I remember the site well. I used to work in an office at MidPlaza II. What a development....The face of jakarta and (Karet) for sure will change forever with the completion of these towers....Now if only the BDNI towers near by and the Shangri-la apartment project can resume.......

Sudirman Park will complement the existing conflagaration of buildings nicely. Soon, new projects (apartments/office) will start next to Menara Batavia (that green building at the very left of the last picture)

And yes there will be new buildings beside Batavia Tower (right and left side) but there have not been start yet.
And maybe the cemetery will stay there...

or they may decide to move the cemetary somewhere else...wouldn't be too appropriate to have a cemetary right in the middle of a bustling CBD district...
apparently Shangrila used to be a cemetary too...

Man, this is Asia. Every thing is superstitious (not with c Maha.. ehe). Don't u know about the ritual of digging a hole to plant a buffalo head beneath the ground at the construction site? I dunno if people still used that kind of ritual.. But it seems very popular in here. And i just knew that a TV show "Gentayangan" (sort of mystical show, e/g:Dunia Lain) which broadcasted 3 times a week on TPI is also popular in our neighborhood countries, Singapore, Brunei, and Malaysia... Wow.. Yeah, Believe it or not.. like ripley said..

Ver, yes I think when I viewed the 2 bedroom on June 2004, the layout was different, the kitchen was living room (with sofa) and the kitchen itself was in front of the sofa in your pics. Just a slight different in putting things around. Thx.

TEMPO Interaktif, Jakarta:Limbah pembangunan proyek Apartemen Sudirman Park mendangkalkan saluran got warga Pasar Baru Timur Kelurahan Karet Tengsin Tanah Abang, Jakarta Pusat. Akibatnya, got sedalam 80 cm kini meluapkan isinya dan mengotori sebagian badan jalan. Padahal musim hujan baru saja berlalu.

Dari pengamatan Tempo, pembangunan proyek yang terletak di Jl. KH. Mas Mansyur Kav. 35 Jakarta Pusat itu tidak hanya memenuhi got dengan lumpur hitam tapi juga menimbulkan bau tidak sedap. "Dulu, got itu dalam. Tapi sekarang dangkal dan airnya meluap. Kalau hujan, air masuk ke rumah,"ujar H.Tarmat (65 thn), warga yang sejak 1965 menempati kawasan itu saat ditemui Tempo di rumahnya, Ahad (27/3).

Menurut Tarmat, beberapa warga akhirnya meninggikan dan memelur jalan dengan semen agar jika hujan air tidak masuk ke dalam rumah. "Kami saja yang akhirnya rajin memelur jalan. Ini menghabiskan 5 sak semen,"ujarnya. Namun tidak semua warga memiliki uang untuk meninggikan jalan.

Warga sudah melaporkan keluhan ini ke pihak pengembang PT. Surya Gading Mas Sakti, group Agung Podomoro. Namun, menurut warga pengembang tak peduli membandel, tak ada perubahahan. Pemda DKI juga telah melakukan pengamatan analisis dampak lingkungan (Amdal) Januari lalu namun hingga kini belum ada tindak lanjutnya. "Sudah laporan, sudah didemo tapi gak pernah ditanggapi. Serba susah. Pengembang hanya mendekati Lurah dan Polisi saja. Warga tidak didekati,"keluhnya.

Kamis (24/3) lalu Lurah Karet Tengsin Zaenuddin mengajak warga berkumpul, namun warga enggan datang karena pertemuan diadakan pukul 20.00 WIB. "Itu bukan jam kerja hingga hanya Lurah yang datang. Dan akan percuma, karena tidak ada tindak lanjutnya,"ujar Tarmat.

Selain air lumpur, warga terganggu dengan suara bising yang ditimbulkan proyek. Untuk suara bising akibat pemasangan tiang pancang, pihak pengembang memang telah memberikan uang kebisingan dalam 2 tahap yaitu ring I sebesar Rp 775 ribu dan ring II Rp 650 ribu namun hanya warga terdekat (kurang dari 100 warga) yang mendapat uang itu pada Agustus 2004. "Tembok warga yang retak-retak hingga kini belum diganti,"ujarnya. Pengembang, menjanjikan akan pemberian uang kompensasi dampak pembangunan proyek. "Tapi hingga kini belum diberikan,"katanya.

Apartemen Sudirman Park yang dibangun di atas lahan 4 hektar dengan dua menara (tower) memiliki 40 lantai dan 2.320 unit apartemen serta 80 unit office park. Bangunan yang belum selesai itu telah laris terjual meski ditawarkan dengan harga antara Rp 230 juta hingga Rp 600 juta dengan strata title (hak milik). Bahkan untuk pemasarannya isteri pimpinan DPR menawarkan apartemen itu pada acara silaturahmi Persatuan Istri Anggota (PIA) DPR beberapa waktu lalu.

Dia menekankan, acara itu murni silaturahmi. Dia hanya memberi kesempatan pada salah seorang anggota PIA DPR yang kebetulan merupakan petugas pemasaran (sales marketing) apartemen di Jakarta untuk melakukan presentasi.

"Seorang ibu yang juga istri anggota DPR meminta waktu bertemu pada saya untuk presentasi sesuatu. Saya sendiri kemudian memberi dia kesempatan secara cuma-cuma, terutama lagi karena berbagai pertimbangan. Itu juga untuk kepentingan anggota," papar Sylvia di Jakarta, kemarin.

Sylvia yang isteri Ketua DPR itu mengaku tak berpikir jauh tentang apartemen Sudirman Park - apalagi itu dipahami sebagai komersialisasi. "Yang ada di pikiran saya tak lebih dari sekadar memberi kesempatan, mengingat maksud dia hanya menawarkan alternatif kepada para istri anggota DPR," ujarnya pula.

Sylvia menekankan, penawaran apartemen dalam acara itu sama sekali tidak direncanakan. "Tapi karena bagus untuk kepentingan para anggota, saya beri dia kesempatan cuma-cuma," katanya.

Slyvia juga tak mengira bahwa maksud baik itu memunculkan macam-macam tudingan. Namun dia berjanji bahwa itu tidak akan terulang lagi. Dia mengaku akan lebih hati-hati dalam bersikap.

Beberapa waktu lalu, acara Silaturahmi PIA disesalkan anggota Fraksi Partai Amanat Nasional (FPAN) Djoko Susilo karena dianggap dimanfaatkan untuk kepentingan bisnis. Tudingan itu terkait presentasi tentang Apartemen Sudirman Park.

Acara presentasi itu sendiri memang tak ada dalam jadwal dan dilaksanakan berbarengan dengan rapat paripurna DPR yang membahas kebijakan pemerintah menaikkan harga BBM. Tapi acara itu tak berkaitan dengan rapat paripurna.

Keberatan oleh adanya komersialisasi itu, Wakil Ketua FPAN Djoko Susilo dan Wakil Sekretaris FPAN Tjatur Sapto Edy tergerak melayangkan surat ke pimpinan DPR. (H-3)

yep, that is right, I suppose it will be hard to duplicate those houses in the miniature model or perhaps just marketing purpose - greenery looks nicer than piled of houses, certainly fooled me on the first sight ;). Btw wonder if they really will build the side access road to the apartment entrance like what is shown on the miniature model ... anyone knows ?

last thing i heard from the marketing guy, the developer and the houses owner almost reached a deal to free the land

hehe you take my comments too seriously. There's no scientific basis for my comments, I was just saying it because I feel that so far, it has gone up very slowly, and that it'll go faster when the workers "get the hang of it" after a few more weeks or so.

Really makes me wonder, how much do those houses cost? I would imagine the land value would be pretty damn high considering its located right at the heart of the CBD. Does anyone know? I also woinder if eventually those houses are gonna be bought by developers for development.

Alvin, if you're talking about the houses in front of Sudirman Park, yes the developer's tried to buy them even though now they haven't agreed on price.
The houses behind it, are sandwiched between Jln Sudirman, Jl KH Mansyur and the buidling, they will be naturally vanished, since like you say they are located in CBD therefore a lot of investors are eyeing on them.

The show unit was pretty cramped. When I asked the sales guy where to put my washing machine in the apartment, he actually suggested the balcony! :hahaha:

Tata, I'm only doing this one unit type; I have been asked to work on the interior for a next of kin who's intending to rent out/sell the place away. I'm taking it easy 'cos her high-floor unit isn't even built yet. :)
As requested by Firmanhadi, I'm including a couple of human figures and furniture (see below). And yes, it's tough finding a spot for washing machine; I guess they must have a common laundry area for the block - a good place to get to know your neighbours' dirty laundry, huh? ;)

Ratusan Warga tuntut kompensasi ganti rugi atas pembangunan Hotel Sudirman Park

Ratusan warga RW 09 Kelurahan Karet Tengsin Kecamatan tanah Abang Jumat (9/9) mendatangi ppengembang proyek pembangunan Hotel Sudirman Park karena dianggap sudah merugikan masyarakat setempat. Dalam hal ini warga menuntut kompensasi ganti rugi atas kerusakan dan polusi yang di hasilkan dalam pelaksanaan pembangunan.

Rombongan warga yang melakukan protes tersebut langsung diterima pimpinan kontraktor sipil (PT. Adi Karya), selaku pihak yang dipercayakan sebagai pelaksana proyek oleh PT Surya Gading Mas Sakti (SGMS). Dan selanjutnya melakukan negosiasi dengan pengajuan tuntutan oleh warga.

Ketua RW 09 Safrudin Dahlan menjelaskan kepada Berita Jakarta.Com bahwa selama pembangunan berlangsung warga sangat di rugikan. Mulai dari banyaknya debu yang bertaburan dan suara bising mesin yang tak pernah berhenti selam 24 jam. “warga minta agar pihak pengembang menghentikan aktivitasnya pada pukul 22.00 wib,”katanya.

Bukan hanya itu, warga sejak satu bulan lalu mengalami kekeringan hingga sulit memperoleh air bersih, karena sumber airnya sudah terhisap untuk kepentingan pembangunan Hotel Sudirman Park. “pengembang harus menyediakan mesin pompa di tiap RT,” tegasnya.

Oleh karena kerugian yang dialami oleh warga, menurut Safrudin, pihak pengembang dituntut memberikan kompensasai ganti rugi sebesar Rp 500 ribu per bulan untuk setiap Kepala Keluarga. Namun, bila tuntutan tidak dihiraukan maka warga akan terus melakukan unjuk rasa atas kergian yang dialami.

Disisi lain, warga yang hadir juga mengungkapkan bahwa sering kali para pekerja proyek usil dan mengusik dengan cara melemparkan batu krikil, helm bekas dan di duga suka mengintip orang mandi.

I was told it has something to do with the sense of being overwhelmed by tall buildings and skyscrapers...Light and air circulation also play a part too...In Vancouver, many hi-rise buildings are also accompanied with smaller, more human scale frontal buildings (i.e. that thing you called ruko in Jakarta). Currently, it is one way of promoting smart urban growth, cause walking through a place of jutting out skyscrapers (like New York, Chicago, Hong Kong, etc) might give a sense of being surrounded, oppressed by the sheer facades of such gargantuan buildings as opposed to places like Jakarta, or Vancouver where the space seem and feel more open.

that such a gap is actually a water garden which separated tower a and tower b and at the centre of it is a main entrance to the apt, the area is quite large which gives good air circulation, which is good for indonesian like me ...

Sudirman Park Apartments will be 46 storeys, but actually they only 40 floor, they will not have floor number 4,13,14,22,24,34.
And it will be about 140m high...

The Penthouses of Sudirman Park Apartment are at level 45 and 46, so it gonna be 46 floor, But they will not have floor # 4,13,14,24,34,44, so actualy they will have only 46-6= 40 floor

The worst part of this project is that ugly slab of wall that they just put there to partition the complex from those houses that they could not dislocate...I don't understand why the developers aren't willing to spend a bit more money to 'bebasin lahan' in front of it and make the entrance grander and the facade more nicely visible from street level.
