its a shame they had to waste a plot at JLT for such a crappy design! Thanx anywayz Dubai-Lover for being so active lately.

maybe not the best design down in this area, but it still is ok.

I know it couldve been worse, but these less than average boring buildings are increasingly outnumbering the top-notch attractive buildings (if there are any?). Thats why i said its a waste, because these plots will one day, suddenly, run out and you'll end up with, yes, a high, dense skyline but a really crappy-looking one too. I thought Nakheel had some sort of design guidelines which developers had to follow, is that true? From the looks of this tower, it doesnt seem so. Oh well...

big news for this one!!!

contacted them last night and they immediatley replied

the tower will OFFICIALLY be 131m

the guys from al waleed also told me there are three types of plots
height limit for type 1 is 131m, so the 35 floor towers in jlt will max be 131m!!!!

ain't that good news? :D

Al Fara'a Group seeks to be an active player in UAE construction market

Abu Dhabi: Buoyed by the booming construction activity, the Al Fara'a Group has doubled growth in the last two years but expansion will be within the UAE only, a top company official said.
The company has won the Dh195 million contract to build the Al Waleed Paradise tower in Dubai.

"The last two years have seen unprecedented construction activity in the UAE, particularly in Dubai and all this has helped our group to post an overall 150 per cent growth," said Cfhairman J.R. Gangaramani.

"Due to the huge opportunities in Dubai, we have diverted our attention there with some big projects on hand.

"We recently won a Dh195 million contract to build the 34-storey Al Waleed Paradise tower in the Jumeirah Lakes project. We have also signed up for building three hotels in Dubai."

The Al Ain headquartered group currently has 30 projects underway, with 11 in Abu Dhabi and the rest in Dubai and Al Ain.

"Our focus is clearly to be an active player in the UAE market although prospects look very good in some neighbouring Gulf markets, such as Qatar where some contracts came our way. We will take up projects in Dubai, Abu Dhabi and Al Ain."

Al Fara'a has set up two ready-mix plants on Palm Island in Dubai to cater to the growing construction work in progress, taking the total to six such plants in Dubai.

Another High Rise Accident in Dubai

BMU Malfunction ‐ Feb 2009

Suspended platform

On the 29 January 2009 a BMU system attached to the roof of a building in Jumeriah Lakes Towers completely malfunctioned.
The BMU was overweighed with men sitting in the suspended platform and an additional load of platforms with building materials and tools. The BMU was ripped off its platform and plunged 15 metres towards the edgue until it lay caught on the air‐conditioning and plant equipment.

Damaged platform
Hundreds of workers at the podium level 40 stories below ran for their lives. The heavy debris smashed down onto the podium creating a racket. The workers had never run so fast in their lives. The noise was deafening.
The impact of the BMU being ripped from the platform can be seen by the crushed steel and concrete on the edge of the building.

Seconds after the incident workers look down at the suspended platform. Surely no one survived the plunge?
Workers pull the suspended platform across to have a look inside….
A solitary worker rises and staggers towards the window to talk to his co‐workers behind the glass …. He does not look healthy.
While he struggles to stand the workers behind the window remove the large piece of glass.
The window is removed to allow easier access and to pull the suspended platform across. The worker has collapsed to the floor.
A second worker is discovered lying on the base of the platform… his colleagues scramble to pull him out ….
He does not look well.
The first worker is still stuck and they can’t reach him by hand. What will they do?
An incredibly brave worker decides to climb into the suspended platform. With no harness for security and nothing to secure the platform to the building he has no way of knowing how long the cables could hold.
He reaches in for his colleague….
Remember these guys are 40 stories high!!!
Everyone strains to get the injured worker back through the window….
Come on lift….
He looks pretty badly injured…
Still no harness our brave worker climbs back through the window….
Everyone has been cleared from the platform…
Workers inspect the carnage 30 minutes later….
An hour later the ambulance arrives and takes the two injured workers off to hospital… hopefully they survived their injuries.

Hi Guys
I was there yesterday to check for some studio appt.
Its one of the nice layout for studio and well maintained from inside. But same i cannot say for outside.
Even pool area is not very impressive.
BTW How much is maint. PSF?
How is community and life?
Is it advisable to invest in there?

No Title Deed without Dh40,000 parking slot, JLT owner told

Developer refuses to issue NOC to owner

By Parag DeulgaonkarPublished Thursday, September 27, 2012

A developer in Dubai's Jumeirah Lakes Towers (JLT) has refused to issue a no-objection certificate (NOC) to a property owner unless he buys a parking space for Dh40,000.

RB, who asked Emirates 24|7 to use his initials only, had bought two studio apartments in AWP tower in 2008. At the time, he did not buy a parking space as JLT offered free parking. Dubai Multi Commodities Centre (DMCC), the master developer of JLT, is slowly moving to a paid parking system from this year.

However, when RB went to sell his apartment last month, the developer told him to pay Dh40,000 per parking space (Dh80,000 in total) or else the NOC would not be issued.

“I own two studio apartments but they are without parking. When I went to get a NOC from the developer, he told me to buy a parking space,” RB said.
