I think it's cold-cathode fluorescent or most likely LED Rope/String. Phichanad, would you know exactly what they're using? The showroom seems really modern so I don't think they'll be using antiquated neon lights.

Would try, but dont expect I can answer correctly..kelangan lapitan ko yung kanilang office...I pass by in a car eh...

BTW. This GA Sky Suites I think is most advertised condo on local TV ever! TVCs are shown a lot of times, I guess to much for a condo, sometimes even twice in a single commercial break, goodness, it's like they'll never run out of units to sell with such aggressive marketing. :tongue2:

Tinitingnan ko yung scale model previously sa SM Megamall....I dont think it would not be the tallest residential building in the country, lalo na tallest building. It looks like less than 200meters...possibly tallest building in Quezon City or tallest building in EDSA.

Malayo din....its like from North Avenue Station (Trinoma) to Quezon Ave Station (GA Skysuites). Thats 1 station apart sa MRT. Don't walk, use MRT, 1 station lang...

I always pass by the area....wala pa naman ginagawa masyado....pero the marketing of Globe Asiatique is very strong ang presence, they have a lot of booths at malls eh.

Soho Central. Although GA Skysuites location do have great potential, that will take a long time to build up and make a huge impact...plus the wait for your unit there will also take a long time... :ohno:

i agree. soho central's location is excellent!! right at the 'Crossing' of EDSA and Shaw!! other crossings that are second to it are the: ortigas, cubao, west ave etc... :)

MANILA, Philippines—Real estate developer Delfin Lee says one thing he learned from sweeping floors and carrying goods at the family lumberyard as a child was to smell an opportunity to make money.

Lee tells SundayBiz in an interview that because he was always at the shop floor—during weekends and school breaks—he would end up discussing business ideas with the other workers and owners of neighboring shops on España in Manila.

He developed his business sense as he grew older, and soon, he was deep into a trading business that covered all sorts of products, such as steel and, of course, lumber.

“I would import everything that was in demand,” Lee says. “Whenever anybody needed something, I would look for the supply.”

He expanded later to manufacturing, producing fabricated steel and it was from his people at the trading and manufacturing businesses that he got the idea in 1992 to go into real estate.

“At the start, I just wanted to build nice homes for the employees. Everything grew from there,” the 51-year-old Lee says.

The Santa Barbara Villas I project in San Mateo, Rizal was set up in 1994 and the buyers then were able to get a two-room unit for just P150,000, partly through a loan from Pag-Ibig.

The first 300 units were bought by employees and some friends, but the project later expanded to cover 2,500 duplex, single-detached and row-house units.

He initially thought that going into socialized housing through his new firm Globe Asiatique Realty Holding Corp. would be as easy as setting up a trading and manufacturing business. He could not be more wrong.

The financial, marketing and operational problems sometimes became too much that there were times when Lee just wanted to wash his hands off the project and give up.

Lee says that deciding to stick it out in the real estate industry despite the problems was one of the hardest decisions that he had to make.

“It was such a losing proposition because I was hit by the Asian crisis and it took me over three years to get paid for the homes by Pag-Ibig. In the meantime I was losing money. If it were not for my people, I would not have stuck to it,” Lee says.

It was fortunate that he did because the market turned and it became easier to get payments from government housing agencies.

Lee was thus encouraged to give housing another try in 2000 and the result was the Santa Barbara Villas II primarily marketed to the police force, soldiers and teachers.

Globe Asiatique’s big break, however, came in 2003 when he came up with the idea of putting up a condominium project right in Metro Manila that will be covered by the maximum P2-million loan allowed by the Pag-Ibig Fund.

The result was the GA Tower on Edsa right beside the Boni Avenue. MRT station, the first to be developed jointly by the private sector and Pag-Ibig.

“People thought I was crazy for going into it. But I told them, maybe I see a market you don’t,” Lee says.

He did, indeed, because all 648 units of the first tower were sold out in just three months. The clamor for more units led to the GA Tower II, and the units were immediately sold out too.

Homeowners have moved into the first tower in 2005 and the next tower will be ready by June next year.

Lee attributes the fast take-up to the investments of overseas Filipino workers—who account for about half of its sales—and more importantly, to the demand by the working class looking for affordable housing near the places where they work.

He says that being the first company to cater to the housing needs of this market has positioned Globe Asiatique well to take advantage of the undeniable rebound in the real estate market.

Globe Asiatique is now knee deep in many other projects, with more coming up, that Lee says he has permanently left his trading and manufacturing days behind.

These include The Enclave at Angeles City, Pampanga and the higher end GA Sky Suites at the corner of Quezon Boulevard and Edsa, near the Quezon Boulevard MRT station.

“I am now full time into real estate development because I also thought that this is the kind of business I can leave to my children, unlike trading which calls for personal relationships,” he says.

And what he wants his children to know is that it pays to keep their ear to the ground and to listen to what the market wants from their housing projects.

“I did not have any single study made on my projects before we put them up. I relied more on gut feel and always listening to the customer. It is not about what I want, but what they want,” he says.

It was from talking to potential customers, for instance, that he got the idea of putting up an affordable condominium.

It was also the customers who told him to go for a two-story unit because they want to rent out the other two bedrooms to save on the amortization cost.

“I believe that Filipinos do have money. If they see product, they will go for it and there will always be a demand for housing,” he says.

Globe Asiatique will continue to look for opportunities in the condominium market for the middle-income market but he says he still sees great potential for growth in the socialized or affordable housing market, the ones that cost about P750,000.

It is also in this arena where he believes he will derive the greatest fulfillment.

As his experience with the Santa Barbara showed him, a house is not just a house to the masses. Because they have their own home, and a greater sense of security, they feel better about themselves and their community.

“This is also the whole idea why I went into this business. I wanted to help elevate their lifestyle,” he says, “I want to see ordinary Filipinos live with their families in a nice house they can call their own.”

It could be another bank loan.. I know RCBC financed their GA Tower 1 project with a guarantee by Pag-ibig fund.

The bank could be requiring a % number of units sold before they release initial funding.

also at 75K/sqm for the area, parang mahal sya. that's makati and fort already, and mas mahal sa most ortigas developments. nadadaan lang sa*magandang scheme in*the sense na 30% lang ang babayaran mo in*4+ years. parang magaan. pero after the turn over its a different story altogether. saka 5 years ay matagal na waiting period. but the building is superb anyway. wish lang na nasa ortigas man lamang ito. matatagalan pa bago mag-boom ang proposed QC as a business center eh. my two cents of course.

I think pure location wise both are very good and it depends on you which you value more , proximity to existing cbds or upcoming ones, or even if you prefer just living in quezon city just because it's a little less congested.

Anycase can't really compare skysuites to soho as siyempre tapos na ang soho while skysuites is still going to be built. Many years down the road I think eventually this will just boil down to buyers preference similar to the north of the pasig, south of the pasig line.

^^ Yup, my sentiments exactly. We only have PGMA for three years plus we have an Opposition dominated Senate that is hell bent on destroying our economic gains for their own personal gain. God knows what will happen in 2010 so enjoy this boom while we still have some certainty. QC high rise real estate has yet to weather any economic crisis since it is one of the most vunerable spots of the Metropolis. Just in Quezon Avenue alone, you'd tend to see some unfinished buildings that have been there forever. Plus that grey Fil Estate monstrosity behind Quezon City Hall....a true testament on the city's vunerabilities.

Crowne Plaza is definitely QC, I think also Holiday Inn Galleria, not sure about Rob.Equitable.

so., QC's current tallest is crowne plaza.(?) and eastwood parkview will get that title in a few months. (?) :)

GA skysuites would have an easy time being QC's tallest.

I think it's the adjacent office tower they're doing now.

hmmm nice napaka divine ng kanilang marketing manager!

passed by here yesterday sabi nila they still have around 200+ units left out of the 900 or so units. Naghuhukay na sila, at the back so they don't have parking for their showroom. In a few months i think they're tearing it down.

^^ I'm not sure actually, I did not ask but if they plan to go after the office market it's here and now, not almost 5 years away, di na natin alam how the market is then, it's not even makati and Lucio Tan is building a 30 story office building diagonally accross on their lot (as per Eton Mgr)

Just saw its ad on the newspaper. Its much better than I expected, and ganda pala ng design. You just have to see it from certain angles to realize its ring shaped footprint :)

nope it isnt included. so when you count the loft its 38 floors x 2...the height is roughly 200 meters.tall enough to be a landmark in QC.its higher than all the current residential buildings in makati, ortigas or the fort.

Eton will do a mall in the corner of edsa and q.ave , C Jonathan Gan & co. will design the mall / supercenter. But wala pa naman balita that they will construct or launch the residential compoment of centris; depends cgro sa sales ng skysuites. The mall on the other hand will compliment GA Skysuites coz it could start soon.

I've been to their model units, it was very nice. My parents, and some relatives already bought units in GA Skysuites. I've seen their model building and other future projects of theirs. It looks so modern and original. Especially the GA stack, which looks like boxes that are crazily placed on top of each other.

Thanks so much for your assistance. In fact, GA did reply to me a few days after my message here on 12th May and outlined the prices of the remaining units.

The disappointing aspect, for me, was that all of the larger units were sold and the remaining units were either 41sqm or 43 sqm. Even worse, since GA emailed me (on 15th May), there has been a further price in the remaining units of approx 8 - 10%.

In addition, I have some concerns of size of units - I mean, to me, 43 sqm is a good sized studio condo or a 1 bedroom unit, but to squeeze 3 bedrooms into it ? I'm just concerned that it detracts from the upscale branding that GA is trying to attach to the building.

Anyway, I am still really tempted by this .... esp as GA allow investors to combine 2 of the 43 sqm units into a single larger unit .... and I think I'll sign up for one of the combined units (+, hopefully, a Robinsons condo) when I am in Metro Manila in another week or so :-)

I had actually contacted GA through the gaskysuites.com website a number of days before posting here, although it took a week or so to get a response from them.


Unfortunately, there has since been another price rise (in late May) in the region of 8% or so ..... for example, the price quoted for a Garden Loft unit on 25th floor is now 4.051m pesos.


I'm still tempted to purchase a unit or two here. However, I don't like the concept of 3 bedroom condos @ just over 40sqm ..... in my opinion, 40sqm is great for a studio or 1 bed, but no where near spacious enough for 3 bedrooms.

Yup atlis sa GA Tower Suites mas okay na ang turn over nila, kasi unlike sa GA Twin tower na ang turn over ay BARE UNITS, sa GA Suites Furnished na, kasama sa pakage ang ibang furniture, so di na kailangan magpa renovate. (bad news for us a an interior designer) the task is given to JAGNUS10 as their inhouse contractor, unlike sa GA-1 Architectural finishes lng ang undertaking nila, but sa GA-2 talagang Structural lng ang ginawa ng EEI sa bldg, kaya ang electrical, plumbing at architectural JAGNUS10 na. kahit papano polished naman na ang mga JAGNUS10 e, dahil sila na lahat ang gumagawa ng development ng GA properties, like ng sa enclave, sta barbara, st monique etc... not to mention that GA Tower suites is their ICON para sa international comunity, minamarket na nila yun as early of 2006 sa europe. so expected na medyo upscale ang cost ng GA tower suites but worth it naman.

I just visited the model units today. I'm suprised that a 3br 43 sq mtr loft looks pretty spacious (compared to North belton's 43 sq mtr flat). I just hope its still that spacious when the unit gets turned over.

Anyone here owns a Globe asiatique property? Just want to ask if they built it good and they maintain it well. Dami ko kasi nababasa sa thread na to na reklamo sa GA towers. I'm considering to get a unit here since the payment scheme and the price is affordable.

What do you guys think?

but let me explain.

each floor of GA Towers
is actually bi-level. i work
just a few buildings away
from this project and i've
witnessed its construction.

what i have noticed was that
they build first a very tall floor,
much taller than any office floor
i have seen so far, and then,
they divided each floor into
two low-ceiling floors.
technically, the whole building has
60 floors.

even if each bi-level floor is only 5 meters
which i think is close to the real height,
we get 150 meters add to that the tall crown
it can be anywhere from 160-170 meters.

this explains why, just by looking at
GA Towers, they are obviously very tall.
in fact, too tall for just 30-storeys.

as for GA Skysuites:

if you have noticed the layout above,
there are six floors below the level
marked as 2nd. Technically, there
are 44 floors above ground.

if GA Skysuites' floors from
2nd level to Penthouse
are all bi-level just like GA Towers',

Bro. Im now trying to reserve a parking slot with them...I was given a quote of 600K for B1 parking...I told them to look for 500K only for me...siguro B3 yun but its ok...at the end of the day we need a parking for our car and guest if your car is not in!!!:cheers:

Sa mga buyers ng GASS, diniscuss ba sa inyo kung paano payment ng electricity? sa GA tower kasi wala kasi kami separate meralco bill. although may metro pero ang admin ang magcocompute ng rate. Right on may additional 10% patong kaaagad sa bill ng meralco sa building. tapos ang admin na mag compute ng rate per kilowatt base sa bill ng meralco. So expect higher electricity bill.

At cable TV sa GA tower once magpakabit ka continous na billing forever di mo na pede pa disconnect after some time.

By the way here are my other details with regards to GASS para sa mga unit owners...

1. Confirm Concrete walls ang partition between units...wala tayong problema don...
2. May guard each floor ng parking para ma ensure na every car is parked and registered sa GA
3. Walang advance sa association dues pag turn over and roughly 20K lang ang move in fee

This info.'s came directly from GA kaya kung may iba diyan na mas upto date ang info. pls share din...

To be honest latest availability will start on a Garden Loft (43 SQM)unit starting 5th floor and above...so expect 3.6M as the starting price...

Says here that the height of GASS is placed at 220 meters and with 44 floors!!!
The Equity Tower currently UC in Jakarta has also the same specs.

Im not quite sure for the Bedroom pero sa kitchen ata yes...I've seen the model units during my month long leave sa pinas last month and I'm impressed...note nga pala for those who have seen the model units sa head office....medyo sa actual turn over may kaunting space na kakainin for the walls of the building...kaunti lang naman kasi yung sa model units eh built such a way na walang walls na makikita....but it will still look big compared to GA towers because ang design is semi circular...kaya malaki ang room sa baba kasai paluwang yung design.....nothing to worry about....sosyal pa rin ang dating....hehehe:banana:

podium nung residence yung sa third picture. :) a few weeks back ganyan pa din itsura nun. parang di nagbago kahit hindi tumitigil construction. :( sana on track parin sila for April 2012. buti nalang din ok naman ang contractor natin. reliable naman siguro sila, wala pa naman ako naririnig na horror stories about EEI's work.

Ahh ok bro. last october pa kasi yung kuha ko eh...yup may relative ako na may kapatid sa EEI and yes kumuha siya sa akin ng GL 5th floor din because of that.....fingers crossed bro. still on sched. pa rin....

MANILA - Property developer Globe Asiatique Realty Holdings Corp. is eyeing to raise as much as P3.39 billion from an initial public offering (IPO) slated early next year.

In a filing with the Securities and Exchange Commission (SEC), Globe Asiatique said it will offer 170.4 million primary and secondary shares to be sold at P6.50 to P10 apiece.

The offer shares, which will be listed in the Philippine Stock Exchange, is equivalent to 15% of the company's outstanding capital. Globe Asiatique has also set aside an over-allotment option of 168.71 million shares, raising total IPO shares to 30% of outstanding capital.

BDO Capital and Investment Corp. will serve as the lead manager and underwriter for the offering.

Net offer proceeds will be used by the company to finance cash requirements for the construction of various projects such as GA Sky Suites and Corporate Tower (P100 million to P500 million), and Sameera (P100 million to P400 million).

Globe Asiatique, led by businessman Delfin Lee, focuses on the development of housing or high-rise projects for the socialized and low-cost housing sectors.

For the first 9 months of the year, the company reported a 40% rise in net income to P300.14 million owing to a 4% jump in revenues to P3.02 billion.

Real estate developer Globe Asiatique Realty Holdings Corp. is seeking to raise fresh funds through an initial public offering next year.

If approved by regulators, this may be the first IPO in the country for 2010 and the first major maiden offering in nearly two years following volatile market conditions.

Globe Asiatique filed a registration statement at the Securities and Exchange Commission seeking approval to sell up to 305-million new common shares through the Philippine Stock Exchange and raise as much as P1.4 billion.

The proceeds will be used to boost the company’s landbank, fund future property developments and settle debts.

Globe Asiatique, led by businessman Delfin Lee, plans to list up to 339.16-million shares, through primary and secondary offerings. This will include 168.7-million shares for the overallotment option. The total number of shares is equivalent to 15 percent of the company’s outstanding capital stock of more than 1.136-billion shares immediately after the offer.

The company is seeking to list at the PSE’s primary board.

Globe Asiatique’s total capital expenditure for next year may reach P3.05 billion. Of the amount, P1.8 billion is for the construction of G.A. Sky Suites, Sameera, Xavera Mabalacat and the expansion of Xavera Bacolor. The company also plans to launch three more projects – New Sta. Rosa Homes, Sameerah and The Courtyard.

Meanwhile, P1 billion is for the refinancing of its debts.

Higher sales from its projects pushed Globe Asiatique’s earnings in January to September by 40 percent to P300.1 million.

Revenues improved four percent to P3.02 billion from P2.9 billion.

At end-September, total assets of Globe Asiatique amounted to P7.56 billion, higher than the P6.03 billion a year ago.

Land developments and housing construction made a dent to the company’s cash and cash balances, declining to P11.68 million from P19.96 million.

The available landbank for future project of the company is 215,188.70 square meters.

When the financial fallout began in the late 2007, several companies such as budget airline operator Cebu Air Inc. and entertainment and movie producer Viva Communications, postponed their scheduled IPOs last year.

Software developer Ripple E-Business International Inc. was the last company to brave the market. In its offering last September, the company raised net proceeds of some P17 million.

San Miguel Brewery’s May 2008 IPO was considered the last major IPO for the PSE, wherein the beer unit of San Miguel Corp. was able to fetch P25 billion in fresh capital - GMANews.TV

thanks for the updates. Truly, one of Philippine's landmark. Nice interesting, intricate architectural design. Based on the construction picture, I supposed the higher tower now is the office part, seems glassy and unique based on rendering. The residential part is a separate semi-circular building fused with the office building only joined in the podium level. That's the way I'm looking at the rendering.

Yaj effective Nov 2009 nagtaas sila ng ave. 300,000 per floor...yung Garden Loft ko na 3.6 kuha ko last year almost 4M na ngayon...send me your email and I will send you a corporate update on the construction...officially 8% completed na ang EEI and Interior works are on the initial Phase.

Medyo mabilis ang corporate bldg compared sa residential but everything is ok so far...Im abroad kasi kaya yung mga snaps mo nagpapa exite sa aming nasa labas..:banana:

and, kasama na po ba ang VAT sa total selling price? do we need to worry about it upon turnover? thanks. :)

Yep its EEI as the main contractor and the TSP is VAT inclusive.

"Structural Works of the Corporate Center is already at the 7th Floor Level. For the Sky Suites, works is on-going at the Ramp of Podium 3. Foundation Modules 1, 2, 3 & 4 have been poured. Concrete pouring of Foundation Modules 5 & 6 will be done as soon as the site activities resume by the first week of January 2010.

To date, EEI has already accomplished 10.237 %"

They have also released a memo stating that the current Selling price is VAT inclusive.

Yaj sige work out your selling price kasi almost sold out lahat ng units sa GASS except for some who are willing to sell their units like you. By April 21 pupunta ang GA dito sa Abu Dhabi and I wil coordinate most of the roadshow kasi Broker nila ako dito kaya just in case na may gusto ng Skyloft and we've run out of available units, I will let you know....:cheers:

Globe Asiatique income surges 82% to a record P502 million in 2009

MANILA, Philippines - Backed by the continued strong sales in its residential projects, Globe Asiatique Realty Holdings Corp. (GA), one of the country’s biggest property developers, posted an 82- percent hike in its net earnings last year to a record P502 million, from P275 million in 2008.

In a statement, the company said gross profit on real estate sales rose 35 percent to P1.5 billion as realized revenues from real estate increased by P322 million, anchored on the heavy take-up of units in Xevera Mabalacat and Chateau Valenzuela, coupled with the completion of the initial phase of Xevera Bacolor.

GA is a leading developer of affordable townships, as well as a prominent player in the high-rise residential condominium market.

Chateau Valenzuela, originally an 18-building cluster of mid-rise condominiums in Valenzuela City, is now on its 17th building with plans of adding another eight buildings in the next two years through its expansion phase. Meanwhile, the Xevera projects in Bacolor and Mabalacat towns in Pampanga are 80 percent and 70 percent complete, respectively, both also with their own expansion programs.

Last year, GA sold 11 percent more residential units across all projects, or a total of 5,384 units worth P4.1 billion.

“We are pleased with the market’s response to our Xevera projects in Pampanga. This episode brought about the all-time high income of the company in the last 16 years. GA will continue to focus on its vision of providing quality housing for the low-income Filipino families. We expect the demand to be undersupplied for the next five to seven years, and we anticipate that the business will continue to grow in this segment,” said GA president Delfin Lee.

Building on this momentum, Xevera Neo-Calapan in Oriental, Mindoro, the company’s third and latest project under the Xevera brand, is undergoing construction at full blast, with a scheduled launching date in April.

“We envision every Xevera project to be a self-sustaining community with amenities provided by the company – a school, commercial mall, wet and dry market, municipal hall, town plaza, theme park, church and clubhouse, among others,” said Lee.

GA’s other groundbreaking projects include St. Monique Valais in Binangonan, Rizal –where the hit TV reality show Pinoy Big Brother patterned its exterior house design; Casa Ibiza in Antipolo; The Enclave, The Courtyard and Sameera all in Angeles City, Pampanga; New Sta. Rosa Homes in Laguna; GA Twin Towers in Mandaluyong; and the 38-story GA Sky Suites and Corporate Tower in Quezon Avenue – soon to rise as the tallest building along EDSA.

The Enclave, a high-end executive subdivision, is 90- percent complete. The Sameera, a socialized housing project which offers the same quality and host of amenities associated with the Xevera brand at a lower price-point, is scheduled for launching next month. GA’s first commercial project, The Courtyard, was launched last January and is now fully leased out to restaurants, bars and food chains.

Sta. Rosa Homes, a four-hectare low-cost housing project, is 60-percent complete.

On the other hand, the upscale GA Sky Suites is 30- percent complete, with a 38-floor semi circular residential building and a 25-floor curvilinear corporate tower due for turnover to homebuyers in 2012.
To fund the development of its housing projects on a wider, nationwide scale, GA plans to raise as much as P3 billion through an initial public offering (IPO) of its shares at the stock market.

The stock sale will involve between 15 to 26 percent of GA’s outstanding capital, at an indicative price range of P6.50 to P10 per share. Specifically, GA will offer a total of 170.4 million common shares (136.36 million primary and 34.09 million secondary) with an over-allotment option of up to 168.71 million shares.

The IPO, once approved by securities regulators, will break a nearly two-year lull in major listings at the Philippine Stock Exchange. Based on PSE data, the last major IPO was that of beer giant San Miguel Brewery which raised P25 billion in fresh capital in May 2008.

Since that time, all companies that entered the stock market did so by way of introductory listing, a process which involve listing their shares directly, or without going through an IPO.
