Adelarch August 8th, 2004, 10:29 AM Just when you thought things were starting to settle down a bit...
I'm told by a (highly reliable) source ;) that the old tram barn site adjacent to the new Comm Law crts on Victoria Square, is soon to have a DA lodged for an 18 storey building - roughly the height of the SGIC and Hilton buildings. It will be a combination of courts and offices and will be sitting on a 3 storey podium with cafes etc on the ground level
And from what I hear there should be a bit of money thrown at it so there's a good chance it'll be a looker :)

Also, just remembered, there was talk about some sort of significant structure being built by the Church, which we assumed would go down on the block right next door (on the left of that pic you took) - could this be the one?

I don't know if you were around when it happened, but there used to be a thread for a building between Horizon and The Embassy, but it turned out to be just an amendment to Horizon's DA. So now we need a 'reliable' source of some sort, which strangely, could even be The Advertiser.

Will August 13th, 2004, 07:24 AM I remember starting a thread about this last year, I glad that this idea has not been dumped. An 18 level building would look great at the site. This is a much better idea than the international swimming centre proposed for the site last year. Hopefully the new building will retain the elegant Tram Barn façade.

The council wishes to have a building of extremely high architectural merit on the site, so it could end up being quite a showpiece for the square!

Yeah, hopefully it'll be a nice one. Actually the architects will be the same mob that designed the Comm Law Courts next door (Hassell), which could be a good sign.

You're a hard man, lol ;) Not to get too pedantic or anything, but the ACC committee minutes linked above state that the any development on the site take the form of a tower around 18 storeys high - therefore it's a fair assumption that this is what the proposal will be - and this is backed up by the contact I have who has been involved the planning process
...anyway this is splitting hairs, there'll no doubt be an announcement of some sort sooner or later :)

Its not a question of not being needed, that would only apply if the building was to be office only etc however i believe Shuzter implied that the building would be multiuse. We could thus have a few very tall buildings rather than 10-20 small ones. For example you could have a hotel on 15 floors, 15 floors of office space and then 20 floors of appartments. That would make one grand building and filling it wouldnt be a problem.
The reason it isnt getting built is not because it isnt needed but due to the fact that Adelaide has height restrictions, most of which have been set in place to avoid causing wind tunnel, shadowing effects such as can be seen in sydney and thus protecting the heritage in the area and the general street scape. Also in the southern parts of the CBD the NIMBY's in their cottages would go bonkers if someone was to build a 50 st skaper next to them.

Adelaide isn't simcity. Buildings don't suddenly just get filled to the brim as soon as they are complete. Why build if there is a shortage or no demand and noone will fill the building? Building at such a rapid rate would cause a glut on the residential, hotel and office markets.

A PROPOSAL from the Catholic Church is one of three shortlisted for Adelaide's latest office tower, a $100 million "green" building for the state government-controlled SA Water.
The church, Perth's Caversham Group, and a local consortium are on the shortlist to develop the new tower.
A dozen office towers are already under construction or proposed for the Adelaide CBD, seven of which are being built. If the church's proposal proceeds, the new water authority office tower will be developed on the site of the old Tram Barn at 242-260 Victoria Square, directly opposite the new Commonwealth Law Courts being built at 1 Angas Street.
Proposed by the Catholic Church Endowment Society, the 16,000sqm Tram Barn redevelopment site, only a short distance from St Francis Xavier's Cathedral and St Aloysius College girls school, would include a mix of church and community facilities.
The Caversham proposal is at its massive City Central site, where the Commonwealth Property Office Fund has already paid $143 million for a yet to be completed building.
Situated at the corner of Franklin and Bentham streets, the site has been shortlisted along with a former telephone exchange building at 42-56 Franklin Street, which is controlled by private local interests.
The shortlist is a result of an expressions of interest campaign started almost a year ago for a 16,0000sqm, five-star, energy-rated building.
The planned office tower will consolidate three existing SA Water metropolitan offices.
They include a 77 Grenfell Street head office, which is owned by Sydney property investors Danny Goldberg and Greg Shand, who paid more than $41.7 million for the 20-storey building in 1993. SA Water chief executive Anne Howe said the preferred site for the new headquarters building would be announced next year.

Hoping this site is chosen given the city central block is already beefing up nicely, in contrast to this neck of the woods which IMO needs a bit of 'balancing out' with a few more scrapers. either way, $100 mill should make a pretty decent scraper :)
Will October 7th, 2005, 09:16 AM I was reading the Catholic 'southern Cross' newspaper and they had an article claiming that the church would like to add an 'iconic' building to the skyline with views of the Adelaide Hills. No more information, but it does sound like it will at least be taller than 10 levels.

any knowledge on hieght? considering that the law courst have a significant impact to the skyline from tapleys hill rd (near the airport) depsite only being 45m high. will certainly bring some balance about if goes ahed.

THE Catholic Church has won the tender to build the new $100 million SA Water headquarters in Victoria Square.
The world-class green energy building will be erected on the old tram depot site on Angas St behind the Catholic Cathedral.
The site, which was bought by the church from the State Government for $5.5 million in October last year, will be transformed into a 10 to 12-storey, five star energy-rated building.
Around 800 SA Water staff – presently working in Grenfell St, Thebarton and Bolivar – will be located in the new headquarters.
The Government has promised that when the Thebarton works depot at East Tce is abandoned the site will be returned to parklands.
The project will be developed by the Catholic Church Endowment Society, the commercial and legal arm of the church, which raises money for welfare and spiritual projects.
"This is our biggest commercial venture ever and it will generate significant funds to help the church fulfil its social and spiritual welfare missions," society spokeswoman Jane Swift said. "We believe we won the tender – which was vigorous and transparent – due to the excellence of our submission rather than being done any favour by the State Government."
The society will contract out the design, construction and finance of the project.
Hassell Architects have already been engaged by the Church to design the building.
Premier Mike Rann said he applauded the Catholic Church on its "sustainable approach to developing the old tram barn site".
"The design of this building presents South Australia with the opportunity to become a leader in world-class green office and laboratory design, with the project aiming for a 5-green-star rating."
Features of the new building include:
CHILLED water storage, enabling off-peak electricity to be used for cooling.
COLLECTION and reuse of rain water.
AN internal atrium to deliver daylight to each floor
RECYCLING and treatment of waste water for irrigation and external landscaping.
Construction of the building is due to begin in late 2006 and be completed in late 2008.
The SA Water building was part of a redevelopment plan which also includes the construction of a new gymnasium and at least six general learning areas for the adjacent St Aloysius College.
The gymnasium and learning areas will be on the same site but separate to the main office building, providing an addition to existing college facilities.
I'm not sure if there's a render in the hard copy of the 'paper yet, but if it's the proposal that's been doing the rounds, then wait for it, because it's going to be an amazing building.

Good to see a new proposal after a while. 10-12 storeys is good for that part of town. 15 would have been perfect :) Certainly will change Victoria Square for the better. Guessing this building will be fairly large, (campus style) with the large size of the tram barn site. Adelaide office market sure is strong at the moment.

I'm guessing this one will have plain blue/black or green tinted glass. The sun shades and ground level features could be interesting. The internal atrium for sunlight would be an excellent feature too. Good to see we are developing these very 'green' orientated buildings for a change now.

while im at it, vic square would look realli good with some more modern, tall-ish buildings around it, and id love to see something tall south of the hilton, so that the city looks more impressive from Glen Osmond Road, as it is the major road coming into the city from interstate...something to draw your eyes from that hideous thing on the corner of pultney street and south tce

Plus it doesn't have one of those green things on the side of it like the law courts.

SA Water will be re-locating to the new building. The current SA Water building will be vacated. However because the current building is relatively modern (1991) and because it is such a landmark building I am confident that it wont remain for lease for long.
Will March 10th, 2006, 09:48 AM At the ACC DAP meeting which was held this Monday (6/3), the ACC approved the demolition of the old tram barn. Work will commence as soon as possible, as the developers want to undertake a clean-up of the site due to its industrial past.
The ACC has announced that they expect to approve the new SA Water headquarters building by the end of this month or in early April.
The new tower will be 12 levels high, and the ACC has said that it is very confident of the new tower being built.
The owners of the site (the Catholic Church) have already signed documents with the client (SA Water) for the new tower.
Once approved the tower is expected to begin construction at the final quarter of this year, delivering another tower crane on the skyline as further evidence of SA's strong economy.

The Victoria Square frontage (pictured on the first post of this thread) does look alright, IMO, but the Metro Tramways HQ was on Hackney Rd (now used by the Botanic Gardens), this was just a depot.

Yeah, they're both designed by Hassell, who also designed the new Santos and IAG buildings at Flinders Link and the new airport.

A PROPOSAL for a $100 million development on the eastern side of Victoria Square was passed by Adelaide City Council last night.
The redevelopment of the site, between Wakefield and Angus streets and owned by the Catholic Archdiocese of Adelaide, will include a 10-storey office building and a three-storey education facility for St Aloysius College. It will have a cafe and retail space, and open space next to St Francis Xavier Cathedral.
At the council's Development Assessment Panel meeting last night, councillors praised the redevelopment proposal, which is the first major city development to be passed under development laws which came into effect this year.
Lord Mayor Michael Harbison said the development was welcome.
"It's another big move to pull the centre of gravity back up from the Torrens to Victoria Square, which is the natural heart of the city," he said. "For the future of the city it's so important to activate the centre and have it thronging with people."
Catholic Archdiocese of Adelaide's director of strategic financial services, Lincoln Size, said: "The building has a green star rating, so it is designed to be energy efficient and reduce CO2 emissions.
"In terms of the church's history, it will be the largest undertaking by the diocese."

I heard that they are going to consolidate there current offices into the one location. Currently they are on Grenfell Street City, Thebarton opposite Ice Arena and another location. They will all be in the one building once this one is finished.

Hmm, I agree with Loopy. Before it looked a more stylish, the scan did look better in the paper, But I still did not agree with it. I liked the older render more. And if the detached glass looks tacky... Not too happy.
However it has the potential to look great like the Law-Courts. And it’s only a render. :)
It has a massive core considering the size of the building I guess it is bulky.

UrbanSG January 14th, 2007, 12:36 AM Some pics from today. The last week has seen a fair bit of action considering the size of the floor plates, there has been a lot of builders on site though. I still can't belive the 2 Favcos aren't up yet. They have set up two large truck delivery bays around the site. I am guessing the cranes will be close to these areas. I wish they would hurry up, hopefully they will be up soon.

I believe, SA Water house will be of a similar calliber. Great modern design, (chunk) with excelent jutaposition of quality materials and colour and texture.
I know the second render was alitle dissappointing compared to the first one released, but i honnestly feel the second and final render looks crap because it's a crap render.
I am sure the building will be as dynamic as it's Commonwealth neighbour.
But i just want to know about it's height in comparison to it. I am not sure what to imagine!!! Does anybody know more about this.

UrbanSG February 25th, 2007, 01:32 AM A bit more action crane-wise this morning, it sure has taken for ever. Big cranes though, nice dominant impact on Victoria Square and the southern one is highly visible from many areas around Adelaide too. Part of the northern crane is just visible to the right.
Bit off topic but I also noticed the National Bank signage on the King William Street building being changed this morning to nab. A small version is up on the southern side, northern part was not up yet but a big stain from the old sign is obvious. Hopefully they don't do a Grenfell Centre and leave the stains visible. Now they just need to reclad the whole building in glass, one can only dream :)

UrbanSG March 3rd, 2007, 03:58 AM Good to see the second crane on the way up today. I wasn't sure if it would go up with the Clipsal being on this weekend. Here is a photo from around 12pm today. This crane has 'white bits' as opposed to 'black bits' on the first crane. The A-frame was white and waiting on a truck down Angas Street. There was also a bloke videoing it going up, not sure if he was from a TV station or not. Lots of people looking upwards in Victoria Square. We Adelaidians really aren't used to cranes:)

Can't believe this one isn't due for completion until late 2008, must be a heap of internal works to happen given its 6 star green rating, plus there is no facade treatment yet so that will all take time. Not many floors left to go. We may loose a crane in the next few months.

This will be going up to over a fair bit of the building to create the box effects for the side elevations of the building. It will also support the shading material to be applied on the entire eastern facade which I think could look fairly average. This is crunch time now. The glass and the selected finishes will either make or break this building imo.

UrbanSG August 4th, 2007, 06:24 AM Finally some glass started going up recently. Doesn't look too bad. The 1st 2 floors are much higher hence the wide grey sections. I hope they match the blinds to the glass eg slightly darker, unlike CC1 and Flinders Link. I don't like the residential blind look on commercial buildings, especially with the transparent glass they use these days. Pics from today:

UrbanSG October 20th, 2007, 09:28 AM This one could end up being a stunner from certain angles I reckon. I wasn't sure about the individual vent panels in and out of the southern and northern glass facades but it could actually looks alright now they have put some in. I am guessing it will also assist air movement and gaining the 6 Green Star Rating. Pics from today:

UrbanSG November 15th, 2007, 04:26 AM Ending my photo ban on this site now that those Perth forum members have been banned.
SA Water is starting to look very nice, especially now the roof structure has been created giving us an idea of its true height. They have started to reveal the western cladding above the lobby area shown in the second pic. I think I like it, metal or more shine/gloss would have been better but the patterns and colours create visual interest for a change in Adelaide. Can't wait to see the western curtain glass wall applied infront of the current western cladding. Pics from today:

greenestcity1 February 5th, 2008, 04:10 PM Just thought id drop a few pom posts on Adelaide. Ive been before to Adelaide as ive gto friends that live in greenwith. I like the size of this building i dont think making it bigger would have much benefit. Aussie commercial buildings always look so smooth and sleek and that mide density look is good in adelaide city centre a big building would make the city look like central park on manhatten with it being in the middle of a park a few big scrapers poking out is nice but i think too many is the wrong idea.

Our conservative height restrictions, and resisting lots of bad 1980s boom towers, has accidently created a unique Australian city in Adelaide, in that we are more of a dense, low rise European style city centre, which is not bad at all. We have a nice skyline, despite a lack of tall skyscrapers. Yeah Brisbane's skyline is good, but I dont want Adelaide to look anything like Brisbane. Brisbane can keep all of its 40+ storey curved scrapers, it just looks like any other USA city

greenestcity1 February 7th, 2008, 01:40 AM Adelaides skyline should look at sydney as a model for its skyline. Sydneys scrapers arnt boom 80's towers. BTW whats the population of adelaide? Over here in sheffield our population is about 720,000 and it covers no where near as much land area as adelaide. Our town centres relatively dense but Sheffield supposedly is the city most well prepared for the future in all of GB. Weve got some pretty big developments U/C now and a few more proposed ones. A few of them going up now just look like average aeropean offices with no particular flair not as silky smooth as Austrailias. The rain has a major effect on buildings though aswell, you can borrow some of it if you like you get no where near enough grey days lol.

Not raining here at the moment though just warming up to about 13 deg centigrade. The blades are the newer team between sheffield wednesday and and sheffield united. United are more of an inner city team and seen as though sheffield is famous for cutlery they used to be called the cutlers but it evolved to blades. If your wondering why wednesday (which i support) are called the Owls. Thats simply because they play in an area of sheffield called Owlerton/Hillsborough. Most football teams have a nickname though. Arsenal:Gunners, Man U: Devils, newcastle: Magpies etc. I play cricket though just to open myself up to some sledging from you aussies.

Sheffield, Manchester, Leeds and London are fastest growers at the minute. Well all our counties rely on overseas players which i hate. Most of them are aussies aswell so you guys can just laugh at us even more. The best match ive ever seen was yorkshire at scarborough and lehmann hit 191 just to re-inforce my point. Lehmann took the piss out of Nottinghamshires bowling.

It looks like they are getting ready to finish off the glass sections with the removal of the external lifts etc. I like the glass in the central staircase area. Im from sheffiled to but support the blades and i really think adelaides skyline is coming just great and sheffields projects especially city lofts tower is taking fore ever.Yeah i really dont like the emigrants and do planning on moving to australia which i wouldntmind living in adelaide.

Why the hell is Vic Square looking so green when from what I hear it has been bone dry lately? Is Vic Square irrigated?.... and there is a little square on the north side of the SA Water building, next to the church.. It looks to be a consturction site atm.. is this staying a park or does it now have an alternate use?
UrbanSG November 13th, 2008, 09:44 AM Yes Mandelbrot it has been bone dry, no rain for ages and Victoria Square is irrigated regularly.
By late next year/early 2010 the squares and the entire Adelaide parklands will be constantly irrigated by a $30 million recycled waste water pipeline currently under construction from the Glenelg wastewater treatment plant. Adelaide is well known for its bone dry extremely hot summers so we should start to see some green parklands during summer too as opposed to a desert effect we currently receive every summer.
The park adjacent the SA Water building is being upgraded to a more modern low water use park area I believe.

Colonel Light November 15th, 2008, 12:03 PM Went and had a good look at this yesterday. I like the glass and I really like the design of the base. IMO the rest is just another building. My only complaint is the hole they left next to the SA Water signage. I'm guessing it's for a viewing platform or something on a recreation deck but it's a bit dodgy. To me it looks like maintenance have permanently removed a panel. They could have made it a light box displaying a wave or waterfall effect for not much money at all and it would have been a much nicer feature than that empty hole.
