Coming up off. N. M. Joshi Marg in Mahalaxmi, the Minerva tower by Lokhandwala Infrastructure will comprise of 80+ floors and be >300 m tall. The 59th floor (700 ft above ground) will have a sky lounge that will offer some amazing views of the sea and the cityscape.

Hey MHI1985- "Couple apartments" - Yea I wish!!Hah.. But I appreciate the good wishes.. Maybe soon? Well I guess despite the view being blocked partially- Lodha still has a stunning project- with incredible ammenities and everything. Also lets not forget all Bellisimo aparts are open on 2 sides so they will still have the view open on the other side except one of the wings that has primero in front.. So despite this I still think Bellisimo will be a highly coveted address and project..

Does anyone have any update on the flyover that is apparently going to be built from near Famous Studio, Dr E Moses Road directly over the railway track and open up at Apollo Mills? Right where this project is.. Lodha has been selling Bellisimo with this as a point.. Is it actually on the way? any ideas?

That flyover is going to remain "U/C" till Lodha and Lokhandwala can sell off the Apollo Mills area and then when thats done.."Oh Sorry Sir,It was just a "proposed" flyover we mentioned in our Brochure.Guess ull have to use Jacob Circle through the slums.

Haha- yea by the looks of it thats what will happen............would be terrific if they were to build it.. You would be from E moses onto that strech in mins.. well hopefully with all those buildings coming up Jacob Circle wont be as much of a mess as it is currently.. Only problem with slum rehab development- which most of whats left now of JC is is that apart from the main nice buildings- there will be rehab buidings all over.. Thats not too tempting! So MHi1985- you seem to be well informed- what project are you most bullish on amongst all these up and coming?

I guess Minerva looks like a good prospect if they sell it at anything between 18-20k anything above gives me a lot of choices to think about.

Awesome Design i must say, the glass cladding is superb and the sky lounge is something im looking forward 2..but im unsure if that wud b open to public for a residential building as this...

Hey Savz- I think construction should start anytime. Nothing done so far. Lets hope the sky lounge is open to the public althought I doubt that very much. Im sure the access to it will only be via access card for the residents.

Well its a long 4 year project for sure.. Lodha Bell. guys can enjoy the view till then.......... It will be funny sight to have people sitting in the Minerva Lounge and suddenly see eggs and tomatoes being thrown at them from across the street.......... will create alot of panic.

I suggest you create a thread just like the one in Kolkata subforum.. (Creating 3D Kolkata - Google Earth) and put your designs there.. better to track.
Plus, have you already submitted them to Google? Are they getting approved? I guess, since these buildings do not exist today, they might not get approved. Still we can save them for future :)

Looking Hot! The only concern I guess being that the only current "ready" project being The Imperial, Tardeo took ages to get done.. Hopefully systems are more streamlined and all these dream projects get done in the 4-5 stipulated period and dont take a decade..

Hey Bud, yup you are right.. Although I think Minerva has a huge ad opp the Sidhivinayak Temple at Prabhadevi as well.. perhaps that confused him. But its a nice follow up.. I actually think that this project is the next BIG thing for that part of the city..

Well its nothing like it aesthetically or in scale, but on a physical level it creates the same sort of impact considering it is in the heart of south bombay. Nothing in India is really like anything abroad now is it? But it can on some level perform simmilar function or create simmilar interest and aspirational value of being around it.. makes sense??

Who knows.. Hopefully perhaps once the lease expires in 2013- we may be in for some scale and sense of a central park.. ! I guess the govt was keen to create something on those lines at Azaad and Oval- but the Indian zest/zeal and obsession with cricket goofed that up.. so I guess its complex getting things like that done in India.. but I guess we all have to be hopeful.

I would suggest you to slow down on the international section. We have been getting a lot of naysayers from many other parts of the world. So once the building starts u/c and we have some pictures, we won't even give a chance to say anything to anyone.

True - but ESPECIALLY considering they're U/C and not Pro - they belong in there. I originally wanted to move it directly into the U/C section - but held off waiting on confirmation of height

And screw the naysayers mate - you and I know they're a dime and a dozen but a penny to boot!! I'm proud of the flood of projects in Mumbai and hate seeing one or two in the international forums where Mumbai
s visibility should big!! And its all fact- we're not conjuring up projects :cheers:

MUMBAI: The Bombay high court on Wednesday directed the Slum Rehabilitation Authority (SRA) not to sanction Lokhandwala Infrastructure's 25-acre slum redevelopment project at Worli till Febuary 2.

The HC's interim order is significant as it questions the state government's policy to permit a developer to take over a project without competitive bidding. The mandatory consent of 70% residents was also waived off.

The court order also deals a blow, if temporarily, to Lokhandwala's plan to construct a 80-storey tower. Three other mega slum revamp projects could also be affected in the process. These are Shivalik Ventures-Rohan Lifescape's 80-acre colony in Golibar ( Santa Cruz), Ackruti City's 100-acre project at Antop Hill and a 100-acre redevelopment project at Kandivli's Hanuman Nagar, planned by developer Kiran Hemani.

The Lokhandwala interim order was passed by a division bench of Justice Dr D Y Chandrachud and Justice Anoop Mohta while hearing a petition filed by slumdwellers of Veer Jijamata Nagar on E Moses Road. The residents contended that they had not given their consent for the project, as they had given their redevelopment rights to another developer. "In such circumstances, the state can't unilaterally decide to award the project to the Lokhandwalas," the petition said. The SRA and the state government have been asked to file their say on the issue.

According to the slum dwellers, as the Lokhandwalas had not managed to secure the mandatory 70% consent, the SRA did not process the builder's proposal. The developer then approached the state government, who, using a little known clause (3k) of the slum rehabilitation act, waived off the consent stipulation and gave a green signal to the scheme. In lieu of redeveloping the slum, the developer was asked to hand over the balance land for a sewage treatment plant.

The residents further contended that their houses were not part of a slums but a settlement colony for project-affected people. "In the case of the Dharavi redevelopment project, the BMC had taken a stand that the settlement of municipal tenants should not be equated with those of slumdwellers. The same argument also holds good with Veer Jijamata Nagar as well here," the residents argued.

The land at E Moses Road, Worli, comprises four clusters: Jivanjyot Co-operative Housing Society (CHS), Shree Swami Vivekanand Nagar CHS, Mata Ramabai Nagar and Veer Jijamata Nagar. Of these, Veer Jijamata Nagar comprises the largest chunk of about nine acres, with 3,500 of the 18,000 residents. . Of a total 18,000 slum-dwellers, over 3,500 slumdwellers reside in Jijamata Nagar.

Hey no one needs to worry- whoever has posted that news paper cutting has his facts fixed up. Its not relevant to Minerva- That high court rulling is regarding another plot of land that Lokhandwala owns in Worli and is planning another 80 storey luxury condo. Minerva so far is on a roll with 70% of the excavation work already and work in full swing.

That is pretty crazy- they are very close- Although the building is going to be slightlu angled above the 25 floor podium so the apartments on the left side of the plot will have way more space than those towards the right.. Also Bellisimo`s plan is like a wave- varying the distance between it and Minerva at different points considerably. Hopefully the architect positions the building in a manner to afford max views to everyone in both buildings..

Does anyone know typically if all is going as planned how long the excavation for the building like this takes? and thereafter how long approx does the foundation take to get done for it to reach the plinth level? The Sky towers at L Parel are all on plinth and higher levels now. Taken nearly a year and half to get here after the site prep actually began I think.. Any concrete info anyone?

Yo, Well all curt comments will receive and equal and opposite retort :) Anyway- yea, it is indeed super exciting to see all these projects taking off and I`m sure everyone here is looking forward to driving down lower Parel to Mahalaxmi in 2015! This cluster esp is going to be very very cool with Minerva, The Lodha buildings, Orchid Turf View, The Shangrila opposite with the Namaster Tower ( The W hotel) and the Orchid Views and heights in the back drop.. Mumbai is all set to change..

Approval has been given for a new spangly tower for the Indian city of Mumbai. Named the Minerva after the Roman goddess of wisdom, the design for the tower comes from Hafeez Contractors, and bears a similarity to cattle prods that no-one would ever use to make construction workers build quicker.

Standing at a total of 82-storeys, which is approximately 300 metres in height, the tower sits on a 12-storey podium base which will be used for parking.

From here the tower rises before separating into two separate prong-shaped towers in a similar manner to a magnet. Where the towers bisect a sky lounge will feature which includes a observation deck offering stunning views of the Arabian sea and surrounding countryside and for those who cant resist a flutter on the horse, the Mahalakshmi Racecourse, there will also be a café.

The undulating balconied facades are a mixture of concrete and glazing and have been designed to withstand the next five hundred years of wind and climate conditions.

The tower will be purely residential and aims to be one of the most luxurious addresses in Mumbai featuring six bed apartments with swimming pools, private sun decks for each apartment as well as the fact no common walls are shared between apartments reducing the hassle of noisy neighbours.

Residents of the towers can also look forward to the use of a gym, steam room, running track, cricket pitches and squash courts. Along with this there will also be a butler service and a 24/7 emergency service including private ambulance just in case of cramps on the running track.

With work already underway on the site preparation, it shouldn’t be to long before the tower graces Mumbai’s ever-expanding skyline.

Just got confirmed news from Lokhandwala that the contractor for Minerva has been finalised as L&T this week! So now that the excavation is almost done looks like we`ll be seeing L&T cranes there soon!!

Yup, The builders essentially these days are more "developers" than builders. They create the opportunity on the specific land parcel. Market, brand and overlook the project- But the actual physical construction contract is outcourced to a construction company. That way everyone can use their resources and core competence towards ensuring the project is done well and in a timely manner. So as it was pointed out earlier L&T has infact undertaken the contract for many of the luxury supertalls in south-central Mumbai.

Tried driving past last week but the gates are guarded shut although you can see lots of activity going on.. would be super if someone could attempt at getting site shots from somewhere.

It probably is for the actual site.. But I guess as the months go by we ll a structure starting to rise there.. Both in the Main site- which will be mammoth in size!! as well smaller rehab structures.

L&T might have diverted some of their construction labor from the India tower site to this one till they get all clearances.

Next time please take a shot of Bellissimo from this angle as well. Besides me, I'm sure others are bored of the view of it from the mahalaxmi bridge.

Indeed- their both gorgeous structures n their own right. Although as far as the view goes- The "A" Wing at Bellisimo will actually have its view pretty much intact! So those guys are pretty lucky. B and C do get blocked by Minerva.

The designers have designed it cleverly factoring the proximity to Bellisimo.

sad news for those apartment owners behind in Bellissiomo.. :(

What a rip off for residents who paid for the view...... I believe the value of Bellissimo will drop significantly once this monster is built... For many residents it will completely block the race course and Arabian sea view... I personally hate the location too, its right next to suburban railway track. All that nuisance (Train sound). :ohno::ohno:

Thats a valid point- but they have even countered even that problem. They have very stragically placed all the rehab buildings between the Minerva 25 floor podium and the Railway track- so the rehab buildings almost form like a buffer absorbing the sound, if any of the railways.. Lokhandwala is hell bent on making Minerva one of the most premium skyscrapers of the city so they`ve planned every angle of the design pretty stregically.
Bellisimo is great too- Yup the view from Tower B and C will get blocked.. Tower A still will have an open view.

You are absolutely right, Kudos to whoever designed Minerva building. With a 25 floor podium, I don't think the train sound would be such an issue.

I still think both the builders (Bellissimo and Minerva) should have maintained some distance instead of building right next to each other...... Had they maintained some distance by some 200- 300 m or so.... it would given a nice panoramic view for Mumbaikars from race course and would also make Bellissimo Tower B and C residents enjoy the view :)

I don't think so Lokhandwala Minerva podium will be 25 floors tall.It look like it will be around 15 floors tall but still its a good height.

Where did you get 25 floors from? The podium is half of that, it's only 12 floors.

12 floors? Huh? where did you get that from?? Thats probably from an old post.

The first residential level is the 26th floor. The first residential floor begins from 260 feet(approx) ( 80 meterst) from the ground. The podium is technically 18 floors. With a triple height entrance lobby on ground level and a triple ( or more) height lobby on the 18th level where the podium will be with some amenities. Then there are services- so it maybe 18 "Levels" of Podium- BUT first residential floor starts at 260 ft ( 80 meters) from the ground equivilent to a 26 storey building. Hence even in all the building catalogues and even website- residential levels say 26th-79th. You can reconfirm this on www.lokhandwalainfrastructure.com/minerva

Super updates! This one is rising really efficiently. technical question.. as per the design more or less- the entire plot which is essentially the pit rises up 260 feet as a podium.. But in the image it looks like there is support structure is only in the center of the site.. so that will support the entire slab? the size of the pit?

There are two more cores in addition to the central one. The south one can be seen at the back while the north one is in the foreground behind the boards. Both cores will have 8 elevators each.

Thanks you IU. My question actually was more structural not really services oriented. As per my understanding of this design- slabs of almost the entire size as that huge pit will go up all those floors as the tall podium- On which the actual building will sit. So my question was that the main rcc support structure looks like its happening along the center of the pit horizontally. Will that hold all those 18 podium slabs ( the entire size of the pit) going up? So essentially what we can see being built is the core for the actual building but I dont see support structure for the 18 large podium slabs. Thats what I wondering? Hope the question is framed well enough. Maybe those come up later?

The entire pit won't go up to form the podium.

To the left of the core in the first picture, you can see rebar sticking out. Those will be the perimeter columns that'll form the circumference of the support structure of the podium.

btw the elevator core is also a part of the building's load-bearing structure.

Yes I see it! However, in the illustration doesnt it look like the pit and podium are sort of oddly shaped- With 1 side being broader than the other? Both on site- The actual podium looks almost like a perfect symmetrical rectangle with both North and South edges the same size.. ? while in the image the south edge looks much broader than the North one.

Yup! I see the slight angle as well that the building is positioned at. I think that slight angle has been given to offer a clearer view to the apartment at that corner at the back/side off off Bellisimo C wing..

Both the structures rising are the rehab! The core in the center that is still below ground level is the tower that will rise up 82 floors.

This is progressing nicely. the periphery columns seem to be rising. Will make for great pictures as the superstructure takes from above the ground. Any idea of the completion date?

Yup its gonna look terrific as it starts to rise. The interesting part of the structure will be the tall podium. Completion date is estimated at Dec 2014.
