and master-planned community” dubbed Ayala North Point (ANP) last April 2 in Talisay City.

Ayala Land head for Visayas and Mindanao (VisMin) Emilio Tumbocon said “creating integrated mixed-used communities is essential to our expansion plans. These developments incorporate commercial, residential, retail and office spaces which complement each other to provide a live-work-play convenience for the community.”

This fully integrated community, located in a 215-hectare prime land amid the bustling cities of Bacolod and Silay, features themed residential and commercial developments that “make up a robust business district and growth center” expected to “spur economic development and enhance the social landscape in Negros.”

These include the Plantazionne Verdana Homes (PVH), Ayala’s “first affordable subdivision in the VisMin region where the clustered lot design encourages community interaction among families and friends living close to each other. Plantazionne focuses on the needs of families, overseas workers, professionals, entrepreneurs and retirees for a secure and beautiful community.” As of the March 29, 2011 inventory, 586 of its 587 saleable lots were already sold.

Verdana Homes Asyana, on the other hand, is envisioned as a community “for active families and showcases the best of Asian designs through modern Asian architecture. Some 118 of its 247 total lot inventory are still up for grabs through various financing options.

Avida Village is an 18.11-hectare residential development offering house and lot packages with 945 total saleable units. Priced from P1.6 million to P2 million, it targets “young, established and successful Negrenses who want to live in an exclusive community with the ready convenience of buying a house and lot package.”

Amaia Scapes, a sub-land of Avida, “caters to the broad affordable market segment” with its house and lot (H&L) package price ranging from P650,000 to P1.2 million. There are 1,553 total H&L units available through Pag-ibig and other financing schemes.

For the office and commercial component, a BPO campus starting with ANP’s techno hub -- an IT Park that is already registered by the Philippine Economic Zone Authority (Peza) -- is also being developed, Tumbocon said. Target completion for this two-level structure that has a gross leasable area of 5,000 square meters is on June 2011.

A two-storey building with 13 classrooms for nursery and office areas had also been developed in a 5-hectare lot. “Plans for expansion of this development include a sports complex and auditorium, among others.” There is also a gasoline station with a convenience store as well as other utilities provided within the community.

Tumbocon also committed “to continue to shape Negros’ landscape and to cater to the growing needs of the market in the region.” (CGC)

Ayala North Point Assured of Sufficient Water and Electricity

Who are the investors in their right minds would locate in an area without sufficient water and electricity supply? Where will the Local Government Units (LGU) learned how to build and run a city?

For investors and LGU governance alike, the 200 hectare Ayala North Point fully integrated, master-planned community in Negros which was launched over the weekend is assured of an all sufficient deep well water sources augmented by the Talisay City Water District, according to its General Manager Therese Borromeo.

Sufficiency of water is a "non-negotiable" basic essential service for the survival of a community, not just a subdivision, composes of Ayala North Point, Verdana Homes, Plantazionne, Verdana Homes Asyana, and soon, the affordable homes of Avida Village North Point and Amaia Scapes North Point.

Water is not just available, Borromeo explained, but that the flood-free Ayala Land North Point Community has excellent "after use water drainage system" which releases water to its vicinity river, "cleaner than the water of these river itself."

Indeed, a microcosm of what a city should be in terms of maintaining ecological balance needed to sustain life, which is the mission of the Ayala Property Management Corporation (APMC) which is the "preservation of the environment and the development of the communities we are doing business in."

Ayala Property Management Corporation (APMC) is a wholly owned subsidiary of Ayala Land, Inc. engaged in integrated property management services including building administration and maintenance, lease administration activities, commercial center and subdivision maintenance, and special technical services.

Central Negros Electric Cooperative, Inc. (Ceneco) on the other hand said that as a matter of their social responsibility, the employment component of the Ayala North Point fully integrated master-planned community like any other employment generation entity within its franchise area, is assured electricity supply priority allocation, for as long as Negros is assured of electricity generation supply within the Visayan Grid.

Part of the integrated master-planned community is the construction of the Ayala Land North Point Technohub envisioned to be a fully integrated information technology (IT) and IT-enabled services community backed by several low-rise Business Process Outsourcing facilities with a total gross leasable area (GLA) of about 40,000 square meters.

Other than the Technohub the construction of which is almost done and presently has eight prospective locators therefore projected to generate some 15,000 jobs will be supported by a retail commercial center component near the main entrance of the North Point. Borromeo, while leading the tour of the Technohub and the Ayala low cost Avida Village North Point and Amaia Scapes North Point disclosed that the former is now presidentially proclaimed under the Philippine Economic Zone Authority (PEZA) as the first IT Park outside of Bacolod.

The presence of the Ayala investments in Negros Occidental marks an addition to the regional economic growth through the BPO industry, not just in the Island of Negros but for the entire region as well.*

The media briefing last week by Ayala Land confirms my belief that the Negros economy is in the upswing. The land developer of high end subdivision in Talisay City is opening another phase of its project in Ayala North Point and considering that their prices are higher than that of other residential subdivisions one gets to be pessimistic about how the company could sell.

There are many subdivisions opening up in Bacolod. Just walk into one of the malls and the first thing that greats you are people in front of tables and maps of new subdivisions and model houses. The developers are indeed aggressive which indicate that the market is good. Nonetheless it is different with ANP because we do not see them in these malls where subdivisions are sold like in Divisoria.

The latest that ANP is opening next month is known as the Gardens with 34 lots available for sale. It has of course, the amenities expected of a posh subdivision and more.

I wondered during the briefing whether the Ayala Land sees the Negros economy as able to meet their expectations of selling these lots and I was assured that indeed the Negros economy is getting stronger and in fact their other lots had been selling quite well. Surely ANP would not move on unless the prospects are high. The development of The Gardens alone required an investment of P200 million in facilities and amenities that are unequalled in Negros, like underground electric and telephone lines thus avoiding the ugly clutter we find in the streets of our towns and cities and subdivisions.

This upswing in the Negros economy is bolstered by the report of Department of Trade and Industry that incomes from micro, small and medium enterprises in Negros are increasing. Their first five months sales already more than almost doubled to $724,271 compared to last year’s P441,441. Domestic sales also rose from over P66 million last year to over P171 million this year. Here we are citing a small sector of the Negros economy.

The Business Processing Outsourcing commonly known as call centers is also increasing. Governor Alfredo Marañon says he expects some 14,000 new agents added to the present almost 10,000. At a low salary rate of P10,00 each a month we are looking at minimum P240 million flowing into the Negros economy every month. This is salary alone not counting other money incomes from the BPO operations like food, maintenance, electricity, benefits, etc.

A visit to the malls every day, or better still during the holidays makes one wonder where all these people came from. The registration of Bacolod-based motor vehicles alone runs to 85,000 and if each (including public utility vehicles) on the average consumes five liters a day that runs to 450,000 liters of fuel which can be estimated at no less than P20 million. A gasoline dealer tells me on a “bad” day fuel sales goes to P19 million.

One has only to stand by the Capitol lagoon at 6th Street to see costly cars cruise along and Starbucks and Bob’s Café and Kuppa – the expensive coffee shops in town, are filled with people. Cruise along Lacson Street in the evenings all the way to past midnight and the night-outers are still there. The recently opened Shakey’s at Lacson-12th Street is filled with people, and I am not referring to night owls but families.

Right across Shakey’s is another building of several stories and one in front of the Carmelite Convent is Two San Parq which will be the tallest building in Western Visayas at 15 storeys, lording over its companion One San Parq beside it which is four storeys. Soon the province will start construction of a three-storey building at the former Paglaum Sports Complex which will be called Negros First Center. Information says that bidding has been scheduled for the lease and/or purchase of the lots behind the Capitol. We will know later who wins and what plans the winner has on this big piece of real estate but what we can expect is a boon and boom area that will transform the Bacolod skyline.

We are seeing therefore a province with a lot of money velocity and I think Ayala Land sees this as well so that they are gungho on their subdivision sales. Note for instance that their Plantazzione lots are sold out. Since they opened here in 1997 they have already sold 600 lots, and these are not che ap. In fact, the price of lots had double almost in 15 years and attracts more buyers.

Ayala’s confidence in the Negros economy is really contagious and can ripple.*

hehe...right! we had a wonderful time together! its great that we had it so that everyone in ALSI Vismin will be acquainted with one another. actually, Bacolod and CDO delegates were distributed to the 2 ALSI Cebu core groups: Humabon and Magellan. the 2 core groups were still divided into 2 just for the sports fest. 3 of the 5 Bacolod pips were in our team (Humabon - Green Team) while the other 2 were in (Humabon - Yellow Team). The Magellan group decided not to include outsiders in their teams (Blue and Red) and so during the end of the competition, the 1st and 2nd placers were all Humabon teams while the the 3rd and 4th placers were from Magellan! :cheers::cheers::cheers:

^^that's correct sir...2 simultaneous projects of ALI in negros occ. one in talisay city, (about 3 kms north of bacolod) the ayala northpoint community center and the other one, the proposed Ayala Capitol Civic Center on the 7.7 has. provincial capitol property.

^^kalapad pa gid sang area nga for future development. ang hua ming tani mag-open sila tertiary level in partnership with ALI kag mayo kon diri gid nila dayon ibutang. pwede gid mangin st. john's university. i think this was the case of UAP before. it has the backing of SM. migo @RN, if you have inputs on this, please enlighten us.:)

Ayala Land Inc. (ALI) sprawling its high end subdivision units everywhere has penetrated the taste of Negrenses. In a short period of time since its opening at the boundary between Bacolod and Talisay Cities, Verdana Homes Asyana had launched its Phase 2 area. It has 133 lots at 204 to 250 square meter lot sizes, all prime lots only, costing less than P1 million per lot.

It was truly Fun at the launch. With Asian Festival Inspired theme, different Food Kiosks invaded Club Verdana. From the Filipino Ensaymaditas and Puto Cheese, Ginataan and Bibingka; The Chinese Buchi, Siopao and Siomai to the Japanese Tempura and Fishball and my Uber favourite, California Maki, it sure satisfied mine and my comrades’ (from Skyscrapercity) palate.

The kid’s were also the happiest of the bunch, with Carnival Fair, Anime Sketching and Caricature Workshops and lots of classic Filipino Games to enjoy, everything was a blast!

I and my group were also busy entertaining ourselves during the launch. We had fun at the Photo Booth and we almost drown ourselves with photos. Photoshoot here, Photoshoot there, Photoshoot everywhere. The scenery in Beautiful Ayala Negros is incomparable. It almost makes you feel like you’re in a foreign land.

Borromeo said the North Point Technohub has a total area of 12 hectares for Business Process Outsourcing facilities and retail strip.

The Technohub with 5,000 square meters BPO or call center is Philippine Economic Zone Authority accredited, she said. The building is already finished and it has five restaurant spaces for al fresco dining, she added.

Borromeo said the Metro Gaisano Hypermart, which has approximately 5,000 square meters leasable space, and the retail strip with 10,000 leasable space, will be launched by the fourth quarter of the year.
Gig Hugo, head of Ayala Land Premier, said ALI remains very optimistic about the Bacolod and Negros markets and these projects are very clear indications of the commitment of Ayala Land to turn that optimism into reality.

The Ayala Land Inc. opened its third residential development project, Verdana Homes Asyana, Saturday at the North Point Estate in Talisay City, Negros Occidental.

The Verdana Homes Asyana is a 22-hectare property adjacent to the Plantazionne Verdana Homes.
She said the area will provide residents an array of retail business and institutional establishments within the community which is the first of its kind in Negros.
