Beautiful shots Chrisso. It's looking very good at present.
The residential section promises to be the best looking part and will top it off perfectly.

Yesterdady I was speaking to someone with an apartment in Riparian. They have been told that they will be able to move in next April.

This person has also informed me that even though the office floors are are structurally finished, due to the fact that some of the plant for the office levels is located on top of the ressie section, the office tenants wont be able to move in until April as well. This building is so far behind, its becoming a joke.

I dont lay any blame on the site workers at all. I know how hard site workers work these days. In fact its not just the site workers, but everyone even conected with the building industry. And that includes the engineers and architects (i can vouch for architects myself). The whole industry is being asked to meet multiple impossible deadlines. This boom is just so huge and came so suddenly that Brisbane cannot cope with the demand for design, and construction services.

Take a look - they are already covering the inner lobby walls with some sort of granite? Looks the same as Riverside. It's all happening now.

As for the upper section it does look very strange as if someone has shifted the whole top section out of place.

The overhanging nature of the balconies is currently overemphasised by the scaffolding and supporting platform which is in place.

From that picture it looks as though they have done 2 balcony levels (so about 4 residential floors) looks really cool! What colour do you reckon it would look best painted as? I reckon black, it would really stand out.

I really like the windows. They are just the right shape.
But I don't like them when riverside is in the same picture. Have 2 buildings with SO similer windows right next to each other really detracts from it imo.
I still think the car park looks crappy, but yeah I understand why it has to be like that. Stupid water.

Overall it looks so much better than the renders! I really thought it was going to be a blight on brisbane but I quite like it now! Its freakyness is growing on me.

Noticed today that the scaffold has moved up several floors on the top exposing concrete and the back of the apartment section.

Also noticed that they are starting to do the lobby section.

Yeah, when they pour a new level or the walls they have to box it in with steel reinforcing in the middle. You should have learnt that in construction 1 in town planning right?

Riparian is looking great now, when you are in the city and looking up at it. And fantastic from my office window at the corner or Creek and Queen. Due to its darker colours Riaparian's presence is already stronger than CP1. For me the changing of the guard happened this week. Riaprian is now "Brisbane's skyscraper"

Without the change in shape and volume, this tower just wouldn't have worked. Seidler is a genious.

the roof of 4th resi floor is 166.4m above ground! i think its level 44? when level47 is complete it will be 174.9m high, thus becoming tallest in Brisbane!!!only 3 more floors. countdown is on!

Would you believe its taken almost 4 months to complete 4 residential levels. At this rate with 7 more to go plus the top section its going to take until mid next year. The empire state building was completed in just over a year (410 days). It Kind of makes you wonder.

esb was a simple steel framed girder construction as opposed to a reinforced concrete curved balc number. quite a dif set up and form of construction. im sure esb would of taken years to build if it was designed by harryS in concrete! lol
but i know what ya mean. its sure going slow.

As I passed Riparian Plaza today I noticed that there was scaffolding up arround some of the posts at the base and that they've begun covering the posts in a fashion similar to that of the Riverside Centre. It looked pretty good (in comparison to blank concrete...)

Looks like they are about to pour the top of the 6th level, level 47 But the core is already inplace. So basically this is now structurally the tallest building in Brisbane.

Empire State building was built during the middle of the biggest depression the western world has known. Labour was lining up for work for blocks every morning. The safety standards and the methods of construction are poles apart. You can not compare what happened 70 years ago with today.

The Empire State Building is a wonderful testament to the peolpe involved with it, but it's erection in record time could never be completed in the civilised world as we know it, Full Stop.

i contacted property editor from Brisbane Courier Mail yesterday to let him know about Riparian surpassing CP as new tallest and he was happy i let him know, i would never of known. so he is going to run a story about how it will be te tallest until Aurora passes it and then Vision. we had a nice little chat and told him about forum ect.
I said its been 16 years since we had a new tallest!

Yeah Gertzy Riparian and Riverside are meant to be twins up to the top of the commercial levels. Don't worry I've been labelled silly and ignorant by others in these forums but who gives a #$%@ . Keep asking questions there are people that don't mind answering them

Marking time unitl Riparian Plaza opens

The Brisbane CBD market is healthy but in a holding pattern until the long-awaited Riparian Plaza is ready next year.

Knight Frank's Queensland managing director, Grant Whittaker, said the period before the opening of Riparian was a "bit of an unknown" for the market.

Away from the CBD, MrWhittaker said, there was increasing activity in such near-city markets as Fortitude Valley and Milton.

He said Riparian would add 30,000 square metres to the CBD. About 25 per cent of the building is said to have been leased. Law firm Clayton Utz is a key tenant.

"But it has been a bit difficult to know all of the others which have signed for the building," he said.

Property Council of Australia figures indicate the vacancy rate in the Brisbane CBD was less than 7 per cent at the end of June 2004. That is forecast to rise over the next few years. "The premium market is quite strong, albeit we are waiting on Riparian," Mr Whittaker said.

Refurbishment is also an important point in the outlook for the Brisbane market. There is a ripple effect from the move of major tenants, including Brisbane City Council and Suncorp, from their current buildings to the new Brisbane Square.

Mr Whittaker said the old Suncorp building in Turbot Street and the Brisbane Administration Centre in Adelaide Street would be refurbished.

Both should be ready by late 2006 or 2007 and there was interest in seeing how the refurbished buildings would be positioned in the market, he said.

In the medium term, an important factor will be the market's capacity to deal with space caused by tenants moving to the new office towers.

While it expects vacancies to rise, Knight Frank says that will be mainly in secondary stock.

It says in its report on the Brisbane CBD that the introduction of Riparian should ease the "current shortage of quality space".

"Rents and incentives in the better buildings are expected to remain in check by the competitiveness of the development market."

The long-term picture for Brisbane's CBD is tight. The existing land bank can support only another 100,000 square metres of office space.

Knight Frank says that developers will then have to combine sites or buy developed buildings.

I can't find anything in my files, but my memory was of a much less impressive building than Riparian. Still similar to RS1, but more of a large (read high) cake, with a slice cut out of it. Though it was only about 2/3rds of RS1 height. Anyone else remember this (or am I just showing my age!).

Yeah, for sure that's the angle it has the biggest impact on, because from the other angles it's partially / fully obscured from view or across a river and looking similar to riverside.

Hi all,

Does anyone out there have a shot of the original design for Riverside 2 (as given at the start of RS1). In a large book on Harry Seidler's works (by Kenneth Frampton) it had a photo of Riverside Centre stage 2, but it looked different to the building in that picture above and there was no stage 3. It looked the same as Riverside 1 except it is was a flattened oval shape (like the glassy 1400 smith street in Houston)

Those buildings really show no imagination. Seidler must of been going through some kind of depression when he designed them. A classic example of what not to build.

Mind you, the current design is not unsimilar to the second building. Both have a boxy looking base. You can tell that the idea to design the apartment level in a triangular shape on top progressed from the second building. Only he has been a little more imaginitive with riparian creating curved balconies rather than straight ones.

Was walking past today and I noticed that the crane that was on the front has been totally dismantled and repositoned on the back - when did this happen????

The front cladding has not been added yet and there is a line where the old crane used to be from top to bottom. I had not noticed this.

the 7th floor was UC on the 2nd. so it's made 2 floors progress in 11 days. 1 floor per 5.5 days. so, theoretically, work on the plantroom should start in 11 days.

BTW great photos defec8r! i love the effect created by riparian, its the tallest in the centre of the photo with cp1 and waterfront "stepping down" from it on either side.

Cull, Favelle would be more up to speed but both cranes would have 48.3m of boom or less. There is no chart for a 750 with any more boom that I know of. That give the crane a working radius limit of 45.7m from the centre of its tower. That equals about 158 ft from the bottom of the boom where it butts onto the deck of the crane up to the tip.

It will be overtaken by aurora next year.

Then aurora overtaken by vision (246m) probably in 2006

yes it has reached 180m i worked out earlier this week.
andy- Just 2 more resi floor (lev50/51) and then the large plantroom which has 2levels.thus total-53
the floor of plantoom is 188m ,so in total its 12m high!

i think the press have got RL stats again! the height to antenna will be 253m above sea level or 249m above grd.
so it will infact be higher then 250m above brisbane river. true

Riparian is now 180m or RL184m while CP1 is 174m or RL180m, in fact it is now just (1 floor) higher then CP1 as yyou see it (above RL) ! does that make sense? lol maybe thats what Riparian builders mean? it would look pretty equal up there looking across at CP1s roof.

yeah, rip is currently 180m or RL184m which is only 4m higher then CP1, so from most angles it would be appear equal or not taller at all. this is evident in Melb with Eureka. from some angles Riato still looks higher even though its equal height atm.

WOW great photos Chrisso.

It is turning out a real treat. It is actually quite a complex tower. When the spire is attatched, it will effectively have 4 segments - the car park, office, residential and spire. The three segments present go together very nicely, making this far more interesting than the Riverside Centre to the right

Yes Chrisso, a visual feast bestowed upon us.

Riparian has also taken the eyes away from its dowdy little sibling, that has long held court until now on the section of the river bank.

Stunning Pictures, - I personally like all the buildings on the river - the only one i hate and would pull down is that ghastly brown thing next to aurora. Horrible waste of fine land

While driving across the Storey Bridge this weekend it really hit me for the first time how imposing Riparian will be (already is).

That building is low and will remain so to preserve a view of st John's Catherdral from the river.

The penthouse has changed from the renders. It is shown as 2 side-by-side apartments but as there is only one purchaser for the whole floor, it's being redeveloped as one huge penthouse.

Some of the other lower apartments have also been combined into sub-penthouses.

According to Courier Mail 9 May 2001, $6.7 million. 1000 sqm. I've heard all the apartments have appreciated dramatically since the early days (despite not being completed yet). Some may have already changed hands for a tidy profit ...

No, not quite. The pool is set back a few metres from the edge (i.e. you can walk all the way around it). The actual pool sits inside the cavity you see in the photos on some sort of damper system to shield the commercial floor below from noise, vibrations and water leakage. A pool inside a pool!

harryS did the penthouse pools with Horizon in darlinghurst and Cove in the Rocks Sydney.

good stuff. im a model maker with sydney city council and take care and update a physical model of the city. but over last few years we are now creating the city with microstation V8. it is now part of a DA application to submit a model + a cad model to insert into our database. should be good when compelted.
your 3d diagrams are suberb.
