I have a feeling mapuno na na ato CBD in less than 5 years. This is a very good news since a booming real estate means a thriving construction industry which can spill-over to all related businesses. the end result is a progressive economy. Viva!

Been worried about this. With the progress of Cebu, I wonder if most of us, Cebuanos, can still keep our much adored reputation of being humble, kuripot ug maki-"inato" lang.

As what Cardinal Vidal said, "Cebu should be a place of value". Highrises, malls and other infra projects are just the physical aspect of the Cebuano's spirit of being industrious, innovative and entrepreneurs. I am proud of being a Cebuano and of Cebu, since the time that there was still no highrises in Cebu.

I hope, we won't trade our "tatak Cebuano" to just a couple of 30-storey buildings.

Let's keep humble, pero mosukol attitude.

As as this thread creator, before other people would make another issue, we have confirmed already the final location of Appleone which will be located in the corner of Mindanao and Biliran Ave., Cebu Business Park, Cebu City.

The fenced property beside Marriot will likely be their Temfacil.

Which is great! I don't like a full block of glassy buildings. Glassy isn't so classy when all the neighbors are glassy too. It's always nice to mix up.

Group of entrepreneurs venture into real estate

CEBU,Philippines- A group of Cebuano entrepreneurs, most of whom are engaged in the construction business, have pooled their resources together to build a 17-story mixed use medium-rise building at the Cebu Business Park, to be called “Apple One Tower.”

This is the first project of the Apple One Properties Inc., to jumpstart the company’s plan to take advantage of the country’s fertile real estate industry may it be in residential or commercial development.

The Apple One Tower located adjacent to the Cebu City Marriott Hotel, will provide a total of 46 units of commercial spaces that are geared towards attracting the Business Process Outsourcing (BPO) companies, while providing a limited 18 units of residential condominium facilities.

In an interview with Apple One Properties vice president for operations Yvet V. Andalis, she said that the building will be completed in the next 18 months, while the company is currently negotiating for companies to transfer immediately after the completion.

Its condominium units, which are also positioned for high-end clients, are also getting strong interest specifically from expatriates and BPO executives that are based in Cebu.

Despite the entry of seasoned and well established names in real estate developments announcing their multi-million-peso condominium projects within the 52-hectare CBP, Andalis said Apple One Tower will have its advantage because it will focus on office and commercial leasing business.

“We only have limited residential units,” Andalis said adding that the company is not competing with any developer within the PEZA-accredited business park. Instead the project is complementing to provide wide-choices for customers to get commercial space and residential units within the area.

“Everybody is expanding. We need to provide them with spaces,” she said.

The P500 million Apple One Tower is largely banking on the robust BPO sector in Cebu, following its proclamation being the 8th emerged destination as BPO destination in the world.

This early, Andalis said the company is already negotiating with several BPO companies, like animation studios, and other outsourcing firms.

In the ground floor of the building, the company will dedicate the commercial spaces to financial institutions like banks, and insurance companies.

Following the formal launching of the project held recently, the company has started its pre-selling activities for its residential condominium units, that are priced from P4 million to as high as P8 million, depending of the floor-area size and number of bedrooms.

According to Andalis, the company led by Cebu-based Ven Ray Construction, which also part-owner of several several real estate properties in Cebu including Diamond Suites, Apple Tree Suites, BoardWalk City Residences at the North Reclamation Area, among others, is also planning to invest on more projects soon, in Metro Manila and in Cebu.

CEBU CITY, Dec. 14 (PNA) – A new player in the real estate industry is set to develop a 17-storey mixed-use development offering both residential and office spaces at the Cebu Business Park (CBP) here.

Apple One Properties Inc. vice president for operations Yvet Andales said the new development, called Apple Tower One, will have 46 office units, 18 residential units and 196 parking units.

Apple One Properties Inc. is a homegrown company managed by a group of Cebu-based construction companies.

Among its sister-companies are the Diamond Suites, Apple Tree Suites Cebu, Apple Tree Resort and Hotel in Cagayan de Oro and Boardwalk residences.

Andales said the first project of the company is positioned to provide more office spaces to the growing business process outsourcing (BPO) industry of Cebu.

The company, she said, invested around P500 million for the project.

”We see the need for more office spaces here for BPOs because we have seen its growth and also the government’s thrust of promoting Cebu to become the premier destination for this industry,” Andales said during the company’s project launching at the Marco Polo Plaza Hotel.

She said the CBP, being a Philippine Economic Zone Authority (Peza)-accredited information technology (IT) zone, gives the development an added advantage.

Apart from the office spaces, the project’s residential component, which comprises only 18 units, targets the high-end market, particularly expatriates and BPO executives.

The residential unit prices of the project range from P7.5 million to P9.8 million. It will have three room types: the studio unit with a floor area of 45 square meters (sq.m.), the one-bedroom unit with 56 sq.m. and two-bedroom unit with a floor area of 88 sq.m.

or not? i was in ayala yesterday and the traffic was worst than ever. is there an lrt planned by the city to compliment with these developments? if there is they better construct it fast. They should have anticipated this 20-30 years ago, now look what's happening. If they'll not gonna do something about this, this would be the Cebu's iceberg. This is what happens when an unstoppable force meets an immovable object. I'm not an expert but i know for sure that this is going to be a major problem in the future.
