Fabian August 7th, 2004, 02:35 AM Strata offices are now on sale in the 14 storey, 262 Castlereagh Street complex. It contains 12 levels of office space + penthouse.
A quarter of the space has already been sold
Here's a render of the complex. I think they are refurbishing the building, which dates back to 1974 as SS.com has a building of 14 storeys on it's database for the address. I'm going to check this when I go downtown today to find out more

CULWULLA August 7th, 2004, 07:22 AM yeah we have been doing many sun access tests with this one with concerns from nearby resident nimbys from the apartment tower to its east. Council actually won in l&E court last week so they loose a top floor beacuse of it. it was to be 15 storeys.the penthouse had to be lowered and set back from adjacent apartment tower to south.
this DA has been in our model for 7 years! bout bloody time its going to be built.
its a nice modest design rising 53m so wont really make any impact on skyline but it does say that Sydney is welcoming back new office space!!
Muse August 7th, 2004, 07:55 AM The DA for it sitting in the model for just over 7 years and it would have been on the drawing boards from at least 5 years before that.....so yeah, no wonder it looks like it came out of the 80s/early 90s (with the influence of the mid-80s).
53m/174ft is quite a reasonable height for a building with only 14 levels.
The design reminds me of many buildings in North Sydney or on Melbourne's St Kilda Road that are around the same height.
Tony P August 7th, 2004, 07:58 AM I'll take it. Look at how it refreshes the dull browns/greys of the surrounding buildings. It also pays respect to the lines of the older brick building building next to it. I do wish at least some of the masonry (the cream coloured bits) did extend to the ground....it's as if the 'real' building sits above the awning.
I agree that it looks medium tech 80's, but I see a lot of the 50's in the large glass/window section.
I quite like it.
finn August 7th, 2004, 03:30 PM I would love to see some contemporary, ultra-bold, Melbourne-esque architecture, reminiscent of Storey Hall or something...instead this reminds me of some of the late 1980's post-modern arcades like Australia on Collins (smaller version of course).
Ah well, it isn't offensive and does indeed provide a bit of colour/material variation to the block, so at least that's something! :)
Muse August 7th, 2004, 05:43 PM Yes, it's a gloomy part of town as it is....almost ominous. Despite its retro look, 262 will add some "spiceyness" to the drearyness.
I can't help but think of Civic Tower i.e. in regard to a tower being built years after it has been initially designed. If this tower's construction begins relatively soon, it will be a little over 1/3 of the wait Civic Tower had (can't say exactly the wait from drawing board to constuction. Only a guesstimate).
However, one can say with certainty that like Civic, 262 will be moreso up-to-date structurally and technologically compared to even if it had been built approx. from when it was O.K.ed to 7 years ago.

rob_ April 16th, 2005, 01:24 AM It’s a pity they could not do something taller and make it fit in with some of the nice architecture of the area, like the building directly to the right, in the picture.
but if it is half sold they must be doing something right!
Muse September 25th, 2006, 03:00 AM Well, this project still seems to be alive. In the business pages of the weekend SMH was an ad from propertylook.com for the sale of the site via auction, including the papers for the new development. Not sure if that means the DA is included though.

so many new bldgs btween 50-60m high.
