Billionaire Mallya Razes Bangalore Home for $4 Million Condos

Indian billionaire Vijay Mallya, owner of the world’s second-largest liquor company, is razing his ancestral home in Bangalore to build $4 million apartments as the number of people rich enough to afford them grows.

United Breweries Holdings Ltd., which owns controlling stakes in Mallya’s liquor, beer and airline units, and Prestige Estates Projects Ltd. are jointly developing the 4.5 acre (1.8 hectare) plot in the south Indian technology hub, home to Google Inc., Microsoft Corp. and Infosys Technologies Ltd. Construction will start in December, Irfan Razack, chairman of Prestige, said yesterday after the developer’s shares debuted.

Demand for luxury apartments in India is rising as the biggest rally in stocks in 18 years in 2009 boosted the ranks of the affluent in the third-fastest growing major economy. Mukesh Ambani, India’s richest individual, will move into a 27-story skyscraper in south Mumbai that cost $2 billion to build and is the world’s most expensive home, according to Forbes Magazine.

“There is now considerable demand for high-end apartments in Bangalore, and it is led by the senior management class, corporate houses, non-resident Indian businessmen and high-net- worth individuals,” said Anuj Puri, Mumbai-based chairman of Jones Lang LaSalle Meghraj, the local unit of the world’s second-largest commercial property broker.

The combined net worth of the nation’s 100 wealthiest people climbed to an all-time high of $300 billion this year, equivalent to a quarter of the country’s gross domestic product, according to Forbes. India’s wealthy may almost double their assets to $6.4 trillion over the next five years as economic growth swells their ranks, Credit Suisse Group AG said in its global wealth report released Oct. 8.

Bangalore Prices

V. Shashikanth, chief executive officer at UB Global, in charge of executing the Kingfisher Towers project, referred all media inquiries to Bangalore-based Prestige.

The 8,321-square-foot, four-bedroom units at Mallya’s Kingfisher Towers, named after India’s best-selling beer, owned by the liquor baron, will cost at least $3.7 million, said Razack, based on sales starting at more than 20,000 rupees a square foot. Sale of apartments will commence in the next couple of months, he said.

Homes in central Bangalore cost about 11,500 rupees a square foot in the quarter ended June, about 21 percent below the 14,500 rupees a square foot in the first three months of 2008, according to data from property broker Colliers International. Prices dropped by about 30 percent during the economic slowdown in the second quarter of 2009, Colliers said in its report.

Private Elevators

Bangalore, 623 miles south of Mumbai, had a 13 percent increase in transactions in the September quarter compared with the three months ended June, JPMorgan Chase & Co. said in a note to clients dated Oct. 6.

“Interest in the premium segment has gained traction,” said Jones Lang LaSalle’s Puri. “The first three months of 2010 witnessed a surge in residential activity across all locations of Bangalore.”

Mallya, who with a net worth of $1.45 billion ranked 44 in the Forbes list of India’s richest in September, lives in a bungalow on the site he inherited from his father. The three bungalows on the land will be razed to make way for the tower, Bangalore-based Razack said in an interview in Mumbai yesterday.

Kingfisher Towers will comprise 72 apartments with Mallya retaining 60,000 square feet on the ground floor plus one other level, Razack said. Mallya will have a separate entrance and private elevators to his apartment, Razack said.

The tower with three wings will boast a helipad, two swimming pools, squash courts, spa and concierge services.

“This is a landmark development,” said Razack. “It’s one of its kind the city has seen or will ever see.”

Hand-Delivered Invitations

New projects have come onto the market in Bangalore in the second quarter of 2010, Colliers said in its quarterly India market report in July. Demand for premium residential property increased because of an influx of expatriates coming to work in India’s technology hub, the report showed.

“Bangalore until two years ago was purely sold on location without any consideration for product needs or design,” Mumbai- based Anand Narayan, national director of residential agency at the Indian unit of real-estate brokerage Knight Frank LLP, said in an interview. “If the location was good it was expensive. Now that’s changing. Some developers are building exclusive products which come at a premium just like the Gucci limited- edition bags.”

Skyline Constructions & Holdings Pvt. will sell apartments in its Skyline Villa Maria in the city’s center for as much as $5 million by hand-delivered invitations that cost 12,000 rupees each to print, said Bangalore-based Naresh Dandapat, regional director-south at Knight Frank, the sole marketing agent for five of the six apartments on sale at Villa Maria.

Van Gogh’s Garden

The Villa Maria flats, which will be completed in 18 months, range in size from 6,000 square feet to 11,000 square feet, Dandapat said.

Bangalore-based Total Environment Building Systems Pvt. is selling the 17 duplex apartments and penthouses that range from 4,000 square feet to 9,000 square feet and cost as much as $5 million at its Van Gogh’s Garden development.

Mallya’s company holds a 55 percent stake in Kingfisher Towers, with the balance being held by Prestige. The development will have a saleable area of 490,838 square feet and is expected to be ready in three-and-a-half years, Razack said.

Brewery Site

The 33-floor tower is being built on a road named after the liquor baron’s father Vittal Mallya, who started the business that 54-year-old Mallya has expanded to include brands such as Whyte & Mackay, the 166-year-old Scottish whisky.

United Spirits Ltd. reported sales of 100 million cases for the year ended March 31 to become the world’s second-largest spirits company by volume, according to a company April statement, dislodging Paris-based Pernod Ricard SA. Diageo Plc of London is the world’s largest spirits maker.

Prestige is refurbishing a floor at the adjoining Oakwood Premier Prestige Bangalore, a serviced apartment in the UB City development, for Mallya and his family to move into until the tower is ready, Razack said.

Mallya’s family owned about 15 acres of land with a brewery, the family’s home, staff quarters and offices on it. UB City, a 1.1 million-square-foot project of luxury retail, commercial and serviced apartments also developed by United Breweries and Prestige, was built on the site of the former brewery.

Prestige rose on its debut in Mumbai yesterday after raising 12 billion rupees in an initial public offering.

Yeah each floor is almost double height

- Antilia is a skyscraper which is 60 story tall but with only 27 floors in it. Which suggests that, every floor must be tall heighted. In other words, The height of these 27 floors would be equivalent to 60 floors of a normal building/apartment.

Dont worry dude, India is the second fastest growing large economy. There is no other economy as big as India or China that is growing at 8 or 9 percent. Both Brasil and Russia have GDP growth of 5%. Looks like Pooja Thakur of Bloomberg news should improve her general knowledge.

This is a true representation that there is a palpable demand for super-luxury apartments in Bangalore. In a development underlining this significance, Prestige Estates & Projects, which is developing Kingfisher Towers in association with UB Group on Vittal Mallya Road, is understood to be making headway in pegging the price of the flats around Rs 16,000-17,000 per square feet, even before the ground work is ready for the project. Each flat will be spread over 6,000-7,000 square feet and at this price per square foot, it will cost around Rs 12 crore.

According to realty industry sources, Prestige Estates holds a 45 per cent interest in this Rs 1,300 crore project with over thirty floors housing 75 flats, with saleable area of around 700,000 square feet. Analysts indicate that Prestige has managed to come to an agreement with a section of the broker community for 60 per cent of its share at Rs 16,000-17,000 per square foot. Prestige, it is understood, will also have a share of the profit if the broker community manages to sell the flats at a higher price to the end-user. Prestige Estate officials could not be reached for comments.
Billed as the costliest residential property development in the history of Bangalore real estate, Kingfisher Towers will be come up on four acres of the land where the palatial bungalow owned by Vijay Mallya stands. Industry sources indicate that the bungalow will be razed within the next few months to make way for construction of the new property.

According to data from the UB Group, the residential tower will be as tall as UB Towers with two basem-ents, rooftop helipad and four floors dedicated to park over 500 cars. The building will encompass three vertical blocks raising from a wide base providing a raised setting for the apartments — which will have regular facilities like clubhouse, swimming pools, badminton court, party lawns and terrace gardens.

Industry sources further indicate that the developers — UB Group and Prestige Estates — initially planned to sell the apartments at Rs 25,000 per square foot, but have scaled down to an extent to get the project rolling. The project is expected to be ready in just under three years.

(whose mum btw, hates india and lives in london, told to me by someone who has worked for her doing v high end interior decor)
Anyway to mmr M .....spat on the floor , said hed done nothing for the people of bangalore. Mr tuk tuk was well pissed off that his community had to still q for water.
So mallaya instead of showing off to posh mates like bernie, put in some infra in your town.

@ dread What you've said is very true. The Kingfisher calendar with swimsuit models comes out promptly every year, however the Kingfisher employees are not paid their salaries on time :lol: And Mr. M spends a lot of time canoodling with models and other useless people. His only profitable venture is the liquor business which has lead a lot of people to ruin.

This works like a charm every time. Julius Caeser did it with their "Bread, wine and circuses". We all know how well the empire did after this program came into being! Mallya is doing it with his "UB, IPL and the calendar girls". And of course, we all know how well he is doing creating jobs!!

HDFC Bank is lending . 150 crore to construct the luxurious Kingfisher Towers in Bangalore, which is jointly promoted by Vijay Mallya’s UB Group and Prestige Estates Projects, a local builder.
The project, which is expected to be completed by 2013, is the most expensive in the Bangalore market.
“We have a line of credit with banks which could be used for this or other projects. This is more like a fall back option in case payments from customers are delayed, or if pace of construction picks up, which will require quick money,” says Irfan Razack, chairman and managing director of the company, which holds a 45% share in the . 1,300-crore luxury housing project.
According to a source, who did not want to be named, Prestige has already sold its share of the apartments in the building while UB is still holding on to the inventory to sell them at a higher price point later.
While the Bangalore-based real estate firm has managed to sell the apartments that it owns in Kingfisher Towers at an average price of . 20,000 a sq ft, Vijay Mallya is holding on to the inventory as he looks for higher prices of up to . 30,000 a sq ft for the same property.
Kingfisher Towers has around 82 apartments split in three blocks, but only 75 of the apartments are for sale. Each of these apartments is spread over 8,000 sq ft.
The property is built on four acres of land, on which stood a palatial bungalow owned by Vijay Mallya.
This project is the most expensive in Bangalore with apartments costing upwards of . 20 crore.

BANGALORE: The IT City's residential real estate price has touched a new peak: Rs 33,000 per sqft. A recent apartment sale at Kingfisher Towers, an ultra highend residential project coming up on Vittal Mallya Road, recorded this rate. It's said to be the highest residential capital value in the city's history.

Kingfisher Towers, 34 storeys high, is a joint venture between the UB Group and the Prestige Group.

Sources privy to the development informed TOI the apartment was one of the few remaining in Kingfisher Towers, and is on one of the highest floors, with a view of Cubbon Park. The 8,200 sqft apartment will cost about Rs 27 crore.

Super luxury homes emerging in Bangalore's city centre are attracting the wealthy. Ashok Kheny, MD of Nandi Infrastructure Corridor Enterprises, booked an 8,000-sqft apartment in Kingfisher Towers last year. Kheny would not talk about the price, but sources say he will pay Rs 24 crore.

Real estate watchers say Bangalore's real estate has come of age with an apartment rate of Rs 33,000 per sqft.

"While Rs 33,000 per sqft shows the coming of age of Bangalore's luxury residential market, it's still way behind the average price of Rs 70,000 per sqft that's quoted at many luxury residential developments in Mumbai," says Gulam Zia, national director, research & advisory services, of global property consultants Knight Frank.

Mantri's Altius was one of Bangalore's first super luxury projects . Launched in 2004, a 6,000-sqft apartment was then sold at Rs 5 crore. The price shot up to Rs 9 crore when the project was completed in 2006. Total Environment has launched a new project , Van Gogh's Garden, that offers 17 customized apartments, each having a terrace garden and a water body. The 4,000-9 ,000 sqft apartments cost between Rs 10 crore and Rs 23 crore.

At Rs 33,000 per sqft , Bangalore's rate is still way below the rates Mumbai has recorded. In November 2010, a national record was created when Flat 203 of Samudra Mahal, Worli, was sold for Rs 1,07,000 per sqft . In 2007, a fourbedroom unit at NCPA Apartments , Nariman Point, fetched a rate of Rs 97,842 per sqft.

Farook Mahmood, CMD of brokerage firm Silverline Realty, says Kingfisher Towers is "a one-of-a-kind project whose amenities, specs , infrastructure and location - overlooking Cubbon Park - cannot be recreated or compared with any other residential project in India. Just for its sheer location and view, the only comparison can be made with apartments overlooking Central Park in New York."
